A faulty fire alarm system that went off in the middle of the night multiple times in the winter that we had to wait for firefighters to come turn off. Our unit had a leak for the entire year that we had to put in multiple requests for it to be fixed just for it to never be properly fixed & eventually caused black mold and mushrooms to be growing out of our wall. When we sent pictures of the mold/mushrooms in the apartment still nothing was done to fix it. There was no acknowledgment or apology for the living conditions. When it came time to move out, we informed them we were leaving the stick & peel wallpaper up on the molded wall because we did not want to be dealing with something hazardous. When we received our security deposit we saw that we were charged for the wallpaper we left up even after explaining why we left it. We had put it up in a different spot as well that we removed, so we did not leave the other piece up just because we didn't feel like taking it down. WE LEFT IT BECAUSE IT HAD MOLD AND A ROTTING WALL UNDERNEATH IT THAT WAS DUE TO THE NEGLIGENCE OF POWELTON PROPERTIES. When we reached out to understand why we were charged for this we were met with the same response every time. Still no acknowledgment of the mold. Passive aggressive emails. Calling multiple times waiting to speak to the property manager, who was *shockingly* unhelpful. My roommate was yelled at on the phone by Deena and then we got an email saying we threatened them and our communication has ended with them. There were zero threats made. And our apartment is now up online for 1500, when they were trying to charge us 1700 if we renewed.

The company's deceptive practices are glaring-- they failed to clearly disclose that the holding fee would be non-refundable, burying this critical detail in fine print within a multi-page document provided only after payment. This lack of transparency, combined with not providing application copies upfront and pressuring payment before processing, misled me into believing the funds were secure. Their refusal to negotiate lease terms, including the pet addendum that was a key condition, further exposed their bad faith. Online reviews echo similar complaints about withheld deposits and opacity, pointing to a troubling pattern. I strongly advise caution with this company-- their practices seem designed to trap applicants into forfeiting money. This intimidating tactic, rather than addressing my valid concerns, further highlights their lack of transparency and accountability. Potential renters should be cautious. **second update on Gag Order and Claims of No Losses 8.28.25: "We have re-rented the unit at no loss to the Landlord. Attached is a Release. Please review, sign and return asap. Chris" In a subsequent email, New Age Realty Group claimed they incurred no losses from my withdrawal, yet still refused to refund our $3,600 holding fee, contradicting their own justification for withholding it. Furthermore, they sent a gag order, demanding we sign a non-disclosure agreement to release the funds they acknowledge owing us. This coercive attempt to silence my valid concerns about their deceptive practices further exposes their lack of integrity. *** Update on Refusal of NDA and Additional Demands 9.5.25: "The new tenants are moving into the house on 9/10, not 9/1, as I originally thought. Attached is page 1 of the signed lease FYI. The Landlord will be losing $1,080 due to this change in move in date. Additionally, my bookkeeper brought to my attention that we are owed a leasing commission equal to one month's rent for your rental, as we had fulfilled our obligation of finding a qualified tenant for the rental of the house. Had you not asked for 21 changes to our standard lease agreement after you were approved for the rental, or had we agreed to most if not all of your 21 changes, the deal would have closed as planned and expected. The loss in September rent and the leasing fee due to New Age from Landlord equal $4,680. Your decision to not proceed in the rental will cost the owner $4,680. As of now, you owe the Landlord $1,080, after the forfeiture of your $3,600 holding fee. This baseless demand, made despite their earlier admission of incurring no losses from my withdrawal, further demonstrates their coercive and dishonest practices aimed at intimidating and extorting applicants.

I'm sharing this long review to shed light on my experience living at Franklin House under the…read moremanagement of Brick Management and Tionna Christopher (Markowski). Anything associated with Brick Management or Tionna Christopher's name is synonymous with poor living conditions and subpar management practices. The staff's demeanor was consistently inattentive, inconsiderate, and unprofessional. From July 2023 to April 2024, my time at Franklin House was marred by numerous issues indicative of poor management and maintenance standards. In July, I immediately observed several concerning deficiencies in the unit. Receptacle outlets were improperly installed, with coverings cut to fit irregular spots. The walls were hastily painted, resulting in mismatched shades of white. Blinds were dysfunctional and windows fell out of their track, posing safety hazards. Notably, one wall lacked proper framing, posing a significant structural risk. Despite raising these concerns with Tionna, the property manager, and submitting maintenance requests, issues remained unresolved. Maintenance staff admitted to receiving instructions to overlook these deficiencies when he brought them to their attention before I moved in. He was told from management, "hopefully she won't notice". This began the demonstration of a systemic failure to address tenant concerns adequately. The situation deteriorated further throughout my tenancy, as maintenance requests were largely ignored. The air conditioning system repeatedly failed and ceilings leaked during rainstorms. The laundry room door fell off its tracks and my intake fan was so loud, it rendered the heating system completely unusable during winter. Safety concerns were rampant, with incidents including unauthorized individuals gaining access to the building, homeless individuals breaking in, fobs not working, and maintenance entering my unit without any type of notice. My personal security camera and the trash he left in my trashcan are the only evidence of his visit. The lack of responsiveness from management further exacerbated these issues. Other safety hazards included the absence of a front desk concierge, leading to package thefts and security breaches. Additionally, if any concerns arise after 4pm on Friday, they will go unanswered until Monday. The building's stairwells were littered with hazardous materials - including needles, feces, urine, and vomit - posing health risks to tenants. This building is located on a corner where there is a steam manhole. In Philly, that means there WILL be a homeless person dwelling there. During my time, he was dangerous and I feared coming home alone at night. There was nothing there to protect tenants while on Franklin House's property from these individuals. Despite numerous complaints and safety concerns, management displayed a lack of urgency in addressing these issues. The overall disregard for tenant well-being and safety is unmistakable. This was a very shortened version of events. However, I insist living here was exhausting and I urge anyone to avoid renting from Brick Management or Tionna Christopher at all costs. The disregard for tenant concerns and substandard living conditions make Franklin House an unfit place to call home. Especially at luxury apartment prices.

I've rented with the worst of slumlords and it doesn't compare to this company's lack of organization. This company has contractors that smoke in the building lobbies, door systems that change key fobs and codes without informing all tenants (myself included, what a nightmare to deal with!), and an intermittent lack of dumpsters in the back alley, causing massive garbage buildup and management company threats of ridiculous $300 fines for tenants that they accuse of not using dumpsters. I don't know why they allow the worst contractors to complete work on the building, but they are loud and disrespectful to tenants, and they act as if people aren't home during the day working remotely. THEY EVEN SAWED A MASSIVE HOLE IN MY BEDROOM MAKING IT VISIBLE TO THE UNIT BELOW! All of the renovations are so cheaply done that even after being the first person to live in the apartment, after only a few months there are scuffs and cracks and paint peelings, and it looks cheap and junky, but I know that nothing will be done if I put in a service request. I honestly regret renewing my lease. There is a new, stupid issue every other month that I know I just have to deal with because I feel alone as a tenant. THERE WAS PEOPLE BREAKING INTO THE APARTMENT AND I HAD TO CALL THE POLICE BECAUSE THE MANAGEMENT TEAM WAS UNREACHABLE. I'm very disappointed in my decision to move to a Brick Management property, and I advise tenants to stay far away.

I rented an apartment from him on Pine Street, and there were multiple issues even before I moved in. He never did any of the work that was written into our signed lease; he had a habit of completely shutting off the heat in the winter (during the middle of the night), while my neighbors and I complained about nearly freezing). Magically, the heat would turn back on around 6 AM. I ended up in court with him, for a fire caused by what the Philadelphia Fire Department attributed to "faulty wiring," where I lost several of my belongings. Mr. Laren was rude, unprofessional, and offensive. We ended up settling in my favor, and I was allowed to get out of the lease three months early. I'm beyond sad that students today are still dealing with the misfortunes I had to endure during college- a time when we should be supported and encouraged to explore our minds in school, rather than fight greedy, ill-intentioned older people who simply want our money in exchange for the lowest possible service and investment in our welfare as tenants.

Despite full payment and a fully executed lease, the landlord failed to deliver the space and went silent. Their lawyer later claimed--falsely--that the lease was null and void due to unrelated negotiations with a third party. Then they sent me an email asking if I was enjoying my tenancy, and a request to leave them a review. I am now preparing to pursue legal action for breach of contract and damages. Tenants should proceed with caution.
