My basement had flooded due to a burst water main, and I was suspicious of some of the charges listed on the mitigation invoice. After seeing Derick's offer to help another Redditor, I immediately reached out to him. Derick meticulously reviewed the invoice with me over Google Meet (we're in different states), and he identified line items where I was being double- and in some places, triple-charged. His knowledge of flood mitigation services was evident from his initial estimate of what my sq ft cleanup would typically cost for the flood category, and throughout our discussion of line items. The invoice took about an hour to go over, and Derick promptly answered all of my follow-up texts with questions. I knew there was something not right about the bill, but I didn't understand the extent to which I was being overcharged. Derick not only identified billing "errors" but he also took the time to explain the nuances of the charges, ensuring I had a clear understanding of the services. Derick was professional, approachable, and genuinely committed to making sure I had enough information and understood what I was talking about to refute invoice items. These guys were great to work with. I had 3 different companies come out to give bids. First…read morecompany said I needed a new vapor barrier, a trench dug, sump pump installed along with some other suggestions. They even had a charge of $400 just to lay the plastic down from crawlspace to front door. (that's not just included?) 10k bid. Then the next guys came out and stated basically the same thing, but as the guy came out of the crawlspace, he exclaimed, "Wow, is it ever MUGGY down there...!" His bid was for the same french drain w/ pump but also wanted to do a baking soda sand blast treatment of sorts. He didn't show me any pics of the mold that he said he found. I've been in my crawlspace about a dozen times, and never saw any indication of mold or past standing water signs. He bid 14k! Then, I had Colton from Your Crawl Space Guys come out and take a look. He basically said that he didn't see any water lines on the foundation or any real other signs of standing water issues and that a french drain and pump wouldn't be necessary at all. Just needed to patch up some rodent entry points, replace the vapor barrier, and remove some rodent droppings and debris. 2k. He said they would throw a drain and pump estimate on there just so I had the numbers if I wanted to go that route. In the end, I had them add on some rodent disinfectant service and I wanted them to remove an old abandoned oven vent and patch the hole. I spoke with Rich at their office and we went through all of the work to be done in great detail, so that there were no false expectations or extra fees, etc. He was extremely helpful, fair priced and honest. I think removing a large section of vent duct work from an old oven and then patching the hole with concrete is easily worth $100 bucks. Very reasonable. Patrick came out with another guy on the day of the work and was very communicative and knowledgeable. He was able to confirm that the existing pipe in the crawlspace was in fact going to the low point drain and the drain was functional with a one-way valve that was working fine. He removed the abandoned oven vent duct work and patched the hole with a nice concrete and mesh patch. All of the rodent droppings and contaminated insulation was removed and a new vapor barrier installed. During the work, he pointed out that there were large gaps where rodents could come through by the furnace in the garage and the crawl space. They went and picked up some anti-rodent foam and sealed all of those gaps with no additional charge. My crawlspace is a 100% beautiful now. I would definitely recommend these guys to any family, friends or strangers. They are reasonably prices, fair, and best of all, HONEST. Don't bother looking anywhere else. Then explanations changed?…read more We asked Your Crawlspace Guys to come back out after they worked on a wall, but it was still showing movement- we were told that they didn't know the problem was to the extent that it was(1 inch cracks appearing throughout as time went on in the summer) didn't know so much shifting would occur, and didn't have the tools needed to truly fix the problem, but that it would be a reoccurring issue due to the groundwater levels and yearly settling. Other back and forth continued for some time, and once a dissatisfactory review was posted online, their explanation changed. It changed to they knew the issues at hand, but they weren't hired for THAT, so they didn't fix it. Instead of acknowledging my complaints individually, the owner places blame on me and apologised for ME "being unrealistic" - AFTER THEIR OWN WORK INVOICE SAID IT WOULD DO SOMETHING THAT IT DIDN'T. They also claims they did the work for the sellers, and not even me and my partner....as the estimates, and invoices have my name listed on it, as well as my partners(name highlighted in green on attached photo). If they really didn't do the work for us, I would have expected him to hit back with "I couldn't find you in the system" like they have on other negative reviews. I also would have expected them to decline to even come back out to our house, if that was the case. The owner also claimed the company replaced a vapor barrier for me at some point, maybe they meant at closing?? but their response made it seem like they did it as some sort of courtesy sometime after the intial work was done. They either failed to communicate yet another thing, or they made up info to try to make a negative google review look better. We might never‍ know lol. They have so many positive reviews that our experience truly has us scratching our heads as to why our experience has sucked. If my partner worked on someone's car, but the same car came was back within 6 months, with even more issues, and all he had to say "sorry your car is failing, but I didn't know it was going to get to THIS extent, and I don't even have tools for this", he would still be held responsible in his position. It's been nothing but a headache for the last year, I can't go into my garage without feeling frustration and wishing we had gotten bids elsewhere instead of taking the route we did. I recommend going elsewhere for foundation specific issues(they do fine with crawl space work), especially if you're getting work done before closing/using escrow. That, or make sure to physically be present during all conversations and scheduling regarding what's needed so that questions can be asked and stories, blame and explanations can't be shifted later.

However, we eventually signed paperwork agreeing to self-fund the project specifically to eliminate those obstacles and get the work completed. Despite that, the delays have continued. Communication and project management have been incredibly poor. The team has been consistently unresponsive, has confused our project with other jobs, and has repeatedly sent subcontractors to our home who either had no idea what they were supposed to be doing or arrived with a completely different understanding of the scope of work. Based on conversations with various people who have been in and out of our home, I've gotten the impression there may have been some internal management changes, which could explain the disconnect. Regardless of the reason, the lack of organization, communication, and accountability has been unacceptable. It genuinely feels like no one is overseeing the project, and we've been left to constantly follow up, clarify details, and coordinate work that should be managed by the company we're paying. Remediation is already a stressful process for homeowners, and the last thing anyone needs is a company that makes it significantly more difficult.
