I understand move-out situations can involve differing expectations and interests. My hope is simply that all residents are treated with professionalism, respect, and calm communication throughout the process, especially in a small community.

The owner Suzie does not think of you as a person you are just a pocketbook to her. I lived in my apartment for five years and it was so sad to see neighbors come and go so frequently due to the yearly 10% rent increase. I have plenty of stories about Suzie and her employee Lisa acting as though they are beyond superior to me and my other neighbors. Stories Including the owners coming onto my property and going inside without asking, I know a few past tenants that have had to take her to small claims. But here is my doozy of a story. Buckle up because it's a good one, I have attached screenshots of emails of proof of this happening. When I moved in one of my neighbors that I had shared a wall with were sadly using drugs heavily, and there was a lot of domestic violence going on. They eventually moved out. About a week later after them moving out , I heard and saw one of the old tenants coming and going showering and bringing people over in the middle of the night while the house was empty. I called the police and emailed Suzie about this multiple times and in her emails she states that she DOUBTS I am hearing and seeing this man coming and going in the middle of the night to an empty house and squatting. Let me tell you, I spoke to him one of the mornings when he was leaving, I have video of him coming and going, and yes, I had made two police reports about this. She still "doubted" that I was seeing and hearing him. I was concerned for my neighbors safety and myself. I was shocked at the carelessness and heartless manner that Suzie was handling the situation. I'm just beyond words that people like her even exist on this planet, so please , if you want to be treated like a human being and that your concerns and money mattertake my story as a warning and do not rent from RE 831. Edit : After posting my original review above, I decided I wanted to add the screenshots of Susie and Lisa trying to cover their steps after admitting that the owners had come into my apartment with no prior communication. Mind you, they came into my apartment while I was moving out. The screenshots for this incident are from my email with the little moon symbol so you don't get confused of the two events. Sorry if they are posting out of order! Also, my building was falling apart! The termites are running rampant in this building, and Susie was notified of this matter multiple times and nothing has been done. You can hear rodents running through the walls, my light fixture stopped working because I believe rats probably ate through the wiring in my ceiling. The only time you'll ever see Susie is when she zooms up the driveway in her Porsche Cayenne to collect change from the washer and dryer that barely even works.

By the time I got a chance to get up to Santa Cruz to look for an apartment the school year was closing in and options were limited, but the approval process was speedy and hassle-free and the small, one bedroom unit ended up being perfect for my needs. I didn't have many issues, and when I did they were mostly my issues rather than issues with the apartment, but the staff at SCPM was helpful every time. One month I realized that I had completely forgotten about paying the rent. I went in to the office around the time they opened the day after my rent was due and the woman working that morning told me not to worry about the late fee. And when I asked that they hold off on showing the apartment for one week while I was preparing for and taking my final exams, SCPM was fully accommodating even though it was right in the middle of the peak of their renting season. In the process of clearing out the apartment to vacate I realized I'm probably not a master of the deep clean, but when I called to ask about how that might affect a future reference (my only reference, as this was my first apartment) Cathy assured me that as long as I made a good faith effort and communicated with them at the office they wouldn't hold the fact that they'd have to have some extra cleaning done against me. Similarly, I realized that I had lost the key to the lock I'd put on my storage unit out back; Cathy again told me that, though whatever the cost of hiring someone to come down with some bolt-cutters would of course be taken out of my security deposit, this wouldn't affect my reference. To be honest, I hope you never even read this review, since you'll probably have to read a handful of bad reviews to get here. I'm guessing for the most part people aren't thinking about leaving reviews for property management unless they've had an issue. We sent our responses to the email address that was provided to us, but our messages were returned and were not delivered. As a result, the communication felt one-sided. We received communications concerning actions that could directly affect our private property, but when we attempted to respond and clearly state our position, our emails did not go through. We do not consent to unauthorized entry onto our private property, and we do not authorize anyone to cut, trim, or remove trees located on our property. We will not accept responsibility or liability for any hillside instability, soil movement, erosion, or damage to any wall, home, structure, or surrounding property that may result from the removal of these trees. For a property management company handling matters that may affect homeowners' property rights, reliable two-way communication is extremely important. Based on our experience, Anderson & Company needs to improve its communication process and make sure property owners have a reliable way to respond before actions affecting private property are discussed or pursued.

A lot of property management companies in my area are pretty well known and manage A LOT of properties in my area. However, when I read their reviews on Yelp, their service sounds terrible! They seem to overcharge home owners for poor services and rely only on brand name to get business. In contrast, Distinct Property Management felt like a breath of fresh air. After reading Distinct's solid reviews and after having an in depth conversation with Nora, I decided to take the leap. I'm so glad I did! Nora, Stacy, and her team are very professional and respond quickly whenever you have a question or need them! My tenant rental situation was quite challenging and this is why I hired a property manager. Nora was ready, prepared, and used her experience and expertise to manage the entire situation. It really took a weight off my shoulders. I'm very confident that few property managers would have been able to deal with this difficult situation. On top of handling the typical rental property operations (eg. maintenance, rental payments, etc), Nora adds a TON of value when things get hairy and complex! She was able to effectively handle aggressive neighbors/HOA and disruptive tenants. Upon move out, she did a comprehensive walk through with photos and gave me everything I needed to get the unit back to new. In a couple situations, I was out of the country and could not get to the unit. This required Nora's help, which was above and beyond our initial property management agreement. Nora gladly did an inspection highlighting issues where the building was not correctly painted and also let me borrow one of her lock boxes for several weeks so that I could send providers to the unit without me being there.
