Every building has its challenges, and no place is perfect, but what makes such a difference here is the people. The entire team is incredibly kind, caring, responsive, and genuinely considerate of the residents. They consistently go above and beyond to help, and it's very clear that they truly care about the people who live here. Even when something doesn't go according to plan, they do their best to make things right and make you feel taken care of. That level of thoughtfulness and compassion is not something I take for granted. I've had so many positive experiences with the team, and I'm genuinely grateful for how much they care. The building is lucky to have such a wonderful group of people working here. They truly make a difference.

We met with John R. who was an absolute blast to work with--so knowledgeable of every property we looked at and patient as we worked our way through the list. John happened to know of a property that wasn't even listed on the rental market yet and called the owners to find out they were just planning to list it. We drove over right away, fell in love with our dream home and applied that day. Within two days, the apartment was ours. We would have never found it without John. He has our highest recommendation.

I…read morefilled out an appointment application about 2 weeks ago and opted to view all neighborhoods; all except west and south loop, streeterville, and gold cost. The website told me I would receive a call from a representative to confirm my appointment. A week went by and I still didn't receive a call, so I contacted them. I spoke with Beth (I believe) who told me I didn't receive a call because the Evanston agents only cover the Skokie-Rogers Park-Evanston area. According to her, they don't want their agents "stepping on each others territory." She listed off a few other excuses that she didn't seem too confident about before I decided to end the call. Am I wrong for assuming all of your locations operate under the company? It would've been nice if this were stated on your site or if someone could've contacted me to let me know. Or at the very least forward my info to the Lakeview office. Instead I waited a whole week when I could have used that time to search myself. I spoke with Beth again today and I just don't think this lady is cut out for client interactions. In short, she rushed me through the phone call (which was only 3 minutes long) and kept cutting me off. At one point she even said "I have another call on hold." I have an appointment set up through Bernard at the Lakeview Location, which sounds much more promising. I'll still go to my Evanston appointment and hope that I'll have a better in-person experience.

Our friends sold their property working with Ann and recommended her to us. Ann was wonderful to…read morework with. When the market hit rock bottom, we listed our property and it didn't sell because we were competing with much cheaper foreclosures and short sales that were nearby. When we felt ready to try again after the market rebounded, we turned back to Ann who ran new market study that convinced us it was time. She was available to answer our questions and was friendly, honest, and positive. She went above and beyond by working with our property's tenant. We were under contract in two months and closed two months after that. There's no question we'd turn to her in the future.

My husband and I found out about Ann through friends who used her to sell their condo. We were…read moreimpressed that she was able to sell their place in the current housing market and we were unimpressed with the agent we used to purchase our condo in 2004 (a random referral through our selling agent in Colorado). So we went with Ann. What a great decision! We used Ann both to sell our condo and now to purchase our house. On the sales end she did a thorough review of the condo market and came up with a fair asking price based on comparisons. She sent a a huge document with comparable condos and their features. She brought in 3 other agents from Koenig & Strey to give their opinion on price. She also brought in a stager who did a total makeover of our place! Not only did they tell us what to pack away, but they moved our furniture around and brought in new rugs and accessories (we already miss the borrowed mirrors!). When they were done the place looked really good. I honestly wish we had thought of arranging our living room that way to begin with. K&S has a really nice scheduling system that alerts you when someone is requesting a showing. I never had any issues with the folks at scheduling. They were pleasant and easy to get a hold off (if I had to call them back). K&S also provided a response system to give you feedback on your place after a showing and we were pleased to find that most people felt that our placed was priced right to slightly higher than expected. Ann held a couple of open houses and was always on time and looked professional. We went under contract in about 6 weeks at 95% of our ask. Ann walked us through the inspection process and negotiations providing great advice and support. We are very pleased with the outcome. As an aside: our place went under contract more quickly than most of the comparable places on at the same time. I honestly think Ann's advice on price and the staging made a huge difference. On the buying end Ann was also incredibly helpful. Between scheduled showings and open houses we saw approximately 55 houses. Ann was great about scheduling showings around our availability and sending us weekly open houses she thought we would be interested in. She also signed us up for the MLS feed so we could see anything new on the market. She encouraged us to pay an inspector a small fee to inspect a house we were mad to buy (which she was concerned about) before we put in an offer and she ended up being right! The house was not in good shape and would have been a very bad investment. She gave great, no-nonsense, advice and was always careful to differentiate between what a house was "worth" objectively versus what it was worth to us (which I think is a good distinction - sometimes you pay a little more for something your heart falls in love with). We ended up buying a house that we really love and at a fair price. As a final observation I will note that Ann is really good with people. I've talked a lot about the business/transactional side of things which she is exceptional at but she is also good at relating to people which we found invaluable for negotiating both our sale and our buy. I felt that people really responded to her and that she had a pretty good "read" of situations. I really don't have anything bad to say (and no, she did not pay me to write this glowing review). I think I might miss Ann a little now that all of our business dealings are over. We've spent the last 6 months on the phone at least 2-3 times a week and seeing her regularly. I can't thank her enough for her help. She really is a phenomenal agent.

I have lived in this building for like 7 years. I heard other neighbors complain about the Magill…read morefamily and felt confused for the longest time because my experiences with them had always been good. This year, I got a support dog to help me with health issues. Gordon assured me that things would be fine, didn't give me any rules or issues in the beginning, but ever since then, they've been bothering and discriminating against me. Ruben, the custodian, has not worn a mask through the entire pandemic and when I reported this to Gordon, he corrected his behavior for a week and then went back to being indoors without a mask on. Now Ruben is trying to get back at me by reporting me for things that aren't true and harassing me by banging on my doors when he sweeps and vacuums and refuses to move when I'm trying to get through. Ruben told Gordon that my dog peed in the building (which she did not) and Gordon told me that he was going to invoice me for the bill and that Ruben had photos of my dog peeing (which he did not). A couple weeks later, Gordon sent Ruben to clear the cobwebs out back and Ruben came and banged on my back door for 5 minutes with a broom and there are still spiders everywhere. In the middle of a work meeting, I had to make him stop and he wouldn't. He's constantly taking photos of me and my apartment (which is kept clean, organized and in great condition). When I tried to speak to Gordon about Ruben's behaviors, he wouldn't listen and told me that I was being unreasonable to request Ruben stop harassing me even though multiple people have complained about Ruben both to me and to Gordon. Most importantly, Gordon told me that I had to use a separate entrance whenever I take my support dog out even though that separate space is not clean and would probably pose a danger to my health and the health of my dog (bird poop everywhere, a refrigerator on the back stairs for months, etc). You simply cannot ask a disabled person to use a separate entrance that is notably worse. That is full-blown discrimination. Please steer clear of this group. They treat you fine unless you need something real.

We looked at two apartments and they looked exactly like in the photos. This is very important because several other agencies are doing the trick with Photoshopped images, and awful real apartmants. Also the BJB website and system is the best I've seen here. Pro IT background, booking system and I was able to walk around some apartments in 3D. Apartment condition: 1 star Don't believe their over photoshopped pictures on Zillow if you are renting from out of town. Persistent rat problem (see images of maintenance work orders in winters 2022 and 2023). Our unit is on the 1st floor but the building has a pretty tall basement level. George tried to help by putting rat trap but couldn't really fix it without real effort from the company. Leaking radiators (see images of damaged floor). Triggered my mold allergies. They also appear to be painted with lead paint and are chipping. Also they turn on and off randomly regardless of the actual temperature. Old and super squeaky doors and floors, which might be okay to some people but annoying to light sleepers - you might wake up in the middle of the night when your roommate opens the bedroom door and walks to the bathroom. Dirty/broken windows I don't know when was the last time they cleaned the windows... I tried to do it myself when I just moved in but had to give up cuz the dirt is just too thick and disgusting. Some of the windows/screens must be broken cuz we kept finding huge flies getting inside the apartment while all windows were closed. Managers: 0 stars Unethical and irresponsible liars: BJB agreed to let us sublease our apartment when moving out, we even found tenants to replace us. They then ignored our emails about this to tell us "we have found someone to move in at the end of your lease" - forcing us to pay for the remainder of our lease despite us finding a replacement (which is possibly a lie because that new person conveniently "lives abroad" and signed the lease within a day without even taking a video tour). This is highly indicative of this company. According to Illinois law, landlords are legally required to make a significant effort to find a new tenant as quickly as possible to reduce the amount of rent they lose when current tenants leave early. The BJB team did not market the unit at all, but made a convenient lie so that they can get a month of rent for free, rather than letting me find someone to take over the lease. This is what people call unethical and toxic landlord behavior. When we first moved in, they rented us an indoor parking spot without telling us how challenging it is to park there - the garage is extremely narrow and every car parking there had bad scratches. We had to cancel it immediately and informed them within our first week - but the manager insisted we didn't inform them fast enough and had us pay for an additional month of parking fee. BJB Evanston. I had to confront the upstairs neighbors myself to get a quiet night, many times, because the manager did nothing after promising that they would take action. The upstairs neighbors would play soccer in the living room... There were also unclaimed big packages stuffed in the tiny entrance/mail area for months. I honestly don't know what the managers are up to. I've never met them in person my entire time here (2+ years)...... Rent: Increases at least 4% every year and reaches almost $2000 now for a 2b1b.
