If anyone is looking to rent, I highly recommend Priority Property Management. I rented from them for 9 yrs until the homeowners decided to sell. The customary eviction is 30 days but Priority compromised with the homeowners to give us 60 as we had been with them for 9 years. They even offered to help me find another rental place, wrote a very nice recommendation letter and helped me gather the requested documents for my next residence. They made sure maintenance requests were filled in a timely manner that was also convenient to my work schedule. I have never rented from a more caring group of people. Thank you! read more

I hired PPM to lease and manage my downtown condo, even though I'm a property manager myself (but I wasn't local.) So I have high standards and know a good property manager from a bad one and I was very happy with PPM. I found them to be good communicators and they protected my asset like it was their own. This company will take your deposit and charge you for everything. They will break something or lose something in the house just so they can keep your deposit and go out spending it with the girls that work there do not rent from them. They are located in a very small upstairs attic like they're hiding from people, they are not professional. They are nice to you while you're living there but if you move in, they give you all these lies and then when you move out, they give you more lies. and now you're sharing with me the real reason why we were asked to move out will let me send the pictures of the Day that we moved in and you can send the pictures of that what the house looks like when we moved out, exactly the same. Not only do they over promise and under deliver, but they lack the ability to have any interest in the home owner. Not only would I never use them again as a property management company, but I would advise anyone to avoid them.with all the claims, we still had many broken items in our home as well as many unresolved issues. Several years have passed and I never fully recovered my health after getting horribly sick shortly after moving into a condo in summerlin. My first review was taken down for "inappropriate photos". I guess photos of me being really sick were just too graphic. My second review was taken down for mentioning the owners name even though I wrote her to make sure she understood she was ultimately responsible despite having a property management company si I will now refer to her as the "Rich Doctor in South Orange County, CA" I leased Summerlin Condo from PPM & complained about the HVAC not working on the day of move-in. They didn't take it seriously. It just wasn't cooling right. They said that was "normal". A few days after move-in I got sick. It seemed like a cold but got worse. I developed massive sinus problems, everything was swollen, I got rashes, non-stop migraines, face-droop & extreme fatigue. I went through more than $10,000 trying to figure it out and when one Doc said it seemed to be a massive allergic reaction I went on a hunt and found a wet, stinking, leaking air conditioning unit inside the condo. God knows what was in that stinking, standing water and soaked sheet rock and wood! I really thought I was going to die. PPM wanted me to move into a hotel while they "remediated" it and I asked them to pay and they wouldn't. They said I had to claim on my insurance. $1,000 deductible they would consider paying back. Well, I work at home so no computer, desk & phone, no income. Bottom line is once I took photos and videos of the leaks under the HVAC & another under the kitchen sink they said "get out". I had no where to go & no money after all the doctor bills but they came in & pulled out the HVAC anyway. Ever lived upstairs in Las Vegas in hot weather without air conditioning? I had no choice. I had to get out. Because I had to also stay working as best as possible I used my last credit card to pay movers to pack & move me. I couldn't get out of bed so the last thing they moved was my bed & that's the first thing they moved in to my new place. That was another $5,000! Even though I was a victim of Constructive Eviction PPM still kept the deposit for the home I left spotless and had the nerve to keep the balance of my pre-paid rent, my deposit and send me a bill for 12k for the balance of the lease. Just to show their greed... the place has to be rented before the former tenant is on the hook for the period of time the place was unoccupied... but they took 3 months to list it again. Their treatment of me was nothing short of inhumane. They got a new tentant 3-4 months after I moved out. I received a service call from the same company that worked on HVAC for the same thing... leaking HVAC. Apparently that company only had my cell phone... so I was kicked out, they ripped out the HVAC and tore the place up and the problem is still there. I asked the HVAC company if they had a replacement unit before they pulled it out and it took a lot of checking before they did what I think was lie to me and answer "Yes". I'll bet they tried to rebuild the old unit and put it back in. PPM did no testing. Since thing I have contacted the previous tenants and learned they had a long term leak in the laundry room that was never repaired, had the same complaint about the HVAC unit and one of them is having neurological problems too. The new tenant has also complained of a leaking HVAC. My health conditions came on quickly & aren't going away. Zero personal/family history Hashimotos Disease Seizure Disorder Migraines Rapid Joint Degeneration Stroke ... but the doctors seem to be really stumped when my limbs started twitching starting with my feet and moving up and then my hands and moving up. My forehead now feels like it is loaded with Botox and it's often hard to just keep my eyes open my forehead has dropped so much. I look like I have aged 20 years. I had to have sinus surgery immediately after moving to clear the effects of the mold. I exhausted my savings account because of all of this and am worried to death about my health and my bank account. PPM & the owner of this property should not be in business. Greed. They communicate with me, as the owner, regularly to keep me up to date on repairs/issues with the home. The application process when tenants changed was seamless and they took care of everything. Do you the the NTA ( Nevada transportation authority) just gives out cpcn numbers to any one. I leased a house for over five years. Throughout the time i leased the property, everything was great. However, when i moved out, they did not give me back the majority of my deposit. I left the house in better shape than when I moved in. Also, they performed annual inspections and I was never told a word about anything that could have potentially forfeited my deposit. I too would also stay away from homes managed by PPM. Responsiveness was okay, getting into the rental wasn't too bad, and our home was a new property so there wasn't much wrong with it. When it came time for deposit returned, we hired cleaners and left the place cleaner than it was when we moved in, but a single speck of dog hair trapped in a corner was used to claim it wasn't clean enough. ALSO they claimed their guy said he had to remove a smoke smell when -no one- smoked in that house, EVER. So they took most of our deposit and left us with a measly $150. You can see their posts here are a sort of damage control, but none of them apologize for any confusion or what may have happen and are entirely defensive. I've done business with priority property management, one of the worst people in the industry to do business with. In my time while I was renting the house, I have had several issues with the house, my AC unit was not working I've made several calls to the representatives and no answer was given I've had several issues with the house as well and no one has returned my calls . when I left the property and turned in my lease at the end I was taking for all my security deposit for things that weren't even needed to be corrected ,but the things that I requested in my 18 month stay or not corrected I wonder who I need to talk to or where I need to go to complain, so that I can get this issue resolved and get my money back . As a property OWNER, my experience with Priority Property Management was not positive, the least to say. 1. they misadvertised my property by linking it to an automated voice mail that described somebody else's property. When I brought this to the attention of Michelle, the owner, she advised me it was not a big deal and that prospective tenant's don't even listen to the message but just leave a voice mail expressing interest in viewing the property. 2. Turn-around time to get the property rent-ready (carpet cleaning, painting, etc) was 26 days. (in my experience, it's been between 2-7 days after tenant moves out). 3.it takes a while for them to return your calls/emails, in fact it is their policy to get back to you within 48-72 hours. In my experience from dealing with other PM (property management), it's usually a few hours to 24 hrs. Their standard answer was that they were "short-staffed". An interesting fact though, 3 months after I left them, I emailed to get a lost invoice, and I received an automated email response stating they were short-staffed and will get back to me within 72 hours. 4.they did not change the lock between tenants, which we learnt about when we were picking up the keys from them to hand it over to another PM. Overall, I am very happy I switched to another property management. No PM is perfect, but I would not recommend this PM. Do your research and do not rush. I've used PPM to manage the rentals properties I own in the Las Vegas area since 2011. Over that time I've sold some, purchased some others and had to rehab a few and all the while PPM has worked with me to ensure a smooth transition regardless of the situation. I can't speak much from a renter's perspective, though all of my renters now are long term renters who continually renew their leases which implies to me that PPM must treat them well too. I will continue to use PPM for my Vegas rentals without any hesitation based on the experience I've had with them. read more

So my mom recently moved from a rental into a home she bought. Her landlord got this company to handle everything and they have been a nightmare. It's apparently a family owned business, which should mean they should take things seriously but the way they have handled things so far tells me they don't. First off they never return your calls. EVER. They scheduled a walk through date two weeks prior to the very date they wanted. A week later they called to tell us that the guy can't do that date because he's "going to be on vacation and won't be back until the first of the next month. And then he can do it after the first." So, no real date there. Next they tell my mom she HAS to leave the lights in her name until the walk through is done, which they have no date for. Finally I went by the old house and noticed, low and behold, the lights are on. The next day? Still on. They just left them on and never told my mom, who has been calling them for the past week with NO answer. Now her landlord is trying to get everything in his name, and apparently they aren't being much help to him either. These people really waste your time and never get back to you. read more

One star is too many. I used THEIR preferred cleaning and carpet companies. Patched every tiny nail hole from pictures, painted and complied with their every wish. I had professional landscapers on a regular basis, kept the home immaculate inside and out...still, no return on deposit. Shady. read more

My profession causes me to move very often. I have been an owner and renter several times and have had experiences with many different property managers. Priority Management is the best company I've experienced. I'm currently an owner using them for over 5 years. They have always resolved any renter violations and have fixed all maintenance issues within 48 hours. They are responsive when I contact them within 24 hours and they are courteous on the phone. In addition, when I need movers to help the renters move they assisted. When the washer broke and needed to be replaced they helped again and got me a reasonably priced washer delivered within 48 hours. GREAT SERVICE! When my property needed to be rented I always had a renter within a couple weeks. Most of my renters have stayed for at least a couple years each so that is a testament to Priority taking care of their customers. I actual asked one of my renters what they think of the management and they had good remarks. As I move all over the world it is nice to not have to worry about my properties. I read the other negative reports and I can't explain their experiences with PPM. One thing to keep in mind is many people blame property management services for not taking care of their issues in time. Remember, PM companies can't resolve issues if the owners are not responsive and authorize repairs. Many negative reports can be explained by unresponsive owners....not all, but some. I'm always responsive to any repairs that my tenants needs within 24 hours, so there hasn't been any issues with any of my renters or managers. I have no reservations recommending them. read more

I've been with ppm for a little over 3 years. BEST property management company in town. Not once did I have as much as a hiccup with this company. They came each and every call very promptly. My air conditioning went out. Took them less then 24 hours to get me cool again. My kitchen sink had some problems. It was fixed the same day. Most company's do not take the time to understand your problem or dilemma but ppm does. Amazing management company!! PPM was my property manager and I loved working with them! They were ALWAYS extremely organized and put together-- they have a protocol for everything! The standard to which they keep their rental properties is superb! It may make the owner have to put a little extra money into keeping their rentals that way... But I'm sure it always allows them to charge just a bit more for unsurpassed quality! All work orders were dealt with almost immediately and any issues as well. They were friendly people to work with. We didn't have any damages to the house. We did not hire the preferred carpet cleaners as they were out of our budget. I did use the cleaners they recommended as one of them was reasonably priced. BEWARE!! One of their preferred move out cleaners wanted $500!!!!!! So do your homework! I went with the lady that wanted only $250. She was professional and the house came out great. My advice, find an affordable licensed carpet cleaner of your choice. Make sure they can guarantee satisfaction. I paid $170 to have a 1800 sq ft home cleaned for carpet. I've used them once before. As for the general clean, I called around for prices and chose one of the preferred listed as the price range was similar. Avoid the one that wanted to charge and arm and leg! $150 or so was taken out of our deposit for landscape clean up which was a bit much. Likely charged us for bush trimming too. The bushes were as is when we moved in. It was more of needing the leaves picked up and little weeds. I did not bother to look into it as we forgot to replace the filters so I've put that into consideration. I'd rent from them again but pay close attention to detail. read more

I was a resident in a home for 8 yrs. I was never late on my rent. I injured myself on torn carpet. Each time I complained regarding torn carpet and mold in a bathroom wall, it went ignored. I was without a fridge for over a month last holiday season. I threw out hundreds of dollars of groceries. I continually asked for a loaner and was denied. Ms. ...is also an owner of an appliance company! I was a single mom of 2 disabled children and was afraid to push too much, until my son became very ill. They did 1 inspection in the 8 years I was there. When I finally had enough and complained , I was given notice to vacate. It was then taken back due to the fact the maintenance requests were not fixed, therefore being in violation of retaliation NRS 118A ect. They proceeded to try and fix and again gave me notice to cover their asses. I have been in physical therapy for 5 months now. My son has a constant sickness, which the specialists are testing for the cause. (mold, I am sure of). I was given $140 back on my $1000 deposit to not proceed with action, I am sure. I never received a reply. I am now retaining legal representation. No tenant should ever have to endure this incompetent and unethical treatment! I look forward to seeing them in court. read more

They lay everything out in the contract, they preform detailed inspections to ensure accurate account of the property before and after. My family was looking for a new rental in Las Vegas and applied for a property listed by Priority Property Management. Unfortunately, we were not the first applicant for the house and decided to continue our search. After finding another location, we were contacted by Priority and told that the previous applicant had withdrawn and we were now at the front of the line. I was honest with them that we had already found and applied for a new property, but was willing to go through with the application just in case. They were very understanding and even made sure that I was okay with our application fee not being refunded. During the process, Priority communicated very well, making sure that we were in the loop on all matters. Ultimately, my family decided to go with the other property but at no fault to Priority. They were very thankful for our business and we were extremely thankful for their thoughtfulness and process. If we move again, we will definitely keep Priority Property Management in mind. We were residents in a North Las Vegas home from 2013-2017. Michele and Lisa were incredibly honest and transparent through our entire residency and move out. We appreciated the current photos of the home when we initially rented and the spotless home on our move in day. We had very minor work orders during our residency and they were always taken care of and acknowledged the same business day. The vendors that PPM trust to do the repairs are always respectable and fixed the problem the first time. Especially Juan of a Million, their handyman. Move out was made easier by using PPM approved vendors. I hold PPM in higher regard today as we are now in a different State with another nationally known property management company and currently displaced from our home due to hazardous mold that is not being taken care of property. If you want a company that has a high standard of expectations and full of integrity, PPM is it. read more

Stay clear of this management company if you can help it! I am speaking here from a tenant's point of view. I have been renting for over 20 years - and have never had such an unpleasant and shifty experience. Do not expect to get much of your security deposit back - they charged me $350 to clean an apartment that I cleaned very thoroughly upon move out (just wish I had taken pictures!). They charged me $475 to repaint - I have never in 20 years had to pay to repaint as usually the landlord assumes painting costs between tenants. In the few spots I had hung pictures I had spackled and touched up the paint - so there was definitely no need for a $475 paint job. $100 to clean the carpets - and another approx $100 in various things that were exactly as I they had been when i moved in! Things like removing child locks on cabinets - I don't have children and never put them in! Or charging to re-cauk a sink - that looked exactly as it had done on move in! The absolute last straw was when they charged $45 to deodorize a "strange odor" in the bedroom.. This strange odor I complained about on move in, as the previous tenant had had a flood and the carpets smelled musty. I also cited this strange odor as the reason why I was moving out when they asked. Then they charge me to fix it!!?? $1300.00 in deposits - I got a refund check for $291.00. Wow. We have had 2 properties managed by Priority Property Management since 2011 and have been happy with them. They have a good screening and selection process for new potential renters. They do a good job of getting our properties re-rented when a tenant moves out. They have certain standards that the property must meet prior to rental, and try to make sure that the property is at the same standards when the tenant departs. I have nothing but GREAT experience with PPM. One of the BEST property management I've ever had the pleasure of dealing with. They are always on top of things. Everytime I call they respond right away. No issues with deposit, cleaning, or repair. They were VERY thorough. I had to moved out of my unit because the owner sold my unit and the new owner are moving in. They were so kind to take the time to help me find another place. I am renting from someone else but the property manager is not as thorough or detail oriental as PPM. It's been almost a month I don't have pool key, gate remote, and my garage is not working. With PPM that would not be an issues. I miss dealing with PPM. From reading some of the negative review. Most of them deal with the cleaning company and carpet cleaning which has NOTHING to do with PPM. Those cleaner are PPM vendors. PPM does not control how those cleaner operate. NOT everyone have the same standard in what I consider "clean". If you have pet or smoke those smell stay in the wall, carpet, baseboard, vent and cabinet. People that are used to those odors can't smell it. Like a smoker can't scent they smell like cigarett butts. I had to clean the unit myself because the cleaner I use was no call no show. I scrubbed everything inside out. Because my lease agreement required professional cleaner PPM had one of their vendor did a light touch up. My advice keep the property clean and pay your rent on time you won't have issues. That goes with anything. Thank you PPM for everything. You're the BEST!! read more

Priority Property Management SUCKS!!!!! They act as if everything is OK having there favorite saying "No Worries" but you better worry. The house my husband and I rented was dirty, walls and floor. They had the carpet allegedly professionally cleaned and it still had stains. When moving they charged me for cleaning of the carpet and removal of stains that was ALREADY there!!!!! I would highly advise to not have PPM as your property management comany. We are currrently seeking legal advice and are building a strong case. First of all, we moved in at the end of 2012 at a property that was built in the 70's. Nice home, well kept by the owner. I am a professional in business and dont have time to deal with alot of drama. However here goes...The manager at PPM is extremely unprofessional. PPM scheduled 3 visits to inspect the home during out 15 month lease. There was only supposed to be 2. The first one, they came through and not only picked apart every square inch, but the manager (Michelle) brought her son and let him run all throughout the house into private rooms. I had called her and confronted the situation. She also called me a liar because we had a casita that was furnished for our 20 year old daughter who is in the military and harldy home, she said she had checked with her husband to confirm that our daughter was in fact in the military. Huge violation! There were many other incidents that we have documented and available for our attorney. To keep this short, move out was a nightmare. We had a 2200 deposit in which we received 460 back. They charged us for the 1970's tub that was peeling a little. $500 for repaint which is obsurd. They even charged us for batteries in the smoke alarm. The day we moved out we had a housecleaning service in which we paid $300 for. They told her to leave and hired another company to come clean. Of course they charged us for that. We have pictures and video of the house before move in as well as after. We demanded the full deposit back in a letter. There was no response. The new owner of the house had contacted us and has had nothing but problems with PPM. We have collaborated with her and are builiding this case. We will make sure that we will be compensated for all this. The manager (Michelle) at PPM is very unprofessional and does not need to practice in this profession.
