We just finished up my second time seeking mortgage financing with ID Mortgage Brokers and I just can't see myself ever going anywhere else for financing. Irina does such a great job securing the best deals and has many and very great resources to get the job done. I was having a difficult time securing funding for my latest project because of it's unusual nature, and because Irina and team worked as hard as they do, she was able to change course and secure a great deal for me with another loan company after the first one failed to fund me. If you ever need mortgage financing and you want a broker who is hard working, who actually cares about what she does and always keeps you in the loop as the project progresses, Irina Dyakun of ID Mortgage Brokers gets the job done. I will use ID Mortgage Brokers again in the near future, because in my mind, no one could do what Irina Dyakun can do. I'm very convinced of that and there's no changing my mind.

    My personal experience working with Tressa was horrible. I was the agent on a deal for a buyer I…read morebrought to her, and everything felt fine prior to acceptance, but went downhill immediately after. To start, Tressa became upset with me for allowing the buyer to open on a Friday instead of the next Monday saying we just lost 3 critical days, but then proceeded to change both the loan amount and the down payment assistance amount without notifying me or my client! We both (the buyer and I) only found out about it 2 weeks AFTER opening (so that time gone) because I had requested an estimated closing statement. She made the correction, but continued to, in my opinion, purposely keep me in the dark about the status of our file. So when we didn't receive CTC one week like she said we should have, I asked her about it and to my horror found out: 1) She sat on my client's file for the first 12 days, as in didn't submit the city reservation request at all, blaming it on issues with the buyer. One of these "issues" she told me had been resolved in 5 days, and the other "issue" she never brought up to me at all, all while leading me to believe everything was moving as it should be 2) She held off for 15 days to submit my client's info. to another DPA program, even though she knew about it the first week in escrow. She again tried to blame the buyer saying it was sprung on her last minute, when it was not. 3) The city can actually take up to 4 full weeks! to send their check after CTC, something she never told me about (up until then she had told me 2-3 weeks) even though I had directly asked her about it. When I then adamantly requested to know okay how much time do we really need since clearly we're behind, Tressa - refused to provide an answer - proceeded to blame me once again for allowing us to open on a Friday - used info. she found on my Instagram to INSULT me multiple times - complained about barely making any money on this deal - lied about requesting a document we needed to get us up to speed (when she hadn't) - then called the listing agent without my knowledge asking why the closing date had been changed (when it had not been! Tressa had misread the contracts). I ended up having to set up direct points of contact with everyone involved -- the underwriter, the city, her broker, etc.; watch over her like a hawk daily; and corroborate every piece of info. she gave me to get this deal done. To say that I was beyond disappointed, in my personal experience, would be an understatement. Please note again, this was my own experience working with her behind-the-scenes, not as a buyer.

    As a first-time homebuyer, I felt like there was A LOT of trust that I was just being asked to put…read moreinto other people's hands to get through this process successfully. Living in California, this is especially terrifying given how competitive and expensive the market is. And add on top of that the distrust built up from the scam that is student loan debt. With that being said, I thought that I would be the only person I could rely on to look out for my best interests throughout the home-buying process, and holy crap was I wrong. I don't understand how Tressa and her team can have hearts so big to give all of her clients the support, attention, reassurance, and care that I received while working with them. While I was looking for a home, interests rates were increasing faster than they ever had in decades, but still Tressa fought like hell to find me the best rates. There were legitimately points when I was on the phone with her, trying to understand how she benefitted from giving me such unbelievable deals, only to find out the only reason was because, "It seems like you really need this and I want to help you." And as sellers were taking more and more protections away from buyers to squeeze every penny out of them, there was Tressa, in my corner, leaving no stone unturned to make sure I'd be safe if anything went south, putting her neck out there on my behalf. And each step of the process, whether via email, text, phone call, or video appointment, her team's communications were clear and frequent. This especially meat a lot to me as I was trying to close on a house while on a charity bicycle ride from San Francisco to Los Angeles! It felt like she and her team were always by my side, and I feel incredibly grateful to now be in a home that I love, only made possible by the tireless and selfless efforts by Tressa and her team. Just go ahead and work with her. You'd be sorely missing out if you didn't.

    Have built several homes and now truly dreaded the day I decided to take a loan from these idiots…read more Following are just a few things to be aware of: One. The first warning sign should have been when they gave me their line item cost for my house instead of the one I provided them which was accurate. Not sure where they pulled their numbers. Two. The entire escrow was horrible and completely disorganized. Any third grader could have handled it better. Three. The customer service was and continues to be horrible. If you are lucky you will talk to one "upper management" person at the close of escrow seeking to do more business (run). After this you will talk to Melanie who doesn't return calls and hides behind upper management protocols.....by the way still hiding. Four. Please be aware you will be paying the full loan amount of interest payments irrespective of how much you have taken out against the loan. Having said that they hold on to that money and use what seems to be arbitrary decisions which delay the draws that hurt in getting people paid when needed.... this is where the first point was really felt. Overall this outfit is a joke and I am still owed 5k when the house completed in 10/29. Says something when their business email is still AOL?! These guys should not exist and please buyer beware.... reach out if you are deciding to use these clowns.
