We fight for you. We protect your home." On or around JUNE 26, 2025, I paid $3,790.00 to Optima Home Protection after speaking with a representative who identified himself as Paul Harmon. He claimed that the company would provide: 1. Full legal representation for two small claims lawsuits I filed in Cook County, Illinois, against my former landlord; and 2. Legal defense for any potential eviction proceedings that might be initiated by the landlord. However, on July 28, 2025, I had a scheduled Zoom court hearing at 1:30 PM at the Maywood Courthouse (Cook County, IL), Courtroom 0112, for my case: Alfred Arroyo v. Dennis Adams, Case No. 2025SC045644. No one from Optima Home Protection appeared or made contact with the court. Their absence placed my legal claims at risk and caused me considerable stress and harm. Since then, I have made numerous attempts to reach them via phone and email. Despite my calls and messages, I have received no response. I believe I have been misled and defrauded by this company, and I am concerned that they are engaging in systematic deception of vulnerable tenants nationwide. Do not hire these people or you will regret it. 1895.00 for each case i had 3. They didn't show up to two different cases and never called or picks up phone.

Most home buyers spend maybe 30 minutes to an hour maybe 1.5 hours at a property. Sven invested four hours of his time at the property and found over 148 issues with a property that we thought was close to turnkey. He also offered a discount with our next inspection. It is hard to overstate how professional he is and how much he cares about his craft. You would be incredible lucky to work with Sven and his team. They are honest, thorough and will teach you so much about home inspection even if you've been through the process several times. It's important to know that there's a range in price for home inspectors, but you are indeed buying a home. Sven's prices are extraordinarily fair for what he offers. If it wasn't for his inspection effort on the home, we may have made a poor choice for our first home. RUN to work with Sven if you are in the home-buying process!

Almost every person involved was shady and underhanded, which is why Iucked out by having Chuck and Todd on my side. Todd did a great and thorough job inspecting the home. Because of the hoarder's clutter in the home, a dishonest seller and resentful tenants that would barely let us in, he wasn't able to inspect some aspects of the home, and Chuck volunteered to come back before closing if there was access and inspect the areas/things that were blocked on the original inspection (at no-charge). These are the most straightforward, on the level guys. Reasonable and on your side. The deal ended up going south, and the seller's agent/new buyers tried to pressure Chuck into giving them the inspection report and he immediately called to tell me, I would've never known, but he is so honest and legit--- he's that guy. This entire experience has been extraordinarily disheartening and if it wasn't for the great guys at above grade I would have 1) been doubly screwed over, and 2) lost all faith in humanity. Also, the phone support they provided me and going through the inspection report and talking through the process was beyond expectations. They are seriously great, we are still looking and without a doubt I'm going to be hiring them to inspect the next place.

He could have taken the money and made a lot of money from ancillary services, but he instead showed me how buying this top to bottom demo and renovation was not going to pencil out from an investment point of view. He was right, and he saved me both a lot of money and two years' worth of headaches. So thank you Abe for your time, expertise, and frank opinion, all without a fee. They say advice is cheap, but in this case it was invaluable!

Over the phone, he was able to answer all of my queries and gave me a quick run-down of all the different services they provide and an accurate quote for an inspection on the house. He was also able to answer all of my "what-if" questions and ease my nerves by giving me a step-by-step on what to expect. Although my window for inspection was only 7 days, he was also able to squeeze me in for an inspection and got me my report within 3 days! I'm super grateful for that. On the day of the inspection, Abe and Nick let me join in on the process and even encouraged me to take my own notes. Every step of the way was a learning process for me and I gained a ton of new knowledge on structural info, safety, energy saving tips and more on the house. Abe gave me a packet and some goodie bags. The retractable tape measure with sticky notes and pen is really cool. He also put in some candy if you're feeling peckish, some hand sanitizer, flashlight and bandaids--all super useful stuff. Folder includes info packets, and even a final walk through checklist. He'd really thought of everything. Overall, I highly recommend Abe. His inspection gave me valuable insight on the house, and most importantly I gained a peace of mind.     I had an inspection done years ago when I bought my first…read moresingle family home in this area. Should have known better than to go with a real estate agents recommendation. The reason they like inspectors like this is they are not deal killers and rubber stamp most houses they inspect. I dont review a lot on Yelp but since your home is likely your most expensive purchase I figured I would try to warn people of potential problems if you dont know what to look for. 1) Demand they take the covers off the boiler or furnace & look inside. There could be cracks in the castings the inspector wont see..Granite did not do this. 2) A good inspector will have the potential buyer follow them around the house to explain & point out potential problems. This did not happen. It was more of a race to the finish. 3) If the house has a septic tank, demand that they at least open the cover. We ended up finding out the tank was completely deteriorated because it was steel which will rust after being in the ground for 40 years. 4) Was told sump pump was installed when the house was built. How would he know? Found not to be true since there was a document found after our closing that indicated foundation repair work only 10 years prior. I can say he did a Radon test in the basement with a laptop to display real time data so that was a positive. The lack of a detailed inspection resulted in a new boiler purchase, septic tank & fields, and a not to code vented chimney for the boiler. Those are big ticket fixes that we could have negotiated a lower purchase price for the house. If u ask would I hire him again? Not a chance. Dont be like myself & learn the hard way...Interview the inspector your going to hire & have them describe to you exactly what they plan to do.

He also gave us direction on how the house systems, gas and electric work. No area went ignored. The report received was clear and gave us exactly what we needed for further negotiation on the sale and how to repair. During the inspection Scott found extensive mold. Being a mold inspector he was immediately able to write up the damage and test, saving us another trip from another inspector. We have just taken possession of the house and had the mold treated, Scott went back and gave us the all clear. We were comfortable with him going in without us there. One item was the furnace pipe/chimney flute that was clearly shown during the inspection without anything around it or covering it. The company said they are not required to assess for asbestos and they can't help me. This was after they didn't believe me that the inspector missed asbestos and asked for pictures. I do not recommend this company. After receiving an inspection report you get emails to give a review and I felt pushed to give a positive review at first.

When the report was submitted to me be via email (thank God I kept it!!!) Nothing major was reported... So, I closed on this dreamy house and within an hour of closing a neighbor came to me to ask "how can you move into a home w/out a SEPTIC TANK???" Being from NYC, I had no idea what she was speaking about.. She told me the sellers of 14 Linden Lane in Hyde Park had a septic co. over months before I came into the picture and they were made aware of NO SEPTIC SYSTEM just and old rotted out/crumbling cesspool that was covered up.. So, what should have been a joyous day for me was now ruined... I called a septic co. over and they confirmed that there was no septic and there was proof of prior investigation re: this septic location due to an "indicator" being left behind by the other septic co. months prior. COLLIER, NOR MY REALTOR EVER SUGGESTED OR MENTIONED TO GET A SEPARATE SEPTIC INSPECTION!!! $15,000 (yes, fifteen thousand dollars ) later, I have to invest in new septic system... But that's not all!!! By bonus here (total sarcasm and disgust) is that the plumbing in the house was not up to code ! That, too was never shared with me... I had two independent plumbers come to the home and they shared the same diagnosis... PLUMBING WILL NOT PASS CODE! $15,000 (yup, fifteen thousand dollars ) later I had to replumb the entire home... When I complained to Steve, he apologized and assured me that his workers ALWAYS RECOMMEND A SEPARATE SEPTIC INSPECTION!!! I GUESS THAT MEMO WAS NOT SENT TO ME, BECAUSE THIS IS THE FIRST TIME I'M HEARING OF IT ALMOST FOUR WEEKS AFTER CLOSING... I had two marines lined up to live in the home within the first two wks. of february... They are now living in a shelter!! i have a huge hole in my yard... I feel so tricked! Disheartening is an understatement.... My contractor cannot even use the facilities until this septic tank scenario is cleared up... Now, I have the health dept. and DEP involved.... I CANNOT MAKE THIS UP!!! Cautionary tale:::: GO ELSEWHERE.... DON'T USE THIS SERVICE...
