    Worst possible company to deal with. They will rip you off. I rented a property from them for 1.5 years. The property was unclean and in disrepair when I rented it. I had to call multiple times on move in to get them to address issues. Then when I moved out I cleaned everything the only areas I didn't do in depth cleaning where under kitchen sink and fridge even then (see attached photos of condition at move in) was better than when I got it. Upon moving out requested several times for walk through was told they would not do one while I was present. After 6 weeks of call got my deposit check other than expected prorated rent they had the gall to charge me for cleaning, half a painting charge and a rug cleaning charge. I invite them to post dated pictures of property condition when I moved out. I have dated pictures of condition when I moved in...

The manager is not a people person. She is rude and unprofessional. She discriminates against people and APPLIES THE RULES DIFFERENTLY; she is more lenient with certain people and more strict with others. If rules are changed in your contract (therefore your CONTRACT IS CHANGED) she DOESN'T CARE TO INFORM the tenants. She gets in your house whenever she wants no matter what ! You can be naked in the house, taking a shower, sleeping, or doing whatever, she will just get in ! Also, she lies to you. If you have an issue, just ask to talk to the owner. BUT be careful: when asked for the owner's phone number, she tells you he is out of town and cannot be reached for the next week or so (which of course is not the case). WITH A DIFFERENT MANAGER (one that is fair, applies the rules the same way, does not lie in your face), THIS PLACE WOULD BE GREAT ! I do know at least 3 families that MOVED FROM THE COMPLEX BECAUSE OF THE MANAGER. They refused to deal with such a rude person.

You get that unpleasant surprise after signing the lease on your move in day. They consistently failed to address repairs and maintenance in a timely manner. Basic issues like water leaks, appliances issues, and shower tiles were ignored for weeks/months, leaving us in uncomfortable and frustrating living conditions. It took 2 months for a water leak and bathroom repair. The lack of responsiveness and disregard for tenant well-being is simply unacceptable. Save yourself the headache and find a more reliable place to call home.

The new manager will yell at you from across the grounds and make a scene. Maintenance personnel and companies are a revolving door since they cant get approval from corporate for proper payment for repairs (see AC comments-they wont pay a company for 30 days, so no one wants to work on facilities.) We have had a hole in our laundry room ceiling for more than a year and a hole in our bathroom for going on 6 months because it's not a "priority" to them since it's not causing damage. Our shower valve has had issues for months, front sink hasn't been addressed in our bathroom for months and the AC has gone out 5 times in a year all of which taking a month at a time to fix since they cant keep a decent maintenance company or person on payroll. (This is corporate but management doesn't help one bit with their 1-3 priority list ) we had expressed permission to park by our window from last 2 property managers, year and a half, and the last 2 leasing managers due to our electric car and there not being outlets exterior for charging but since new management started.... we are being threatened to be towed. (Weve been here going on 2 years now) If you want a bug problem go ahead and move in. if you want to be yelled at just drop a deposit. Ever since the property manager got promoted this place has just RUSHED downhill like an avalanche. look somewhere else as this mid 70s apartment complex needs to be leveled and rebuilt.

They let you take one on one time with the goats, pigs, and sheep. The highland cows are great too and they give you plenty of treats to feed the animals. Close to Falls Creek Falls, but also far enough to feel like you can disconnect and enjoy.

The space we stayed in was a small apartment over the garage, and it was good for three women and a 7 month old baby. It was clean and well appointed! We got to interact with goats, pigs, mini horses, alpacas, dogs, cats, highland cows, chickens, and sheep.. it was truly magical to watch the baby interact with all the animals! They were in our backyard, and insanely quiet. I assumed the animals would be heard at all hours, but I didn't hear them once! The only downsides were there wasn't AC in our 1 bedroom apartment, just one window unit in the kitchen. I'm low maintenance except when it comes to getting too hot, so no AC in the bedroom made me nervous. Thankfully they have ceiling fans in every room so we just cranked them up and left the bedroom door open and were comfortable even in the upper 80s. Just something to note if you're sensitive to heat like I am We loved our trip so much that we're planning to come back soon! Thanks again for a wonderful stay with such gentle and sweet animals!

    We only rented from Steven's Realty as a last resort. We already knew they had a bad reputation,…read morebut we didn't know it was going to be this bad. And now that we've lived it, we feel like it's our responsibility to warn others: rent from them only if you have absolutely NO other choice. Here's what we experienced: * We were given only one working key at move in. The others left for us (that they left in our mailbox and didnt bother to tell us about btw) didn't even work, which is both a security risk and a basic failure of preparation. * Our front door DOESNT EVEN SHUT, weve been trying to get it fixed for the month and 2 weeks weve been here, the fix they DID do was half assed, and on the 4th the door stopped closing AGAIN and that night one of our kitties escaped and we havent seenn her since. You can literally see chunks of light through the gaps and when it rains, water pools inside the duplex. * The apartment reeked of wet dog due to uncleaned carpets, something we raised concern about multiple times before signing the lease and signed only under terms of the carpett being odor free. We were promised it would be addressed. It wasn't. Even after move in, we followed up again and they did nothing. The office ghosted us, ignored work orders, and took zero accountability. We have full documentation and photos of everything. This wasn't just miscommunication,this was neglect. I didnt even MENTION the roaches!!! If you're even thinking about renting from Steven's Realty, please know: You'd be better off doing week to week at a motel than signing a lease with these people. We do not recommend them under any circumstance. Unless you're absolutely out of options. We're sharing this to save someone else the stress, the health risks, and the total lack of support we are going through. You deserve better than this.

They refused to address issues of mold in 3 rooms, leaking a/c unit that caved in the wall beneath it, but wanted to charge me $75 twice a year to do inspections. Had tocall the fire department to report the a/c unit as it was leaking into a wall outlet which presented a fire hazard. The mold was a bad health hazard which resulted in several health conditions on my part. They want over $1400 for cleaning costs to an apartment they are gutting to remodel. They have even stated repeatedly they had no knowledge of the problems even though it was their inspectors who reported them twice a year. All Stevens is interested in is how much money they can extort from their tenants. DO NOT RENT FROM THESE LYING CHEATING HYPOCRITES ! Unfortunately, the first year of our lives together was often unnecessarily stressful due to the negligence and overall laziness of this rental company: Let me run you through some senerios that we had to deal with as poor college students and naieve first time renters: 1.) Broken toilet. Pregnant wife. Numerous calls to office over a period of three days. No one shows up. I involuntarily become a novice plumber. Problem solved... 2.) Torrential rain. We notice water flooding our kitchen. Leak seems to be adjacent to window unit AC. Numerous calls. No one shows up. I consult YouTube. Trip to Lowe's. Leak fixed. Lost 3 hours of study time that day... 3.) Cockroaches everywhere. Office called. They tell me to clean my already immaculate living quarters. I end up staying awake night after night spraying roaches off my walls. I will probably die from cancer now... Stay away, if you have even an ounce of common Sense. Rent from. Falcon or Hampton Creek.

(One of the times my front door was busted while I wasn't home.) I had a giant hole in my ceiling for like 2 years that leaked into my bathroom and was destroying my stuff and my sink but all they'd say was 'oh we'll fix it" and it never happened. I fixed EVERYTHING I could on my own. I replaced the sink more than once out of my pocket. I also complained about the door being swelled to my bathroom and no one would come fix it even though I told them it could be potentially bad news for the floor - 1/2 way into my stay the tiles started cracking due to it. The last year I was there they decided to start doing "inspections" even though I was paying over 500 bucks for my place. I didn't live in the projects, and I refused to be treated as such. What's the point of inspection if they refuse to fix anything? Obviously it was an excuse to come go through my stuff. Don't believe that's why? ask around. If you leave they WILL unlock your home and go through your stuff - I know of two incidents where people came home to their stuff being gone... one from someone I know and and another from coming across it online. I had a 1k D-SLR go missing, and I can't imagine where it could have went since it was on my dresser, and then it wasn't. I am also pretty sure any money I was giving to the man coming to pick it up from me, was going into his pocket. I say this because everytime I'd call to say I was bringing in my rent - he'd refuse to let me come into the office to pay it and had made comments about how he doesn't want me to come in because it's "his money" because "John owes me money". They were also very unprofessional as far as my 'gender' goes. The guy coming to get my money on several occasions and without confusion made it clear that he was very into seeing me naked or talking about my 'tits", this is ALSO not a new thing. ask around = you'll find that this is ALSO very common with the younger girls. I know two other women who had this problem personally. Oh, and for the BEST PART! I am a 105lb female coming in at 5'0 tall, and atleast 1-2 times every three months I would be in the bathroom/shower/changing clothes/etc and I would hear a knock at my door which I obviously cannot anwser at the time... then, I would hear MY DOOR OPEN AND HE WOULD COME INSIDE. It gets better, I had to put a knew lock on my bedroom door because after he was inside? HE LET HIMSELF INTO MY BEDROOM. I finally had enough, packed up my stuff mid-month and got out of there. I saw the guy who comes to get money my very last day there and things were friendly, he came into the apartment - and I have about 4 witnesses(three were there to help grab the last load and 1 was a neighbor) who saw him come in and all he asked was we bring in the key. We lost all the keys so we never brought it in, but next thing I know? Apparently, everything I am complaining about I GOT blamed for. I'd never known this if I hadn't called into another rental place because I was planning to move back to Tennessee. I was expecting a clean slate based on my previous time living there - boy was I surprised! Like, I personally went up to the roof and jabbed holes in the ceiling. Yeah right. I admit I didn't sweep or vaccuum when I left, which is why I gladly gave up my deposit. I would have vaccuumed but I misplanned the move and the electricity was off a few days before I was finished. My couch also left white streaks on the blue paint, and there was a spot here and there from where I'd pushed stuff against the wall too hard - etc, but I made sure to fix ALL OF IT and all it needed was a coat of paint (which again, is why I left my deposit even though most places paint after someone who lived there as long as I did leaves anyways.) I really wish I had taken photos. I probably do have some photos of it, but not of stuff I REALLY needed to have photos of. I KNOW I have VIDEO evidence of the horrible bathroom-flooding leak in the ceiling. I also forgot to mention when I would be going through stuff for the season change and set my air conditioner outside...their mexican cleaning crew TOOK IT. Oh, and I randomly found syringes outside the place in the shared parking lot, and the neighbor at my back door was a section 8 resident who would get insanely high on something and would be blacked out acting insane on my back porch. On one occasion she went around the neighborhood at like 4-5 am harassing everyone and eventually was taken away by the police. That's all I can think of right now, SO BEWARE.
