I have had nothing but…read moregreat experiences with Andrea, the Property Management and I have thoroughly enjoyed my experience living here. If ever a problem arrises, Andrea is quick to get the issues handled and in a timely manner and it is always done 100%. She has always followed up with in 24 hours to make sure I am satisfied and if for some reason I was not, the issue was handled right away. The grounds on this property are well taken care of and maintained. I always receive compliments from friends and family letting me know how beautiful the inside of my place is inside and the outside. The neighbors are all friendly and it definitely is a family community. I would recommend Village Pines to any of my friends or family, it truly is a great community to live in.

We had a water leak from the next-door neighbor in the master bedroom and they finished the job but left the area unpainted for over a year and a half. One major issue was when we moved in - the carpet of the entire apartment was not cleaned or changed for us. During our time at the apartment - we would see other apartments get brand-new carpet before they moved in. Me and my family had to live with the old dirty carpet and I developed a respiratory cough during my time living there and had to get on inhalers after needing to see a pulmonologist. We also had to rent special vacuum cleaners from Lowes (out of our pocket and money) and spent the day washing and cleaning all the carpets on our own and keeping the dirty carpets as clean as possible so that we could live in a somewhat healthy environment. We recently moved out and the property manager and management are charging us thousands of dollars to replace the carpet when the carpet was never even cleaned and replaced for me and my family. A week or so before we even moved out - the manager here named Pamela already had people coming into our home while we were in the middle of moving out to measure out rooms as if they had already planned on charging us for the carpet replacement. They could not even wait until we were fully moved out. Completely ridiculous. This place is also under new management and the management is horrible. PLEASE PLEASE stay away from this place and rent SOMEWHERE ELSE unless you want to get sick!

However, they are let down by ineffective leadership and a company focused on increasing profits rather than genuinely maintaining the property. Regular maintenance and annual inspections are simply not enough. Tenants are left to deal with ongoing issues and a noticeable lack of effort in maintaining both the units and the surrounding areas. Trash and furniture are often scattered around, particularly near the dumpsters, which fill up within hours of trash collection. There seems to be no accountability for residents who improperly dispose of large items or leave their trash bags on the ground. This neglect has led to problems with bugs, ants, and even coyotes, creating an unpleasant and unsafe environment when trying to dispose of trash. I loved living here until the last 1.5 years. Now, it feels poorly maintained, and tenants are treated as just another dollar sign--paying over $3,800 for a rundown "condo" with a brick patio wall that I cannot see over. The LVP flooring is cheap, impossible to clean, and separates easily. Management seems more focused on justifying rent increases with superficial improvements like outdoor paint and electric charging stations, while there have been no real upgrades to my unit or those of my neighbors. When issues are raised with the leasing office, we often receive generic emails from the property manager addressing concerns, but there is never any real resolution. For example, coyotes have torn up both a grocery delivery and an Uber Eats delivery, and despite promises of resolution, nothing has changed since March 2025. In the last 6 weeks, I experienced mold and water issues in my laundry room, preventing me from doing laundry or accessing my attached garage for days. Less than a month later, my garage flooded due to a malfunctioning water heater, ruining many of my late husband's belongings that were being packed away. When I reported this, I was told that I could only have a car in my garage. Apparently, it's my fault for having anything other than a car in there, even if it's within the lease agreement. Meanwhile, about 70% of residents have overstuffed garages that pose serious fire hazards and should be reported to the county for clear violations. They do not care until something serious happens, and even then, it's swept under the rug as if it's no big deal. Additionally, for a 2-bedroom, 2-bath home with one adult and a baby, having an SDGE bill consistently over $700 for 3 months--when it was always between $140-$200--is unacceptable. Dozens of residents are experiencing this issue, but everyone is so burnt out that it rarely gets addressed. This property is starting to feel and look like low-income condos but with a high sticker price. As a loyal tenant for over 3 years--never late, never a bother, and always keeping my space clean while respecting my neighbors--I feel my efforts are overlooked. The ongoing decline of this property is deeply disappointing. Nowadays, having a roof over your head is seen as a privilege, so I shouldn't complain, right? Even if I pay over $4,000 a month, I shouldn't have standards or expect anything, right? That's what this complex treats us like.

From there out, everyone across the board has been just as great. Whenever we've had an issue (usually small maintenance stuff), Jackie & Gustavo have taken great care of us to make sure we get the problem fixed asap. Love the surrounding area, fun community events, tasty food trucks, great neighbors, and every amenity you could want. Plus, our home is spacious and beautiful. We love it here so much and couldn't be more happy with our little community!

    I would not recommend living at Sofi Poway based on my experience. This is a review of my overall…read moreexperience living there for a year and I have moved out. From the beginning mgmt was disorganized. When I moved in and asked the leasing agent where my mailbox was located, she didn't know and basically told me to wander around and look for it. Another example is the lack of transparency around some of the fees. During my apt tour I specifically asked about parking fees and was told there weren't any unless you had 3 or more cars (I don't). However, when the Offer to Lease was sent it included a parking fee. I was also charged a monthly renters insurance fee the first couple of months which was never disclosed, and despite the fact I had my own policy from Day 1 & uploaded it to the resident portal as prompted when completing the application paperwork. Sofi Poway refused to refund the fees even though I had provided proof I had the required coverage. The Offer to Lease mentions uploading your policy to ePremium but no one in the mgmt office ever provided me with any info about how or where to do that. I guess they just expected new residents to figure it out on their own (kind of like my mailbox experience). I guess I was supposed to Google it and hope I picked the correct site to upload my personal info to? I had to repeatedly follow up for a couple of months to receive the advertised move-in special. It was eventually honored but only after a lot of chasing on my part. Policy enforcement was also lacking. Mgmt allowed one of my neighbors to use a propane grill on their patio and inside their apt which is against both lease policy and CA Fire Code. I reported the neighbor using the grill on their patio and mgmt did contact them about it. The grill was removed from the patio but relocated to inside their apt. This is pure conjecture, but I would not be surprised if mgmt told the resident to move the grill inside so that I would not see it and complain. I did inform mgmt of the grill being used inside the apt and nothing was done. This was alarming (and also ironic) to me given that there was a fire in another building within the complex on Memorial Day 2025 that damaged 4 apts. I wouldn't be surprised if the residents are still using the grill since I have moved out. The non-smoking policy is not enforced. I reported a neighboring resident multiple times for smoking on his patio, in common areas and in the parking lot. He continued to do so w/out consequence. So I stopped complaining to mgmt about it since I realized it was a waste of my time and energy. After moving out, Sofi Poway has failed to return my security deposit within the 21 day timeframe required by CA law. It has now been well over 21 days since I moved out. My email inquiry about it has gone unanswered as of this review writing. So yet another issue I will need to chase them about. The apts themselves are old and cheaply constructed. There is virtually no sound insulation. Shared walls are extremely thin. I could hear my neighbors as if they were inside my apt. The residents next door seemed to be running a small daycare which made working from home difficult due to frequent crying, screeching, and banging on the shared wall by the children in their care. The floor/ceiling between 1st & 2nd floor apts is also thin despite the 2nd floor apts having carpet. Be prepared to hear every step from the unit above if you live on the 1st floor. The units are very basic: cheap dishwasher, no microwave, no sink sprayer, no in-unit washer/dryer for 1 and 2 bedroom units and the wall AC unit only cools the immediate area in front of it. The brown kitchen cabinets and counters are outdated and ugly. Some units have white/cream colored cabinets that are nicer looking. Another downside is Sofi Poway is far from I-15. If you need quick or convenient freeway access then I would look elsewhere. Many residents do not clean up after their dog despite there being free bags available throughout the complex. Sofi Poway does have an enclosed dog run onsite but it seems to be a popular place for the people that don't clean up after their pets.

Unfortunately, due to unforeseen financial circumstances--and much to her disappointment--she now has to move. I cannot say enough about how kind, professional, and supportive Seth and Bella have been throughout her time there. They have always been extremely helpful in answering all of her questions and consistently went above and beyond to make her feel at home. They have also been incredibly patient, even when they needed to repeat the same information several times so my mom could fully understand and remember it. Bella, the manager, went the extra mile by recommending a sister property she thought my mom would enjoy. She even set up a tour for us and personally spoke with the other manager on my mom's behalf. As a HUD recipient, my mom was also supported every step of the way, with Bella working directly with her caseworker to make the transition as smooth and stress-free as possible. We feel extremely fortunate to have been part of the Evening Creek community, and we are grateful for the care and compassion Seth and Bella have shown our family. While we are sad to leave, we're excited that my mom will be moving to another one of their sister properties, knowing she'll continue to be in such good hands.

The community is marketed as a luxury living experience with high end appliances and finishes. The rent you're charged is reflective of this. Unfortunately, the attention to detail in the build of my unit was not there. Within 6 months of moving in, my "stainless steel" bathroom cabinet handles and vents rusted from normal shower steam. My refrigerator did not come with a water filter, even though my move in checklist indicated maintenance confirmed it was there. Lastly, for whatever reason, my dryer vent ended up blowing lint directly on to my patio. Additionally, the amenities are a large part of the appeal of this community. Unfortunately, prior to my move out there were several incidents of vandalism and theft in the pool area, club house, and speakeasy/game room. The "dog park" is also a glorified community pet bathroom and smells like it too, since the turf is rarely treated. Lastly, the trash rooms on the first floor get full so quickly and are only emptied on a weekly basis. During the week of Christmas, the trash room was so overflowing with garbage bags and recyclables you could barely open the door. Like previous reviews mention, parking is a mess. I've even seen a maintenance guy park his car in a "no parking" zone - it's that rough lol. People constantly share transponder stickers to get friends/family through the gate so there's no real way to secure the garage. There's been some turnover at the front desk and for better or worse, they are responsive to inquiries. My best advice to anyone looking to move to LIVIA is really observe the details of your unit. Everything from your neighbors, your patio view, and the build will affect your experience.
