Pro 100 Realtors - Property Management Near Me - Joplin, Missouri

To whom it may concern, I would like to file a formal complaint against Lydia Meadows and Pro100. We lived at 2617 E. Wickersham Rd. Joplin, MO. 64801 from November 8th, 2019 to August 15th, 2025. We were exceptional tenants, paid our rent on time most times early, took great care of the property, and only complained when service requests were not handled in a timely matter if at all. For example the ceiling in the master bedroom has still not been addressed since 5/2/25 and is growing black mold which is a health and safety hazard. The back door and adjacent windows need replaced as the wall has rotted/deteriorated due to leaks and is also growing black mold which was discovered when the back deck was replaced in 2021. At this point the back door is barely usable. In preparation for the new tenants they probably scraped the ceiling and painted over the black mold that was growing and the back door was probably only "adjusted" so that it would close. My only hope is that they address these issues before the next tenant arrives. When we did our final inspection to move out Lydia Meadows complained about a scuff on the living room wall and soap scum in the bathrooms. Prior to final inspection we painted the two guest rooms back to a neutral color, cleaned and scrubbed bathrooms & kitchen, swept/vacuumed and shampooed carpets, cleaned windows, mowed the lawn etc. But in my experience of renting and my mother being a property manager of ten years tells me that after 5 plus years of the house being occupied the home would get painted with one solid coat before the next tenant arrives. When I picked up my security deposit on September 9th, 2025 I was told that $425 was taken out of our deposit because they had to shampoo the carpets and treat for flees. Our dog is an inside dog and doesn't have fleas. I've been infested with fleas with another dog a long time ago and you'll know it when they are in your house and this is not the case here. Pro100 was just trying to find ways to keep our deposit and is totally out of line. I have picture proof of the ceiling, back door, the carpets in the listing look the same as when we did final inspection. The home is currently listed on Trulia.com and they are falsely advertising the home at 1400 sq feet of livable space. My wife and I measured the house at roughly 1180 sq feet and they will not allow you to use the fireplace so why would you advertise it? Thank you for your attention to this matter. read more

This company is horrible unreliable me and my family were looking to rent a home through pro 100 and they notified us that in order to view or see the house we had to submit a application. Mind you each application is $15 each per each head that will be living in the house hold we paid $50 dollars that was non refundable it has been 2 weeks since we heard from them made phone calls and they never get back to you. Finally decided to show up in person and let them know we have not heard back they stated that the agent that was working with us was out sick, then we had another agent say to call her and she would take care of us gave her a phone call and no response. They let one of my family members go without heat and water for several days when we had some ice and snow. They made all kinds of promises to try and fix it, but it was all empty words. This is the worst reality company ever, especially the realtor Jeffery Oliver ( owner agent ) They patch houses together, have there own inspector ( Rusty ) look over the home and find a couple of things to fix . Then with in a year your plumbing needs to be repaired $10,000 air 1,000 roofing $3,000 drywall 1,200 .... this company is full of crooks... I don't recommend to anyone. I liken my experience with The Kassab Team to the movie "Gremlins". You meet them and they seem harmless and sweet...until you sign the listing agreement and they turn destructive and evil. I was ignored, dismissed and bullied. They evaded my questions, avoided my texts and ignored my calls. I was often blamed and vilified to the other side of the transaction and nothing I said was held in confidence. Any grievance or concern you bring to them makes you a "difficult client'". They made promises on the front end that were disregarded as soon as the contract was signed - so BEWARE!!! If you want them to attend showings, closing, inspections, appraisals...get it in writing. They say they "work for you" but later admitted that they work to get the transaction done and only care about your wants/needs if they align with their own. They showed up twice: once to get the listing agreement signed and second (and lastly) to pick up their $47,000 commission check. Pretty shady company. Our Realtor was only concerned about himself and getting his commission at any cost to us. He did not have our best interest in mind at any point and resulted in arguments and lost money at the end. Started getting extremely short and combative at the end and was more concerned about helping the buyer of our home instead of us the seller. read more

These people are really bad. We moved into a dirty duplex. We advised the property manager of this and to this point we've been ignored! No clean carpet no freshly painted walls. If we weren't in a time bind we would not have moved in. So. Here we are. The thing Pro 100 should be thinking about. We are in a transition to the Joplin area. Next year at this time. We will be buying a house. Pro 100 WILL NOT be the agency we'll choose. Sorry Pro 100. Pro 100 Inc Realtors is not a bad organization, but one of their teams, Kim & Christina Higdon, are an absolute headache to work with. If you are considering a realtor to sell your home, do not waste your time with Kim or Christina Hidgon. My experience with them was riddled with multiple issues of poor communication. It would be days before messages were returned and only 25% or less would be addressed in their response. Once excuse they used for for the delay was they don't check the email address they included on their business card. The pictures of my home were taken by Christina with the camera on her cell phone. The photos were horrible -- specifically, they were fuzzy and many were tilted. Even after requesting they take new photos, it was never made it a priority. Another example of poor customer service, the price of my home was wrong on the ads they placed in the paper. These are just a few examples of the poor customer service I received from the Higdon's. After making several unsuccessful attempts for them to address the issues I mentioned above, I felt there was no other option but to cancel my agreement with the Higdon's. To add insult to injury after dragging their feet for three weeks once I asked to be released, they required me to pay $219.00 to terminate our agreement. Pro 100 should be ashamed of how poorly the Higdon's treated me. In what industry do you have to pay for poor customer service? If you are looking for a good realtor, do not choose Kim or Christina Higdon. read more

Just my experience!! Nothing personal, just saw how other's were being treated. I can't speak for the whole company, but just this one realtor that worked there. She booked families upon families to see the house the moment the family said they are moving, they had to argue just to get time to move. She threw excuse after excuse, guess what ended up finding someone before they were even done moving. She didn't know anything about the house, and the person who was renting from her had to say and mention everything, even answer questions. Once the house was all figured out people kept coming and the previous renter had to tell them someone already got the house, can't believe she realtor just left and didn't notify any other clients. Basically it was okay for her to inconvenience people, but not okay to give the previous renters more time before she started showing the house. She obviously doesn't respect any of her clients, and I hope she doesn't reflect the whole Pro100 company.
