Wow apparently I am living in a completely different building!…read moreI have nothing positive to say about this building at all. It is mostly a mixture of lowlife renters and a few of a hardworking people that lost all their investment when the units were auctioned off by the developer for next to nothing. Management has switched hands numerous times and unfortunately they were all pretty unreliable and useless. There have been no rules for the past two and a half years except for what whoever was in charge felt like enforcing at the moment. The parking lot looks awful and needs to be resealed and striped, the carpets are pet-urine stained, the ceilings leak in a number of units, the walls are paper thin, the freight trains are extremely loud, the parking spaces are too small, and the hallways smell of either smoke or cheap air freshner. Worst of all...nobody has respect for anyone else in the building. Good luck trying to find someone to hold a door, return a cart, or say "hello." People also leave the workout room shirtless and have stolen weights in the past. I am extremelely disappointed in the building, the people in it, and the neighborhood. The park is filthy, filled with trash, and dangerous. The constant partying in the park during the summer months leaves no parking in front of the building. I have seen men urinating on trees from my balcony window! I wish I could move but I can't. There is no resale value because the building has been run down to the ground and units auctioned off for a fraction of original prices. I am actually embarassed to say I live here. Buyer beware (if there even are any!)

Habitat developed a building, hired a horrible building manager,…read morethey put little effort in to sell units and just screwed over all the people who purchased prior to the auction. I understand the real estate market is slow but other builders put more effort to sell their current properties rather than give them away and create a bad name for themselves. Now that 20% of the building has been auctioned off, us the owners have to suffer. Try refinancing to take advantage of all-time low rates .......if you bought before the auction you will find out your unit is only worth 50% or less of what you paid. The values plummeted this low as a result of Habitat auctioning off 34 units, not because of the market conditions. Purchasing a home is the biggest investment of your life and nothing like getting kicked in the balls by Habitat auctioning off units for under $85,000. Sure anyone would give this place 5 stars if they bought it at the auction. You can't touch a modern property for under $85,000 with granite, stainless steal appliances, wood floors, etc.

HÖME BITTERSWEET HÖME…read more Life in an Oak Park highrise is an expensive and occasionally infuriating affair, but it comes with the territory. I originally signed a lease with OPP way back in December 2013 for a 1-bedroom. The monthly rent (which began in the low $1,400's) rocketed up to the mid $1,800's in 2016. At that point I relocated to a lower floor in a studio unit (paid something like $1,300/month) where I lived until June 2018. The front office personnel have turned over a couple times, and the folks that run it now are a nice bunch (though not as cool as the group when I moved in 5 years ago). Thania C and Erin B have been professional and helpful when I've bugged them with various questions. Of course there have been some hiccups along the way, including a point when their automated payment system went tits-up. Being out of town when this happened, I got a few scary letters threatening eviction "if not paid in full with a cashier's check or money order within 48 hours", so that was lots of fun to come back home to. Initially they held monthly events for residents, but that gradually decreased to an almost seasonal basis. I will say that their summer barbecue held on the 7th floor roofdeck was awesome. Tons of catered food and plenty of booze made for a lovely sendoff. Unfortunately, there were numerous instances when I was left scratching my head. Times when the building's plumbing was shut down, times when the central air malfunctioned for days at a time, and times when the heating/hot water went kaputt. Over 5 years, this happened a lot. A. LOT. Perhaps the strangest single WTF moment came from a burst water main sometime in 2016. I returned home at around 1am to discover that the lobby ceiling was literally dripping. It was straight up raining indoors.....I thought I was trippin' on some bad peyote. * TL;DR * Despite the pervasive issues with water stoppages and the untimely lapses with their auto-payment system, I found the overall living experience okay. Oak Park Place isn't an old building, but the utilities have been iffy. Considering the relatively outrageous amount tenants pay for rent, those problems should NOT happen, and if they do, it should be infrequent. The $400 transfer fee to relocate within the building was kinda bogus, too. Aside from that, however, it's hard to beat the convenience of having Trader Joe's downstairs. That's a big plus in my book and one of the main reasons why I chose to keep renewing my lease. After a difficult period, it seems like the front office has settled in nicely. With prices virtually identical to Vantage and The Emerson, I wouldn't necessarily say that this is your best choice in the area (especially when the latter has a freakin' rooftop pool). It's a place to keep in mind, for sure, so consider Oak Park Place as a viable option for apartments.

While living here for over seven years has been wonderful, the nightmare of the past two years…read moresince the property manager changed has left me no other choice to call out the lack of communication and inability to address a major HVAC issue. For two years we have been living in an apartment with a non-functioning HVAC system. While the heat pump works fine, the AC doesn't. Yesterday the temperature outside climbed to 78 degrees. While most people think that is a nice feeling when outside, inside our apartment was different. It climbed to over 80 degrees! Imagine what it will be when it hits 90 degrees this summer!!!! We purchased thermometers recently since maintenance and management don't care to address the issue. You can see that we have put in work orders for a month to be labeled as "in progress". Management told us last year (May 2025) that a new unit was on order however, that was the last communication on this issue. The current unit is 20 years old. It is past being limped along and recommended to be replaced by two separate HVAC companies. At this point, we have very little recourse but social media to help other future residents understand what can be expected of any issues that arise. We have two older dogs that are suffering from this heat not to mention the lack of ability to get any proper rest at night with it being extremely hot. And to add insult to injury our power bill will be nearly $400 a month just to try and keep air flowing within the unit. They had no issue raising our rent over $300 a month in December, but can't help us have an inhabitable unit.

This place needs to be investigated for several reasons. I will hand it them, they have a pretty…read moredecent PR/Digital Marketing team as they make it seem so nice and prestigious when showing the units and hiding all the negative publicity/press. Notice how all the reviews seem to be stellar? Well thats because they use special software like IVY which incentivizes residents to leave good reviews as they are given points to redeem for gift cards etc. My Mother just moved to the City not long ago and I want a safe and nice place that was up to her standards. On Move In Day, all the cracks (literally and figuratively) started showing. From Mold to Exposed Pipes and disgusting appliances (so disgusting in fact, they gave her brand new ones), it was obvious it was not move in ready. 1. Deceptive Marketing Practices: When my Mother was touring the unit, Katie Ostrow showed her a unit that did not match the unit she would be in. She also stated that both East and West had the same features and amenities, which is absolutely false. The East side, which is the side that has the showroom apartment (the one they always show as it's decorated nicely) has a lounge with a Kitchen, Bar, Refrigerator and is much more elegant as well as accommodates much more people. The West side which in my opinion is the "lower end side" (just my opinion) simply has a lounge on the first floor which has no kitchen or eating area and has a bathroom which is shared with the staff as well as used for other reasons (I won't get into those reasons at the moment). I then was told by Jessica Greenway that the lounge was not even always available. It was a recent addition because Jessica (the Manager) stated that residents from the West should be able to have their own lounge area as well. So it goes to show you, which side is treated differently. 2: SAFETY AND CRIME!: This place is extremely unsafe in my opinion. MY MOTHER HAD SOMEONE ATTEMPT TO BREAK INTO HER APARTMENT! She called 911 and it seems like Management/Security told the Police who were dispatched they had it under control. Instead of my Mother being greeted by Officers in Uniform with Body Cams, a man in his 50's with a uniform that did not look like a Police Officers uniform came to her apartment accompanied by a young male in a hoodie and baggy pants (literally so baggy, if he ran he would tripped). He was condescending, rude and had the gall to ask my Mother "what do you want me to do". SIR, she called the police because she needed help. How are you asking someone what they want to be done when they called for help!? He refused to take a report and was not wearing a body cam. Seems like he COULDN'T TAKE A REPORT or WEAR A BODY CAM as maybe he was not a Police Officer or at the very least off duty. He did mention he was working over time. MANAGEMENT never even reached out to my Mother about the incident. SIMPLY GOOGLE S DELANO CT OR ROOSEVELT COLLECTION LOFTS CRIME OR SHOOTING. PEOPLE LITERALLY HAVE BEEN SHOT HERE SEVERAL TIMES. A DEAD BODY WAS EVEN FOUND IN THE GARBAGE!!!! IN THE RESIDENTIAL GARAGE THERE WAS A SHOOT OUT OF EPIC PROPORTIONS. MORE THAN A DOZEN GUNSHOTS. SO MUCH CRIME I CANT EVEN LIST IT. 3. STAFF ARE RUDE AND UNHELPFUL: Ofcourse they are nice when showing you the unit. Of course they are nice if you don't have a complaint. It's when you have a complaint, everything changes. It's like they become offended. Maybe choose a different job if you are easily offended. Looking at you Noah, Katie and Monique. 4. THE MANAGEMENT COMPANY IS BEING INVESTIGATED BY THE DOJ FOR COLLUSION AND ACTING LIKE A 'CARTEL'. YES THE D.O.J. USED THE WORD CARTEL. Bozzuto along with other Property Management Companies are sharing renters data in order to keep rent prices high it alleges. It also states they artificially are raising rent. 2600 for the SOUTH (South South Loop because it's literally on the edge of the South Loop) plus $250 for parking is ridiculous. You can find a better place with much better amenities, safety, location and did I mention SAFETY? 2600 for a 1 bedroom w/den (aka PONY ROOM, you know the one that the wall doesn't go to the ceiling?) which they advertise as two bedrooms.

Prince Edward Manor has two things going for it: space and price. But the positives end there. Berwyn Management is completely unresponsive to calls and emails, unless they need your money (if the rent check is a day late in the mail they'll be knocking on your door at 7 AM asking where their money is). They're so unresponsive that when my boyfriend tried to renew the lease with me on it, he never heard back. He called probably a dozen times. We subsequently became tenants at will, which turned out to be a blessing since we didn't have to stay there an extra two months once we found a new place. As for the building...it's old. I get that things will not be perfect. But two of the windows didn't have blinds. The windows with blinds didn't work. The fridge handle was detached. One bathroom's cabinet/mirror was falling off, and it subsequently fell off and the mirror shattered. The cabinet was never replaced, so that bathroom didn't have a mirror for a year. A bathroom light fixture over the shower dangled from the ceiling with exposed wires. Bedroom doors didn't lock. Doorknobs fell off every time we opened a door. Drywall was falling apart. Mold was growing on the bathroom ceilings. Extensive water damage on floors and ceilings. Sinks and tubs did not drain, no matter how much effort you put into snaking, chemicals, etc. The toilets leaked water whenever flushed. The radiators sprayed water all over the place. And no matter how many times we called Berwyn Management, emailed, called our landlord, or asked our landlord in person, none of this ever got fixed. We were paying $1600/month for a 3bed. I saw on Zillow that they bumped it up to $1800/month when they listed our apartment for rent again. So it doesn't even have price going for it anymore, because now it costs the same as all the other 3 beds in the area that are actually safe and healthy to live in. Do not be fooled by the pretty courtyard. Don't be sucked in by the spaciousness. You will be miserable. This company's practices are so unethical that they honestly need to be investigated.

If you're looking for a roof, floor, and walls, then this is the place for you!…read more The moral of what I've written below is: shop around and if you choose here, don't expect anything to be repaired once you move in. The outside of Prince Edward Manor looks fantastic. The outside. The stairwells are in severe need of an update. The inside is a different story. I realize that the building is old and I calibrated expectations accordingly. I thought after we got settled, repair requests would be met in a timely manner. Six months went by: Nothing. I sent a few messages and once I finally started talking about my renter's right to withhold rent until repairs were made, they started calling me back. Some of the below repairs were made. Some of them. After negotiating for reduced rent to make up for the lack of repair for half of the lease, they agreed on a $500 refund. That's 2.4% of our 13-month lease. Nowhere near enough when one considers the limited utility of the apartment we had just paid full rent on for half of a year. I'd say "you get what you pay for" but here, you get far less. I know many who live far closer to downtown with cheaper rents and better quarters. I encourage you to shop around before settling here. After mentioning that I didn't agree with their proposed make-good, I was replied to with a "I don't know what more we can do, the heat is on and the water is running." Oh, you mean, the basic living features that existed in the 1800's? How good of you. I asked for a better deal and I asked to speak with someone in charge and they blatantly refuse to communicate with you. Today, we received a notice that if we don't pay all of the rent in full (save their generous, generous reduction) in five days, we will be evicted. And, what's more, they still haven't made all of the repairs. We're still legally justified in withholding rent. The company has become too comfortable catering to tenants (many are college students) who don't realize that they can ask for (or want) their apartment to be in its proper state. All I've asked for are leaky and molded ceilings to be replaced/repaired. All I've asked for is the mildewed improperly installed caulking (instead of grout) in the showers to be replaced. All I've asked for is the rotten wood at multiple points in the apartment to be repaired. All I've asked for is a stove that works. All I've asked for is an oven that works. All I've asked for is a refrigerator with shelves that seals and doesn't leak. All I've asked for are knobs on the cabinet doors. All I've asked for is the stairwell smoke detector battery to be replaced (after 2 weeks, I did it myself). All I've asked for is the back stairwell to be safely usable. All I've asked for are closing and locking front and lobby doors (I've come home to my packages sitting in a lobby that anyone could've walked right into). All I've asked for are shower heads that work. All I've asked for was a clean apartment to move into. All I've asked for were complete screens for the windows. All I've asked for were blinds on the windows. All I've asked for was an exterminator visit (ants, roaches, and house centipedes). All I asked for were for no fleas in my bedroom (I had to buy spray and manage on my own). All I asked for were room and cabinet doors that closed. All I asked for were toilets that run properly. All I asked for was an apartment where paint hadn't been slung up and splattered everywhere on walls, trim, cabinets, mirrors, floors, windows, etc. Do your research and don't fall for the courtyard.
