These are the average monthly fees for a 1 bedroom, which do not include electricity

This complex is dangerous and management is inept. My apartment was burglarized shortly after management entered my apartment without notifying me while I was out of town (coincidence?). There was a flood in my apartment, which management never disclosed. I only learned that they had been in my apartment and that there was a flood by reviewing Ring footage. The Ring footage shows Becky (assistant property manager) and Keisha from maintenance in my apartment for 45 minutes. Becky took cleaning supplies from the apartment above mine to clean up the mess. I checked with those tenants, and they were not home at the time and not asked if those supplies could be used. Becky entered their apartment and helped herself to their things and never told them. Becky is seen in the Ring footage laughing because she thinks she is so clever. After I returned home to find my apartment burglarized and ransacked, the complex still did not disclose to me that there was a flood or that they had been in my apartment for 45 minutes. Ebony Hackett, the property manager, insinuated that the robbery was my fault and couldn't find it in herself to say sorry that it had happened. She was very dismissive of the situation and unwilling to help in any way. She wanted to charge me $50 to re-key my front door, and it took over 2 weeks to get a broken window in my bedroom replaced. She refused to take a window from an unrented unit because it would make it harder to rent that unit. Proof that they only care about getting you in and getting your money, and do not care about tenants at all. I had to beg them to board up my window, and maintenance finally agreed. I asked to speak to her supervisor, Roxanne, a Regional Director, Ebony told me that she refuses to speak to tenants and I would never get through to her. She was right, I called the corporate office and left a message for Roxanne about my experience, and later got a call from Ebony that Roxanne would not be addressing the issue and I had to deal with her. Aside from that terrible experience, my lease was not ready the day I was supposed to move in, despite several confirmation emails with Becky Olivas. I had to get a hotel room for 3 nights because they were unable to process my lease, which Becky had forgotten to do before my arrival (I watched her print my application while I was in her office). While I was waiting to sign my lease, I heard Ebony get off the phone with a tenant and call her a bitch. Both Ebony and Becky thought that was very funny. If you rent here, you can expect extremely cheap renovations (doors with 2.5 inch gaps at the bottom, eliminating any privacy you might want), cheap cabinetry and drawers with no handles, low tier appliances, and inefficient construction which makes your energy bill sky high all year round. You can also expect about $150 in miscellaneous fees each month, including a charge to tell you what those fees are. If someone lives above you, prepare to hear and feel every footstep they take. The pools are frequently broken or closed, often for stolen pool equipment (they'll email you and ask for any surveillance video to help, but they will never return the favor), and the gym is frequently missing equipment that has been stolen, or machines are broken. The gates are constantly broken, and when they do work, people frequently write the gate code on the keypad. When you move out, you can expect that they will keep the majority of your deposit, even if you do a walkthrough with management and maintenance and they confirm that there is nothing in need of repair or cleaning, as was my experience. After they charge you, they will not provide you with an itemized list of what your deposit was spent on. Although this complex is in the heart of Summerlin, I can guarantee you that it is the worst run complex in the area, and security is nonexistent. The management team are only out for your money, it's a complete cash grab for them. There are several complexes in the area that far exceed what Talavera has to offer. Do yourself a favor and skip this place.

This landscaping is so lazy and ugly, it used to be grass my pet loved it and so did I.. taking a walk was nice in the mornings seeing grass considering the fact that Vegas is all desert... it was one of the few apartments that had grass scenery in Las Vegas now this is what it looks like, for the price us new to the state paying high cost of living like come on! Plus ALOT has happened since moving here... People here are just so uneducated, I addressed issues with the management but of course they don't do anything about it... For the money they want a month here . DO BETTER or DROP your prices because you're not giving us anything to match the price. Be realistic. They just take advantage of us coming from new states that are able to pay this cost of living but it's like for that? Gym sucks looks dirty , management doesn't answer or care for their residents.. YOU HAVE TO PUT A CODE AT THE GATE EACH TIME YOU COME IN AND OUT , THERE IS NO REMOTE.. SO YES YOU WOULD LITERALLY HAVE TO GET OUT THE CAR TO OPEN THE GATE EACH TIME!!!!

    Trash everywhere

I wish I could leave a minus rating. This place is soaring downhill quick. Besides the water being off several times this year without warning now trash is everywhere and no one does anything till I call and complain. Now y'all know after the trash comes they make a mess, be proactive and clean it up. Why'd the water bill double this month??? Because you improperly maintain the sprinkler/sewer system and have yet another leak, should I be punished for that???? I definitely haven't used more water, in fact I was on vacation for a week this month, meaning I used less water. What's the chance the hedges will ever be trimmed again??? Oh here's something fun, now the neighbors are always fighting. Seriously the new management let's anyone live here. Now I understand why all my good neighbors are moving out so fast!

Have called and called to try and get the last payment amount for my lease ending this month and no answer and no call back. Absolutely ridiculous. I have lived in so many complexes across the Vegas valley and this is the absolute worst. Don't expect to receive any communication if you plan on moving here. This place has actually turned me into a Karen. And if management sees this, call me asap so I can get the end of my lease paid and get out of this hellhole.

Beautiful dishwasher that was never cleaned when we moved in. Taken 9/2015

We moved here in September of 2015 and broke broke our lease in May 2016. This review is a little late, but it is accurate. The curb appeal of the community is normally good. It is very attractive to look at and the pools look great. The community has some great people living in and my wife and I loved the location and the layout of our loft apartment. Unfortunately, the loft apartment was also the first mistake we made there. The problem is that they only have 1 air vent upstairs which means the loft (which is the master bedroom) is always a minimum of 20 degrees hotter than the main level in the summer. In Vegas this is a huge problem!! There is no fix for this. The second problem is the maintenance team. They are all extremely nice, but incompetent. They replaced our dryer that did not work with one that did not even turn on, and then took two days to even bring us another used and beat up one. When we moved in our apartment was not painted, it was dirty, there were holes in the wall, trash from previous resident, and even clothes left in our apartment. Dirt was literally everywhere. Almost every time maintenance entered our apartment, they would leave nails and screws all over our carpet for our cat to eat and play with. Lastly there was Paki (community manager) who is perhaps the most disrespectful and clueless person we have ever met. He routinely ignore emails and does not return phone calls. When problems occur, he has excuses that are non-nonsensical. We once asked him why leaves had not been blown away for over a month and his response was that he cancelled the monthly service to save money. We are happy to have paid the lease break fee, however they also illegally and overcharge for carpet cleaning. Overall a great place to live if you like living in a slum lords apartment.

Our monthly rent and fees- ridiculous

At first glance in pictures you think you are moving to a luxury community, but that is not the case. We live in a newly renovated unit that has some of most half done work I've ever seen. Nothing was cleaned when we moved in and dirty bathtubs, stuff stuck to the floor, baseboards that don't go to the fl. Our screen door is missing the screen and unattached to the frame. The office is very unhelpful when dealing with neighbor issues and there will be a lot of neighbor issues because a lot of low income people live back here. They tack on so much fees to your rent (I'm adding a pic to show you what you will actually be paying) my rent is 1298 and with all the fees I pay 1450 and that doesn't include electric. I have never lived somewhere that sewer and trash is not included. The valet trash is useless because there are tons of dumpsters around that I can take my trash to for free. Nobody picks up their dog poop, and neighbors are noisy. I would not recommend moving here. Also if customer service is something you are looking for you will not find that with Ana and Sarah in the office. They will mess with you and make you think you are the crazy one when you actually need something. The property management company alliance is also non responsive. BEWARE as they will also give you a lower rate when you move in and then raise your rates 300 or more at renewal time. Just stay away from here if you can

2/17/2026 UPDATE: We are getting ready to move out of state…read moreand wanted to share an update as we first moved in in 2022. PROS and WINS: -Chyla and Courtney have been here since we moved in and have ALWAYS been helpful. They're always quick to respond and do everything within their power to address issues and needs that come up. -Albert (one of the maintenance team members), he's SO NICE and always helpful and quick with repairs. There's a newer maintenance team member who does a fantastic job. He's always outside picking up any loose trash and repaired our washer quick. -The grounds were clean when we first moved in and have felt that way the entire time. Of course you have neighbors who don't pick up after their animals. But I honestly think it's gotten better. - The community spaces are always clean. It was so nice having the coffee machine in the community lounge. I really wish they would've replaced that. -They always do monthly community events. They're cute and it's fun to walk over and stop by. -The Bend outdoor shopping center has really developed and fully went up since us moving in! It's so fun to have a coffee shop, food options, workout spaces, UPS, gas, etc all within a 10 minute walk or 3 minute drive. -our carpet was fully replaced prior to our move in and on both renewals we were given a carpet cleaning voucher, so that's fun! Feedback: -I noticed the side gate tends to be opened and not latch closed. This has been reported and the front office has said it's been repaired, but it continues to randomly be unlocked. Truthfully, I just got tired of reporting it was broken. But I fully believe if I would've mentioned again, they would've looked into it. -Would love for the coffee machine to have been replaced. We loved going to the community center to play Monopoly Deal and grab a coffee when there was a machine there. Advice for future tenants: -The walls are THIN and the stairs are hollow. Our layout was in building 14 on the ground level and our master room wall is shared with the stairs. And every single neighbor above us STOMPS so loud. If you are a light sleeper, I would highly suggest not opting for a layout where the master wall is shared with the outside stairs. -Ask for bug spray in the warmer months. We did our own bug spray inside our unit but I believe you can ask for more outside. -Be a good neighbor. Pick up after yourself in the gym and pick up after your animal. Respect the shared community spaces. -Honestly if we were not moving out of state we would've renewed because overall we enjoyed being here! Review from 4/2023: So far, my experience with Solana and the leasing office has been better than I could've I asked for! And we toured 4 places in one day and nothing matched the experience we had here. We literally started our tour day with Jody at Solana, went to tour other places and came back same day to apply. The moment my partner and I walked in we were greeted and made to feel like family. Jody was AMAZING. She had so much energy and passion about her job and it really sold the place. We were pleasantly surprised about the property, i personally think the photos don't do the place justice. Pros: -armed guard at all times -24 hr maintenance ON SITE -fitness center is clean with a variety of equipment -pool looked cleaned and maintained well -we toured the grounds and looked to be maintained well Cons(more so outside of Solona control): -next to freeway (not a deal breaker for us, but you really can hardly tell -area still in development stages. Looks like more food and stores are in the process of being built. BUT there's an ikea nearby!! Overall, we're really excited for our move and have high hopes about this property

Before beginning our self-guided tour, we confirmed with the front office that our dogs were allowed to accompany us. The leasing associate welcomed us, provided the fob, and even offered treats to our dogs, commenting on how well-behaved they were. During the tour, however, we were approached by a resident who repeatedly confronted us about having our dogs with us, even after we explained that we had permission from the leasing office. We continued our tour, but later near the pool area, the same resident approached us again. At that moment, my dog was simply sitting on the concrete with one paw touching the grass while we figured out the direction of our next stop. Despite this, the resident continued to make comments and then took a photo of us without our permission before walking away. This encounter made us feel extremely uncomfortable and unwelcome. Our dogs were calm, leashed, and fully under control the entire time, and the leasing office had explicitly allowed them to be with us during the tour. Because of how uncomfortable this resident made us feel, we ended our tour early and returned the fob. It was upsetting that a tour we were genuinely excited about was overshadowed by this interaction. While we appreciated the kindness of the leasing staff, the experience with this resident left a very negative impression. I hope management takes note, as no prospective resident should be made to feel this way--especially while following all the guidelines given by the leasing office.
