My property manager (West Coast Property Management) hired P.W. Stevens to handle mold remediation for a wall in my apartment. The team (Anthony, Luis, Juan) were responsive and communicative, and did a thorough job with remediation (e.g. negative air pressure, sounded like scrubbing walls, spraying (chlorine scent), and running an air scrubber for 48 hours). However, they only used tape to hold up the plastic sheeting (12' wide, 9' tall), which they kept retaping during remediation, then it fell within the next 24 hours. Thankfully, they were responsive and fixed it within 2 hours after I reported it, on a Saturday morning in fact! This time, it was different folks (Mauricio, Salvador) and they used staples with the tape, which held much better -- I just wish the initial team realized to use staples (or framing) during the initial work after enough re-taping. We hired P.W. Stephens to remove our asbestos tile roof. Big mistake!! They haphazardly dropped the asbestos tiles from the roof -- see the accompanying screenshot of the tiles being pried up, sliding, and falling down -- but the California Code of Regulations states: "Asbestos-containing material that has been removed from a roof shall not be dropped or thrown to the ground." Dropping the tiles did many thousands of dollars of damage to our property (broke windows; gouged stucco and windowsills; rendered stair landing unsafe; dented and damaged rain gutters; broke off part of windowsill; damaged metal railing; etc. -- the photos show only some of the damage). We had to fight with P.W. Stephens for many months -- meeting with, writing to, and talking to many employees -- before we finally got the maximum monetary settlement they were willing to offer without subjecting us to the hassle and uncertainty of starting from scratch and dealing with their insurance company. Now we are spending/wasting time hiring contractors to repair the thousands of dollars of damage they caused -- repairs which cost much more than the amount of the final monetary settlement we received. I don't like to leave negative reviews but this one deserves it. I reached out to PW Stephens for a quote to get rid of asbestos covered HVAC ducting and to confirm their availability. They gave a competitive quote (not the cheapest but competitive nonetheless) with immediate availability which made their offer attractive. I ended up moving forward with them and set up a time and date two (2) days later. Everything was going great, the workers were nice, efficient and quick. It took them about 7ish hours all in all and that worked for me. What I DID NOT LIKE was the fact that they left all the ducting in the front of my home. This was never communicated to me and I know this IS NOT the standard as I have gotten asbestos abatement done in the past. Not only was it not mentioned when I initially set everything up, Rubal Daniel (Project Manager) then proceeded to tell me that they recently lost their driver and that it would take 1+ weeks to pick that up. I live in an HOA and if I get fined this is coming out of the total price they quoted me. This is completely unacceptable and should've been mentioned from the get-go. A few days later I was called and the company offered their apologies but only after I initially left a one star review and sent a complaint to the Better Business Bureau - they did eventually pick up the asbestos covered material off my property. I was then given $100 off for taking down the complaint and removing my one star review. I then had an HVAC company come out to redo the ducting and the boots but they could not finish the job due to the amount of asbestos left over. I tried working something out with PW Stephens but they said it wasn't part of the contract so I was out of luck. Very surprised at the lack of thoroughness this company had. I used this company. They came out and did a decent job. My insurance company paid the bill immediately. Four months later I receive a mechanic's lien on my property. I call the gentleman who was my contact. He denied that it happened, but if it did it was just an accounting oversite. Nothing to worry about. I forwarded the information to my insurance agent who also called and was told that it didn't happen. I received a second lien on the house for the job that was already paid by my insurance. My insurance agent told me I was the third one he had received this month from them. Their accounting department is hot mess. If you use them, be prepared to receive multiple mechanic's liens on your home and threats of foreclosure for bills that have already been paid. read more

Had them out for asbestos removal before upgrading hvac unit and ductwork. Asbestos was left on a few of the vent boots. When I called to complain, they sent someone else out to complete the job; however, they did not remove the asbestos, only half way sprayed it with Kilz primer. read more

I am a property manager and I worked with this company twice. Everyone I dealt with at the firm was very nice, professional, and very knowledgeable in there field. When I worked with them in 2017 everything went great. However this last year was a disaster not only was my situation a disaster, my home being filled with black mold and contaminated from years of sewage over flows on asbestos flooring the job they cane out and did was poorly done and not even completed but yet there lab said I had the green light everything was safe . I trusted this and was moving back in with my new little dog , which my other dog had passed several months before because of our issues and I was very sick. So the outcome and safety of this job were very imperative. Well one month after being back in the home I removed part of a base board that was left behind and in a contained area the was under pressure and sealed off for one week, I found more black mold. I was horrified and very upset I was re-exposed and my new little dog who already had started to get sick and I already had been taking to the vet had been jeopardized as well. I had purchase a new bed and new furniture for my home . It was all lost , thrown away because of their negligence. We had a management changeover in my complex so now PW Stevens was working with them , but I never received any call back, no apologies , nothing. So I had endured vet bills threw all my new furnishings away , rejeapordized my own health and am still currently working closely with the vet. Considering they were working directly with me I consider this to be very poor working ethics and a job done very poorly . The came out and did containment for the asbestos in my kitchen (wall and flooring) related to a water damage claim. Daniel Rubal was very fast in getting back to me and coordinating a time to have the abatement done. We originally thought it would be 3days and it was finished in 1. My only gripe was that the refrigerator was locked inside the containment for 10days so i could not have access to any refrigeration or perishable foods; despite me asking the techs to move it out of the kitchen if possible. read more

Let me tell you a story not about the service but about the integrity and safety of this company. About a week ago~ 11/13/15 I was on my daily drive to work on Mission Blvd going towards Campbell (yeah... long commute). Here's the scene: about 100 feet in front of me is a large truck - those kinds that carry the logs in the back - and directly to my right is a PW Stephens work van with no car in front of it. Well, I did not want to stay behind this truck for too long (think Final Destination 2...) so I sped up to go in front of the van. Once I've done this, this work van began speeding up to me and basically tailing me for the next two lights. When we were both stopped at a red, I started seeing what looked like camera flashes coming from the driver's side. WTF? Freaked out, I bolt once the light turned green, and this van looks like it's made it a mission to catch me?? At this point I'm going about 60-70+ mph, weaving in and out of traffic (terrible, yes I know) trying to get away from dude, but to no avail. This van is right behind me. As this chase is happening, I still see camera flashes coming from the driver's side, so of course I'm panicking at this point. What did I do?! This chase goes on for a while and I believe I finally was able to lose him around the Mowry area. Obviously still shaken, I made a call to the company on my lunch break to tell them what happened. I spoke with a really nice receptionist, and I wish I had gotten her name. After my story, she had transferred me to someone named Steve MacFarlane, the VP of the company, who I reiterated my story to. He definitely wanted to get to the bottom of this (sounded like it in his tone) and made it a mission to get the story from both sides. He even told me he had a translator on hand as I guess the person driving the van doesn't speak English. Great, sounds like a plan. He told me I would be getting a follow up call regarding this issue by Wednesday 11/18/15 at the latest as he would be busy Monday and Tuesday with meetings. Completely understandable I say and I agree to wait for his call Wednesday. Wednesday comes, and still no call. Okay, maybe Thursday. Nothing. I called them myself today 11/20/15, and was told to call back again at 2PM as Steve was in a corporate meeting. UPDATE: Called around 2:50PM to find out Steve had left the building. I was able to leave my number with the receptionist (again) who told me she would forward the number to Steve. UPDATE 2.0: Steve called around 3PM in which I asked him for an update on the incident. Basically he outright defended his employee telling me all this stuff about how great an employee he is. Apparently from his employee's eyes, the reason he started chasing me was because I cut him off???? Even if I did, does that warrant the employee's actions to drive clearly 30 mph OVER the speed limit to catch up to me so he could take pictures of me for what seemed like the entirety of Union City/Fremont?? Totally unreasonable, unbelievably creepy, and extremely unprofessional. Sir, you have the name of your employer on the side of your van, is this how you want to represent your company? I thanked Steve for calling me and mentioned what happened to him calling me Wednesday. His excuse was that he has cancer and so does his wife so he had some sort of emergency appointment that day. I don't know if this is forreal, but the fact that he wedged this detail into his reasoning was totally unnecessary; a "sorry it's been busy at work" could have sufficed, really. In fact, throughout our whole phone conversation, it seemed that Steve had some sort of excuse for everything that happened (employee is a great worker and has worked here a long time, employee is bi-lingual and has his "papers" [what does this have to do with anything??], employee is married and because he's married would not do such a thing [married logic??]) By the end of the call, I could tell Steve was just done with this situation and rushing me to hang up hoping I would brush this under the rug. This is pulled directly from their company website: "It's important that we do our job effectively- not only for our customer's satisfaction but for their physical well-being and safety.... We are committed to responding to the needs of our customers quickly, while working safely, and providing a healthy environment for our clients, their families and our responding crew members." So why was my (among surrounding drivers') well-being and safety not a concern? In the end, the worker just got a "stern talking-to" and if this matter was so worthy that I should contact the police. Though I did get my answer, it still left a really bad taste in my mouth. There're just still so many questions, and that makes me worried about what kind of company PW Stephens REALLY is... On the day of the appointment, the folks who worked on our Attic were responsive and answered our queries. They were done in less than half an day and we got both the asbestos cleanup manifest and the certificate of cleanup too. Steve was really helpful in having all the things be put in place. read more

Stay far far far far FAR away from these guys. They did a *terrible* job on our asbestos tile removal and called me "crazy" for wanting to fully remove the asbestos mastic. They quoted $2800 to remove and dispose of vinyl floor tile and mastic using "3 dimensional scraping". As I now know, that's code for "remove a minimal amount of mastic and claim the contract has been fulfilled". After repeated calls and a visit back from a manager, I was told that this was normal and they could remove all the mastic but that would cost a ton of additional money ($10k+). I felt ripped off and taken advantage of. I consulted several other asbestos abatement companies and they were all appalled at the photos of PW Stepehens "completed" job. The remaining mastic was so thick in some places I could easily scrape it up with a putty knife! The most comical part of all was when the manager from PW Stephens told me "Don't do that, it's dangerous!" "I know," I said, "that's why I wanted you to remove the stuff!" I ended up contracting another company to do the job right for around $3500, a far cry from the $10k PW Stephens was demanding to finish the job. Do not trust this company. These people *never* returned their calls as promised. Most of the time, the call wasn't returned at all, I had to call back to follow up. They give you their cell phone number. Sounds great, only that they don't pick up the phone and the mailbox is full, so you can't even leave a message. Contacted the company regarding heat treatment of the entire house. After giving details over the phone, such as really small house size (under 500 square feet) the price quote came at $5400 - $5800. I guess I made a mistake of mentioning that I was in dire need and that another pest control company quoted close to $6000 which was ridiculous and prohibitive (and turned out to be a mistake on my part of misreading the quote!). After coming to the house and seeing it, the price dropped to $3400 - $3800. Thus, what was the first price about? Just suck out as much money from a person as possible? Due to their lack of responsiveness and price decided to go with another pest control company that gave a quote just below $3000. It looked like we had a date for the treatment and all was looking good. Unfortunately the pest control company contracts out to PW Stephens... All of a sudden, 6 days before the scheduled treatment date, the requirements for preparing for the treatment changed! They needed all of our clothing out of the house due to their density and heat absorbing properties. Give me a break. Concrete slab is a heat sink but clothing? The house is tiny and there is hardly any closet space at all, so the clothes are on the shelves in the bedroom. If you're looking for a company who preys on the vulnerable, is unprofessional and doesn't notify the proper government authorities, bother to obtain building permits or actually complete the job, then you might like PW Stephens, otherwise, if you're looking for a professional contractor, you should look elsewhere. We had the extremely unfortunate circumstance of losing our home to a fire, and there was lead and asbestos that had to be abated before the demolition could occur. My insurance company sent out PW Stephens and ERI for bids for the asbestos and lead abatement. I met with Gary from PW Stephens first, and was not impressed with him, despite having a confirmed positive test for asbestos and lead, the drywall was all ripped apart by the fire department, they didn't even put on a respirators and just walked through the house for 5 minutes. ERI came out, and they both suited in tyvek suits and donned respirators and spent 25 minutes measuring the house. I was way more impressed by ERI and told my insurance adjuster I wanted to go with them, unfortunately PW Stephens underbid them by 10k and my insurance wouldn't pay for ERI, so I reluctantly signed a contract. My nightmare began after they had completed the abatement, structural demolition of the garage, and removal of all drywall and insulation. They never bothered to obtain a building permit from my city, and that caused months of delay and tens of thousands of dollars in having to upgrade insulation because they couldn't grandfather anything that was taken out without a building permit. After learning additional lead had to be removed because we had to upgrade walls because they failed to do the basic legal responsibility of a licensed contractor and insure that all necessary permits were obtained prior to beginning the job. The original siding had lead in it, the stucco that was applied in 2013, did not contain lead. Even though the contract specifically stated the stucco would be removed exposing the studs and wrapping the studs in plastic, they didn't expose the studs, they simply removed the stucco, but refused to remove the lead containing siding. When I refused to pay for work that wasn't performed they threatened to file a lien, despite giving them an opportunity to fix the situation. I was fortunate in they did not follow through with the vain attempt, despite their false claims to the BBB that they did a file a lien. The reality was I had to pay another contractor to actually perform the work. What scares me is that they gave a false certificate of completion for lead abatement, and had I not followed up with a simple lead test kit from Home Depot confirming the presence of lead, it would not have been disposed of properly. SCARY what lead can do, and this contractor gives false reports endangering the public. The headache and the nightmare of dealing with the aftermath of PW Stephens was worse then losing my home and all of my possession to a fire. I have learned afterwards from numerous contractors that PW Stephens is notorious for underbidding and cutting corners and not completing jobs, but stating the job was completed and threatening people into paying. If my insurance company does not add PW Stephens a black list of contractors to never recommend, I'll have to consider switching insurers, they are a dishonest company and they prey on the vulnerable and don't follow safety procedures when handling hazardous materials. They did not set up a proper containment, the crew who was working had ripped holes in there tyvek suits and I doubt they followed proper procedures regarding how much area had to be tapped off when they removed the lead containing materials. Avoid these guys like the plague they are one of the largest and probably one of the worst abatement companies. I am hoping the EPA investigates there practices and they get shut down by the government to protect other people from this reckless and careless company. Don't trust diamond certified, they paid to get on it, and apparently hand picked a select few to receive surveys, their are numerous 1 star yelp reviews, and complaints on file with the BBB, this is not a company you want to deal with. If your insurance is pushing to deal with them, push back, and give them negative reviews and inform them that it is illegal to force to only accept the lowball undercut bid because they plan on cutting corners. Find your own abatement contractors and give those bids to your insurance and fight them until they give you enough money to get it done right. As a property owner, you don't want liability for improper remediation, and that is a huge risk you run if using PW Stephens, avoid them like the plague. read more

Nightmare! The initial crew left our home a mess after removing the asbestos tile. The did NOT contain the work area to prevent contamination to the rest of the house. They removed our hallway doors and threw them in a pile in the garage. Dust and dirt were everywhere. A second crew spent 4 hours cleaning up the mess. An air quality specialist had to be called in to make sure we could safely be in our home. The clearance was given a little after 11pm at night. Communication with the company was unprofessional. PW Stevens was recommended by my home insurance company when mastic was discovered by plumbers that were called to detect a slab leak. An area the size of two hallways needed remediation. Plumbers had removed a small amount of the floor and PW was to remove the rest of the hardwood and the mastic. Two guys came who did not seem all that experienced. It took over two days to do the small area. while they isolated the area, they did not protect my front door from the chemicals. When they left we noticed black goo at the bottom of our door and the door was delaminating/buckling. Since these were double doors, both doors had to be replaced. When I tried to contact PW about this they sent me back to the original estimator who provided a picture of our front door BEFORE the work had been done, trying to claim this was taken after work had been completed. When we refused to pay the bill, they told us the estimator needs to make the decision if they would compensate us. He never called back, and then several months went by and we were served with a small claims notice. To top it off, the asbestos/mastic removal looked like the photos that have been posted... partially done at best. Patch black mastic remained. These people are complete incompetent crooks. PWS is a company with old school work ethics and the agility of modern day requirements with extremely reasonable and competitive pricing. We had a mold situation in our condo, which was occupied with tenants. Not only we needed to remedy the mold situation, but we needed to do it in a very deterministic and short time frame to minimize the time the property was not usable. I can say with confidence that they did what they said they were going to do, in a timely and professional manner. They were prompt and responsive in their work and made sure that nothing else in the condo was affected as the result of this remediation. Steve, the owner, is the center of the entire operation and he is there 100% when there was a need. He is knowledgeable and courteous. For example. when I had an idea to remove the carpets by myself (to save some money) he respectfully accepted my decision but proceeded to explain why that approach was going to increase the risks of spreading the mold on a technical level. I decided against my own idea, because he took the time to explain in detail the reasons in the field that I am not an expert in. Steve also had to step in and resume the operations when one of his field PM was suddenly not available during our process due to some illness. This was key, as we were under a very tight time schedule. He personally moved the process forward and made sure that everything was in order. Finally we remediated our Condo from mold and got a passed clearance test result all in time and within budget. BTW, I interviewed over 6 other companies and PWS provided the most reasonable quote both in price and the scope of the work that really needed to be done. We just bought a house, which needed a new furnace. Before the old furnace could be replaced we needed to remove asbestos around the unit. The HVAC company we went with recommended P.W. Late in 2013, I experienced a boisterous sales estimator who in hindsight seemed more like a p. r. guy trying to spread good will, ahead of a miserable experience to come. He basically just wasted about an hour or more of my time with off the subject small talk. Never saw him again. Very unimpressed with their mostly absentee crew of seemingly very low end workers without much apparent (if any) supervision or abilities. They dragged out what could have been a few days job for closer to a month while they are mostly not even present. They kept failing inspections by an environmental firm that couldn't sign off their work multiple times for multiple reasons like parts of job weren't done at all and job not completed per scope of work. When they claimed to have finished the final time, it looks like another remediation company will need to attend to a lot of incomplete work and to damages they caused and left. p.s. Only after they'd moved in their equipment and taken over the premises, did the environmental firm representative say that this firm is known to use their low bids to get contracts. Environmental firm contact said he really does not like following this firm due to their bad or non-existent communications and repeated failures to perform like written above. I would have preferred the environmental contact tell me this all up front rather than after the fact. The HOA hired this company, not me. Sure wouldn't recommend this outfit. read more

The worse was when they destroyed crown molding and wallpaper in a bathroom instead of removing a ceiling within the molding. They are refusing to pay for replacing the wallpaper. read more

The PW Stephens estimator, Bill, came out and measured the moisture in the ceiling, which wasn't much. Said we didn't need to tear everything out. A friend of mine recommended PW Stephens to remove 'popcorn' ceilings in two houses for me because they were Diamond Certified. I had the Sales Estimator meet me at one home for a quote and then he went to another home for an additional estimate. The Sales Estimator gave me a verbal quote for the first job, but it was like pulling teeth to get the other estimate (which I never received) even after I agreed to the first estimate. I left a message for him that I was ready to move forward and after four days and another message he said he would call me later that day. Two weeks later I'm still waiting to hear from him.
