We lived at Raintree Apartments for a couple of years (around 2008-2010) and our experience with the complex was good. We never had any real issues to speak of, and we enjoyed having access to both an indoor and outdoor pool. The location is also very convenient. It's very close to shopping and restaurants, as well as the interstate, and it's a straight shot into other parts of town that many likely frequent. It worked very well for us while attending UK and EKU. After we moved B's brother actually moved into Raintree for a few years, living in two different apartments during his time there, and he never had any issues that I'm aware of either. We visited him often and never struggled with visitor parking, which was nice. Given that my experience was some time ago, it's difficult for me to know the state of this complex now, but I can tell you that during the time I lived here, or visited here often, it was a good place to live. read more

I decided against it because they were able to get me in on a short notice(which I am thankful for) But in all I've honesty Noticed one issue after another here. If i could give a half star I would, and the ONLY reason id do that is because the maintenance people are actually amazing, that is when the leasing office actually communicates with them about issues within the units. If you love living with roaches no matter how clean your unit is, or how many times pest control comes. Then this is the place for you ! Or if you enjoy being misdirected, lied to and unreliable information from the leasing office, also the place for you. Our lease unfortunately isn't up until the 1st of February, and I'm bringing in a newborn to this home and they know about it. I've made it very aware of the massive issue with roaches and their only solution is "oh pest control will come to your unit" that's IF they actually put you on the list. Which in the nearly a year we've been here until this past month they had been here less than 10 times. We've called more than 20-30 times to get pest control out here. We get told all the time that we will get a call back, we never do. We've been misinformed about things when it comes to our lease and renewing or taking a person off the lease. They constantly act like they care but never do anything to actually improve on their mistakes. I will not be renewing the lease here and I highly suggest you find somewhere else to live. We pay nearly $1k for this apartment and it's not worth even $600...If you have kids do not live here especially ! read more

If you live at this complex, then this is a list of everything you can expect to experience. All of this was in a 6- month stay. Good: -Maintenance guy was very friendly, responsive, and tentative Horrible: -Regular emergency vehicle visits (as many as 6 a week) -Regularly stolen mail/packages -Gunshots, two people were shot in my stay period but heard from neighbors it's as high as 4 times a year. -Many neighbors I spoke w/ had roaches (fortunately I did not) -Out of all the staff, 1 or 2 might have a correct answer -People on drugs running through the complex screaming -Laundry room is dilapidated/ useless -Billing Issues/mistakes - Received fees because ill information Looking at the rents, a person would think it's a decent place to live. It's quiet, neighbors have been helpful when needed, greatly appreciated, the property is clean and well maintained, garbage pickup from the dumpsters is very good. Wish I could give 0 stars. I've lived here for three years and my total rent has gone from $715 to $992 and they just shrug and say it's the "property value", but the apartments are not worth $1K. The laundry facility is always a wreck, washers and dryers never work. The maintenance team is amazing but they delay to notify them about work orders on purpose. My dishwasher was clogged for a weekThe office is RUDE except for the women, they're nice, especially Haley she's always polite and helpful. The dumpsters are always strewn with garbage because of dumpster divers. Most tenants shouldn't be allowed to live here as they've harassed me simply jogging through the complex, speed through the parking lot or can be seen doing drugs from their balconies and no one blinks an eye. That's why this shooting happened, that's why cars are being broken into even if they're locked and parked in a lit area. They nickel and dime you with extra charges. The apartments are in poor repair. The outdoor pool has been closed for years. The apartments are full of black mold and cockroaches. Had a shooting occur right across the parking lot. It was on the news. Dog poop everywhere. They force you to pay for their internet, which is much more expensive than spectrum. if you have a problem they tell you to contact headquarters and then headquarters never answers or returns your call. The powers that be should check into this place. Neighbors scream and fight at night. Dog peeing and pooping on balcony above mine, dripping on my porch. Walk your dog and smell weed everywhere. 21 Aug 2019 It's an Oasis in the Desert! I have lived at "The Standard Raintree" Apartments for over a year and a half. Never have I enjoyed such an excellent gated community! The moment you step forth onto its immaculate, manicured grounds, your senses are overtaken by vistas of foliage spread throughout its five acres. The place has grass and TREES. Lots of TREES! The shaded grounds are wonderful for taking relaxing walks, or when the HEAT IS ON (which it usually is). A quick dip in their pool or spa is refreshing, while waiting for my clothes to be cleaned and dried in the extremely clean and modernized laundry room. The adjoined clubhouse and gym are also clean. cool and convenient. I have a one-bedroom unit, but they also have studio and two-bedroom units available among their 354 upstairs and downstairs apartments. The property staff and maintenance crew are top-notch...and always provide great customer service with a grand smile. Problems are quickly dealt with in a matter of hours, not days. Cable TV is included with the rent, and with no fees for water or sewage. Two built-in Air Conditioning/heating units are installed in my apartment...more than adequate, considering the shade I get from the TREES. It's an oasis in the desert! James E. Babcock read more

If you are looking for a place to live that is newly renovated, well priced, and in an awesome location, this is your place! Not being from the Lexington area I was nervous about looking for an apartment to live in. When asking the staff questions prior to signing my lease, they answered all of them thoroughly and were very kind throughout. I have now lived here for almost 3 years and the quality continues to improve!! My A/C unit continued to break on and off for about 2 months. The maintenance staff were awesome and actively tried to find the problem. Eventually I ended up with a brand new indoor and outdoor unit and have had no issues since. Having laundry hook ups, a dish washer, and the newly updated fitness center are a great features for the property as well! If I could suggest one thing to the complex, it would be to add some extra lighting around the walkways and parking lot to add to the safety of the facility. There is lighting already, but still some pathways are a little darker then I am comfortable with when walking my dog. read more

The Maintenance staff at Raintree are the best i have seen. I love the buildings and the grounds are well maintained. The outdoor pool is excellent . The indoor pool is SUPER nice as is the hot tub and the exercise room. They have an efficient, friendly staff. My only criticism is that the laundromat is in serious need of updating and repair. Nearly all the dryers stay inoperative or inefficient. We also have a few individuals that come through from outside the complex from time to time and create a little drama, but even that is handled effectively. The price might seem a bit higher to some people but after checking out other apartment complexes, i have discovered that they have a more reasonable price. For the relative safety and what you get here, they beat the other apartment complexes hands down.@sure i can get cheaper, but i would have to sacrifice quality, safety and amenities. I love it here. The only way id live anywhere else in Lexington is if we were able to purchase a house. read more

We had lived there for three years. Never had an issues, paid rent on time, etc... When we moved out, we had to pay a move-out. No big deal totally understand. My issue with that is that I had paid that on time and brought it in to the front office. Skip a couple of months later, I receive a letter from a COLLECTIONS COMPANY telling me that this apartment complex sent me to collections. I had a carbon copy of the check, when the check was wrote, when the check was cashed, and it showing it was taken out on my bank statement. After receiving a letter that was not true at all, I went and spoke with Andrea - not professional at all. Her response was that they put my payment onto another account. Mind you the check stated what apartment number it was going too AND had my name on the check. She did not look at me the entire time while I was speaking with her and did not apologize once. I didn't trust her response that it was "taken care of." I called the collections agency and had them send me a letter that account would be close. Fast forward AGAIN, I check my credit report and guess who still had an open account for Raintree after ANDREA said it was taken care. I would not recommend this complex to anyone who cares about their credit. I make sure to tell everyone that they are not trustworthy and not a great place to live. read more

I've lived here 5 years (since 2010) and I've constantly been given the run around about anything and everything that requires any sort of effort or cost on their end. - I was told that every time you re-sign a lease, they will offer free carpet cleaning or they will replace lighting fixtures with upgraded ones. I've asked for upgraded fixtures every year, followed up for weeks after and they've still yet to ever replace a single fixture. - I've reported issues with the weather stripping on my door. They have replaced it twice but you can still see light shining through. Which means in the winter, cold air comes in and in the sweltering summer, hot air gets in. I live in a 1BR, ~670sq ft and in the winter my electricity bill goes to $150+ in the winter. - My balcony door frame is bent in multiple places; in the winter ice forms on the inside of the door. Their maintenance staff came and looked and left me a note that said "We looked at your balcony door. There is nothing wrong with it and it can't be replaced. Just put a towel down to prevent the draft. If that doesn't work, use a bigger towel". - Since the day I moved in, I had issues with my water heater not keeping water hot for longer than 10-15 minutes. They said they could not find anything wrong with the water heater. I timed it, I could not shower for longer than 12 minutes. This went on for 3 YEARS until the heater finally just stopped working. Which, of course, they then finally replaced it. - I was told by the office staff that if a tenant requests to have the carpet replaced in a unit and it's 5 years old, or older, that it would be replaced at no cost. Jennifer is now telling me that's not true. I have asked for a pro-rated quote for whatever it would cost to have the carpet replaced for the past 6 months. I have asked at least once a month for 6 months and have still yet to be contacted. - There is a HUGE problem with dog waste and people not picking up after their animals. I have complained about this for more than 6 months and the office staff continually tell me there is nothing they can do about it. 2 weeks ago, I received a note on my door stating another tenant had reported me for not picking up after my dog (which is not true) and that I will be forced to get rid of my animal, face eviction and be fined $50. I have given the office staff apartment numbers and VIDEO of tenants not picking up after their animals. To this day, the people still aren't picking up after their dogs. - When my fridge caught on fire in the middle of the night (Yes, really; after complaining for 3 months that it wasn't keeping food cold and was making strange noises; they continually said they could not find anything wrong with it) not only did it take over a month of fighting to get any sort of reimbursement for the $300 of food it destroyed (only ended up getting $75 reimbursed) but my stove continually sets off the smoke detector and heats up my entire apartment when I use it. It's older than I am (29) and I'm scared to death to even touch it. They've continually told me "We can't just replace your stove for no reason". - I have asked for a 2nd parking permit for my significant other. They want to demand to see how much he makes and charge us $50 just to write his name on the lease. I have paid rent here for 5 years, I can afford the apartment on my own; why he had to qualify is beyond me. I'm not paying $50 for a parking permit but the real issue is other tenants in 1BR apartments are given 2-3 parking permits without paying an extra fee. My neighbor has 3 vehicles, all of which have permits. - I have been harassed multiple times by tenants regarding my sexuality. I don't necessarily advertise it but if I want to sit in the hot tub or pool with my boyfriend and hold his hand or you know, not act like he's a stranger to me, we get stared at, people tell me to stay away from their children. Some have went so far to say "We don't want our kids subjected to queers", one tenant continually puts cigarettes out on my door, kicks the mulch onto my doormat and calls me a faggot when he sees me outside. The office staff say they can't do anything, to contact the police and the police have said they can't do anything. So for 5 years, I've never been able to use the indoor or outdoor pools. - I have called Bluegrass Towing multiple times on vehicles without permits parked in non-visitor parking and have been told "We don't monitor until after 8pm" and even after 8pm, I have called and nothing is ever done. In 5 years, I have never seen a single tow truck in the parking lot. Ever. I'm stuck here another year but I'm serious, to everyone...avoid moving here. You will regret it as I have. I was happy here for the first year or two but after that, they stop caring about you and just want your money. The location is great. If you'll only live here for a year or two, it might be great for you. read more

If you need somewhere for cheap to live, this is the place for you. The apartments aren't the greatest. If you wanna take a hot shower for more than 5 minutes, don't even bother. The walls are also paper thin, so you can hear everything on the other side. The plus side is, they are close to many good business. They also have a few places to take your dog out to do his/ her you know what. Lol they also have a indoor pool for everyone to use. i have been round and round with raintree staff and they said they fixed the dryers...the fucking dryers are not fixed!!! i just tried to dry my clothes in dryer 13...damp!!! they told me i would get a credit on my rent for the last time i had dryer issues about 3 weeks ago...the credit wasnt there on my march statment for rent..why they refuse to get these dryers fixed is unknown to me and everybody else that lives at rainitree!!! i guess if we call the better business bureau and sue the fuck out of raintree they will get them fixed!!! worst staff ever during my 22 years at raintree!!! read more

Very poor management! Management overlooks drug and alcohol abuse. I had terrible neighbors with drug fumes filling my apartment, screaming and fighting. Management ignored my complaints in spite of the police coming out on numerous occasions. I had a newborn at the time and it was a very unsafe unhealthy environment for my family. read more

Lexington just had one of the roughest winters with record breaking snowfall and cold temperatures and if you live at Raintree you saw our "AWESOME" Maintenance crew with snow blowers and shovels and salt. My husband and I have lived here for about 1.5 years. We love the office staff! They are always very helpful. The indoor pool and hot tub is really nice. We have always had prompt assistance with any maintenance issue. We really love the fact that it is walking distance to the Richmond Rd. Kroger. I would recommend this apartment complex to any of my friends :) They recently implemented a system so you can pay rent online and that is very nice. read more

I feel like I get very personal service, such that it feels like a community. There is a lot of green space that is well lit. As a dog owner this is very important to me. This has been by far the worst apartment experience I've ever had and I'm only writing this a month into my lease here. When I was going through the application process, I was told I could move into an apartment on a certain date. They then tried to push that date back by a week because they apparently hadn't cleaned the apartment yet. Well I had already told my previous landlord that I would move out by that date so I would have essentially been homeless for a week. They then put me in a different apartment so I could keep the same move in date. But I don't think that apartment had been checked or clean either. Let me just list the issues I've had so far. And bear in mind this has all happened in the span of about a month! -Cable line was somehow severed in the wall somewhere. It took the office and Time Warner 3 weeks to get that repaired because of all the miscommunication between them. Or I should say lack of communication because they never spoke to each other (maybe once after I complained so much) and only communicated through me. They both just blamed the other for the problems without every doing anything. -My roommate was finding toenail clippings in his bedroom carpet. This clearly means they did not clean the apartment before they leased it to us which might actually be illegal. The cheap flooring was peeling up in multiple locations as well. A lot of the tiles in my bathroom were cracked and gross looking. Another sign they didn't clean. -Both my roommate and I's toilets were running for 3 weeks before they finally managed to fix those. God knows what my water will be for that month. -The appliances are absolutely ancient. The fridge wobbles probably a full inch side to side. Its also covered in rust. The drawers and shelves inside of it are cracked and broken. The dishwasher didn't drain either so that started to mildew before they finally fixed it. The stove looks fairly old but generally it works alright except for the drawer on the bottom. Its broken so it doesn't slide back into place very easily. -Bugs. So many bugs. When it started to warm up outside, I began seeing termites crawling out of every tiny little hole around my crappy window. This has been an ongoing issue that the office still has not fixed. They are also crawling out of some hole in my bathtub as I'll come home and my bathtub will be full of them. It is absolutely disgusting. I literally have to vacuum them all up there is so many. As I am writing this, they are still crawling out of my window sill. I am required to keep a canister of Raid next to my window so I can kill them as they crawl out. I've also had to caulk up a lot of holes myself because I absolutely do not trust the incompetent management to do it in a timely manner. They will promise you something to your face but never deliver on it unless you continuously nag them about it. And even then, there is no guarantee the job will get done properly. Chances are, if you want something fixed, you'll have to do it yourself even though it is their responsibility. I've never encountered such blatant incompetency before. They will tell you exactly what you want to hear when you talk to them but never actually do anything. Or it will take them 3 times as long as it should have. Bottom line: DO NOT LIVE HERE. AVOID THESE TERRIBLE APARTMENTS AND STAFF AT ALL COSTS. read more

Cheap place to live, not thrilled with the apartment and want something bigger and nicer so I will not be renewing my lease. Apartment is dark and outdated, but you get what you pay for. One of my biggest complaints are the water bills! Most recent bill was $58 for a one bedroom apartment. Water is not based on personal usage so beware! Before living here I lived in a bigger one bedroom with my boyfriend and we never payed more than $25 for our water/sewer bill. Absolutely ridiculous. read more

I have lived here ten years, and I am thoroughly satisfied with my experience living here. I find the staff friendly and helpful. On those rare occasions when something breaks down (which will happen anywhere), the response has been prompt. In the ten years I've lived here, I've needed a new refrigerator and a new hot water heater. Both were delivered promptly. I was very happy with the quick response to one of our more recent blizzards. The parking lot was cleared long before Lexington's streets were plowed. The location is wonderful. Living here, you're very close to a wide variety of businesses, including every kind of restaurant you could imagine. I'm a short drive from anything on Man O'War Boulevard and Richmond Road. Moved in July 2014 the first apartment we were placed in was great until the hot water heater stopped heating, the dishwasher stopped working, the next door upstairs neighbors dogs feces was left all over my "garden/patio" area, the icing on the cake was the water leak. For 10 weeks I had water coming into my apartment they kept saying, "We can't find it." So after removing my molded cabinets and cutting numerous holes in my apartment drywall they kept saying we will send a contractor in to find and fix, still stumped after the 2 sets of contractors come in they just kept giving us the run around. Meanwhile our bathroom ceiling kept flaking off, the cabinet hanging on the wall detached itself, the vent fell down and the solution was throw some spackle on the ceiling. So after being ran over for 10 weeks they finally transferred us to an "upgraded unit" the only upgrade is laminate flooring that has a wood look and the appliances being newer. The light switch in the bedroom shorts and when they came to "fix" the electrical issue they left a note saying, " the switch appears to be fine." The towelbar in the bathroom was detached and they "fixed" it as soon as we put a towel on it it feel to the ground. The "granite" countertops are laminate as well. The new door they installed prior to us moving in was left with a large crack around it, the new paint on the door has a giant thumb print and hair in the paint. The sidewalk/patio entrance is cracked and they "patched" it with caulking that looks like a 3 year old did it. The floors are scratched, bathroom door has chunks out of the bottom, the walls have giant bulges, the bathtub has cracks and giant chips out of it, the bedroom walls have black marks from command hooks the prior tenant had hanging, the landscaping is dirt, rocks and don't forget the screws and metal thrown around. I'm at my wits end and had enough of Raintree Apartments! Do NOT be fooled by the pretty pools and clubhouse, we were and have been living a nightmare ever since.
