Sadly the people at this title company are terribly inept and very rude. We have suffered through two closings (as buyers and as sellers) with this company. The first problem we had was when the closing date, stated clearly and plainly in the contract, was competely missed by the escrow officer. So we lost that buyer when the title complany failed to establish closing on the due date. The second closing was a total mess. The title company never told the buyer that a Cashier's Check was required. The title company never called or contacted either the buyer or the seller to keep them informed of the progress (or lack-of) regarding closing in the weeks prior to the scheduled closing. The escrow officer had mis-read the sales contract and had omitted crucial amounts from the Settlement Statement. Once this was error was pointed out, she became defensive and angry. Because of her incompetence, the Settlement Statement was incorrect and had to be re-done and re-printed. After the Settlement Statement was re-done, the escrow officer failed to go over each part of the closing costs and clarify exactly what the closing costs were for each party. Instead, she pushed and hurried both the seller and buyer to "just sign" and be done.Then the escrow officer became very defensive about her mistake and became confrontational and argumentative implying that the buyer was "a liar". She became involved in a loud, verbal argument with the buyer. It was a very unpleasant situation for all parties. After that, the escrow officer left the room without a word and we had to ask, as she leaving, if we were finished with the closing. We have had two horrible experiences with the inept, unknowledgeable staff at Rains County Title and Abstract. Title companies should demonstrate two consistent characteristics: integrity and precision (accuracy). Rains County Title possesses neither. After repeated bad experiences, we cannot recommend this title company. read more

Had a very poor experience with this company. They don't follow up and that causes extra charges to the customer in Fedx and time. The even forgot to put their own fee on the closing statement. So that in addition to other documents had to be redone. I would not recommend them. read more
