Do not use Precision Construction Experts! Our experience with the quality of the work they were the contractor of record for has been unfathomably terrible.
We purchased a recently renovated home in Sherman Oaks where Precision Construction Experts was the contractor of record for a substantial amount of the recent construction, including the ADU, pool/spa, bathroom remodels, structural kitchen remodel and related work.
After purchasing the house, we had multiple independent professionals inspect the property. The number and seriousness of the problems discovered in relatively recent construction have been staggering.
Sewer / ADU: A sewer specialist found a roughly 25-30 foot section of the ADU sewer line sitting full of standing water because it was not properly sloped, and specifically characterized it as "likely an installation flaw." The same inspection found three separate backwater valves, one broken, without the necessary downstream cleanout access. An earlier plumbing inspection similarly found a belly caused by inadequate slope and stated that the check valves were installed improperly.
Pool and spa: This was a recently constructed pool, yet our independent pool inspection identified thousands of dollars of deficiencies. Among other things, the inspector found double-tapped electrical breakers, inadequate required clearance around the electrical subpanel, low-voltage pool-light components that were not properly bonded, a missing safety cap on the pool sweep line, a missing anti-siphon valve, a skimmer lacking the standard reinforced-concrete skirt as well as its weir and float valve, and fountain-pump plumbing that the inspector said needed to be replumbed to meet code. The spa also had subsurface rust indicating that water had reached the structural steel. The inspector's repair estimate totaled approximately $8,500.
Electrical: Beyond the pool electrical problems documented in the inspection, after moving in we discovered additional electrical work that, according to the electricians who evaluated it, used incorrect wire gauges for both our A/C equipment and our EV charger. We were advised that the A/C wiring in particular presented a potential overheating/fire concern. Our home inspection also documented exposed nonmetallic wiring under sinks and missing GFCI protection in several locations.
Ventilation: We subsequently discovered that none of the bathroom exhaust fans were actually vented to the exterior. They were exhausting directly into the attic. The general inspection separately found inadequate attic/crawlspace ventilation, and the ADU attic had no ventilation at all. The inspector warned that inadequate ventilation can retain moisture and promote mold, fungi or other wood-destroying organisms.
Crawlspace: The access opening was constructed so small that meaningful access underneath the house was extremely difficult. This isn't just our opinion: our inspector measured/noted that the opening was smaller than the current 16" × 24" minimum standard and recommended enlarging it. A separate foundation contractor subsequently reached the same conclusion, writing that the "crawlspace access is too small and should be enlarged."
Drainage / exterior construction: The ADU was constructed with the exterior grade too high relative to the stucco. Our inspector found that the stucco weep screed was too close to grade and warned that the condition could result in moisture intrusion and/or damage. The termite inspection independently noted that the exterior grade was above the finished floor of the guest house, along with moisture staining in the substructure soil.
Appliances and interior work: We have also had to deal with multiple installation problems after moving in. The built-in refrigerator was installed incorrectly and could not maintain temperature until the installation was corrected. The dishwasher was improperly installed as well.
Fireplace/exterior envelope: We discovered that the fireplace installation left gaps in the surrounding stucco/exterior assembly, providing a path for water and insects to enter the structure. This required additional corrective work.
There are other issues, but at some point a review becomes a construction punch list.
What bothers me most is that these aren't complaints about paint quality, a crooked cabinet door or subjective finish work. We're talking about sewer slope, electrical wiring, pool electrical bonding, plumbing/code issues, moisture management, exhaust ventilation and accessibility of the crawlspace--the kind of work homeowners generally have to trust was done correctly because much of it is concealed after construction.
