They allow the tow company to troll the parking lot for visitors without a parking pass. I was at my daughter's apt for literally less than an hour and was towed! Not a week, or even a day, ONE HOUR! I came from out of state on Good Friday and the office was closed so she wasn't able to get a visitor pass but you wouldn't think you would need a visitor pass for ONE HOUR!! I have lived at Newtown Apartments since May 2024, and my lease is set to end in late July or early August. Unfortunately, my experience here has been far from positive. During my time at the complex, my car was stolen, my building was reportedly broken into (according to one of my roommates), and I've had packages stolen from outside my door. These incidents, along with the general location of the complex, have made me feel unsafe on more than one occasion. One major concern is the lack of visible security. It would be extremely beneficial for the management to increase on-site security that does more than just monitor for unauthorized parking. Additionally, I believe incidents like vehicle thefts and break-ins are not adequately communicated to residents. Aside from the occasional email, there seems to be little effort to keep tenants informed about these safety issues. More timely updates through email or social media could help residents stay aware and take necessary precautions. Another major inconvenience is the strict parking policy. Visitors are not allowed to park at Newtown at all, which makes it incredibly frustrating to host friends or family. It's one of the more unreasonable policies I've experienced at an apartment complex. While Newtown was originally recommended to me for its proximity to the University of Kentucky and what seemed like reasonable pricing, I've come to feel that the rent is significantly higher than what the experience is worth. My son has lived there for two years. His plumbing is horrid. Shower has never drained; toilet always overflows. His car was broken into and on a separate occasion his catalytic converter was stolen. They will tow your car. I've lived here less than a year and am already going to break my lease. I work in a different city to pay for the almost 1000$ rent a month. My car has been towed twice in one week because they refuse to give me a parking pass for the building I live at, claiming that there isn't enough spots when there are in fact enough. It's insane that I would have to pay extra to park, plus the fact they are outright refusing to let me park. I have lived at Newtown the past two years and they have been nothing less than disappointing. Maintenance is slow and mostly unhelpful. Trash is always piled up and infested by rats. Property is not kept up with well and renovations were needed years ago to justify the price. During the summer ants and fruit flys infest the apartments. Management staff is unhelpful and will charge unnecessary fees anytime they can. The location is not super convenient to campus as its still a 20 minute walk to class. The pedway is littered with trash and sometimes dog poop and the elevators are never working. The parking situation is awful and they will oversell spots and tow you if you were unable to find one even if you paid for a pass. I would sway anyone thinking about living here to look somewhere else, you can find something nicer with better management for the same price or better. read more

Where should I start? I would STRONGLY suggest you look elsewhere. Not only are you paying an exorbitant amount for rent (which, by the way, should be DIVIDED, NOT MULTIPLIED by the number living there) but YOU ARE CHARGED to park there!!!! And NOT a small fee, $40 a month AND you can't even get an extra space for family and friends! And if you have a visitor, it's a given they will be towed, and probably immediately, because a tow truck is probably sitting in the lot waiting to tow. One is also REQUIRED to pay rent online which adds an ADDITIONAL $20 to your monthly rent which was not mentioned when inquiring about the property. Lived here for a few years, Newtown was great back in 2022 but has gone so far down hill. Way overpriced for what you get. Maintenance staff are the only people who do their job, managers and other staff do absolutely nothing. Get used to hearing "So we can't do anything about that sorry maybe contact someone else". Also there are NO Securitiy cameras! I was told many times about the safety precautions this complex takes. All lies. Don't live here. They will enter your apartment without telling you. They claim they send out entry notices, but it's usually weeks prior to when they're actually entering. And then the dates will be misleading. For example: "Maintenance will enter during June 20th-23rd"...and then suddenly it's the 26th and they're banging on your door while you're trying to get ready for work. I was prepared for maintenance to come during the time they TOLD us they were coming. My roommate even called on the 26th to ask "is maintenance coming today?" She was told no, and guess who still showed up?? Seriously, this is our personally space. I get you have to enter our apartments at times, but if you're giving us dates MAKE THEM ACCURATE. I'm so over this place for many many reasons. Seriously, take your money somewhere else. Although the pictures illustrate an ideal and clean living environment, the reality is completely different. The unit was disgusting when we moved in. There was dirt, cobwebs, dust, stained floors, etc. Not to mention, I have I seen several roaches around my building and the walkways around the property throughout the past year of living here. The compactors and trash cans on the property are always full and not regularly cleared. Like other renters, I have received emails about how "we need to look for other trash cans on the property if one is full to dispose our waste and that we will be fined if not" when there are literally no other options but to stack trash in front of the outdoor bins. Furniture in the units are cheaply made and literally falling apart, even if it is not frequently used. The only positive things about this complex are the generally nice staff and easy access to campus. Otherwise, I would recommend to look elsewhere for housing. read more

Management tries to scam you into signing a lease that is more money than they initially offered you and ask you to sign a renewal lease way before it starts, trying to get you locked into living here for a longer term. i would strongly advise against renting at newtown crossing. the lamp post outside my apartment building has been out for several months, resulting in me walking to my car in the pitch black for work in the mornings, which isn't ideal for a teenage girl by herself. the couch cushions started falling apart within 1 WEEK of being in the apartment, and we were charged $200 to cover them. the maintenance people told us they would come replace them and never did. the dryer vent was not connected which my dad had to drive up to fix for us so there would not be any safety hazards. there are homeless people that stay on the bridge occasionally that is supposed to be "resident only access". the parking is also a mess, there's not enough resident parking, and your guests have to park a mile away. there are no security cameras or security guards for that matter, even though during the tour they will tell you otherwise. our mail was thrown on the ground of the mail room, and i constantly had packages delivered to the wrong apartment which the front office "couldn't do anything about. within the last week of us living in the complex, the maintenance people came in with no notice to replace our microwave for the new tenants that don't move in for another month. you'd be better off bringing your car and getting a nicer, cheaper apartment a couple miles down the road. read more

DO NOT LIVE HERE!!! From the moment I moved in the apartment was dirty. There are no ceiling lights or fans except for one light in the kitchen. The washers and dryers suck, the beds are hard as a rock, TONS of bugs that are never taken care of, no security cameras on property, shower heads are terrible, redoing our floors 2 weeks before move out meaning we have to take everything out and then put everything back in just to move out in 2 weeks. Several people have reported people being held at gun point, someone died in one of the apartments, and may smashed car windows including my own, and they stole headphones and shoes. NONE OF THESE EVENTS WERE EVER NOTIFIED TO RESIDENTS. THEY DID NOT EVEN NOTIFY ME ABOUT MY OWN CAR AND THEY HAD KNOWN ABOUT IT FOR 4 HOURS BEFORE I SAW IT. We had may roommate issues as well. My roommate and I live in a 3 bedroom with one empty room. Newtown moved a 17 year old in with us (we are both 21) that not only smoked cigarets inside our apartment but also smoked weed, dropped acid, and did meth but nothing was done. She was moved in with only 48 hours notice. She moved out willingly and newtown ensured us that no one else would be moved in here. Less than a week later we got another 48 hour noice that someone would be moved in. Moral of the story do not live here. it is unsafe, dirty, and the management is awful. They tell you what you want to here with a half assed smile on their face just to get you out of their office. Raise absolute hell with this place if you live here. read more

Our daughter just moved in on August 1st as an early move in. We were told the apartment would be as is and we had to clean it and they would not paint it. To our surprise the apartment was very clean and there was no need for painting. We had to do little other than move in. Our A/C was not working and this was a Sunday. We went to office and the immediately had a service person come check it out. The problem was diagnosed and the A/C was fixed and working fine early on Monday. We were happy to be able to move in early as we live in Ohio and my daughter needed to move in and start work on Monday. So far my Daughter has had no other complaints. Im apartment hunting and have found there isnt enough clear info about apartments out here. I lived in newtown in 2020 and enjoyed it. For the most part, good response time to issues, regular maintenance schedule is followed well. Decent value for your money, roomy living room area for pretty cheap. It is student housing so expect alot of college kids. Relatively quiet. Not very handicap accessible. The one main issue was that guest parking, depending where you lived on the property, was a solid quarter mile walk away across an elevated bridge. I had multiple issues to begin the year with. From cleaning issues, a broken dryer unit, water leaks, ants and nats in the apartment, doors not unlocking correctly, mold, etc. Model units are extremely clean and nice compared to the actual units. After multiple attempts at getting them fixed most of them were taken care of however I still have issues that were never addressed such as water leaking into my apartment living room covering the majority of the floor everytime it rains if I do not put a bucket out. Residents were required to move all belongings at certain points in order to install new floors and there were not any accommodations for those in that time. The location is in close proximity to campus. The downside is the area is not very safe as I had a bike stolen and no help from the company. There was also an incident of someone being robbed at gunpoint which was downplayed in a notice to residents. The company sent an email out stating a security team roams at night around the buildings to watch for any activity and that there are also security cameras in place which is not true on the buildings. I saw this security "team" one time after the incident that was reported and it consisted of a single person on a golf cart that lasted all of about a week never to be seen again. I attempted to reach out during the Coronavirus pandemic about rent as we were paying full price for amenities we could not use and after over a week I finally received a single email stating nothing could be done about this. Communication is poor and takes a long time to get responses. I would not recommend living at Newtown Crossing as there are many better options for the price and for your business. read more

Do not live here! They "upgraded" the WiFi over the summer and I went from being able to use all my devices at once to barely being able to use one and for online classes it is horrible. My fiancé can't play his Xbox bc there is not enough bandwidth for it to work. Google devices (google home, etc.) and security cameras are not compatible with their new WiFi. I have been waiting 15 minutes now for a 3 minute lecture to load. The bugs are horrible, if I'm away for the weekend, even leaving the apartment perfectly clean. Nothing in the fridge, trash, sink, dishwasher, etc. I always come home to gnats everywhere. The rent is absurd for the quality of living here. I have a bathroom and a medium sized room and my rent is $629 and I have two other roommates that pay around the same. These apartments are not worth over $1,800/month. The apartment complex at The Summit is around the same price maybe a little more expensive since it doesn't come furnished and is exponentially better. I have an emotional support animal and forgot to register her with the office as soon as I got her and was charged $250 for a pet fee even after I provided documentation, but since I didn't do it before hand I was still charged. The apartment complex had to reset the locks to a bunch of apartments and we were locked out twice and never given notice and they never disclosed the information to residents as to why they had to reset the locks. Our stove catches on fire if you use 3/4 burners. We've had this occur twice and maintenance has come to look at it and says we just need to clean it. I clean the entire apartment nearly everyday so I don't believe that is the case. Long story short, this place scams you of your money and is not worth it. One thing I will say is that the students that work in the office are so sweet and so nice and I would never get mad at them for any of the occurrences here bc they all deal with the same things I do and are just doing their job! Honestly this is the worst place you could possibly live. I'm unsure where to even start with this. The leasing office doesn't care about their residents, staff from the leasing office and maintenance just enter into the apartments without a 24 hour notice and when you bring it up to the leasing office they act as if it's not a big deal. My roommate and I went in to the leasing office and told a leasing manager that we didn't feel safe in our own apartment, as we're two young women that constantly had male maintenance staff coming into our apartment without notice and she responded with "what do you mean by that?". There were also times where leasing managers would show up unannounced and just walk into residents bedrooms without knocking. One leasing manager locked my roommate out of her own room one night and she had to wait for hours until someone came and unlocked her door for her. There's also nowhere for guests to park, let alone the residents. The bookkeeper has also tried to charge my roommate and I for damages, and after asking for proof of damages done in our apartment, they sent us images of someone else's apartment. When we had stated that those damages weren't in our apartment the bookkeeper then tried saying the charges were actually for cleaning fees, which we didn't receive, and then finally tried to say the charges were for us switching rooms. The bookkeeper also "lost" my last months rent check that was sent weeks before the rent was due. They're unprofessional and don't take their residents safety or privacy into consideration. It's not worth it to live in this apartment complex. Honestly it would be better to rent somewhere that isn't student housing. read more

I wish I could give this place less than 0 stars. Me and my roommate lived in a three bedroom apartment with one of our other "friends". Me and my roommate didn't last over a month before we needed to move out. The third roommate was messy, inconsiderate, rude, and not to mention, had her boyfriend living with us (which is a lease violation). Me and my roommate felt unsafe in our own apartment and feared going back at the end of the day. This girls boyfriend would stay in our apartment when she wasn't even there, he would keep all of the lights on and run up the electricity bill. On top of it, got physical when I had asked him to flush a toilet, FLUSH A TOILET. He threw things and then I was the one that got yelled at by our other roommate because I was in the wrong. Me and my roommate had gone to management about the issue and they did see us at first. However, even though we clearly stated that there was an issue and that we felt unsafe, NewTown did nothing. They "sent a lease violation" to the third roommate, and that is about it. When the other roommate went to management and literally lied about everything and claimed that we were lying, the whole situation was dropped. This ruined relationships, and not to mention, me and my roommate had to move out and we are currently living in a different complex. We have to pay for TWO LEASES because of this situation, but clearly we made it all up and we are in the wrong. NewTown does not care about its residents, or their safety for that matter. They only want your money and that is all. Oh and not to mention, there is no way to get out of your lease unless you relet your lease, in which you have to pay a $250 fee for. I tried to relet but the situation didn't work out and I tried to pay of my lease in full right now, but that isn't allowed apparently. So while me and my roommate are living off-site at a new complex while still paying for our other lease, if there is any damage to the common area/kitchen, we will still have to pay a fee even though all of management knows we are not living there anymore. Overall a terrible company, DO NOT LIVE HERE. It is not worth the stress, money and headaches. read more

Comes fully furnished, rooms are pretty nice for a first college apartment. However, be warned that the air here does not work. It is the peak of summer and there are dozens of people that I personally know who are having problems with their AC and we are just told that everyone's having the same problem so they keep us waiting. No one is helpful at all, I have called, emailed, put in maintenance requests, etc and our apartment is at 81 degrees and has not hit below 76 since before June 6 (it has now been almost 3 weeks). It is absolutely miserable that outside is 95+ and our apartments stay between 77-81 degrees. Not to mention this makes our electric bill increase significantly even though we are still in a dangerously hot environment. I have had to stay at a friend's place multiple times, and it is ridiculous to have to pay $600+ for a room that is 81 degrees in the summer to the point that I can barely live there. read more

My guarantor did not sign the renewal lease, but someone because I did I am now locked into a year long commitment. I have not even started my new lease, yet I still cannot opt out. Now I have to find someone on my own to get someone to re-let my apartment and pay 250$ fee. I tried to call the manager multiple times and left messages, and he blocked my phone number. The people in the office are useless college students that don't care and don't know what they are doing. The apartments are gross, dirty, and have bugs in them. They will show you a beautiful model apartment that is nothing like the room you will receive. Also, the apartments don't even have lights... you have to buy your own lights to live here. Do not live here unless you want to overpay for broken appliances, bad maintenance and front desk service that does not help at all. we have contacted the courtesy patrol about our neighbors directly above us and have given multiple noise complaints to our neighbors and newtown in general and nothing has been done about it. We also have had a broken washer for about 2 weeks now. my roomates and i have called the front desk and maintenance about 10 times saying "they will get there as soon as they can" and haven't fixed the problem. a maintenance guy came in to look at the washer, told us he needed to go get the part for it, left and never came back. he left a mess in our laundry room, stained one of our white bath mats with his dirty shoes, and our washer is still broken. We also have a shower drain that won't stay up, the handle on one of our OTHER showers wasn't put on correctly and is only pouring out cold/ barely warm water. The pool is never opened and we as well as other people have to jump the gate at Bad Wolf to be able to get in even though the hours say they open are open 10 hours a day. The cable tv sucks and there is like 7 channels one including the RADAR. we have been getting 7 other peoples mail in OUR mailbox. who knows who's getting our mail? i'm scared to even order stuff online because who knows if it will actually get to me by the way it's organized here. This place is garbage. I have been here for like 1 month and it just gets worse by the day. First day I moved in and stuff was already broke. Outlets hanging out of the wall, shower had rust in it, and couldn't even sit on my toilet or it would start spraying water out of the back. you pay 600$ a month for something with cheap appliances and awful managing. Had a friend get towed 2 times now and he lives here. he lost the tiny stupid sticker they gave him, and he asked for a new one. When they told him that it was 300$ for a new STICKER, they gave him a temporary for one day. Obviously 300$ is a lot of money for a college student so it would take some time for him to get that money. But no, they tow him again. He's out 500$ in one week because of the trash workers and management. This place falls apart by the minute and is garbage. This is the worst place off campus to live. I have lived here two years now and the number of times they have screwed over residents is amazing. They have tried to kick us out of our apartment with less than a 24 hour warning to redo our floors. They charge you obscene amounts for not cleaning well enough when you move out, but walking on the floors in "new" apartments stain your feet black they're so disgusting. Newtown claims to clean when everyone moves out but guess what, they don't. Currently, they warned absolutely nobody that they hired roofers to redo the roof right before finals week during a pandemic when no students can go anyplace else go study. I cannot study unless it's dark because of the noise. They have been here a week now, on the same section of roof. From initial move-in my apartment was unsatisfactorily cleaned and had to have multiple maintenance repairs. There are pests everywhere yet management refuses to have a pest control spraying completed. The appliances are not up to date, damaged, and dirty. Water damage and mold were present at move-in and STILL ARE because management refuses to acknowledge the issue. The carpet was stained and dingy and required cleaning. However, Newtown refuses to have outside maintenance staff enter their complexes so the shampooing had to be done by their own staff which completed the entire living area in under 10 MINUTES!!!! Needless to say, the carpet is still brown and disgusting. My roommate and I are paying almost $700 each per month including utilities. There is no option to forfeit your lease, even "an act of God" isn't suitable. (direct quotes from the lease!) and Newtown basically owns you. They can do anything they want at anytime and you can do absolutely nothing about it! Newtown Crossing is NOT worth it! I repeat, DO NOT LIVE HERE! Newtown attracts students and parents because of the close commute to campus (10 min walk at most including the time it takes to cross the bride over the railroad tracks), and possibly the gym, tanning bed, and pool amenities. I also enjoyed having a washer & dryer in my apartment, which was a nice change from the community laundry room on campus. It went down hill from there. The cons to these apartments are as follows: 1. Ridiculous Rent I stayed in 3 bedroom apartment. Each of us paid around $600/monthly. Trust me. These apartments aren't worth $1800 a month. It's almost stealing. 2. Gnats! Gnats! Gnats! The pests are crazy! Every apartment is meant to be sprayed by pest control the 1st Tuesday of the month I believe. I never saw one pest control man in 2 years. It got to the point where my roommates & I couldn't enjoy a meal without bugs flying in our food. No amount of calls to the front office brought pest control to our apartment. 3. No visitor parking That's right. Hope you don't have any friends. They WILL be towed 4. Unprofessional staff/Usury Lease Agreement The staff is mostly college kids without a clue. Also be COMPLETELY SURE of what your student is signing. I was shocked to discover that Newtown could reassign my apartment to other people without notifying me, although I never told staff that I wouldn't re-lease my apartment for the upcoming year. NOT WORTH BEING CLOSE TO CAMPUS!!! No visitor parking (they will give you a visitors pass to allow parking across the street from 5pm-7am Monday through Thursday) THEN when the weekend hits, ANYONE can park at new town crossing SO you'll be forced to drive around for 20 minutes until some drunk fool decides through leave. My boyfriends car has been hit by the drunk drivers that fly through this parking lot. They will try to get every penny from you when you move out, including having to pay to replace a carpet in the common area living room EVEN THOUGH I HAD THREE OTHER ROOMMATES. The staff makes minimum wage and they DO NOT CARE whether you are happy or not. DO NOT LIVE HERE SERIOUSLY. YOU WILL REGRET IT!!!! read more

Absolutely the worst possible experience. The apartment was absolutely disgusting when we moved in, the fridge had to be bleached as well as all cabinets, mold was everywhere. The apartment smelled like a dog, the couches had animal stains on them and management took 2 months to replace them. The electronic locks failed everytime it rained and this was brought to the attention of management on 60 separate occasions over the course of 6 months. Management refused to resolve this issue for 6 months and on multiple occasions a reason for this delay has been requested with no explanation being given to this point. Don't even consider living here, they could pay me $1,000 a month and I still wouldn't renew. Management is a joke and apartments are just as bad. Stay away from American Campus Communities. read more
