I Do NOT recommend living in a property owned by this company. 4520 Springfield Ave specifically is a run down building with a constant flood in the basement near the laundry. A faulty fire alarm system that went off in the middle of the night multiple times in the winter that we had to wait for firefighters to come turn off. Our unit had a leak for the entire year that we had to put in multiple requests for it to be fixed just for it to never be properly fixed & eventually caused black mold and mushrooms to be growing out of our wall. When we sent pictures of the mold/mushrooms in the apartment still nothing was done to fix it. There was no acknowledgment or apology for the living conditions. When it came time to move out, we informed them we were leaving the stick & peel wallpaper up on the molded wall because we did not want to be dealing with something hazardous. When we received our security deposit we saw that we were charged for the wallpaper we left up even after explaining why we left it. We had put it up in a different spot as well that we removed, so we did not leave the other piece up just because we didn't feel like taking it down. WE LEFT IT BECAUSE IT HAD MOLD AND A ROTTING WALL UNDERNEATH IT THAT WAS DUE TO THE NEGLIGENCE OF POWELTON PROPERTIES. When we reached out to understand why we were charged for this we were met with the same response every time. Still no acknowledgment of the mold. Passive aggressive emails. Calling multiple times waiting to speak to the property manager, who was *shockingly* unhelpful. My roommate was yelled at on the phone by Deena and then we got an email saying we threatened them and our communication has ended with them. There were zero threats made. Do not rent from them unless you are homeless or okay with poor service throughout your lease term and then having significant deductions from deposit for what should be considered normal wear and tear under Philly rental guidelines. Absolutely bare minimum type of landlords. They do not do a full inspection OR cleaning before you move into the property. When documenting and requesting things to be fixed, they do not provide any help and decide that they do not care about your living space. We've had issues of rodents and they did not do anything but ignore it. Multiple times they ignored it. We had a fire within an electrical outlet and they did not care and pushed it off as not urgent. A fire... The police told me in person when in the apartment that this apartment is not up to inspection par. They will not do anything unless its the bare minimum for the tenants. Also, they have this stupid rule of not allowing people to leave furniture behind for future tenants. For all of the doors of our apartment, all of them are screwed up some how, between not unlocking fully, or not sitting properly in the door frame being able to be pushed opened while locked. They know they're taking advantage of students nearby providing really old, not maintained, sketchy properties. Even when we reached out for their help, they gave us nothing but attitude and came off very bitchy and hung up on us before completing our request. Basically, they're nice to you so you sign the lease, and once you sign, they have your money and don't care to aid you with anything else. Really,when they first showed us the apartment (2 years ago) they said they will fixed and change a lot of thing in the bathroom. Lie. They didn't. Before moving in, the agent who showed me the apt told me the backyard would be shared with all 3 tenants (my apt would be on 2nd floor) . It was one reason why I chose to move in an old apt with the price of $1150 and $200 per pet REFUNDABLE IF THERE IS NO DAMAGE TO THE APT. Once I moved in, the apt was still extremely dirty but I couldn't wait until they came to clean it for me so I did all of the cleaning part. I also found that what was told to me earlier was wrong, I couldn't use the backyard because the 1st floor tenant paid to have it as his own! I emailed them and they said they were sorry and did not know about this matter (?) Later on when I decided not to extend the contract ($100 more for every month), when the agents showed the apt, people came up and talked to me so I gave them all honest answers about the property. The manager was rude enough to send me an email telling me to let her agents show the apt PEACEFULLY (?). Even though every time when they have showings, I clean up the apt to make it look at its best, spend time staying at home keeping my dog away so it wont interrupt people coming over. I was nice enough, I thought. I just received their deposit refund LATER THAN 30 DAYS (stated by Law). They failed to include any deduction on the list but only the trash was left outside of the apartment (which, even though I wasnt told but it was fair enough). They DID NOT MENTION ABOUT MY PET DEPOSIT AT ALL and I sent them email asking about it. They first sent me email stating it was their mistake not refund me my deposit and they will soon send it to me. 3 hours later, another email was sent to tell me that the apt had fleas so they HAD TO PAY examinator using my DEPOSIT. However, it was not stated on the initial mail they sent me AT ALL if such thing happened. I had my husband called and they told him they were GIVEN an estimate by the examinator. and of course, No payment was made so they Initially LIED to me that they HAD TO PAY FOR IT. They also failed to explain and prove that the fleas were from my dog (I doubt they can, since there are 3 dogs upstair, 1 downstair with the front and backyard full of grass and trees) They are unprofessial, rude and have NO IDEA OF THE PLACES THEY OWN. I know the pet deposit wasnt a big amount of money, but I just hate the fact that they ALWAYS LIE and Refuse to take responsibility if anything comes up. If it were possible, I would give Powelton Properties, of Philadelphia, 0 stars. If you are considering renting a property from them and have come to this page, do yourself a favor and RUN. The term "slum-lord" comes to mind. In my experience in the past 5 years with 5 different landlords, Powelton's workers are the rudest, least professional, and by far a classic example of a predatory business model. As to the previous reviewer, who has had a "good" experience with them, you are likely the exception to rule. In my experience this past year at a house on 43rd street, we have experienced many and multiple code violations as well as structural deficiencies in the property. When alerted to these, they will scoff at you and blame you for them. Powelton will routinely do as little work as possible with the cheapest of supplies. Continuining, they will ignore major structural issues in favor of minor issues which are simple to repair. If you rent from Powelton, you will undoubtedly experience vermin, heating and cooling issues, electrical issues, fire-safety issues, utility bills (in their name) not being delivered in any timely fashion....the list goes on. Do yourself a favor and rent from anyone else. Otherwise, you will enjoy the headaches of being shouted at on the phone by their office staff, having requests for work ignored by their office staff, and having your money taken without any going to the property, itself. If you take pride in your living space, do not rent from Powelton because they take no pride in the property they rent to you or the repairs the properties WILL routinely require. One of the most unprofessional companies I have ever had the displeasure of working with. We put a deposit down on a house that was told to be ours, only for the realtor Dina Levin to inform us that the house had already been promised to another group, but could still be ours if we entered into a bidding war with the other group. After raising our bid, we were promised the house for a second time, while being told that paperwork was in the works. 3 days later, we have just been informed that the lease has been signed by another group, and that the house is no longer ours. Showed us a property that we really liked, we put down a deposit. Realtor calls us and says that they gave it to another group. Then proceeds to get us into a bidding war with the other tenant. (Realtor) calls us and tells us for the second time that we have secured the property (she is still holding our deposits!) then after a week calls us and tells us we can not have the property again because we were outbid. I don't even know where to start with this awful experience in the past five years. It started out ok- the apartments weren't great but it fit within my roommate and I's budget. They allowed for a speedy move in and didn't have time to clean or repaint before we moved in but did take care of a few minor things after we did. The property manager at the time (he's no longer there) was kind of creepy and was always hitting on my roomie, but he was harmless. Three years goes by and it all starts to go down hill. It starts with the toilet and the water that won't stop running, causing you to hear it all night long. We call them to fix this and they claim they sent someone out and that it's not broken, but of course it still is. The both of us got into fights with them in which they called us liars and started blaming us for random things that had nothing to do with this repair. Finally we threatened to withhold rent in an escrow account until it was fixed and they sent a plumber out. Guess what the plumber did? Replaced the whole toilet because it was broken. We decided to stay in the apartment and let this mishap go as we liked the location and it did come with off street parking and the rent had reasonable.They did try to raise our rent but because they did not do it within the required notification period our rent stayed low. We decided to stay on for another year- which turned out to be our last- boy was that a terrible idea. Right after we renewed our lease we received a notification in the mail that our rent was past due by a significant amount. My roommate and I had been sending them separate checks and they had been fine with this for years. When we approached them about this, clearly upset, they accused one of us for not paying rent for certain months. (we had never received notification for any of these months that rent was past due). They didn't even have good enough accounting records for this, meaning they had been applying a portion of our rent to someone else's account. We had to send them 12 months canceled checks to account that our rent was not only being paid, but on time. The person claims they were "new" but this seems like a pretty foul and unprofessional mistake in which they argued and degraded us and made us do the leg work for their poor record keeping. Of course around this time they tried to raise our rent AFTER the lease had just renewed so it's out of the time frame and we refused, stating we needed the required 90 days. We established a month with them for when the increase would start. Of course the next month we receive a past due notice for the rent shortage in which I had to forward their previous email to them of when the rent increase would start. That person claimed to be "new". All went ok for a few months- we had already decided that we would not be renewing our lease and in the fall we emailed them a signed copy of our termination and pressured them until they confirmed receipt. We kept that response. The month before our lease ends they send us an email asking us to sign a lease renewal with a higher rent (hey look at that they did it almost on time for once!) EVEN THOUGH WE ALREADY SENT THEM A SIGNED TERMINATION. I forwarded them the email confirming the termination and that person claimed to be "new". During our last month, when the last month rent was supposed to be taken out of our security deposit they already had, they send a past due notice. I don't even know, I suppose I was used to it at this point. We screamed at them and they claimed to be "new". God couldn't get me out of there and away from them fast enough. Here are some of the other bad sides: The apartments are not that nice or maintained, everything is out dated, they control the heat and I-swear-to-God that one year they did not turn it on when it was freezing and my 18 year old cat died because of this, the common areas are never clean, the washers/dryers are always breaking, the off street parking is not monitored so really anyone can park there and it's always full so no spots for actual tenants, the grass outside is never mowed, the walk way lights are always out, the garbage bin is full to the brim from strangers putting trash in there, and this could go on forever. Do yourself a favor. Run the other way. Don't even go to look. Pay more money, live somewhere else, the streets would be better than this hell hole. I have had a good experience renting from Powelton. A shame for the other reviewers that they had bad experiences, but I would suggest that is an exception, not the rule. I went to their office initially because I knew someone who was moving out of an apartment that I really wanted, but, when I got to the office, it had already been rented. Not to worry, the agent working in the office immediately had a suggestion for a place that had just been listed the day before that had a lot of the features we were looking for. Within 10 minutes, an agent was there to take me to see the place. He was incredibly patient with me. My boyfriend was traveling at the time, so I sent him photos and talked on the phone for close to a half hour debating if we wanted it even without him seeing it. I never felt rushed in the slightest. Anyway, we chose it and moved in a few weeks later. The apartment is pretty well maintained, but we did a little work to make it more modern (painted the fake wood paneling, replaced a light fixture, etc.). Any problems we've had (like a leaky pipe in the bathroom), were fixed incredibly promptly. As in, we filled out the maintenance request form online and the maintenance men came in the same day. Additionally, the maintenance men are very nice and always play with our cats when they visit. Concluding thoughts: In order to have a good rental experience, take some initiative of your own. This is a contract between two parties, so do your part. Prices are reasonable. Maintenance requests are satisfied very promptly. Property is well maintained (especially considering I live in a house that is about 120 years old!) Agents are nice, laid back, and know all of their renters. read more

Wish 0 stars was possible. I've lived at an apartment managed by this company years ago and I still shudder when walking by it. First of all, the window was plastic. So it got freezing during the winters, which I was stupid enough to overlook, my B. My roommate's room looked like it was in pretty bad condition and had a backdoor. The floor boards in the entire apartment was dangerous and actually made a friend of mine bleed. The apartment was just in bad condition, but my roommate and I needed some place to stay as quickly as possible. They also agreed to fix a lot of the issues before we moved in, but never followed through. The worst of the entire experience was the flood. A pipe in the ceiling had burst, raining down water filled with god-knows-what. I was away when it happened, but they failed to tell me. They notified us by posting a piece of paper on the door saying a pipe burst. How considerate. Because they failed to tell me, all that water soaked through my clothes and started growing things during the few days I was away. My roommate was the one who told me. When I got inside, it smelled so bad, I couldn't stay in it. When the maintenance staff came in to "fix" the issue, they covered my bathroom with paint and white dust. It was absolutely disgusting. I had to get new everything. I had to wash ALL of my clothes, which took hours and a lot of money. When I told them that living in mold is not optimal for anyone, this woman just asked "So what do you want? Do you want to end the lease?" so I said yes. After that, the flooded carpet still has not been replaced so my closet smelled like something evil. And when prospective tenants came in, I warned them there's a little mold problem in the closet and should be left unopened. Then I got a phone call from the woman, yelling at me "You can't prevent us from renting the property out to other people. If you do it again, I'm not going to let you break the lease and hold you to it" then hung up. Unprofessional is too nice of a word to describe these people. They are the absolute worst. Do not deal with them at any cost. The four/five star reviews are outliers in the entire community. They will take everything from you and the price is not worth it. Really scummy people. We were lied to about the amount of rooms in the house before signing for it. We asked to have the locks fixed, along with things like the window screens and shower faucet, but they sent someone that was clearly high to come fix it and nothing was fixed. The maintenance people you get are either extremely nice and helpful or high, angry, and will just let themselves in without notice. Again we asked to have the locks fixed, but because the guy they sent did a terrible job the lock was really finicky and a robber was able to get in the house and we had a lot of things stolen. Obviously we're students and have no means to take legal action and we just got screwed to these guys could cover their asses and were continually rude and disrespectful on the phone about it. Specifically Blake. If you have to deal with this guy good luck. Not sure what level of education he has, but it really is like talking to a fifth grader. Knows nothing about the properties they have and expresses no understanding of responsibility to basic logical reasoning. They also jumped their prices up for some of their properties by like $1000 from what they are normally to make up for some losses and because they know that college kids probably aren't experienced enough to protest, then they lied about the reason the prices went up. Avoid these guys as much as possible, they will take advantage of students, and then screw them over when possible. Almost all the houses suck too. Very sketchy company. Powelton manages a bunch of houses and apartments in University City. I get the impression that they do most of their business with Drexel and Penn students. The claims I'll make about the business are based strictly on my experience as a renter in one of their 43rd Street row-homes, when I was a senior in college -- I can't really make broader claims about the company as a whole. Anyway. My roommate and I should have seen it coming. We were able to move in early because, for reasons we didn't understand at the time, the people before us anxiously wanted to get out. The place looked great when we went to the open house, but when we moved in a few weeks later, all the imperfections on the walls and floor were dreadfully exposed -- and unlike the crafty girls who'd lived there before us, my roommate and I didn't have the know-how to cover up all these eye sores. Nor did the realtor ever make an attempt to fix these things for us as, I believe, the contract suggested they would. That year, 2005, Winter came early and my poorly insulated bedroom on the third floor of the house turned frigid -- literally, it was dangerously cold, the sort of cold that the homeless flee to heated shelters to avoid. I would cover myself in three or four layers of blankets to go to sleep, and I'd still wake up freezing in the middle of the night. And my roommate and I must have called Powelton's central office ten times to ask them to have the heat turned on. I think, after a long time trying, we went to the office ourselves to demand that they send someone out immediately, and, finally, it got done. The problem with the heat in the building was, there was no way to control it; it was standardized for the whole house. And since heat rises, our third floor apartment became sauna-Esq. (But, okay, that was just the reality of the building: not really Powelton's fault.) And then there was the problem with the front door. The old locks got jammed one day, and I found myself locked out of my own apartment. I had to scream for the guys on the second floor to let me in. We called Powelton to fix the doors, but they never came. Two weeks later, the same thing happened again. Then we went to the office to complain and, finally, after more waiting they came. So, yes, the service sucked. Across the board. At one point, my roommate and I suggested that we ought to get a rent free month in exchange for our troubles, and we were, essentially, laughed at. Ha! But look, I didn't have a terrible experience in that apartment. The guys across the street threw these incredible retro-funk parties -- where the hell were those guys from? -- and, I remember, there was this really cool girl named Vicky who lived with them who could roll her own cigarettes in like 3 seconds flat. And the parties my roommate and I had in that place, shit, I think they were memorable. But, then again, we always laid out the change for good bear, not, ya know, Pabst. But we were thrilled to get out of there. In Spring, just before my graduation, the realtor started bringing new potential renters through the place. (I was mainly working on my thesis then, not getting out much, and he would sometimes surprise me with people when I was sitting at my computer in my underpants.) I never had the chutzpa to tell those kids about my experience, not there, not in front of the realtor. But I'm telling you, so I guess I am, in some way, maintaining justice in this world. read more

I lived in one of their properties for two years on Temple University's Campus and for the most part they were able to complete maintenance requests and the like but when we first began moving in, the apartment itself was not up to code (there was literally no railing on the stairs so anyone could fall from as far as 7 feet from the stairs, to the floor in the living room) it took a while after we moved in for them to fix this. About a month after the second year living here the back room of the property's roof caved in in the corner due to water damage and the floor of said room flooded with 1 inch of water and the roof was not addressed for weeks. Due to a good relationship with the maintenance workers we were able to stay the rest of the second year with few to no problems. The last issue we had - and this one is doozy - was that in our exit packet we had specifically listed that our one roommate would receive the security deposit in full, all three of the deposits, and then that roommate would divvy out the security deposit amongst the other two roommates. This tenant received only their own security deposit and the other tenants were not receiving anything in the mail for theirs (as their addresses were not listed on the exit packet they were never sent). All three tenants were contacting Powelton Properties on a regular basis to which Powelton Properties would always say "your property manager is on vacation/out of the office/unavailable". This continued for three months after moving out (at which time the property manager must legally give the entirety of the security deposit whether damage was done or not) and they refused to reimburse the second two tenants in full! They continued to send these last two security deposit checks to an addresses which they knew did not work (we have specific emails detailing conversations with them explaining not to use this address to send security deposits) and now have required that we wait even longer until the checks get sent back to them FOR US TO COME AND PICK THEM UP because they cannot seem to do anything on their own. DO NOT RENT WITH THEM IF YOU WANT YOUR SECURITY DEPOSIT BACK!!! YOU WILL NOT GET IT!!! We still have yet to receive these deposits... we moved out on July 24th. read more

Disclaimer-- I was never a resident of any Powelton apartments. My review is based strictly off of the units I viewed & my interactions with staff. I viewed, in total, about ten Powelton apartments in the University City area before finally coming to the realization that, even if they had an apartment I really liked, they just weren't a business I wanted to rent from. The apartments themselves ranged from disgusting to being rather cute, although I realize that much of that has to do with how the tenants takes care of the apartments. However, the common areas for their units are just straight up disgusting. Like haven't been cleaned in years disgusting. Like the hallway floors are covered in filth and the white walls are practically brown with smudges, hand marks, and dirt. I know that it is difficult to keep common areas clean in a multi-unit building, but I don't think having someone come in once every other month to vacuum, or having the entrance and hallways deep cleaned once a year, is too much to ask for. There was not a single unit of theirs that I visited where the common hallway and entrance areas weren't filthy. In one building, the hallway reeked of urine because one of the residents hadn't bothered to clean up after their pets on a few occasions-- the stains in the hallway carpet were even still visible. When I inquired about whether or not they ever clean the hallways, I was told that I could try to put in a maintenance request and they would maybe do something about it-- which I interpreted as nothing would be done. Basements w/the washers and dryers are usually cluttered, dirty, and on a few occasions dangerous due to missing or broken boards on the basement stairs or loose railings. For the properties that have a shared backyard, don't expect to get much use out of it-- they are usually overgrown and not taken care of. The only exception for the units I saw was a backyard space that had been completely stoned over. Most appliances are outdated and old. Which, really, I could deal with, but some of them were in noticeably poor shape. Staff are nice enough (at least when showing apartments), although not always very informed about the properties or Powelton's policies. I asked one agent who took care of snow removal in the front walkway for a multi-unit I viewed, and she seemed to not know initially, and then told me that she thinks it's left up to the tenants, which I'm fairly positive is illegal for multi-units, and not to mention a huge liability for the owner (I'm assuming they do actually have someone take care of snow, and she just didn't know). They only do showings between 9a-5p, which is frustrating if you actually have a job. I've had slumlords in the past, and Powelton's reeks of it. It's obvious that they do as minimal amount of work as they can get away with, and that they largely rely on the fact that their tenants are usually young college students who need housing and who don't yet understand what's acceptable. read more

They will inconvenience you, charge you, and bother you. I rented from them for 3 years and they have been nothing but horrible. The people who answer the phones are very sweet and nice and I honestly feel bad for them. The maintenance men are nice and polite however, whoever owns/runs this company might as well be Ebenezer Scrooge or the Grinch. You have caused us nothing but problems over the past 3 years and I am utterly disgusted. You are cheap, unaccomodating, unorganized and should not own/run a business. DO NOT RENT FROM POWELTON. Powelton Properties 2 months to fix broken pipe in my bedroom ceiling that poured water on my bed. The pipe was connected to an upstairs sink. I was close to taking legal action, but they listened after daily multiple phonecalls. Cracked floors. Bugs. Cockroaches. Mice. Ants. A rat lived in my ceiling for the entire winter season. Powelton gave me two sticky glue traps, which was a great solution to the rodent, insect infestation going on. Was the rent cheap? Yes. Was it worth it? Definitely not. read more

When I called to ask them to please inform me when maintenance was going to just show up they HUNG UP THE PHONE ON ME! Thankfully we have many lawyers in the family and they will be hearing from me. I lived in my Powelton Properties apartment for less than a year. Supposedly due to construction at the end of the block, my building didn't have trash pickup for a prolonged period of time, even though trash collection is supposed to be included in rent. I called several times to ask for progress updates. One of those times, the person on the phone told me trash pickup would resume the following week. Another time, the person on the phone told me she would call me back when she knew what was going on, but didn't ask for my name, apartment number, or phone number. A month after that, the alley was still strewn with trash, and I moved out a month early and paid rent on two apartments so I didn't have to deal with it. When my security deposit refund came in the mail, I was confused to see a $200 charge to paint over scuffs and $125 for sweeping the apartment ("labor and supply costs" was their response when I questioned the charges). I think Powelton Properties gets a lot of tenants who are students and haven't rented before, so they feel comfortable charging exorbitant prices for minor touch-ups. Every apartment I've lived in up until this point has painted before the next tenant moves in as a courtesy and as a way to keep the building clean and up-to-date. It's standard. This kind of thing should count as normal wear and tear, but I see from other reviews that they sometimes just don't do it at all. They also didn't give me my check-out list until I was AT THE OFFICE returning the keys. It's difficult to communicate with the office; I had emails go unanswered towards the beginning of living there. I received an email asking for a cosigner AFTER I passed my credit check. When I asked about it, they responded that the email had been sent in error. One time, I dropped off a check in person and asked for a receipt, and the person working informed me that they "don't do that," even though someone else made a copy of my check for me on a separate occasion. I also received two separate rent renewal sheets that were NOT FOR ME--one was for an apartment upstairs, and one for an apartment on a different street. This was after I emailed them to ask about discontinuing my lease, because I hadn't heard anything from them with 4 months remaining, and the lease contradicted itself regarding automatic renewal. After my apartment was finally rented, I received another erroneous email that my apartment was being shown (again, intended for a different tenant). Their record-keeping is frighteningly bad. I hope that first-time renters do their research and see what kind of issues they're likely to deal with if they rent with this company. read more

DO NOT RENT FROM THESE SCAM ARTISTS!! I got my apartment in TERRIBLE condition. Nothing was painted, the floors were heavily scratched, and the carpets were stained. I left the apartment in perfect condition and still got charged for damage that was there BEFORE I moved in. The receptionists, Vicky & Kayla, are extremely rude and hung up on me several times. William (Bill) is IMPOSSIBLE to get a hold of and is also extremely arrogant. Do yourself a favor and stay FAR away from this reality company. WILL NEVER RECOMMEND THEM TO ANYONE. read more

My experience renting from Powelton Properties for the past 2 years while in college was excellent. First, It needs to be mentioned that the property I rented with two friends was over 80 years old and as with many old homes it had it's share of quirks. The floor boards were original to the house and the walls had imperfections, but everything was well maintained and the apartment had tons of character. The house had high ceilings, beautiful large windows and doors, and mahogany molding. The bathroom and kitchen were updated and the appliances were recently replaced. It goes without saying that old homes are bound to have some issues. During the time I lived in the apartment we had only two small issues. The first was that at 2am in the morning I woke up to find that the apartment was colder than usual. When I checked the thermostat I realized that the heat wasn't working. I called maintenance and one of their workers was at my door within the hour. Turned out the heating unit had died and needed to be replaced. The maintenance guy was really concerned that I would be comfortable for the night and the manager, Bill, even called to check on me to make sure I was fine. Since the weather wasn't bad I chose to stay put for the evening. At 8am in the morning the maintenance guy was back with a new furnace. When I returned from school later that day the heat was back on. The other minor problem I had was that I notified the manager that one of my electrical sockets had stopped working. The next morning the socket had been replaced and the electrician had double checked to make sure that the problem was just with the socket and not with the rest of the wiring. Overall, the management of Powelton Properties was professional and very quick to resolve any issues that we had. Lastly, when our lease ended, our security deposit was returned to us in full within two weeks. Overall, our experience was great and, if I hadn't taken a job in NYC, I would have continued renting from Powelton. Thanks for a great two years! read more

Two stars is the fairest rating for Powelton Properties. The properties are generally in decent locations (hence star #1) and they did do repairs for me after I moved in (#2). However, there are some serious customer service issues with this company. For instance getting those repairs done required more than 7 phone calls requesting a variety of repairs that should have been done years ago, along with a letter that stopped just short of a threat to sue. In the letter I had to threaten to withhold rent, which I said I would do after getting the repairs done myself. Only then did they return my phone calls requesting the repairs, acting like they had not heard from me at all. As a side note, under Pennsylvania law, if you want to withhold (or abate) rent and get the necessary repairs done yourself, you have to send a letter like the one I sent, otherwise the rent abatement is grounds for eviction. On another side note, contact me for a copy of that letter for your reference at kevinbuttery@gmail.com. They then FINALLY did the repairs. That's where star two comes from. The fact that they actually did the repairs, which is a quality that seems to be lacking in many landlords in this city (luckily for Powelton Properties insofar as I gave them a star for it). There would have been a third star if they did the other necessary things like replacing cracked windows and installing security bars that would actually prevent a break in. Both items were listed on the letter and not addressed, along with other smaller things, like replacing a rotting cabinet baseboard. They also tried to charge me $30 when I locked myself out of my apartment. This is a problem that, I assume, occurs for all landlords. Their customers get locked out. It's an extremely foreseeable event that should be built into the overhead of any respectable company in the business of renting living space to other human beings. The fact that they charge people to let them into their homes is disgusting. I don't care if it's "common practice". A tenant pays for possession of piece of property. Therefore a tenant is entitled to access to that property, and should not have to pay more when they get locked out. Refusal of such access is tantamount to eviction. Admittedly it was my fault that I got locked out, but again, this kind of incident should be built in as it is highly foreseeable. So. Don't rent from Powelton Properties if you can avoid it. Start looking for a place way before you need to move and you'll hopefully be able to avoid this kind of hassle. read more

NEVER LIVE WITH POWELTON PROPERTIES. If I could give less than one star I would. I lived at one of their properties slightly off Temple campus and it was a disaster. They spent 5 months calling us liars about our complaints that there were animals in our walls, until the animals chewed through our pipes creating a flood. During that flood they left me alone at my apartment without water for 36 hours, in addition to refusing to clean the water out of the carpets, creating a mildew smell. And now, to top it all off, a squirrel has died in our walls, creating a horrific smell. Instead of learning from their past mistakes, Powelton has decided to double down and once again call us liars, telling us there is no smell. My daughter just moved into a bedroom of one of their properties on campus that is being leased by three other girls. I have to say that this experience has been very disappointing to say the least. They promised that they would paint my daughters bedroom and less than a week later said that they didn't have time and couldn't do it. She said that she would be willing to paint the room herself and they said OK but she would have to use their paint and three weeks later she still doesn't have the paint in order to do that. Initially they wanted her to pick up the paint herself, how they expected her to get it without a car is beyond me. Over a month ago before she moved in one of the other girls requested that the microwave be repaired and that also still hasn't been done. This management company should have a little more consideration for their tenants in general but especially where students are involved. They don't typically have transportation and they need to be able to focus on what they are there for and that's their education. They shouldn't have to worry about things like this and they should be able to make Maintenance requests without parents getting involved. I've had a good experience renting from them. The staff is very sweet and they genuinely try to be helpful. Recently, I got locked out of my apartment without my phone and had to walk to their office to get the spare key. They were so nice the staff even bought me an uber from their own cell phone to help me get back (it was a 3 mile walk). Also, over the summer one of my rent checks got lost in the mail and they were very understanding and did not charge us a late fee. Overall, I find them to be very nice people. read more

When we moved in the apartment was COVERED in fleas. They claimed that the apartment had been exterminated and that people had been in to clean and paint but it was apparent that that was not the case. The apartment was filthy to the point that there would be a noticeable color difference just from running a wet paperr towel over the wall. More so, if someone had spent even 10 minutes in the apartment the flea infestation would have been obvious. Even just walking through the apartment my feet and ankles would be covered. I ended up with bites all over my feet and legs and got to the point where I had to just find another place to stay until I finally got them to send an exterminator. Then, the heat in our apartment didn't come on until after weeks of pestering them and them saying that they'd look at it. The temperature apartment was in the 40s for several weeks with Powelton Properties aware of this. Also our dishwasher leaks anytime the sink runs for more than a few seconds, and they've sent "plumbers" but they only clean the water and don't actually fix the issue. First, here's some information relevant to my review... I went to drexel 10 years ago. I moved apartments several times, and had lots of experience searching for apartments in west Philadelphia, talking to building owners, and renting apartments. I recently moved back to Philadelphia after accepting a job offer. I found a great apartment with powelton properties this fall. They were very helpful with showing me apartments they had available, and the application process was easy. Once I signed the lease and rented the apartment, it went down hill. -They do not check OR CLEAN apartments before you move in, you move in as the previous tenant left it. I spent hours cleaning filth when I moved in. -They do not honor the 24 hour notice rule before entering the apartment, they just enter as they please., opening the door and yelling :"powelton properties.." as they enter your living room. -They do not maintain the properties, they are all all falling apart, and they do not take care of it until absolutely necessary. -They understand most of there tenants are college students, and think they can get away with unprofessional, rude customer service. In short, if you are a college student with very low standards, renting from them may work for you, but you are going to have to fight for even the lowest amount of respect and consideration. If you are a working adult and require any decent amount of service, look else where, or they will drive you mad. read more

I wish I could give zero stars but that isn't an option. I've resided in a powelton properties resident for two years. One year wasn't terrible but the following year was. First of all the apartment I was living in was falling apart. I was told when I renewed the lease that I could submit a list of repairs to be made. It took 6 months for them to even start. My main complain is that they did not abide by the lease. They never gave 24 hours notice for maintenance and showed up whenever they felt like. I called, emailed and spoke to the owner Bill. Bill literally yelled at me and told me this was his property and he could come and go as he pleased. He didn't care what the leased said (actual words from his mouth). So the fact that powelton knew they were breaking the lease and continued to do so is just appalling. Bill blamed me for the degradation of the apartment such as rotten floors and leaking tubs (which had been an issue before I moved in and were in no possible way my fault). Not only does powelton not follow their lease, they are extemely unprofessional. It is not ok for the landlord to show up as he pleases, yell at a paying tenant who has never caused issues or to accuse said tenant as a liar with no evidence. If you value any part of your well-being at all (sanity or a reasonable living condition) DO NOT RENT FROM THEM. I wouldn't let my worst enemy do that. read more

Terrible, terrible organization. They are not understanding or accommodating WHATSOEVER of any issues you may have. Buildings are poorly kept (mold in vents, moldy carpets, foul smell, locks are extremely flaky). If for some horrible reason you agree to live in one of their properties, READ YOUR LEASE AGREEMENT EXTREMELY CAUTIOUSLY. They will try to screw you over especially with joint leases & late fees (late fees for us were $255 a PERSON), on top of other ridiculous fines (We got fined $100 for having a bike downstairs). All they care about is making money and screwing over students - a classic example of what you want to AVOID. They never answer the phone when you call. I once called every day for two weeks leaving voicemails and didn't get a response until I emailed. The people who work there have no souls and simply do not care about you as a person or respect your time. Locations of the properties may be ideal but the buildings themselves are gross, run down, and the people who run Powelton Properties are EVIL! AVOID AT ALL COSTS!!!!! read more
