We just moved to Punta azul- our first week. Today we tried the food at their restaurant and oh Lord, the food was worse than 7 Eleven- super pricey! For two of us we've spent 75.00 dollars and I only ate the fish which was okay. The fish was supposed to come with rice and instead the gave me fries which i couldn't eat because they were not only cold and greasy, but how dare they decided to give me what they wanted. I put a deposit down to purchase a house that fell through on construction. It was halfway completed. I put a decent deposit down and sign a contract to pay cash in 15 business days for the home. They insisted that a deposit would hold the house for 15 days. Unfortunately that was a lie I made a special trip down to Rosarito to show family the new home while I waited for my bank to fund me the rest of the money. When we arrived only 8 days into my 15 day hold, a man was at the home and asked why I was walking into his house. We told him we put a down payment on it and it was going to be ours. He claimed he paid the entire amount and it was his house. So we all went to the office and yes they sold it out under my contract and deposit to someone else. Do not do business with people who can't even keep a contract or their word! Waited over a month and still have not received my deposit back. Also they literally text and called me everyday if I had the money yet for the home like desperate to be paid. It's fishy. Development is beautiful, tennis stadium open, tennis courts open, sushi bar inside pool club house opens next week, looks like there's about 30 houses built set and done, over 1000 land lots available for one to buy and start building. Unfortunately I'm only renting for vacation and as a contractor looks like the new installation of pipes for sewers will cause major problems as the developer is not buying correct sizing. A lot promoted as in schools, addition of other pool clubs, and also a food mini mall higher end vending. Don't think I'd invest until fully operational I'll give it another 10-20 years. read more

Yes, the only service we have from the city is electricity. Yes, it was very uncool what Aries aka Punta Azul did to our neighbor who was providing internet, i was very upset about that since we don't see Aries/ punta azul going out their way to providing us w internet. Yes, we have to have a truck ship in water for $450 pesos at a time, which I require it 2x week. Yes, I have to have sewer waste removed for $400 pesos 1-2x a week. HOA is $20 and it includes trash removal, security and all the comunal landscaping. 1st club house shall be done in 2 months (April-May 2018) Aries says. It looks about 85% done and it looks really nice. It's been taking a while to get my road paved as I been here 3 years but it looks like they're heading this way. Neighborhood paving is about 70-75% completed, and is now February 2018. read more

As of July 2017, the developer is advertising in a show taped about 3 years ago on channel 12 @ 10:30 Saturday saying that all services are connected. As of July 2017, we have no city connections to water, cable, telephone, internet or sewer. We only have electricity. Most services have to truck in or out at cost of water ($100) sewer ($40). Satellite internet ($100+, Satellite TV ($120) per month. Electricity ($40-$60) per month. Over $400 per month in services. A local home owner started providing internet service ($20) to us locals about 3 months ago. He upgraded his antennas about 2 weeks ago and now he gotten a letter from developer legal that he to stop and remove his antenna. Yet the developer two sales offices with large antennas. Only about 40% of the roads are pave after 11 years. Once about 3 years ago after heavy rains my truck got stuck in a ditch and suffered damages and the developer refused to compensate me. As a real estate broker, I have tried to sell my property for 5 years what I have invested and no luck. Had one offer at 50% of what I was asking on a easy payments. I believe you should receive what you pay for and what you were promised. From speaking with others in the community, they've had the exact experience I did. When you are a potential buyer, you get the red carpet treatment. After you purchase you will be jumping through hoops, and if you don't build your home with their company they will give you a HARD TIME approving every inch, spec and even color to get your home build. Also, they are constantly changing staff so it will be rare that you find the same person you spoke to in the near future. At this moment there are many discontent investors because they gauged the monthly maintenance fee from $50 to $120 a month for adding cameras and connecting water to your home. Yes it is a necessity but the spike is to high especially during covid when many were affected financially. Lastly, very nice club casa if it was big enough to hold at least 50% of their members, we need 3 or more of those for the entire community who most of the time bring their friends and family (which is a good thing if everyone could fit).
