I lived at one of their properties for a year and they kept my entire security deposit, claiming to need $1225 for carpet replacement (it was brand new when I moved in!), cleaning (I left it clean), and paint (it was not freshly painted when I entered). Other than that, management is rude and does not care for it's properties. The woman you are in main contact with clearly hates her job, which is fine, but don't make it seem that way to residents who are paying for your service. The central alarm in becker building often goes off due to trash building up in the trash room and everyone has to evacuate and wait for the fire dept to come and okay the premises. After the 7th time of it happening you think the management would do something to ensure we aren't constantly forced to leave our apartment in the cold for this trivial reason - maybe, just maybe have the trash room cleared out more often? Also, we only received $300 of our $1500 rent which is ABSURD and unjustified. There are so many beautiful places in northern liberties and outside of the area to live - do yourself a favor and DONT RENT from core realty. They also have another building located at 1 Brown street.

I Emailed a bunch of questions including what credit reporting company was used to confirm, no reply. I Finally put in a $40 application since I loved the place I had toured and made sure I met the minimum requirements, but I was denied and told i had no credit history. I got a message pushing me to get a co-signer with no context until i asked why. Turns out they don't use transunipn, I was a little upset that I was denied but got really upset when I asked what reporting company was used and the person got defensive and ignored me when I got upset. I still have zero answers on that and from the email I sent. I'm just very upset that I was lied to after looking forward to this apartment just for what feels like the application fee.

When we were scheduled to have a tour, the person did not know the code to get into the house. We waited for an extended period of time trying to contact the property management company to be let into the house. No one answered their phone or responded to emails (which seems to be their MO.) After rescheduling the tour for the next day, we were able to get in and look around. There were cosmetic and safety issues that needed to be resolved prior to moving in. We were told that everything would be taken care of (They were not.) I asked to do a walk through of the property, after signing the lease to ensure that everything we wanted resolved was resolved. My fiance and I were told "No," and that we could walk through once we got the keys. Surprise! after getting in the house we see that nothing was taken care of. We immediately reached out to Settle Down, and were told to put in a work order and things would get taken care of. We put in the work order, but Settle Down pick and chose what they wanted to take care of. The most pressing issues we have were loose nails hanging from the walls, ceiling, and protruding from the floors (including our 18 month old's nursery); the steps leading into our house are falling apart; the pipes do not drain properly due to a tree root blocking the pipes in the front yard, so during major rain the garage floods with sewage; the garage door does not close; the lights in the living room and dining room make a continuous buzzing sound. They send contractors out, and the contractors report back to Settle Down, to which Settle Down responds by providing band aid solutions, or by doing nothing. Our dishwasher broke going on a month and a half ago, it filled with stagnant water. It took them a long time to respond to our request to have it repaired. A new dishwasher was given to us, but it was too big to fit in the space. Our neighbor, who is a plumber, tried to install the new dishwasher but no luck. We were told by Settle Down they would reimburse us for paying our neighbor for his work. They claimed to have put a check in the mail, that was two or three weeks ago. No check has arrived. Fast Forwarding to yesterday, we received an email stating that Settle Down would no longer be our property management company. Conveniently, there are plenty of repairs that still need to be made. It seems like Settle Down stole our rent money, and handed the responsibility of the repairs and maintenance to someone else. **TLDR; Settle Down Philadelphia does not respond to emails or phone calls. When they do, they do not resolve the maintenance issues/repairs. They only provide band aid solutions. Problems go unresolved for months. They sent an email on Aug 26th telling us on Sept 1st they would no longer be our property management company. Most of our maintenance issues from when we moved in March are still happening, and no one has taken responsibility. Stay away from Settle Down Philadelphia

I really appreciated that she was transparent about the how/why of her pricing recommendations and listing strategy (taking the time to talk through every detail if that's what I needed) and I trusted her completely. A few other 'perks' that I didn't realize to look for in a realtor but were invaluable in my house selling experience: - Rachel has been doing this a long time, and has incredible insight on what types of updates to consider/prioritize that will increase the value and interest in the house (which was very helpful for me because my house needed some major refreshing, but with a very tight budget) - she has a list of recommended trades persons for any work you need to hire for (and will even recommend different shades of white paint for that fresh coat that you may want to apply before listing!) - she is SO responsive! No waiting around for a reply when you have a question/concern/need... she gets back so quickly and manages to thoroughly address the question/concern/need in the simplest way. - she is approachable and easy to work with, and also really savvy and strategic on getting the best possible outcome for her client I loved working with Rachel, and highly recommend her and the Philly Home Girls team for your real estate needs! An all-around positive (and successful!! she got my house sold so quickly, and over asking!) experience!

The unit was filthy, the lock on…read morethe front door was broken, the curtains were missing, the shower drains didn't work, and much more. We raised the issues and this broker refused to compensate, nor were the issues fixed. We lost a chunk of our vacation cleaning and scrubbing, and waiting/meeting repair people at the unit, only to not have the issues addressed. I would never rent from these people again.

    Short version: We were basically scammed into an apartment…read morethat was different than the apartment we signed a lease for! We were treated unfairly and were never apologized to for the HUGE mistake the Orens Brothers made. I would NOT recommend this company to anyone looking to rent or own. There are better options out there, we found one (because we had to) in less than a day that is way nicer, way more affordable, and has a landlord that actually cares about us. Long version: Our experience with the Orens Brothers was AWFUL and by far the worst experience I have ever had with any leasing / real estate company. During the COVID-19 pandemic, we found a "nice" apartment online at 271 S 17th Street and were able to view it in person because the unit was empty. However, when we viewed the place, it was simply too small. Upon explaining that to "Janie", she let us know of a much larger unit located in the same building. Since there was someone living in that unit, we were unable to view it in person. We asked numerous times about setting up a virtual tour, or having the tenant create a video for us, but we were denied that option. In fact, the tenant that currently occupied the place was spoken of very poorly by the Orens Brothers team and I could sense some tension between the team and the tenant of that unit. Anyways, we were assured by Janie that the place in the photos is exactly what we will be getting and that we will not be disappointed. After expressing a lot of concern about signing a lease after only viewing photos, she continued to reassure us. We even confirmed with Janie the layout of the unit in the photos was the one that we were getting when comparing it to all of the other units. So since Janie was so certain that our unit was the large unit in the photos, we decided to give them a chance and trust their word and sign the lease. The day before moving into the new place, we picked up keys and went to check out the new place. SURPRISE! It was not the unit in the photos AT ALL... it was literally the same unit that we viewed in person that was too small for us, but with a couple of extra windows and a lot more per month for rent. We immediately went to the Orens Brothers office to resolve this issue and nobody seemed to care that this large of a mistake was made and that we were working on a deadline for our move. After a long display of terrible customer service, a child-like tantrum with slammed doors by Scott Orens (the owner of the company), and a complete disregard for any ownership of the mistake they made, we were offered the option to just break the lease. Clearly, we took that option because we did not trust the Orens Brothers, feel valued as a customer, or feel safe living with them after the displays they put on for us. After a month later, I am grateful to realize that because Janie virtually did the opposite of her job, we are saved from what would most likely be a terrible living experience with a terrible company who see their tenants simply as dollar signs and not human beings. I would not recommend this company to anyone looking to rent or own. There are better options out there, we found one (because we had to) in less than a day that is way nicer, way more affordable, and has a landlord that actually cares about us.
