It turns out a lot of pipes froze that night, because no one had any techs available. The best I could get from mist was a promise to have someone call me in the morning. Josh from Holmes, though, called me back immediately. He helped me stop the water that was flowing out of the burst valve, made sure I had some emergency heat, then scheduled me for first thing in the morning after he finished with his next client. He fixed the problem and even made some improvements to make my system a bit more resilient going forward. He was there all day, so I was expecting an astronomical bill since I had called in an emergency basis. I was pleasantly surprised to see the price was very reasonable. I had actually made that exact repair myself 5 years earlier (Josh said it was a quality issue with the valve and not my handiwork that lead to this failure, and I choose to believe him), so I know the going rate for the valves he used, and I know what the labor was like to install it. They charged a fair markup for the parts and a competitive hourly rate for the labor. And of course, Josh did the work a heck of a lot faster than I did back in 2021. I'm very pleased with the service and the quality of work. I'll definitely be calling Holmes the next time I need any HVAC work done.

Which was a picnic compared to how bad he was at selling; we ended up selling for 20% less than what we paid. He was so ignorant about how our property was affected by flooding and drainage he gave the buyer wrong information that hurt on the sale. And without a doubt, they were the right realtors for us. More than anything, we needed someone to hold our hands through the process of selling our first house. I think it was Julie who said the experience was more like a marathon than a sprint. One of the things that we found the most appealing were the duo's stats. The ratio of sales price to asking price, and the average time of their listings on market, were fantastic. But what is it they always say? Past results aren't a guarantee of future success? It took a little bit longer, and we didn't quite get as much for the house as we had hoped. But there were a lot of unexpected bumps along the road. Like a tree falling onto the house, and puncturing a hole in the roof, while it was on the market. But Patrick and Julie were always a reassuring voice of calm. Plus, they were able to connect us with people who could help shore up the house to get it ready for going on the market, even when our long time handyman wasn't able to get us onto his schedule. While part of me wishes the couple might have been more aggressive at marketing the property, I don't regret the decision to pass on the more aggressive agent we considered for the listing. With an impending move on the horizon, and the inherently stressful proposition of selling one's most valuable asset, the calm and peaceful disposition of McSharry and Associates was just what we needed. Thanks again to Julie and Patrick for working with us, and even answering our questions after the sale was complete. They never doubted that it would turn out okay in the end. And indeed, it did. Plus, they donate a portion of their commission to a local charity of the seller's choice, which is just the icing on top of the cake. So not only did we sell our house, but hopefully we did a little something to help combat food insecurity within the Capital District.

A close friend of mine lived in a building that was bought by Veno properties, and upon buying the…read morebuilding, decided to raise rents by ~30% -- without addressing any of the structural issues of the building, nor doing any renovations. The windows were rotted, and the building was cited as potentially having lead service lines. Communicating with the company is nearly impossible, with automated email messages and general phone lines to call that don't lead to another human on the other end. They're a faceless organization, and do not care for the buildings they own -- mainly focus on real estate holdings.

Sending me a daily "sign the lease" into my email without providing the lease for me to read. The repeated harassment was from your company, including hanging this "Demand to Vacate on my front door" after serving me no less then 4 times. I was a model tenant, quiet, took care of property, and never late on my rent in 5 years. I put money into the property. Yet I had to live with first, a Hoarding Family that snuck in their registered Sex offender relative. Then Veno Properties let a woman move in with a dog she couldn't handle, so she confined it and abused it. While I had rights to a quiet tenancy, I had to endure her poor animals incessant barking, for hours. When she locked the dog in the bathroom, the dog would scratch in panic for hours. I didn't have to spy on anyone, it was blatantly screaming in my apartment. Veno did nothing despite, their own 3-page animal addendum. They didn't give a shit about the dog. Guilda told me to call the Dog Officer. The tenant had to put the dog down, for Renal Failure. She then, set up a camera with a blue light to spy on me. When I went outside for anything, the camera was pointed at me. She kept telling me I killed her dog. Obviously suffering some kind of Dementia. She harassed me with her car, parked me in. See picture. Veno did nothing despite even having photographs. In fact, Veno's inspector, verbally told me I had 2 strikes against me (didn't care about my drywall tape hanging). I asked her to repeat the 2 strikes comment, but she refused, because she knew she was being Bias. You removed very much alive, Big old Arborvitae's trees, at 8am under my bedroom window, with no notice. They weren't dead and there was a reason they were planted, but you're the expert. You could have trimmed them. But your maintenance guy told me, you just didn't like them. Stop lying. Through 2 inspections of my apartment, by your experts, with all my drywall tape hanging off the ceiling, and me bringing it up directly...any professional would know there is a roof leak. It took you two years to fix it, after a steady stream of water was coming in the living room. Not to mention all the mold that exists in the rafters of that home, because the roof leaked for years. The bathroom ceiling has rot over the tub. The brick chimney is falling in; bricks lay on the ground. The Foundation is crumbling. The windows are broken. Yet you advertise this home as well maintained. It's clear the current tenant left after one year. It was important that you got your client" to chainsaw those trees. Like you built new steps to a door that didn't work. When you renovated the downstairs apartment, you had your maintenance guy use Gymnasium Lacquer, without a respirator and without opening the windows (they were all broken) and fumed out my apartment with my pets. That stuff can kill you, but you scoffed at my call to come open windows. You don't care about Tenants or your maintenance guys. Which is probably why both quit at the same time. Basically, your arrogant and are representing Slum Lords, which makes you a Slum Lord. Maybe you should pay attention, get your facts straight.

Disclosure: this review is from 2013…read more.. For starters - I chose not to rent with this property management company. I am leaving a review based on my experience with them while looking for a rental when I relocated from out of state. Property management companies are not a thing where I'm from. You pick an apartment and they are often pretty nice with amenities that may include gyms, w/d in unit, central air/heat, a pool, perhaps even a basketball or tennis court. Units are also reasonably priced and well-maintained. Of course, you can always rent from a landlord, but it was a bit rare to deal with an actual "management" company. So. This experience was new. Before physically locating to Albany, I looked at a variety of places online including rentals from EPM (yes you, not ERE). I thought - 'meh, they look ok'. Let me tell you all something. Albany is pretty good about a lot of things, but one of the biggest problems is that they DO NOT keep landlords and these purported "management" companies in check. Never have I seen anything like the rentals that I saw (including those from EPM) at the price points they were at. It's truly absurd. Anyway, I saw photos of the properties I was interested in before moving to Albany. I was a little skeptical, but I stopped by their office anyway. 1st sign of trouble - they kept their office locked during regular business hours and required appointments. I was spending the summer in a nearby state and decided to go house hunting in Albany for a week. I explained that to them and I was let in. The woman I interacted with seemed fairly uneasy - my initial thought was 'why - what is, so bad about your tenants that you need to keep your doors locked'. I got over it. 2nd issue - the "apartments" were basically holes in the wall of multifamily buildings that shouldn't be anything more than duplexes. The paint was caked on all the walls and trim. It just looked bad all the way around. So when I noticed (3rd problem) the x 2 month rent security deposit - I was like "wtf?" It dawned on me that they likely going to nickel and dime people for everything they can get and that they probably target folks that do not have the means to take them to court. So. That was a no go for me. I left this review because I just read a few of the responses left by EPM to some of these reviews (even those that aren't recommended). Your decision to respond with personal information about former tenants is malicious and unprofessional. It's a similar to the feeling that I had from interacting with you for a few days. I am now certain that I will not do business with you (as an owner or tenant) and will make sure to deter anyone that asks me about your company. It's beyond clear that you're in it for a paycheck.

DBO took over management of the building I lived in about 9 months after I moved in. They have…read moreonline rent payment and maintenance requests. Nancy and New Scotland Management, a middleman with DBO (?) filled out rental assistance paperwork and gave me grace periods for rent payments. My rent was not increased, possibly because I was going through cancer treatment and financial issues. Also, my studio was super tiny. I will never forget what Jennifer, Nancy and Dan did for me. Management promptly addressed smoking in the building. They also fixed a broken spring on the front door. It took a LOT of prodding over many months to get them to fix a heating problem (too hot, not too cold), but they did eventually fix it. Once DBO took over, common areas all but stopped getting cleaned. Prior to DBO coming in, the entryway, little lobby area and stairwell were vacuumed, mopped and dusted very regularly. I had to beg DBO repeatedly for the filthy common areas to be cleaned. Grime and bits of garbage remained in the vestibule after the "cleaning". The garbage disposal area went way downhill in cleanliness too. I hope DBO rises to the challenge of maintaining the integrity and character of the beautiful 1800s building I lived in. I enjoyed 7 foot high windows, 12 foot ceilings, brownstone type stairs and a chandelier. Many OOT landlords come to Albany and reap stunning profits from Albany residents but give nothing back to Albany tenants or the community. Please be respectful and fair and help protect the dignity and historical beauty of our homes, our dollars and our lives! We are counting on you! Thank you.
