I closed on my home with Priority Title and Escrow on July 9, and the experience was deeply disappointing. At closing, they were responsible for sending payoff checks to my creditors. Instead, they mistakenly sent those payments to the seller -- a VERY odd mistake. While we had a landlord-tenant relationship, my personal financial obligations were none of his business. This was a clear breach of my privacy and extremely unprofessional. Because of their error, I had to pay out of pocket to overnight the payments myself to avoid late fees. When I asked for reimbursement, I was given weeks of runaround: three separate promises of a call back that never came, and a month later I finally received a short email denying responsibility. I was told that it was MY choice to overnight the payments however those checks were to pay my creditors IN FULL and I thought they had taken care of it; their due dates were fast approaching and late payments also can affect my credit so I had no choice but to overnight them! Home buying is stressful enough without this kind of negligence and lack of accountability. Instead of professionalism and resolution, I was left footing the bill for their mistake and dealing with the fallout of my private financial information being shared. I would strongly urge anyone considering Priority Title and Escrow to think twice and consider whether this is the level of care and accountability you're comfortable with. read more

I've closed on 12 homes in my life. I have never had a problem with the title company. The shorter list to post is what they did right. That would be ABSOLUTELY NOTHING. THE title officer Suzanna should not have a job. She didn't return phone calls, she blamed me and said I only called one time. I told her I had the calls on my phone. Then she shut up and attempted to move on. She then screwed up the closing costs. Did not give us credit for the $10,000 earnest money, Suzanna then wrote the deal in our personal names, instead of the trust. Then said it was my fault because I did not send in the trust page for filing. I told her I had a copy of the sent email to her. She then dropped that complaint and miraculously found it. Then said she had not received the loan docs and that's why it took so long to get the closing statement. I laughed: and told her the closing statement showed CASH DEAL IN LARGE LETTERS. Then she blamed my agent for sending me the closing statement as it was preliminary. I told her preliminary or not. Way too many mistakes!! Again she blamed the agent!! Are you getting a sense of how this person Takes responsibility for mistakes??? It gets better. The closing statements and wire instructions showed up on Thursday late afternoon for a Monday morning closing. Had I not demanded the information I would not have received it with enough time to get the money wired and confirmed before closing. It gets better. We go to closing: an innocent woman was our closing person. A woman we had never met or talked to. She was very kind. Then she started handing out docs for signature. Can you believe they handed us recording documents showing the home would be titled in our personal names and NOT THE TRUST!!! Then she came out with the title in the trust name but misspelled my last name and name of the trust!!!! She then left for 15 minutes. Came back with the correct names and trust name. She told us she had just picked up the wrong document. She was gone too long to have not redone the document entirely. You will never convince me Suzanna had not screwed up again and this poor woman was taking the fall!!! Oh. There is more. Are you still with me? Next late afternoon after lighting a fire under them, we received the sellers packet with title signatures. I bet you know what happened the sellers agent and title company were given the document with wrong spellings!!!! I so wish I could curse for emphasis. I did then. I'm sure they would have recorded the deed in the wrong name had I not lost my mind. Suzanna said it was the other title companies fault for selecting the wrong document for signature. The sellers had to resign the corrected document. A title company is supposed to get things right!! That's what you pay for. At this point I don't trust the title to be clean. They screwed up everything else. And I mean everything. Do not let anyone point you in the direction of Priority Title. I'm not sure what takes priority at that company. They remind my of our Yorkie. But I promise you it will be worth it if you care about your clients or you're planning on buying a house and you don't know who to use for your closing company. I'm going give you names names of people you want to stay far far away from. I want express my extreme disappointment and frustration regarding the egregious mishandling of my recent closing process. The level of negligence, miscommunication, and outright refusal to take responsibility displayed by your team has been nothing short of appalling. Three hours before our scheduled closing, the listing agent and I were abruptly informed of a title issue that required delaying the closing. Initially, we were assured that this would be resolved the same day--an entirely unrealistic claim given the complexity of title issues. Now, over 40 days past closing, I find myself reflecting on an experience defined by incompetence, misinformation, and unprofessionalism at every level. From the start, both the listing agent and I had to fight tooth and nail to get answers, encountering resistance and apathy from all sides. Your VP of Purchase Closing Operations, Ms. Baer, in particular, exhibited an alarming lack of knowledge and an unwillingness to take initiative. When we pressed for clarity on VA turnaround times--typically a 10-day process--she dismissively insisted there was "nothing she could do." That statement was false. We presented clear evidence from the VA's own appraiser's handbook, only to be met with denial and condescension. It took two weeks of relentless follow-ups just to get her to call the VA, which immediately revealed that the appraisal was delayed due to prior missteps from the neighbors original loan officer. Throughout this ordeal, both the buyer's and seller's closing teams failed to take ownership of their responsibilities. I personally reached out to the seller's attorney in a calm and professional manner, only to be screamed at for two minutes by Attorney Sully--an appalling display of unprofessional behavior. When we realized Priority was completely disengaged and refusing to do their job, the listing agent and I took matters into our own hands. We tracked down the appraiser, contacted the VA, and--thanks to a dedicated VA representative named Ralph--finally made progress despite your company's negligence. Priority told the listing agent and I that they had been reaching out to the VA all day and had sent emails. The listing agent and I called the VA within the first phone call, we reached someone and he was able to answer all our questions , get the appraisal number that we needed and had been waiting for for a whole week, and we were able to get the appraisal set up. Priority had been telling us for an entire week that we had to wait. Why did we have to wait when we were able to get all the information within the first phone call? To make matters worse, Ms. Baer falsely claimed to be the highest authority at Priority. When I researched and located Mr. Steirer, his response to my concerns was shockingly dismissive and rude. Rather than acknowledging your company's failures, taking accountability, or offering solutions, he responded with condescension--essentially telling us to "sit down and be quiet" or take our file elsewhere. This level of disrespect is unacceptable from any business, let alone one handling major financial transactions. At every stage of this process, Priority failed to act with integrity, competence, or professionalism. The fact that this closing ultimately succeeded is not due to your efforts--it is only because of the persistence of the listing agent and myself. For these reasons, I would strongly caution anyone against working with Priority or the individuals named in this letter. Your company demonstrated a complete disregard for your clients, their time, and their financial well-being. You have not only lost my trust, but you have also damaged your reputation within the industry. I expect a formal acknowledgment of this complaint and a detailed explanation of the steps you will take to ensure that no other clients experience the same level of neglect and incompetence that I did. read more

DO NOT USE THIS TITLE COMPANY!!!!!!!!! I have gone above and beyond. I put a ton of extra time and attention on this specific deal. I reached out to several real estate attorneys and were told the same thing. That our title company should have no problem handling these issues. I spent hours and hours and hours combing through county records, calling and speaking to the county, the city, the county clerk, the property appraiser, the tax collector, Blackaller Engineering, Johnson Pace Engineering, 360 Surveys, Collins Surveys, etc. I documented the chain of title all the way back to 1931. I sent proof of all of those deeds and their language proving the existence of Lot 6A by either naming it directly or describing the property lines as "Lot Three (3) and the West 15 feet of Lot Six (6) in Block Four (4) of Griffin Addition to the City of Kilgore, Texas according to Plat prepared by A.P. Noyes and Subdivision signed by Mrs. Spark Griffin on January 30th, 1946. The lot herein conveyed fronting 49.6 feet on West North Street and running back in a Northeasterly direction 90 feet. TOGETHER WITH ALL improvements thereon." I also sent proof that the deed was never recorded for the corner property to the left. I created a boundary line agreement. I hunted down the name and contact information for the next door neighbor. I arranged for the two owners to sign the boundary line agreement and have it notarized. I did all of the above even though I was told specifically by the county, the city, the county clerk, the property appraiser, and tax collector that none of it was necessary as they had zero issues and that all of it was already recorded with the county as public information was available for anyone to find and review for free at https://aumentumpa.greggcounty.texas.gov/RealEstate/SearchEntry.aspx I also had a real estate attorney in addition to the county, the city, the county clerk, the property appraiser, and tax collector all agree that was proof and more than enough proof than would ever be necessary. All of this work I put in should have been done by the title company. I am so disappointed and feel the title company failed all of us involved in this deal as the examination clearly did not do their job. This is obvious as I was able to find all of those documents available on the county website for free, yet the title company failed to find any of those during their title search. Whoever is responsible for doing the title search and examination really should be fired from their jobs for being lazy and careless as I did their job for them and they have cost me not only a deal, but also time and money. When the title company sent over the request to the surveyors they did not include Lot 6A and that is why they did not feel the need to include that one property line in their survey. They were not informed that Ralph planned to flip and resell these properties separately and so they only focused on the exterior boundary of the four technichally five lots all combined. The title company never sent any of the documents, evidence or proof I have mentioned above to Blackaller Surveys. I feel the title company is at fault for the inadequate survey and neither the buyer or myself should be paying for a job not done correctly. I constantly emailed minute by minute updates of everything I did and every piece of evidence that I acquired. This same level of effort and attention to detail was not reciprocated by the title company. Now after all of this the title company has emailed me saying they will not be sending me the earnest money deposit and instead will be using it to pay the surveyors. Yet, when the earnest money was first deposited they sent me an email confirming that should the buyer back out, it would be sent to me. read more

I have a mixed-review here. First of all, the one who handled my mortgage refinance (Mike @ Senior Vice President of Business Development) was excellent. He was versatile and found a solution to deal with my unusual situation, which led to a quick and smooth closing despite of some hiccup. I am very thankful for his work! On the other hand, I found the one who handled the actual paperwork (signing of documents) less than professional. First, he didn't even introduce himself and simply went through pages of documents pointing where I need to sign. Meanwhile he was "multi-tasking" (in his word) on his phone the whole time, and all he said was "Cool" and "What's that?" He could have been a little more professional. He said he would send me a copy of all the documents later, but I didn't receive them even after 2 weeks. I finally reached out to Mike via email, and a copy was sent to me within 30 mins! read more

I do not recommend Priority Title & Escrow. My husband's name was recorded incorrectly, with his paternal name as a middle name and his maternal name as his only last name. Priority says it was recorded correctly, but if I want it changed, they have to charge a fee. My first question to this is, if it's not incorrect, what is there to change? Secondly, why do I need to pay a fee to CORRECT a mistake I did not make when I initially paid this fee at closing? I informed the processor that he did not have a middle name and had two last names, and she acknowledged this information. Priority Title & Escrow refuses to recognize that the name was recorded incorrectly. If they were to search for the deed on public record they would be able to confirm that it is, in fact, incorrect. read more

Short staff, unrealistic workloads, you can't get a hold of anyone. Office voicemail is not being monitored. Recording and policy are so behind, they don't get sent out on time as promised. Borrowers do not receive a copy of their signed documents. Documents don't get reviewed before being sent out for closing, and they have to correct any mistakes on the day of funding, which causes funding delays. They hired someone new as needed for the business, then lay them off a few months later without any type of compensation. read more

David Nadzem, one of the senior managers at Priority Title and Escrow, ensured an on-time settlement for us. He personally worked with his counterpart at the struggling, overwhelmed organization and respectfully, but firmly, guided them to a successful, on-time settlement. David Nadzem was aware that due to personal emergencies in our family, we could not slip even a day, as it appeared to be headed. He graciously took my calls day and night, and showed exemplary business leadership as well as exceptional humanitarianism as he got us to closing right on time! read more

Very poor customer service and complete lack of engagement or consideration from Christine Rokusek, processor at the Virginia Beach office. My lender requested date, time, and location information from me as to when I would be available for a mobile notary public to meet me to accomplish the paperwork for closing on my home refinance. I provided the information to my lender on Thursday June 13, 2019 and provided all requested information to accomplish the closing at the end of the business day on Monday June 17, 2019. So I provided 4 days advance notice on the request. I didn't hear anything more until Christine contacted me on Monday June 17th, midday, in reference to providing information for closing on Tuesday June 18, 2019. I replied and clarified that the closing was in fact supposed to transpire later that same day on Monday, not Tuesday. Christine then attempted to play it off by making a statement that they always verify from the borrower before scheduling a notary. So I cut and pasted from the email I had sent 4 days prior to reiterate the original information in which I had provided detailed information for closing on Monday afternoon. After receiving that information Christine advised that she would immediately work on confirming someone to meet that date and time. I was skeptical since at that point the requested/proposed time was only 3 hours away. Ultimately Christine advised that "unfortunately" she was not able to meet that date and time. There was nothing resembling an apology or acceptance of accountability for the failure. She asked if I could reschedule for Tuesday June 18th. So I replied and expressed my disappointment and shared my concerns about poor customer service. I said that I suppose if I wanted to complete the refinance transaction I would need to make myself available on that date. When Christine replied she said "thanks for the update" and indicated she would work on scheduling someone for Tuesday. There was absolutely no measure of an apology, no acknowledgement to my expression of disappointment or attempt to address the customer service issues. None. It was as if I was just another customer who was disappointed and she didn't care. She just wanted to get this off her list. When I met with the mobile notary on Tuesday afternoon, she confirmed that she wasn't even contacted with a request on Monday until around 4 PM asking for her to meet me at 5:30 - just 90 minutes later. This confirmed to me that Christine didn't even initiate any search to accomplish the task until we were already within a few hours of the proposed time, even though I had provided that detail 4 days prior. If I was Christine's employer she would be disciplined if not terminated. But maybe that's how this company is operated and "managed". My suspicion is that their business is employed by lenders who are desperate to find someone within a specific timeframe or geographic requirement, so "Priority" ends up with business as a byproduct of that structure, not because they are being shipped or selected by the borrowers who are the actual end-users of their services. How ironic is it that a business with "Priority" in their name ultimately makes the end user feel like anything BUT a priority! My advice based on my experience and my opinion - avoid this company if you have other alternatives - even if you have to push the schedule in doing so! read more

Property Title & Escrow could cost you your home, like they've likely done for me. I closed on a refinance of my home loan in 09/2021. Over the following 60 days I received three (3) checks from Property Title & Escrow. All three were labeled "Excess Cash to Close." Apparently one of those, for ~$1500, was actually them sending my escrow for property taxes back to me, with the intention that I pay those taxes myself. No letter indicating this, and the check was clearly labeled "Excess Cash to Close." Flash forward to April 2022 and I discover my property taxes are unpaid. My mortgage company covered the difference, but the result was a 50% / $600 monthly increase to my mortgage + escrow payment. Who on Earth can afford an unexpected $600 increase to their monthly house payment? When every month they've paid what was due, expecting it would cover their property taxes? And what Property & Title Company doesn't know the difference between "Excess Cash to Close" and "Refund of Escrow for Payment to Property Taxes?" And doesn't include any documentation or explanation of the multiple checks they send out, separately? Thanks for basically forcing someone to have to sell their home by completely mislabeling your checks and failing to include any explanation or documentation with that check, Property Title & Mortgage! You all are despicable and shouldn't be allowed to operate in this industry. I see from Yelp that most people have equally miserable experiences with this company, whose job seems pretty clear and simple, but provides disastrous results. read more

Do not ever use this company. I was trying to do a simple refinance on our house. Their communication was awful thru the entire process. They asked for documents confirming that my wife and I were still married(we've been married for 30 years), because there was another person with my same name that got a divorce in Florida. They drug their heels for weeks saying there was a lien on our house, saying we put on solar panels and then that we installed a water system and the company had a lien on the house. We don't have solar panels. The water system we had installed never had a lien on the house and was paid off. This company is just plain awful and I would never recommend them to anyone trying to finance or refinance a home. read more

"Priority" is an ironic name for a company that clearly doesn't put any priority on their customers. This company was hired by a loan processor I worked with on recent refinance. The loan closed 3 weeks ago, and to this point the funds involved from priorities end AREN'T EVEN IN THE MAIL YET. Entering a holiday weekend, I will likely be paying double interest on those funds until December. STAY AWAY. Poor customer service, poor communication, and inexcusable delays in the delivery of funds to a borrower. They have cost me hundreds of dollars in interest already, and even once the issue was brought to their attention failed to step up and rectify it in a timely manner. VERY DISSATISFIED. UPDATE: To his credit, their COO David stepped in and handles this the appropriate way. He has done his best to make good on their end, so I will give them an additional star. I still can't say I'd recommend using them, but at least they finally made good. read more

We agreed to use Priority Title & Escrow in a real estate transaction, we were the sellers of a property. An otherwise smooth transaction was interrupted at the closing by Priority Title & Escrow. The closing disclosure & Alta were incorrect. Yes I understand there will be mistakes & they were changed at the closing (remote closing with a notary at our property). However, had Priority Title & Escrow provided a packet to me to review prior to closing we would have caught the errors. We quickly realized that the figures/expenses were off over $20,000 & we contacted the buyer/agent immediately. The notary too contacted Prioity T & E with the mistakes. The buyer/agent fairly quickly I might add cleared up the mistakes and had an updated closing disclosure & Alta emailed to us using Docusign. Relieved we proceeded to move forward on signing the rest of the packet. Also, just a note of warning. NOT A GOOD IDEA TO EXPECT PEOPLE TO SIGN A POWER OF ATTORNEY AT THE CLOSING WHEN THE CLOSING PACKET IS OFF OVER $20,000 TO SAVE SOME TIME. I realize after a while, the paperwork may become so generic to the person(s) procuring signatures, however they are legally binding instruments with consequences . Unfortunately after closing we receive the incorrect closing paperwork as part of our closing docs. We refused to sign the incorrect paperwork thankfully. Long story short, Priority TE continued to include the incorrect CD & Alta in our post closing packet. I do not recommend Priority Title & Escrow. read more

I closed on our re-finance with Priority Title Yesterday. It was the fastest, easiest closing I've ever been to. I was a Realtor for many years, so I've been to several closings. Our processor Melissa was easy to work with and had everything to us in a timely manner, so all we had to do was show up and sign. This is how closings should be and I highly recommend them. We are attempting a simple closing and it's being tossed around between 3 or 4 people in the department and they do not communicate with one another. Each time I try to call Sandra or Joan they do not answer. Today I simply asked for one of the two to call me. Sandra emailed me and told me that Joan told her that she spoke to me. However, Joan NEVER called me. She lied. I emailed Sandra back and asked very nicely for her to call me with a follow up and status on our closing by the end of the day today and to no surprise I didn't receive a phone call. I would not recommend this company to anyone. It has been our worst nightmare that has kept me awake for weeks now. We closed on our home over two weeks ago now. After contacting the buyer of our home we asked them to contact their mortgage company to find out if Carteret Title had been paid which was recommended to us to do by a close friend that is a recent retired real estate agent after not getting an answer from the Title Company of why we have not received our money after closing. To our surprise the buyers mortgage had been paid off, but our mortgage company told us our mortgage has not been paid off. We, the sellers had to pay another mortgage payment for a house we closed on and signed all notorized documents for weeks ago. Both my husband and I have been contacting them both by phone and email after not receiving our closing check from them that we were promised to be sent certified mail that week after closing. After countless attempts talking to Amber Davis from Priority Title US and Destiny Coleman of Carteret Title we are still getting the run around. They have copied Tony from Carteret Title, whom handled our account, along with Amanda Fuller from Priority Title US, Joanna Robinson of Priority Title US and their processing department. Now it is going on week 3 from our closing that we still haven't not received any response from any of them as to when we will see our check. They claim they cannot wire the funds into our checking because of fraud, even though they have our account numbers, SSN numbers, license copies, etc. I almost want to laugh instead of cry because this is such a joke! I'm waiting to wake up to this continuous nightmare! Please DO NOT even consider using this company unless you want constant stress and never receive a word from them when they know they are in the wrong. Just sad.... read more

Terrible company! Stay away!!! Christine Rokusek and Mary Dobbins were extremely rude and unprofessional to my partner and me! They canceled the closing four times due to not having the proper paperwork and sent the closing documents to the wrong email address. We actually had to pay an extension fee because they couldn't close on time. Their demeanor toward us after they did the title search was unacceptable. They treated us with no respect and as if they were doing us a favor. Clearly, they forgot who was paying them. We are investors and we will never recommend them to any of our colleagues. read more
