Peruz Jelveh truly earned his nickname, "The Fixer."…read more He came highly recommended by my personal lawyer, and now I understand why. He helped me buy my forever home in Danville, the very home I had been renting and dreaming of owning. Because this was a jumbo loan, the deal was anything but simple. My previous broker had the file for three months and could not get it across the finish line. Peruz stepped in at the final hour, brought in his incredible team, and got to work immediately. What had been sitting for months, Peruz completed in just four weeks. He probably could have closed it in three, but he pushed it out one more week because he found a way to save me money. In the end, he saved me over $25,000 in closing costs. Peruz fights for your deal like it is his own. He works around the clock, thinks through every detail, and does not back down when things get complicated. I have worked with many brokers over the years, and Peruz is the one I plan to call for every future deal. When you find someone this committed, capable, and willing to fight for the best outcome, you keep them on your team. If you have any doubts about how to structure a complex transaction, Peruz is your guy. I am forever grateful to him and his team for helping me become the owner of my dream home. There is a reason people call him "The Fixer." Now I know why.

As a first responder myself, that referral meant a lot. After working with him, we completely understand why he was so highly recommended. Peruz made what could have been a stressful process feel a lot more manageable. He took the time to walk us through everything, answered all of our questions, and made sure we felt comfortable with every decision. We never felt rushed or pressured. What really stood out was how hard he worked to find the right loan for our situation. He wasn't just trying to close a deal -- he genuinely wanted what was best for us. Because of that, we ended up saving a significant amount of money. You can tell he truly cares about serving first responders and veterans. We're very grateful for his guidance and would absolutely recommend him to anyone looking for someone honest, knowledgeable, and easy to work with.

I was referred to Karen and team by a friend who had a great experience working with her for his…read morehome purchase the year prior. He had nothing but great things to say, so I scheduled a call with Karen when I wanted to get my own home buying process started. After our initial call, I felt much more knowledgeable about the financial portion of the home buying process, and knew that I wanted to go with Karen. She walked me through the process and let me know what was needed and what to expect. Once I found my real estate agent, I put her in contact with Karen as well so they could align on how quickly we could move if I did find a property I was interested in. My agent recommended I get fully underwritten in advance because of the highly competitive market on the peninsula, and Karen made it happen. When I found the property that really felt like home and I wanted to submit a competitive offer on, Karen worked closely with my real estate agent so that we could offer a 15 day close. Karen also called me during the offer process to help me understand the financial implications of contingencies (or lack thereof when the seller countered and asked me to remove the appraisal contingency), so that I could understand what kind of money I would need to come up with if the property did not appraise for purchase price (it did appraise at purchase price, by the way!) Thanks to Karen's guidance and incredibly fast work, I was able to purchase my first home as a single mom - a place that I was proud to surprise my son with once I got the keys. We closed a day early even with our short 15 day timeline. My real estate agent was initially concerned that I was going with a mortgage broker in the East Bay as the market in the Peninsula moves very quickly and is highly competitive, but after the initial call with Karen my agent was put at ease, and once the process was done she mentioned that she really loved working with Karen and could not believe how fast she got things done. The escrow officer also mentioned how great Karen was to work with and asked how I had found her. Karen and Anna on her team were a pleasure to work with. They helped me understand every step of the process, answered all my questions, and got me set up to make the strongest offer possible with a short close and underwriting in advance. I can't thank them enough, and highly recommend them to any prospective home buyer.

My experience has been mediocre with this loan agent and US Bank. I have done at least a dozen of…read morereal estate refinancings with different loan agents over the years, so I am familiar with the process. 1. The refinancing process was a little chaotic, and some departments in the bank were slow to move files despite borrower's multiple warnings of deadlines to the loan agent, so the loan did not close on time, which caused significant complications and expenses due to borrower's upcoming overseas traveling. 2. The loan agent promised a processing fee refund after loan closing, but he refused to honor it later. The borrower had to escalate the issue with his supervisor to get the fee refund. 3. Several months after loan closing, the title company told me they are still missing various signatures and notary acknowledgment pages for loan closing and they had to make an appointment with me to redo these pages. There seem to be many gaps in their refiancing operations.

I was recommended to David at CMG Mortgage by a co-worker who had glowing praise for him, so I decided to give him a call. Right from the start, David was friendly and professional and patient to answer all of my questions, even though I was probably a little demanding or seemed skeptical of the whole deal, based on my past experiences with loan officers. He put me at ease through the stressful process and was very responsive. He would tell us what information/documentation we'd need to make everything go smoothly. Our home buying process was stretched out over about five months, with us putting several offers on houses before finally being accepted. David was always reassuring and had some great ideas for us in a situation with an extended close of escrow so that we could be assured of the best rate possible. When we finally did get our offer accepted, everything went without a hitch. Through the whole home buying process, David was in contact with our realtor to make sure that no ball got dropped. He walked me through all the documents and even was able to be at our signing, which was an added bonus! He was even able to explain a concept to the title company officer that no other loan officer had explained to her before, demonstrating again his level of expertise in his field. I'd definitely use David again for a purchase or refi and I can recommend him without hesitation! If you're looking for a mortgage or refi, give him a call!

This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you. Anyone interested in connecting with the straightforward broker we ultimately used is welcome to send me a private message, as I'm not allowed to include that information in my review.
