He showed me two properties he had listed. On the second property, my BF was with me and advised me to seek my own buyer's agent before making an offer on his listing. I did so because I value my BF's opinion -- he did not like Joseph Van Esley. Immediately after my agent submitted the purchase offer to Mr. Van Esley, I received a phone call from him essentially reprimanding and admonishing me for not using him as a dual agent. I apologized and stated I was following the advice of someone who recommended I seek my own buyer's agent. He asked who told me that and I responded my BF. He said that my boyfriend "didn't know what he was talking about" and hung up! I relayed what happened to my agent and she dealt with him. It went down hill from there. It was unclear if Mr. Van Esley ever presented the offer to his seller because we asked that a declined offer be initialed by the seller (standard practice) but it was never done after multiple requests by my agent. Let me remind you, Mr. Van Esley is the BROKER, not just an agent. I decided to contact the seller myself. This is not typical and not an ethics violation for my agent as she was not the one contacting the seller and it was MY idea (I am a proactive woman). There were threats hurled at my agent by Mr. Van Esley that he would report her to the board, blah, blah, blah. She did nothing wrong, but this is how he operates -- with threats and bullying. The seller was 'aware' of the offer but none of the details. He and I had a sit down at his business with his lawyer present to negotiate the terms of the land contract. He would in fact sell to me! A few days later, however, I was informed by the seller that he could not sell on a land contract since he had an outstanding mortgage that needed to be paid off first. He owns several properties and was unaware of this fact. Fast forward several months later and I want to make an offer on a different parcel listed by none other than Mr. Joseph Van Esley. This time, I am placing the property in a trust and have the trustee sign documents because I don't want to start trouble with this broker. This property needs a soil evaluation for a septic field but it takes Mr. Van Esley and his seller over a month, A MONTH, to even set up the test. We are already passed the 'close by' date stipulated in the purchase agreement. We send an extension addendum but it's never signed. The test gets completed, we negotiate seller concessions which IS signed and returned back to my buyer's agent. We send another addendum -- this is not signed either. Finally, my financing falls apart and at this point I don't care because I have had it with this seller and agent. Mr. Van Esley does not follow up to my agent's emails, doesn't get docs signed - my agent is exasperated dealing with him and she's easy going. We forward the denial letter to Mr. Van Esley along with a "mutual release". What this does is allow the earnest money deposit of $1,000 to be returned to me. In the contract, it states if financing is not obtained, then the EMD money is to be returned to the buyer. It is standard operating procedure, any agent knows if financing falls through, those are grounds for returning the EMD. Mr. Van Esley says "no". He wants to keep the money and split with his seller (this is allowed should there NOT be such clauses). He alleges we are "out of contract" regarding obtaining financing within x amount of days. ?? One can "apply" or "get approved" for financing within x amount of days, but until closing and even on the day of closing, sh*t can happen and financing can fall apart. Mr. Van Esley and his buyer REFUSE to sign the mutual release to give me back my money. Furthermore, he has turned around and re-listed the property on RealComp which is a VIOLATION OF THEIR PROCEDURES! And, until there is a signed mutual release, the seller cannot accept other offers. This broker plays fast and loose and doesn't abide by the rules. He bullies other agents with unprofessional, snide, and rude emails. My agent has been the picture of civility and he has accused her of "playing games" and tells her "don't have your client contact mine". How about you do your job, Mr. Van Esley, and then buyers and sellers won't have to do your work for you?! Better yet, let your agents work for you and stay out of dealing with humans in general.

    Worked with agent Ramesh Patel from this office. Terrible, dishonest, unprofessional and worst…read moreagent to work with. I bought a house where Ramesh Patel was the agent selling the house. He got pushy, strong-armed me into making the buy decision saying other buyers are ready with highest bids over mine. I took all that and dealt with it, given the current crazy sellers market and went forward to get the house. Right before closing I found several issues with the house and contract. Seller clearly stated HVAC not working, both A/C and Heating, roof leaking etc. in the seller's disclosure. When I pointed that out and started negotiating the price, Ramesh said he is not aware of any issues with the house and he will talk to the seller and get back. He got back to me saying those are clerical errors on the seller's paper work and provided me an updated seller's disclosure showing nothing wrong with the house and everything checked out fine. I believed that and closed the house. Later I moved into the house and found out all the same issues stated in the original seller's disclosure within the first week of moving. I still had the original copy of sellers disclosure saved in my email. I referred it back to confirm. Ramesh provided misleading information to me, misrepresented the seller, outright lied, and made seller conceal information in the contract. I called Ramesh about all this and his response was, I bought the house in as-is condition and him nor the seller is not responsible for any issues with the house. When I asked for a refund or help with fixing those issues, Ramesh was very rude, unprofessional and started cursing and yelling at me saying, there were several offers on the house and I wouldn't have gotten this house if not for his flexibility in working with me on sharing the highest bids with me. He didn't do me any favor, he was just bargaining and price gouging with my buyers side agent. He wouldn't even show us the highest submitted bid as a proof, he calls us and tells us to revise the offer or he would give the house away. Stay away from this agent. I do not recommend. He would go any far and would do anything to self benefit from the sale.

It may not have been the intention of our realtor, but when we feel like low-priority clients, it is not a good start. Especially when our realtor mentioned that she was showing houses to other clients with higher budgets. We understand that realtors are busy right now in the current market, but it is not beneficial to make your clients feel like they are peasants. Our common complaint was that our (main) realtor NEVER listened to us. We would mention things that we liked or wanted, but she would typically just go along with what she preferred anyway. For example, when it came down to accepting an offer on our listed home, we expressed interest in one of the offers. Instead, she wanted us to choose the competing offer because she preferred working with the other listing agent. Huge mistake. We ended up paying for it - literally. This particular offer requested that we pay a daily rent rate. We again expressed to our realtor that we did not like or agree with this arrangement. She told us to move forward with this offer because the buyers offered $5K more. Which in the end, only benefited her. Overall, we partially blame ourselves for continuing to work with the Dwellings team and not dismiss them right from the start. This was a huge learning process for us and lesson learned - we will never work with this team again. This was such a dreadful and stressful process for us to go through, it is not one that we would like to remember. As first time homebuyers, we were hoping to work with a realtor that we could trust and one that would guide us through the process. Unfortunately for us, this was not the case.
