And call Chris Roberts, he is a real agent who came highly recommended. I'll be honest, I do have high expectations, so when my 3 other friends told he was great... I still wasn't sold. But then they told what he had accomplished for them. Since I believe in facts rather than opinions, I knew he was the right guy for me. Long story short, he found us the perfect home for us in less than 2 months. We got it for 20k under asking price and we received more credits that asked for. Because he found a loophole!! Trust me this guy money!!!

    I am the trustee of a Trust that needed to sell a residence in the Rancho Arbolitos area in Poway…read more I interviewed several real estate agents, all of whom were well qualified, but I chose Chris for several reasons. I highly recommend Chris for your real estate needs. I signed a listing agreement with Chris just before the coronavirus turned horrific. It was understood that the house could not be actively marketed until a very large number of personal property items were sold or otherwise removed from the residence. Unfortunately, at the time I signed the listing agreement we did not realize that conducting a sale of personal property during coronavirus restrictions would be much delayed. Finally, many months later the personal property was sold and repairs and cosmetic improvements could be started. The residence was in good physical condition, but out of date. Chris recommended that we spend some money to re-tile bathrooms, re-carpet almost all of the rest of the house, remove wallpaper and re-paint all interior walls. He recommended excellent contractors for this work and these improvements were all made timely and at reasonable prices. I am confident that these upgrades were beneficial in both obtaining a better net price and a faster sale. As soon as the upgrades were completed, Chris, at his expense, had a videographer film a high quality presentation of the residence. All of this work resulted in numerous showings and multiple offers for the residence. Chris guided me through the counter-offers and we quickly signed an agreement that unfortunately fell through when a financial problem arose for the buyer that was not known at the time the buyer was prequalified. Original interested parties were contacted and new prospects looked at the house. We promptly signed an agreement with a new buyer at a higher price. With Chris's help, all of these matters were timely accomplished. Chris recommended an excellent escrow company and the sale was completed and the proceeds received even though we were out of town on a long-planned trip. Throughout the entire listing, contractor upgrades, negotiations, disclosures and escrow, Chris provided excellent advice that assisted me in meeting my fiduciary responsibilities to the Trust beneficiaries. I have purchased numerous properties over the years, but I am extremely pleased that I used Chris's advice throughout this transaction. I strongly recommend Chris.

Our realtor, Craig, was amazing from start to finish. He helped us search for the right place and offered thoughtful, honest advice throughout the entire process. One thing we really appreciated was that we never once felt pressured to make a quick decision. Jeremy also showed us that having a strong relationship with lenders and simply being a genuinely good, personable person who's easy to talk to can make a huge difference in getting a loan approved. On top of all his professional accolades and knowledge, he's someone who is approachable and easy to communicate with, which is honestly a rare quality and something that made this whole process so much smoother for us. What really stood out to us about this team is that they're not just a realtor group. They're a group of people who ended up becoming our friends throughout this journey. They made it clear that if we ever have questions down the road, they'll always be available to help, no matter how long it's been since we bought our home. That kind of long-term support means a lot. Overall, the entire team was incredibly helpful, communicative, and trustworthy. We always felt like they were truly in our corner.     I just happened across the review by "Mo F." and would like to set the record straight…read more I am the owner of this apartment, which serves occasionally as my private residence and is furnished with custom built-ins, Kreiss Collection upholstered pieces, West Elm glass table and Breuer-style leather dining chairs. Upon move in, Mo commented on the superior condition in comparison to places she'd seen, saying she would take good care, as she was a landlord, as well. At one point, I had the unit offered for sale, but soon observed that it was not in acceptable showing condition, although I had extended a generous rental concession to the tenants to cover any inconveniences. As it was obvious that I would not get an acceptable offer, I took it off market. However, I was totally unprepared for the condition in which I found the apartment when the tenants left, in a hurry, to go on vacation. The lease states very clearly that, minus normal wear and tear, the premises are to be returned in the same condition as when rented, any plumbing stoppages are the responsibility of the tenant, and any damages are to be quickly brought to the attention of the landlord. These are standard rental lease agreement terms. What I found was a severely backed up dishwasher with broken glass (which I had paid to have repaired once before), large red wine stains on the living room couch and etched into the Italian limestone flooring, soiled upholstered bedboard, frayed and cut dining room chairs, abundant dog hair over furnishings and floor, missing light bulbs, and a shoddy attempt to cover dirt spots on the custom cabinetry with mismatched paint. There was no attempt at cleaning, and the list goes on. The repairs were way in excess of the $2,900 deposit although, contrary to Mo's assertion, I did return $1,200 to them -- totally undeserved as it was. I am also appalled that she and her husband are attacking Pete Saxon Realty, since her dealings were always directly with me. She even asked, when she said she was engaging an attorney, if their complaint should involve Pete Saxon or be limited between landlord and tenant. I told her clearly that Pete Saxon had no part in the dispute. But, here she is placing blame on everyone but herself, and making the slanderous accusation that agents routinely keep tenant deposits. Although I am a broker, I have kept my license with Pete Saxon Realty because he has twenty-five years of exemplary service to clients and I value his knowledge and integrity.
