    Very poor company. They solely have money on the mind, and it shows...They lack everything…read morenecessary to be a good company that actually cares about their tenants. They disregard the need from everything to compassion to caring about basic human needs, especially regarding health and safety. Not to mention horrible leaking after storms (sometimes shortening out the lights in the main pathways and in the units) which also caused a lot of black mold growth -which does not get taken care of by the way-; the list can go on and on, everything from demeaning and condescending upper management, or never office management. The physical and emotional turmoil this company has influenced so much of is not worth it. After a terrible last several years, I will be glad to no longer be associated. Thank you for your time.

    Update: After a…read morelengthy discussion with the property manager and the verbiage of the contact (who did what he could and pushed it up to the regional managers) an agreement was reached. I will move it from a 1 star to a 3 star for their effort in correcting the matter. My son who is a first time renter at Ridgeline Apts tried to make a payment on the 5th as he was out of town working. He had issues with it getting submitted and it finally went through. This was prior to the 6th. He said it was different than normal. He then went on in the morning to make sure and seen a late charge of $100. Confused he emailed the property manager informing him of what happened. This was before the office even opened. The response, sorry we can charge either $20/day for being late or $100 for the month. Refused to remove late charge without screenshot of payment. Kind of hard to do when it didn't work right for you. Lesson learned for him, but horrible property management, especially when they reach out right away. Guess he won't be staying there long and based on the reviews, not sure many will either!

One of the best things of Karen was she always cut through the things that didn't matter like the decor and helped me find a house that had good bones in a great location and didn't have tons of reg flags when I go to sell later on. For those review who criticize her, I can't verify their claims but one of the best things about Karen is she brutally honest and won't let you buy a lemon and she knows one when she sees one. If she has ever told someone that they wont be able to find a perfect home or need to be willing to fix a things for the sought after price range, she's exactly right and I wouldn't get mad at her. She will never be rude though so I don't believe that. I noticed how "off" expectations are in the whole real estate process and sometimes you just need someone to be honest with you especially if you think your home is worth more than it actually is. From my experience in buying process with Karen, I observed that sellers are usually super cheap and pinching pennies and therefore you will rarely find a home move in ready at a discount. Chose Karen, she's absolutely amazing and ignore reviews that say she's too honest or opinionated. Her advice will help you make a good decision whether selling or buying. She actually knows what she's talking about!!!!!

Make no mistake, they are the epitome of impersonal, corporate-style management. Richdale also manages other communities in the Des Moines metro area, including BelleMeade Apartments and SaddleBrook Apartments. Major red flag: After I moved out, Richdale took nearly a month to process my security deposit return. Then they claimed to have mailed the check, but it never arrived. When I contacted corporate, I had to go through multiple layers of screening to reach a call-center representative who was hard to understand. I was told I would have to wait three months for a replacement check unless I paid a fee. To get my own money sooner, I had to sign paperwork stating I would not cash the original check if it ever appeared. No accountability, just corporate red tape. Communication is unreliable. Emails often go unanswered, and calling repeatedly is usually the only way to get a response. Even then, follow-through is inconsistent. Maintenance requests and rent payments must go through a slow, outdated website. Some maintenance requests were marked "completed" when no one had entered my unit, and rent payments sometimes processed so slowly that it was unclear whether they went through. Automatic payments are not available! Forced fees add to the frustration. Residents are REQUIRED to pay for a valet trash service and a cable package whether they use them or not. Trash often sits in hallways on pickup days, causing odors, and in the age of streaming, paying for unwanted cable makes little sense. Maintenance and repairs are slow and disorganized. Blanket permission is required, but residents are rarely informed when staff will arrive. They might appear in your unit weeks later with no notice. Contractors appear to be chosen based on cost rather than quality. Appliance repairs took months to resolve, even with repeated follow-ups. I had to wait nearly FOUR months for my washing machine to be replaced! In one case, a replacement appliance was installed but didn't work due to a basic setup oversight. Meanwhile, corporate continued sending cheerful promotional emails about contests and referrals, creating a tone-deaf contrast to unresolved resident concerns. The apartments themselves are aging. Many units show signs of wear, outdated fixtures, harsh fluorescent lighting, and inconsistent move-in cleaning. When I moved in, it appeared cleaning had happened BEFORE drywall and paint touch-ups. There was dust and paint flecks everywhere. The bathroom, in particular, showed moisture issues like mildew, loose grout, and poor ventilation. Parking and common areas were also problematic. Spaces were often taken up by guests, oversized vehicles, or contractor equipment. Trash areas were poorly maintained, large discarded items sometimes sat out for weeks, and parking lots had potholes and uneven pavement. One massive indentation is bad enough to scrape the bottom of your car. There is a small, easy-to-miss sign nearby. Yes, the indentation has been there long enough to warrant a sign. In one instance, my car was towed and the office couldn't even provide the towing company's contact information. The positives: The location is excellent--close to Mills Civic and Jordan Creek--and the floor plans are more interesting than most. Features like fireplaces, built-in shelving, and office spaces are nice. Final thoughts: Believe the negative reviews. Talk to current and former residents. Some "positive" reviews appear to be written by staff. Even when local employees mean well, they have little authority to improve your experience. Based on my experience at Turtle Creek Apartments in West Des Moines, I would strongly caution anyone considering a Richdale Management property in the Des Moines metro area, including BelleMeade Apartments or SaddleBrook Apartments. Richdale prioritizes corporate systems over resident experience. You deserve better.

    The physical property is beautiful, "enviable" as one of my friends put it. But Property…read moremanagement never answers the phone. Ever. Customer service emails to the home office are never answered. Ever. When sending payment for a specific charge when multiple charges exist on the account, the payments are mis-applied in a way that leaves the account in question as delinquent. And then they never stop calling with a poorly executed script and callers who have no clue what customer service is. The quality of fellow residents is abysmal, thus attracting crime and security doors propped open in the middle of the night. Residents are told that the doors are there to protect the building, and not the resident. And no one in the home office cares, so property management sits eating cookies all day watching the phone ring.
