They will approve you with conditions, take your deposit and wait until you are last the time the you can get your Earnest money back to tell you that you are non approved. The company is so incompetent they will have you paying all types of things off on your credit, running up the origination costs/loan processing fees each communication with you. My origination fees skyrocketed from $1200 to $12,000 in one month. Taking all of the money they supposedly promised as incentives, only for them to deny me. I wasted over a year of my life trusting them, doing everything they told me. I just knew I would have a home, now I have lost the home I was renting because my closing date was the last day in my rental. Further, they took my $10,000 earnest deposit. DO NOT let them trick you into going with their mortgage company you will end up losing your down payment money, current home, and sanity. read more

We signed to buy a house February 28, 2025- just before the market took a nosedive. We were told by EVERYONE our house in a gated golf course community would sell in a week-- it still hasn't! My wife and I are in our 60's and we have had to live in a sterile environment since then, with our house on the market! It's horrible! I'm a 100% Disabled American Veteran. I know PULTE doesn't really care about us and I know they are going to try to keep as much of the 25K of my deposit as they can. We are in a contingency, but thanks to the Fed-- our house will not sell. They charged us $300 to run our credit and today I got a bill for $525 -- for THE HOUSE WE CANNOT BUY! The base price of the house was 420, but if you want doors with locks, windows, and electrical outlets it goes up! Ours went to 490. We are so stressed out it's killing us. We live at the beach & we've spent this ENTIRE SUMMER dealing with this! NEVER DO A CONTINGENCY!!! Just sell your house if you want-- then look. This has been an ABSOLUTE NIGHTMARE and all PULTE has done is EXTEND our contingency. We've had to lower our house $50,000!-- Are they going to lower theirs due to the market. I think not. The beginning is nice, and everything is possible. You need to shop to negotiate a rate, as they are on the high side. The underwriting process is a pain with a lot of letters that I have never done before in my previous four houses. THE BIG ISSUE: They told me that I could do a recast as I was closing in my other home while moving to the new one. After 30 days of closing, I attempted to recast, and they said I could not because they are only a temporary lender. I spoke to 2 people, and both said yes, I could do it. Now I have to wait at least 30 days to negotiate with the company that is buying my mortgage. read more

-0 stars if possible Leo Cano (California) refused to give a quote estimate after escrow money was given and Only when he found out that I was shopping for other lenders provided an interest of 5.125% vs 5.875 = 0.75% difference. The next loan officer said it's typo on key strokes when 1,2 and 8,7 are on two opposite side of keyboard (and to do it twice) and misquote interest rates that everyone focus is a poor excuse. Dan Boyer (Colorado) Loan officer was unable to keep up with contract changes of a $30k difference & the loan processor (Theresa) inaccurately accused of not signing initial documents (eventhough it WAS totally WRONG amt) but but PG system doesn't process portions of it nor do the loan ppl work together to pass on docs (general disclosures) sent directly to the loan officer. This Lender bundle disclosure w/ loan #s that can change like incorrect solar prices or PG home insurance quotes of $800 in CA but PG insurance affiliate did not honor amt 7 day prior to escrow because it's really ~$5k. I literally signed 3-4 sets of documents 27-72 pages (of incorrect #s to keep things moving) but the (Theresa) loan processor was unable to find. Once the correct #s were given I signed it within 5mins (or an hr) like all the other documents with correct #s. The Lending team kept on missing my desire dates to move in earlier 3 times (20, 25, 28). Even though, the loan officer knew of urgency to close ASAP , he didn't send out the FINAL correct loan amt the same day nor work sat or arrange for a backup. Instead, sent it at 4pm on MON (when he's 2 hr ahead in time zone) and used the regulator 3 day as excuse for moving the closing date. I even made an overpayment to escrow of $4k to factor in actuals to keep the 28 date. The lender purposely puts it on the 28 to push the closing day to the 1st. This results in 30d of prepaid interest $4k which is a profit for the lender who then sells your loan in less than 20days. Even after closing, I still got incorrect loan contracts with the wrong loan amt and % interest. In addition, the builder lender inflates prices/fees vs. other lenders that any incentive amt remaining is very little. It also forces to use a higher points rate or if incentive not used for any closing related cost (which excludes SOLAR purchase) the remaining amt is deducted. Add the $4k in prepaid interest + extra rent because you can't move before 1st of month and the cancellation charges for movers since the lender has no intention of moving dates in. Factor these cost plus the inflated fees to really see if it is worth the trouble. If solar is not part of the contract and states anywhere as "lease " on the contract even if it's purchased the federal rebate can't be used by the buyer. The appraisal took 14days after conditional approval using the builders lender. If I had to do it again, I would go w/ the higher interest and forgo the builder incentives (that aren't really there since delay tactics were used) to profit on "prepaid interest" for an entire month. Due to delays, I had to drive 2hrs to get keys to assure the movers could get in but the keys provided didn't work. A week after moving in, due to incorrect initial install for a brand NEW home, the bathtub flooded the adjoining room (where stagnant MOLD water mixed w/ grey water). Although I ran hepa filters throughout the home upon moving in, that our nose/eyes kept running until the leak was found. Make sure to get a GOOD buyer agent (on your 1st visit) who is familiar with the process/documents/area, I would not go into this alone no matter what the builder says and if everyone did this it will assure fairness to the buyer. You are going against a TEAM, so need your OWN team. read more

I have never experience this level of professionalism and experience in the mortgage industry, like I experience with Pulte Mortgage. My loan officer and loan processor were great to work with. My loan officer Ryan, shared so much concerning interest rates and what I needed to do for him to help me get the ideal monthly mortgage. He gave me information on what things I could do to improve credit score. If at any time the purchase price changed because I was upgrading things, he notified me to make sure I stayed in the price range for my monthly mortgage. He was phenomenal to work with. I met a Pulte friend! Now let me tell you a little about my loan processor! Yes, the officer and the processor works with you to get you approved. My Loan Processor was Brenda and when I tell you she did not have me going back and forth with what documents she needed. She was so awesome. She explained that about 30 to 45 days out she would run the data again to verify my status is still the same as we last looked at. She checked on me even when she didn't need a thing. She was just as excited for me as I was to be approved for such a beautiful home and community. Pulte Mortgage has set the bar very high as far as im concern. I wished I read the reviews and experiences others have endured before embarking on my journey with Pulte. Initially, I was informed it would be a fairly smooth process to close given where I ranked with my credit and income but I was abruptly steered into frustration when things started to shift negatively. Clay Wotton & Merrick Morriel were my loan officers and appeared pleasant and professional in the beginning. When my file reached the underwriting process, the communication became terrible. I was no longer able to reach either person in a timely manner, I wasn't getting updates frequently about my loan (after they had knit picked verifying my salary). I was denied the loan without valid reasoning, then advised that I would stand a better chance with a co-borrower. So I did, and unfortunately it was the same experience with a co-borrower which ultimately led to another denial. This process lasted 2 months of frustration and unprofessionalism, but what God has designed to be for you, no one can take from you. I ended up closing in under 8 days when I went with a different lender that didn't even require most of the documentation that Pulte was asking for. Better training for your loan processors. The multiple requests for the same documents that have been uploaded on your portal is very frustrating. What's the purpose of the portal? Why does it take 3 months to get pre-approved? They treat you crappy thinking you can't go to another lender because of the incentive the builder offers for closing cost. Big mistake because there are definitely exceptions when you guys make it so easy to allow those exceptions..Go figure. Please run, there are plenty of lenders that will treat you much better and approve you within days. read more

Stay away from Pulte Mortgage. We used them because our new Pulte home salesperson said we had better chance of getting our lot and would receive closing cost incentives. Our closing has been delayed 3 times now and we are still not closed. They request documents, wait days to look at them, then email you at the end of their workday to complete "today to not delay your closing." They base today's decisions on their information from month's prior, without taking the time to update their records or contact us. No detail whatsoever in the loan officer. Today our closing was delayed again because they asked about a credit card with a $300 balance that was paid off months ago. They again want documentation that our down payment came out of our other account. Crazy, we are professionals with careers and have owned 4 homes prior with no issues. read more

Pulte Mortgage stole $3,644.10 from me by locking me into a rate I did not legally agree to. Ken F. is the branch manager at the Dublin office, and he and his team are more than happy to lie, steal, and defend their actions in order to squeeze as much money as possible from whoever they can. Most egregiously of all, they used phone call voice recordings between myself and the loan officer to justify their actions, without my ever agreeing to that method of approval. No fine print, no signed documentation, nothing to indicate this was ever happening. Based on this experience, I would never trust them to handle a single cent of my money, or to step a foot on my property. They have shown themselves to be thieves and swindlers. DO NOT USE PULTE MORTGAGE. Use another lender, who will almost certainly match Pulte's "closing costs" waived fees, and do a better job of defending the rushed construction jobs and unfinished work before you move into your house. Extra credit: The photos are from June 2022. It has been seven months since closing, and our yard is still covered in garbage, gutters still hang off the roof, and there is no sod, leveling, cleanup, sod, or weeding on the property. Other properties in the community, which were still empty lots during our closing, have been almost entirely completed compared to our property. This would not have been better by using their mortgage company- actually, they would have been paid the full amount for everything, instead of having some held back in escrow until the work is completed. read more

I liked the way Ashley and Elizabeth helped me throughout the process. Both are very kind knowledgeable. The Putle mortgage worked with the builder and the incentives only apply if I go through them. They knew that and their interest rates higher than rest of market. It almost feels like builder gives incentives with one hand and take it with the other via Pulte. Their logic still you are the plus side by few hundred bucks. Still you end up being bit disappointed. But the people and the over all process is much quicker than the rest. read more

I wish we would have read these reviews before starting the loan process. We're six weeks in and have been asked for the same 20+ documents over and over. Every time we are asked for something their numbers regarding our income have all been incredibly incorrect. They seem to just be making up an income for us despite all the documentation. No one seems to be communicating and we can't get answers on anything. They keep telling us we MUST sign a document with incorrect info as a "formality" in order to move forward in the process. I think at this point we're going to have to find another bank that is actually competent since we're running out of time. What a bummer since we were offered a huge "incentive" that was one of our main deciding factors in buying this home. read more

First. let me say that I have closed on 8 homes in my lifetime. I have never experienced such gross incompetence as with this closing. My husband (Toby) responded to each request for paperwork, tax forms, letters, proof of ownership for properties and every time he responded within 24 hours. Sometimes he was requested to resend the same thing because they could not find it. We have documents that show our closing date would be June 18th. Even our realtor was told that we were closing on June 18th. Ben Ulrich told us we were scheduled to close on the 18th. Janet Bohanan-Moore also told us we were set to close on the 18th. On Friday June 14th at 5pm we got a phone call from Juliana Pell who was filling in for Nicole Albertin. She apologized that this was such a late request as she knew we were closing on Tuesday. She needed about 6 things. A couple were things we needed to get from our CPA. Who, by the way, works 8-5 Mon-Friday! It was a little late to be asked at 5pm on a Friday. They wanted a letter stating that if I drove from Georgetown to Houston to work that I could stay with one of my doctor friends for free! Really!!! I work 3 days a week in Houston. I have a home in Kerrville that I go to on the weekends. I still own a home 5 minutes from my office in Spring, Texas. Why would I stay with a friend when I have a house? We tried to explain that we are slowly transitioning to retirement and I will take approximately 2 years to close my practice. How embarrassing!!! This was totally uncalled for! Toby inquired of Juliana, "I hope this will not delay our closing on Tuesday". "No sir, Nicole will be back on Monday, and we should be good." Well guess what? On Monday, we were told that I had to ask a friend to write a letter stating I could stay with her for free if I came to town to work! This is a busy doctor that had to stop her day to help me out so we could close on Tuesday! I have a home and IF I did sell that home, I would pay off this mortgage as I really don't want a loan at all. It DID delay things, because of all these late requests, we found out a 3pm on Monday that we would not close on Tuesday. The answer we got from Nicole was, "gosh we are sorry if this inconvenienced you". ARE YOU SERIOUS? At that point, I felt humiliated, cheated, lied to and wanted NOTHING TO DO WITH ANYTHING PULTE! We did not get an actual amount for a closing cashier check until after 5 pm on Tuesday. Hey, guys!!!! The bank is closed now and will not reopen until Thursday because Wednesday June 19th, was a federal holiday. Now this may seem like no big deal, but it was to us. It was one screw up after another on Pulte Mortgage's part. I closed my practice for Tuesday, Wednesday and Thursday intending to be moving on Tuesday. This cost me a lot of lost wages. We had scheduled moving company for Tuesday morning. OF COURSE, we had to reschedule them late Monday afternoon (remember we did not get confirmation until 3 that we were not closing). These guys lost a day of work, and they could not promise they would be available at the drop of a hat as we still did not have strong confirmation of an actual closing date. We were told by Nicole that it could be Thursday, Friday or even Monday before we close. We had scheduled delivery of a washer, dryer and 2 TV's from Best Buy for Wednesday but now we had to cancel. We had paid for custom shutters as I wanted them to be installed the day we moved in. We prepaid for these shutters and had them come out and measure each window. We had to cancel the installation as well and the next date is in JULY!!!! We scheduled cable hook up for Wednesday. We had to cancel! We signed this contract at the end of March, Pulte's lender had all the time in the world to see that we have the highest credit score, that we had properties paid off and no debt. I own my own business, all the equipment is paid for, we have no car notes. Why wait til 12 hours before closing to tell me we aren't closing. We started asking at least a week before the 18th. "What time is our closing?" ANSWER, "We will get back to you." If I ran my business like this, I would not have any patients return. They would be mad enough to leave bad YELP reviews. Well, guess what? That is just what I want to do! I have NEVER experienced such poor customer service. They actually don't care at all. Obviously, these people at the Pulte lending get paid whether they do a good job or are late and do a sub-par job. One person called to apologize. "Sorry if you were inconvenienced. I know the reviews are pretty bad for Pulte, but I will say after reading the reviews I was pleasantly surprised with how good Pulte Mortage was. I almost walked away from them because I was afraid of the reviews I read, but the whole process was super smooth and Ed the mortgage broker was also very informative! The only part we ran into was the closing because it ran into a holiday weekend & they didn't have everything together before the holiday weekend so we had to push back closing a few hours. But besides that, everything was smooth and the process to set up your account online was easy too. We love our new home & highly recommend Pulte! read more

To keep a long story short this is a review for Pulte mortgage for a house in The woodlands of Conroe in Texas. My experience with Pulte mortgage was nothing short of a nightmare. Severe issues with communication lack of integrity and downright negligence on multiple parties. I had issues with my CD a couple days before closing that weren't fixed until less than 24 hours prior to closing. That was after a long drawn-out fights and waiting days at a time to hear back from the mortgage company themselves. I do not recommend you go with Pulte mortgage unless you have a realtor that is willing to go to bat with you and fight them tooth and nail and check their CDs. I can't stress enough to get everything that was spoken about in email because email will be your only friend. the one good thing I can mention is the fact that Chris the construction manager on-site is awesome at his job. He went above and beyond what was asked of him and his even help me with some stuff about the house after I'd already closed. read more

I've been trying to get some warranty work done on my Pulte home for nearly 3 weeks. My emails and voicemails have not been returned. Some of the items that need to be fixed were identified during our final walk through in December 2023. The after-hours telephone number for emergency use is for a person that no longer works for Pulte. Pulte did not inform us the person had quit nor have they given us a new emergency telephone number. read more

Negative 5 stars So if you're in the mood to wait over a month with no peep as to your loan status after applying while the clock runs down for potentially getting your earnest back for a decline then Pulte Mortgage is the lender for you. If sales knew it was taking months to go through UW they should have written in a good faith clause as such. Like other have said, it's all rainbows and sunshine's until the documents are signed then it's attitude and condescending quips. They act like they're annoyed they have to do their job while we are out here trying to be excited about probably the most expensive thing we've ever purchased with no guarantees for funding. At this point I hope they decline me so I don't have to buy into Pulte's sh*t show. Every person I've dealt with at Pulte has been FAKE. The second I'm told I won't receive my earnest because of the time limit I'm taking it to the news outlets, Attorney General, BBB and anyone else who will listen. Maybe even gather some of these other complainants and starting a class action. Can't wait for the canned Pulte social clean up squad's response. read more

Amazing what happens when you get a competent Mortgage Lender and his team, who does the right thing morally for their clients get the deal close. Unlike Pulte Mortgage and Pulte home builder, who did everything they could to not have my house close. Today we closed on our house, a file Pulte Morgage had for over 5 months, made my life hell, put me and my wife through the WORSE experience EVER having her in tears. My lender took the file over, closed it in less than 3 weeks, zero issues and didn't even have use my rental income. 10 star smooth transaction, interesting! From this day forward, I wiant make it my mission that no other consumer has to go through the scam, the discrimination, the unethical behavior and experience we did. Yes Pulte mortgage "offers" you an incentive, but they will attempt and charge you OUTRAGEOUS fees/cost to recoup that money. Don't fall for this or their tactics telling you why you need pay these. Next get ready for all the paperwork they will demand from you over and over and over again. Most of it you have already sent to them, they are just clueless. Lastly their most pathetic scam, is come at you last minute week or days before closing asking you for more so called "requirements" to submit! trying sell you on their "Plan B" option. Remember they have had your file most likely 5 or so months, they are just throwing things against the wall see what will stick to deny you and keep the earnest money. They asked me 2 days before closing to show them proof I didn't own a house in Philadelphia my brother in law sold 5 years ago as one example among 3 other requirement documentation they already had. When you call them out which I did from the beginning on their fees, they do everything get you denied. I f the you see Frederick as your loan officer, Drew as your processor and Travis their regional manager on your file, RUN and get a backup lender. From this day forward, I wiant to make it my mission that consumers know their options, are educated in Pulte's business and tactics. Pulte Mortgage colludes with Pulte Builder to approve buyers not on whether you are qualified or not, but based strictly off a financial gain or loss. I am a very qualified buyer, my file confirms this point how they operate, denied me and I got approved in weeks by another lender. The leadership team at both Pulte Mortgage and Pulte homebuilder should be embarrassed, and ashamed for my file and I'm sure many others they have done this too.
