I have had nothing but the greatest service here in Belmont in the house I am renting from Prima. They are QUICK to handle any issues with maintenance, and made my move in as easy and hassle free as could be! Shout out to Josh from the maintenance department. They are an extreme nightmare i had an apartment through them it said newly renovated but it was nowhere close to renovated they have crackheads doing renovation work literally and i called and complained about it and they said that it was renovated and when my lease was up and i ended it completely they charged me 1600 and put false claims on my credit report im currently looking To sue them myself. read more

Not even one star at this point Prima Management is our HOA contractor for our very small CONDO property in Madison WI. I have sent at least 10 messages with major property concerns over the last 6 plus months. I have yet to get a response or action from this organization. It is the Joke of the entire neighborhood how poorly managed these condos are. Block gutters, Dead Trees, Fallen Trees, Weeds and debris through out the property. My unit has had interior water damage due to the lack of attention by Prima Pros Management. We are 5 owners that feeling like we have been taken advantage of by very high dues and no accountability for their assumed liability. prima management is a very money hungry management company I just recently moved out do to the infestation of mice that i had every since I moved in in 2023 I just moved out in may of this year because they was always trying to take me to court for a eviction because I had got behind in 2024 but i got caught back up and once I got caught up they tried to charge me courts fees from a court date that got dismissed I went to court two other time over the same court fees and they kept getting dismissed then come to find out they was charging me and my upstairs neighbor for water but we both was on the same water meter then when it came time to do another lease they didn't want to do another lease they wanted to do month to month and charge me 850.00 and my neighbor 750.00 all because I lived down stairs they never wanted to do anything about the mice problem or bug problem so I hired orkin to come out and it just got to be to much so I moved prima would be my last resort and I wouldn't refer them to anyone unless you don't mind dealing with money, hungry Management plus poorly and unprofessional management read more

(most of) the staff is hostile. But there are very good folks there willing to correct the issues at the hand. It just takes a scathing upset review to get it, which is unfortunate. But the main and core issues I had have been addressed and hopefully any issues y'all have are resolved as well. The apartments at 809 Lincoln Ave are rough. Horrible maintenance response and general customer service. Every time there is an issue, trying to get someone out to repair is next to impossible, regardless of the situation. I have had my AC go out in summer, water heater go out several times, garage door won't function, dishwasher break, kitchen faucet severely leaking, and kitchen sink/garbage disposal in need of repair with several days of waiting for the work to be done. I have requested new dishwasher racks to replace the broken ones (broken upon move in) several times, and I have been ignored. Apparently none of these are considered an emergency, and I get nothing but excuses on why maintenance won't come out. I attempt to work around scheduling at my job to be available, but then no one ever shows up. The staff ignore calls, messages, and emails. If they do respond, it is several days later. There is only so long that one can be expected to be patient and wait before it turns to frustration for the renter and legal repercussions for them knowingly keeping a property in disrepair. read more

My experience with Prima Management, has been truly Aweful. I called in the other day to inquire about what their minimum credit requirement was. The girl I spoke with on the phone told me that there was a 650 credit score requirement. I then asked if it would be possible to have a co-cisgner on the app. She told me that they do accept co-signers and to just note on the application that I would have a co-signer. I made sure that the woman was aware of my current credit situation (around 500 score, very bad I know) and she assured me this would not hinder my application process.. I made sure to take all precautionary steps because there was a $20 application fee that I did not want to just waste. Almost a week later, I still have not been called. So I call and ask the status of my application. The woman I talk to today tells me that there is a requirement of a 600 credit score or higher IF I want to use a co-signer.. THIS IS NEWS TO ME! I VIVIDLY remember making my credit situation known to the girl I spoke with before paying $20 to submit my application. So, because it was their company who made the error in training the girls on the phone. NOT my error. I requested that my $20 fee be refunded. I was told that it is "against policy, and there is nothing you can do to get your $20 back" ... WHAT!!! This makes no sense to me. Isn't in AGAINST POLICY to misinform a customer and potential renter??? I asked her what we can do to fix this situation.. the woman states "Nothing. Like I said before, you are not getting your $20 back. Now is there anything else you want to talk about, or are we done?" ... I CAN GO ON AND ON.. this is easily one of the WORST rental companies in the area. I highly recommend staying far far away. I have a lot of friends in the rental business and after telling them this story they all laugh and say "Prima Management.. oh god" they told me that I was lucky to not get approved, apparently these are some of the worst management in town! I wouldn't even give them a 1. I have lived in McFarland for 7 years in apartment 4705 Siggelkow Road. When I first moved there it was such a nice area but the apartments were not well kept, but I'm very neat & clean & decorative so i will make due. I was in an upstairs apt. . i really liked the up stairs, but i had to move out due to them remodeling , by the way, they didn't pay for the movers, They should have because I was forced to move out. When they renovated the apartments they did not put anything decent down between the ceiling & the floors above, you hear every foot step, if they are playing & running, you hear it all. I love my neighbors upstairs, don't get me wrong it's not their fault, its the management who had the renovators do everything the cheapest possible way. just did a facial cover up job. They make it look decent but living in it everything & I mean everything is done in the cheapest way possible. This is not low income apartments. The neighbors next door did a lot of damage. I was in Florida came home, my neighbor said, did you see the back window of the boys apartment? I walked back & the window was broken out & their were a girl's, underpants laying on the ground. I reported it to management they said if anything happens again report it to the police. The window stayed like that for weeks. A few weeks later covid hit the boys were super loud around 3am I called the police. There's nothing the police can do if they don't come to the door. Well of course they won't come to the door, they do drugs. The very kind officer just charged them with disturbing the peace. When I was sitting down with the officer, he told me they were called a few weeks before, I'm sure it was when I was in Florida. They saw blood on their patio. Now they have rented to a group in the next complex. One morning I look out we have a dane county sheriff & police cars in our complex driveway. Police sat in front of the driveway from late morning to midnight. then later that evening 8 investigators came. I do have to say this is kind of funny, the one woman could not go back in the building because she wasn't on the lease. He had the garage door blocked & she could not go into the apartment. She asked the officer if she could go in I have to pee, he said TO BAD!! A stolen car was found in the garage. They are still here believe it or not Those same people now have destroyed their own mailbox they ripped the metal door almost off. They let their dog crap anywhere & never pick it up & just today they were dragging their pitbull as it was crapping. so crap is all in the driveway. They never thought about coming down & picking it up. They have adult people coming and going bringing a back pack & leaving with a back pack, make your own conclusion & they don't care if your watching them making an exchange, Management says nothing we can do I don't think its illegal, call the police. The police say call management. You know the saying see something say something. it doesn't matter anymore our government & their politics have tied the officers hands. The criminals are taking over & the decent people are fighting to keep our communities safe. One officer said to meet our hands are tied. She is absolutely 100% right. Decent People give up & the crime rate is growing rapidly. The people who live here & pay decent rent fees feel manqgement has completely let us down & they have. The neighbors across from me, two older ladies, they now have taken in two other adults & a child. The father of the child sits out smoking his pot or smoking his cigarettes. which in the lease says no smoking if you do smoke, you must be 20 ft away from the building. Let me remind you, it's 2 bedrooms & 1 bathroom. Prima management knows but does nothing. The decent tenants are looking for somewhere else to live because of the way management disregards their lease they wrote. If you are a decent family this is not the apartment complex you want for your children. I've never wrote a review but with all of this happening you finally get fed up. Terrible management company, we needed a bigger place and was pressured into singing a lease months before our lease was up, we were very hesitant but were told we'd move into the next 2 bedroom available ; we'll fast forward to a month before the lease is up when we ask about availability and were told there won't be any openings for quite some time, meaning we were now stuck and of course found an ideal place , so Prima said we had to do our own showings and if we didn't they'd take our security deposit for doing them, and they also said we'd be relieved as soon as a sublease was found, we'll a sublease is found and they won't relieve us and are forcing us to pay for an entire month when we no longer live there and then retracted what they said about being relieved once a sublease is found and said if we don't sign the agreement obligating us to pay for another month that they will cancel the sublease and force us to pay for the last 3 months when that 3 month lease has also not even started. There is also mold all around Windsor ponds units. read more

I currently live in one of their places and in my option would move out today if I could ! Management is terrible and they do not know how to be professional! The property is ran poorly! I have made multiple calls about a moldy washer they never answered back. When I send 5 emails I put multiple explanations and The person who I was sending them to finally responded with rude comments back to me ! The tenants park wherever and they send out letters telling people Not to do it and they still do and they do nothing about it. I had a plugged garbage disposal and they send a person who has.no clue what he is doing. He took the pipe off with out a bucket underneath and nasty stuff went all over everything! I had asked for paper work a long time for a check list when I moved in and still haven't gotten one. The place was dirty when I moved in! My condo association uses Prima as our management company. As a board member who has worked with 2 management companies and 3 different managers I cannot recommend Prima highly enough. Our current manager is efficient, courteous, highly knowledgeable in the field. She works well with our board and provides good advice to facilitate decision making. Prima's handyman is also courteous, conscientious, reliable and friendly. They are easy to contact and helpful. If your association is looking for a management company I recommend Prima. read more

I rented with Prima Management for a total of 5 years and couldn't be more happy with my experience with their business! Anytime I had an issue, they responded in a timely manner and immediately fixed the problem. I never had any major issues with the properties I lived at, the neighbors or the maintenance of the interior/exterior of the apartment. I was surprised how well they up kept their properties with weekly maintenance of the lawn and plowing the parking lot as soon as a snow fell hit. I would recommend their rental properties to anyone looking for a nice, quiet and up kept living facility! read more

When I decided to move out of town, and rent out my home instead of sell, I started looking for a company to manage the property while I was away. I was initially excited to use Prima, but after a few months it was obvious they didn't care about me or my property, they just cared about getting my money. Ben V. was my contact person and it seemed he went out of his way to avoid my house. A simple drive by would have indicated the horrible state of the yard, and the fact that someone not on the lease was living in the house. After multiple calls from my neighbor to me, and then me to Ben, my neighbor ended up mowing the lawn because the tenant would not do so and Prima was dragging their feet. When Prima came to mow the lawn on another occasion, which the tenant paid for since she was unwilling to mow, the grass was well over 10 inches high and after mowing they didn't even bother to pick up the extremely long grass clippings, again, my neighbor did that. They also wanted me to sign papers releasing them of any responsibility after I decided not to renew their contract. I told them no, since I felt they had been negligent all year, and Ben told me he would not give back the tenants security deposit until I signed the paper. Obviously a bullying bluff tactic, I got the security deposit back without signing any papers. Overall I'm extremely disappointed and frustrated with my experience with Prima Management. I paid them over $1500 over the course of a year and feel like they/Ben did an awful job managing my property. DO NOT USE THIS COMPANY!! read more

This management company is by far the worst my roommate and I have ever experienced and had to deal with !! We had one incident on my birthday where we had 4 or 5 friends over and had a noise complaint. That was the one and only incident we have ever had in that apartment building. Yet, trying to find a new place to live has been almost impossible due to the lies Prima has told about us. They claim we have had several incidents where the cops have been called and that we party all the time, which could not be any more false. I don't know if it's lack of maturity from our female landlord herself or just lack of knowledge and customer service on the property managements end. Needless to say it's been a long 12 months and finally we have gotten accepted into a new place disregarding Prima completely. The building is disgusting. The apartment itself is dirty and old and maintenance hardly calls you back and same with management. Save yourself from ever renting or letting friends and family rent from them!!! read more

Don't rent from them. I was super excited to start renting a larger place, top half of a duplex, and I have never been more disappointed. I paid rent to move in August 1st... it is the 18th of August and I still haven't been able to move in. I was told all old carpet and flooring would be replaced as well as the walls painted before I moved in August 1st... I came in to find mold under the kitchen sink, bugs and spiders in every corner, window and entry way, a rotten sink vanity (the floor under neath of it was rotten too) and paint carelessly dripped all over the flooring. Outside of my place was rotten items like wooden chairs, bookcases and shelves that previous tenants had left. Two a/c s, two broken grills, a bike and just random garbage as well. When I had visited the property before signing the lease, I was told everything would be removed. Nope. So 5 days after moving in I went to the office to turn in my property inspection sheet... and I brought along a stack of photographs as well. I took pictures of everything and printed them out on full sheets of paper to clearly show what needed to be fixed. I was emailed the next day and told things would be fixed within a week. It is now going on 11 days since then and like I said before... I still haven't been able to move into an apartment I am currently paying rent for. DO NOT RENT FROM THEM!! read more

My husband and I rented from Prima for just under 3 years and as the time went on the cared less and less about us as a tenant. We would call them about problems that needed to be fixed and they did not care. I became pregnant while renting from them and we also had black mold growing in our bathroom, living room and also our bedroom, and yet they would not come and take care of it, they told us it was up to us to handle. There has also been many times that I needed to talk to someone about us moving out and no one would ever call me back, it became quite frustrating. Also I have had 2 if my vehicles damaged by the plow people and they would not take responsibility for it, and it cost me a lot of money to repair. Also they do the worst job plowing the parking lot, to the point that it was dangerous to walk out the front door either because of ice accumulation and the lack of snow removal. Since I have lived here they let the property appearance diminish and they don't take care of lawn work on a regular basis and you cannot depend on any washer and dryer to work correctly. Our rent is only supposed to go up by $10 a year but yet they think its OK to continuously raise it by $30. They have not done any maintenance in our place in almost 3years but yet they want us to take care of it. We also got eviction procedures filed on us even when we paid our rent, my husband and i both lost a days of work because of a mistake they made. We have had neighbors living in here that after a while would find out they the management company did not have any paperwork on them, they like to send out renewal paperwork 2 months in advance but there has become many times that they don't send them out at all until you contact them. They also like to threatened all tenants about being chard $200 for other people that don't pick up their dog poop even when they know who it is. They now let anyone and everyone move in here and they so not care how it ends up effecting the other tenants. They also don't like to follow the laws when it comes to giving notice of entry, they say that they are giving you 24 hours but really they are giving less than 12hours and they think that they are always right and they also forge document stating that they send you letters but really they never did. This management company is only about collecting money then they are taking care of their tenants. WORST MANAGEMENT COMPANY EVER!!!!!!!!!! NEVER RENT FROM THEM YOU WILL NED UP REGRETTING IT IN THE LONG RUN. read more

We rented from Prima....that was a mistake. We stayed for a full year as our lease indicated. We're great tenants and keep the places we stay clean and in order and always pay our rent on time, if not early. Shortly after moving in we found out we had a large hole in the foundation of the basement. Tons of water got into the basement. The constant moisture got a rug of ours all moldy and ruined several boxes of our belongings as well. Prima never bothered to do anything about reimbursing us for our items ruined by their negligence of fixing the problem promptly. They just documented stuff in the computer, so they could forget about it I guess. With the hole and a few other things we needed fixed as well (a bathroom hook fell out of wall because where it was anchored in the wall was poorly patched, the toilet leaked down into the basement, closet door continually fell off the track) they had to put in a "work order" and then had their "handyman" (i use that term loosely) come out to fix it. 95% of the time time the work order seemed to get lost. I'd have to continually call to get somebody out there. It usually took a minimum of 2-3 weeks for anything to be done. The handyman did a poor job at fixing these things. I actually felt bad for the person that owned the duplex since these patch jobs were embarrassingly bad. I would be devastated if my home was repaired to his standard. These were problems that all happened as we were living there. Although, it all started out bad as of day 1. I looked at the place in the snow and for move in day it was all melted. The melted snow revealed piles upon piles of garbage the last tenants left piled up by the road and along the fence. It was disgusting and dangerous for my children and dog. They sent someone to clean it up a few days later (because they were to busy to send somebody that day). They came by and picked up the big items, put them in our trash and recycling cans, and left. Now my garbage was heaping full with no room for anything we may have been hoping to throw away (like there's not extra garbage with moving!!) and there was still tons of trash in our yard. Over a week later after angrily calling them they finally send a new person to clean up the rest of the garbage. He was kind and tried his best to rake up all the broken glass that was around. I've never been so happy to move away from somewhere in my life. I would sooner rent from anybody else, and highly advise everyone else avoids Prima as well. read more

I lived in a duplex managed by Prima and I had many bad experiences. Right off the bat, they wanted me to do things instead of maintenance. I requested they put in stepping stones through the yard from the front door to the garage because it was a muddy path. They told me I could plant grass. It took maintenance forever to make repairs. I would have to call numerous times before anything got done. They also had the option to submit a request online. I did that with no different results. One time I even called and asked how many times I would have to call before it got done and the woman answering the phone just kept saying "the request has been recieved". This woman, Emily, is just a warm body, she is not very smart. She gave incorrect information and couldn't get anything resolved. Many times I would ask to speak with Anna. She was a nice person, but working for a horrible company. She needs to find a new job. She could get things done, but she also had issues with communication with her staff. Near the end of my lease, I was no longer living at the location, but still had some things there. I stopped by to find that painters had been painting my apartment already. I did not receive any notice of their entry. I contacted Anna and she was unaware of this entry. I told her it was illegal for this to happen and that I expected to have my rent prorated for the early entry. She responded back in an email and said she was sorry this happened and it would not happen again. Once I got my security deposit back, I noticed they did not include the prorated amount. I emailed Anna and she responded that she did not communicate with her staff about the amount. Two weeks later and I still had not received the check. I contacted her again and she informed me they sent it out. I got the check soon after that and found that it had been addressed to the address that I had rented from them. They did not send it to my new address, which I had given them. read more
