I've worked with many contractors and painters before and I am not exaggerating when I say this company is my favorite. Emmanuel always picked up his fone and replied to text messages promptly. He was extremely professional in that he was competent, skilled, quick, kind, reliable, and trustworthy. Rates are competitive. Quality of work is sky high. If you're needing work, do not hesitate. He will exceed your expectations. Thanks again, Emmanuel! read more

We recently had Emmanuel paint our nursery for our baby boy, and we couldn't be happier with the results! From the start, he was incredibly detailed in explaining what he would do, and he delivered exactly as promised. He arrived promptly at 8 AM with all his supplies (we just provided the paint) and got straight to work. His setup was meticulous, and he made sure to protect everything in the room. By around 3 or 4 PM, the job was completely finished, and he left the space spotless--no mess at all. The quality of his work is outstanding, and we are so grateful for his professionalism and attention to detail. He is also very reasonably priced. Highly recommend! read more

Had a great experience using Emmanuel and his crew. They are very detailed in their work, and know how to paint really well. Total professional job, and honestly so easy from a client-perspective. They used a sander machine to smooth out the walls first, and it was really nice because it absorbed the dust and didn't leave a mess. They protected all of our furniture and floors really well too. I also didn't expect this, but the paint they got was the best quality type from Sherwin Williams. It was nice to know that they didn't go cheap. Ceilings weren't included, but they ended up doing some ceiling touchups to make it look nicer (huge plus!). It's nice to know there are contractors out there that actually care about doing a high-quality job. Definitely plan on using them in the future for my next paint job. You won't regret using them! read more

The owner Emmanuel dropped off his flyer advertising exactly on the day that I had to decide who I was going to hire to paint our house. He came out to quote our attached house in a professional manner and included specific details. My neighbor and I had to work with our HOA for approval of paint colors, it took weeks so he was very patient waiting.. His crew showed up every day on time keeping the property clean. They are a courteous group of guys. Before and after pictures of our house is amazing. The crew spent the last day touching up and looking over their work. 3 paint colors on house, stucco and fascia's plus metal gate. The quote was very reasonable. We did not go over the estimate cost of the project. His price was true to quote. I even asked for additional work the last day and he was able to accommodate a lacquer finish on my stonework. I recommend this company. He is knowledgeable and very responsive to text messages and questions. Also a great bonus he took drone shots of the house before, during, and after it is an incredible upgrade to have. "Proper Painting" at the end of work on my property cleaned up taking all the trash with him. Many thanks. Judi and Steve. Brea CA. read more

I very highly recommend Proper painting. Emmanuel and his guys were very responsive, on time, courteous, and polite. We hired Proper Painting to paint our master bedroom and do drywall repair and touch-up painting in 5 other rooms. They did an outstanding job with the painting and drywall work. They moved all furniture back and left the house very clean. I could not be happier with this project. Communication was outstanding and responsive and there were no surprises or additional costs above the estimate. I will use Emmanuel again for all future painting projects. read more

Highly recommend! We needed our rental property painted within a matter of 4 days, in between when the previous renters moved out and the new renters moved in. It wasn't until we walked the property when the tenants moved out did we realize how bad the state of the paint and base boards were in. The house is over 1,800 sq ft and every room/wall/baseboard/stair railing needed to be re-painted. I called 5 painters whose business cards I found at the paint store, and Emmanuel called back first (within a matter of a minute or two). He said he could come out the next morning to do an estimate and then start work the following day if it worked out. Not only did they work late every night to finish, they were able to do their work on top of the crew of handymen we also had working on the house, as well as finished just in time for the cleaners to still do their deep clean. Within hours of Emmanuel's' crew finishing and the housecleaners leaving, we were able to hand the keys to the new tenants as if it was a brand new house! Emmanuel and his crew were professionals through and through, provided advice on paint selection for better durability for future tenancies, kept me abreast of everything that was going on, and delivered quality work timely on our rushed timeline as promised. We are very grateful for Emmanuel and his services, and look forward to using them again for future projects! read more

Proper Painting did a great job on our new house. They took our dark grey walls and dark yellow walls from the previous owner and now they're a beautiful white. My wife loves the new fresh paint color and all the dark colors were painted over with premium paint to ensure full color block and coverage. The staff was professional and clean. We stopped by a couple times during the paint and all the non painted areas were well covered and protected with paper and/or plastic to ensure paint only went where it needed. They were able to get the job faster than the competing contractor. Highly recommend giving Emmanuel and Proper Paining a shot on your paint needs. They also did a great job with the walls that had to be repaired due to the previous owner not installing doorstops and there were a few walls with door knob sized holes. read more

Proper Painting was one of three painters that quoted to paint the interior of a property I inherited in California. I'm preparing to sell and I live overseas so selecting a trustworthy and professional company was a big decision. The property had not been painted in decades - scuffs, knocks, old drywall patches, yikes - you get the picture! Emmanuel and his crew did an absolutely amazing job that exceeded my expectations in every way! They were patient in dealing with the time-zone differences and there was clear communication throughout the process! My property looks great now thanks to Proper Painting! On time, within budget -no surprises - Great Result! Huge thanks to Emmanuel and his crew! I would recommend Proper Painting to anyone looking for a professional, detail oriented company that goes the extra mile for the customer! I'd give 6 starts if I could! read more

From the start, it was clear that Emmanuel knew what he was talking about. I needed someone who was well versed in painting homes since I am new to this. He guided me by providing excellent paint recommendations and combinations - the results were epic. It does not feel like the same house - it's 100x better and much more open. I've used so many contractors in the past but now I'm confident this Proper Painting will be my gold standard! It's a great team that is completely reliable and communicates effectively! They take the time to prep everything properly so that I don't have to worry about dust, etc after the job is complete. The owner is respectful and I especially like the way he treats his employee's with respect! The quality of the job was superior and the quote was very affordable! I didn't know how much work goes into painting an entertainment center. But I could definitely tell Emmanuel knew what he was doing and was able to help me understand the process very easy. The day he started the job him and his team were in time, an carefully covered my floors and furniture to protect them. Throughout the process I was able to see how they wouldn't cut corners to just try to get the job done faster but did everything according to how he had previously explained it to me. I recommend them highly to anyone, specially if you have no experience with other painting projects because Emmanuel will answer any question you may have. Emmanuel, and his team are amazing! I highly recommend them. If there was a sixth star shoot I'll give that to him and his team too! Thats how much i appreciate them. First, off due to my busy schedule I had to keep rescheduling the meeting with Emmanuel to do a rough estimate on what it would take to paint a 3 story town home. Like four times. He was super patient on meeting up with me and my significant other. During the walk through Emmanuel, let us know roughly how many days it would take to paint, water pressure, prep work, 3 different types of rates for basic paint and top notch painting, or with us buying pain ourselves and them doing the painting and prep work. Finally, when the schedule came to painting Emmanuel and the team arrived early\on time to do the prep work and water pressure. They made sure everything/anything that might get wet or get paint on they covered it professionally. They worked their gluteus off during the hot weather roughly around 90 degrees in California doing our house. Amazing work guys. Can't thank you and your team enough Emmanuel. Cant wait to have your team return and do our kitchen! read more

They also did a hand applied paint wash for our brick raised beds and fireplace which turned our great. Workers were thorough and polite. Very happy with the work and our home looks great. I called Emmanuel out for a quote on to do quite a bit of work on our new house including drywall repair, framing a new wall, cabinet painting, hanging four new doors, and whole house painting. He was on showed up on time and was extremely helpful throughout the entire process. He provided really great ideas for what texture to do, colors, and sheen. He also gave a great idea to remove a hallway closet to expand the master bedroom. His pricing was very competitive and gave me full confidence his teen would do an excellent job. Emmanuel and his team were amazing. They painted the interior of my house and they exceeded my expectations. During the free estimate walk through, he made a lot of great recommendations that I didn't think about. He sent me the quote promptly with all the details and the different options we discussed. I thought all the extra things we discussed were going to really add up to the total cost, but to my surprise, his final quote with all the extra work was way lower than my other two previous quotes. Emmanuel definitely did not nickel and dime every little part of the job. What I also appreciated was the attention to detail. Everything was thoroughly covered and prepped and he took care of everything he promised in the quote. They definitely don't cut corners. The popcorn was removed so it took quite a lot of expensive primers to cover the ceiling properly but they made sure everything was done properly even if it took an extra day. Most other people would have said it was good enough and moved on because time is money, but I really appreciated that they wanted to make sure the job was done right. I highly recommend them and will call upon them for future jobs. read more
