DO NOT DO BUSINESS WITH THIS COMPANY. Robert Putnam (RPutnam Construction Services, LLC) was hired for my house remodel which was regulated by a FHA 503k Remodel Loan.
This is a long review which I don't want to appear to be as a "rant" but as an informational must read. RPutnam will try to claim I wanted perfection, not "industry standard". Is industry standard 6 nail holes in a 1 1/2" area on baseboard trim in your living room?! Is industry standard texture on only one side of kitchen window wall?! Is industry standard installing your kitchen cabinets only to realize he measured wrong and you are left with an approx. 9" gap of nothing beside the sink cabinets and you had to argue more than once to get him to decide on a remedy? I could go on and on with poor work that was done. And as you read through this, keep in mind his punchlist was 2 1/2 pages/typed! And he had to redo a lot of his punchlist items more than once BUT I wanted perfection! Oh and the lengthy punchlist was after he had to go around fixing things along the way during the remodel. Did I mention I took 10'ish items off his punchlist to assist him in finishing up? And he still didn't!
BEWARE OF ANY CONTRACT YOU SIGN WITH RPUTNAM CONSTRUCTION SERVICES, LLC! RPutnam writes a contract to benefit himself entirely and it is not a two-way friendly contract for the consumer.
I will start by stating that after RPutnam Construction Services was given my house remodel business/contract, RPutnam began complaining right away to me that "he was broke and didn't have gas money to make it to the project site" SO I loaned him money. RPutnam kept complaining about not having money to pay his rent and more, so I loaned him even more money! I continued to loan him money on several occasions because he was "always broke" and would say to me "not sure I can finish this project until I get more money" - granted he paid me back but the point is - he came across as an established reputable company when in reality RPutnam appears to be "robbing Peter to pay Paul". Rputnam took months to pay some vendors on my project even after he received draw payments (and some still haven't been paid as I write this).
RPutnam stated in our contract the project would take an estimated 8-10 weeks, which turned into over 6 1/2 months! He broke every commit he made regarding when he would be finished. The bank had to give him a 2-week extension when he failed to meet the 6-month deadline (which meant I was in breach of my loan contract!) and even then, he did not finish up! And don't even think he will give you a schedule or let you know when he will arrive or not...project management 101 is a scheduled timeline! Yet he refused time and again to give me some sense of a scheduled expectation!
He went over budget (by surprising me towards the end of the 5th month with an Allowance Invoice stating I went over my allowance budget BUT I was practically buying everything!). And this is after I asked many times a long the way where we were at regarding budget!
Example- he charged me extra for 5 hours @ $65 per hour for stretching my newly laid carpet WHEN that should have been all part of his flooring budget and really when you lay carpet doesn't it include stretching that carpet?!? He charged me extra for counter top laminate work yet he hired a sub to install the laminate?!! He committed in writing to finding ways to save money in the budget when I gave him the remodel contract, this never happened - he took every dime and then some. Example - $1053 was budgeted for tile work - I purchased all the tile and supplies with my son-in-law doing the tile work. RPutnam took the entire $1053 without having done any work regarding tile in my home! This should have been an area he saved me money. I painted my master bathroom and he didn't offer me a credit for that and other work I did.
He committed to having a "team" of sub-contractors working on the remodel when in reality he repeatedly hired temporary workers from a temp agency (which meant the temp(s) had little to no experience). He stated "I am trying to do all the work myself so I can make more money on this project".
I ultimately had to settle for many projects not being done right! Examples: Damaged shower insets that had to be "patched", Interior paint throughout my home showing paint gun lines across my walls which means I am now personally repainting the inside of my home OR a poorly done texture job on all the ceilings, doors that continue to stick - the list goes on. Inferior when it comes to "finish work".
