I had a bad experience with Poli and I think it's significant enough to share. I was a past customer with mixed results and I had done business with other brokers too with good results. I decided to re-engage with Poli to get cash out. I like the idea of keeping my money with local businesses whenever practical. I requested a refi loan with them on August 28th. I signed the closing papers on November 28. I'll tell you what happened in between that created the bad experience. I also want to think that my experience isnt attributed to individual people, rather it's about the process/es that the employees have to follow. I live in a very nice area of Norwood and needed 10k out from my refi. I was up front about this from the beginning. My home is in great condition and in a great neighborhood. The appraiser from Dorchester valued my house below market and was not familiar with the town. He compared the property to other 3 bed/2 bath areas in town that were on hills, near abandonded lots and in one instance 1/4 mile away from a sex offender. I appealed for some wiggle room but the appraiser would not budge 5k from this ESTIMATE. Finally around Sept 17, I appealed the appraisal in writing. My broker was very helpful and understanding here. But I fault Poli for the uphill battle of bringing on appraisers (I KNOW they cant pick them) who dont know the town and who are new to the appraisal business. I was able to secure a new appraisal. The valuation which came back around Sept 23 was good and I was a happy camper. Then I got the phone call telling me that I can only get back around $3000 ( I needed 10k) given my current interest rate and the length of time between the quote and the good appraisal. Ugh. Dont ask me what happened; I'm not a mortgage math guy. But I had several discussions with my broker and arrived at a solution: I can get my 10K if I agree to a quarter point higher. I did the math and accepted the deal on Sept 19. From September 19 to November 26, there was no activity. On November 28, the lawyer came to my house (which was great) to close. I saw that my cash back was less than 7k. Folks, I was dumbstruck..... So feeling helpless I signed all the papers (just a few hours ago) and called my broker. He called me back later on and told me that in addition to the cash back, I didint have to pay my mortgage for the next two months, so that would make up for the difference. I expressed to my broker that WE are the consumers and we depend on mortgage brokers to set us up with loans that meet our needs; and expect that they shall communicate any variances to us that effect our anticipated outcomes. From the beginning it was clear what I needed-- 10k cash out. Dont jack up my rate and promise to deliver 10k cash out and tell me it will all work out in the next few months. Ultimately, my broker apologized to not communicating with me and added that he didnt think he'd ever be able to satisfy me. This was a professional failure Im now stuck with a $3000 cash out loss with a quarter point higher rate when it was not what we agreed to and no one communicated this to me!! Glenn Cira at Poli Mortgage Group was truly a pleasure to work with. He defies all of the negative stereotypes of a typical loan officer / mortgage agent. He was knowledgeable and responsive, and he went out of his way to help me obtain the right deal and get it closed -- all in addition to providing the lowest rate I was able to find after fielding tiresome calls from over 20 mortgage lenders. Honestly, even if Glenn had turned out to be 1/8 of a point higher than someone else, I would still have gone with him because of how pleasant he was to work with and his ability and commitment to closing the deal. Specifically, Glenn did three things that differentiated his competence and professionalism from everyone else's: 1) facilitating rapid rescore, 2) informing me of FHA timing, 3) always picking up phone or calling back promptly. Rapid rescore: Due to certain nuances of my credit utilization, my credit score at the time it was pulled was a few points too low to meet the requirements for the rate I wanted. Glenn contacted a credit consulting company who recommended a few easy steps (e.g., transfer $2,000 balance from one card to another) and after doing this my score went up by amost 50 points! Glenn was instrumental in making this happen and staying on top of the process FHA timing: Glenn's deep knowledge was pivotal for saving me thousands of dollars. Because all interest on FHA loans is paid monthly in full, I would get charged double interest for the month if we were to close after the 1st of a month instead of near the end of the month. Since I had no idea about this, if I had gone with a different loan officer who didn't know or didn't care about this, I could have flushed over $3,000 down the toilet. I would imagine that Glenn's knowledge would extend to many other things in addition to this specific nuance. Responsiveness: I can't remember a single time when I called Glenn and he did not either answer the phone or call me back within 30 minutes. This type of responsiveness is hard to find. Above all of this, Glenn's personality was different -- better -- than the other loan officers with whom I spoke when shopping for my mortgage. Most of the other guys reminded me of used-car salesmen: pushy, in-your-face guys that make bold, unsupported assertions that aim to make you feel stupid if you don't take their deal, or guys that are super-friendly in an almost disconcerting way until they think they are unlikely to get your business, at which point they become rude and obnoxious. I always felt like I wanted to take a shower after talking to them on the phone. Glenn was the exact opposite -- always straightforward, always pleasant, always willing to address my concerns honestly and head-on. Where can I start... I applied for a home loan with 3 different lenders. They all had higher interest rates and I felt like I was talking to a computer. I decided to chose Poli Mortgage Group because their rate was way better and because of the conversation I had with Jesse. I initially spoke with Jesse Carbeau. He was straight forward with me. I explained him my situation and what I was trying to do. He ran the numbers and came up with a plan for me. Didnt make me any fake promises and explained me how the process works at poli. I asked him so many questions and he always remained patient and replied to me asap. Jesse got me pre approved with a list of conditions I needed to clear. Told me to find a house and then we would clear them together and deal with it together. I found a home and had an offer accepted. I moved to the next step and spoke with Rick Souza (loan processor). God bless him because I asked him a ton of questions about everything (Emails and calls). I was nervous because of the conditions. This was a huge step for my family. We had moved 7 times in 15 years and never had a place to call home. We lived in a tiny apartment at the Time so this was a huge step. We wanted to find a place for our kids to grow and create memories. So you can see why we were so nervous throughout the entire process. Rick always replied to my questions and concerns. He never made false promises and also had a plan for me. We went through this process together and I thank god I chose Poli mortgage group. Rick made jokes, calmed me down and always had a plan for what we had to do. Little by little we cleared those conditions. Now, we finally got the clear to close. My closing date is June 22. I thank god I chose Poli Mortgage group. Rick and Jesse cared about my concerns and went through this process with me. I was deffenetaly not alone. They not only did their job but also showed me that they cared about my concerns and my situation. Not once were these guys rude to me. Trust me I was a nervous wreck about every little thing. My only advise to you is to be truthful. Dont be embarrassed about things on your credit report. Do not lie! They will find out at a later stage and is totally not worth it and is not fair to them. I can't say enough about the service I received from Poli Mortgage. I work an 80 - 90 hour work week. I am available by phone between 8 AM and 9 AM as that is my morning commute and between 10 PM and 11 PM which is my evening commute. After my initial online request for information I got a call at 8:15 the next morning from Chip Poli. I did not expect a call that promptly from anyone, but definitely not from the owner. Chip promptly set me up with Erich Wohler. I cannot say enough about Erich's communication skills. My preferred method of communication is email and he accommodated me. When phone conversations were necessary he accommodated my absurd schedule every time. Even taking time to call me on a Sunday at 8 PM. Amazing service. As a first time home buyer I had no idea what to expect, but Erich took the time to explain the process to me step by step. After the application was completed Erich introduced me to Holly Blue. Holly has the patience of Job. Over the course of a month Holly and I exchanged no fewer that 157 emails nearly all of which were stupid questions by me. But Holly never made me feel stupid. She took the time to answer my questions, allay my concerns, and calm my nerves. Most importantly she laid out for me right at the start of the process what documentation I would need to complete the process. In doing so she allowed me to gather everything up front so that I would be prepared when the items were needed. Holly also accommodated my schedule and preferred communication method. Amazing customer service from beginning to end. I would offer her a job in a moment except that it would mean that she wouldn't be available to help me when I go to refinance. I needed help refinancing two properties at the same time, and a Zillow search suggested the best rates were at Poli Mortgage Group. So, I gave them a call. . .yes, the rates were exactly as they were posted on Zillow, so I started the refi processes with Chris Poli and Holly Blue. Things moved along at lightening speed, and my loans were approved faster than I've ever had before (I've done a few refis over the years). At the 11th hour, a catastrophic error surfaced with one of my accounts at Bank of America and since they were unable/unwilling to help (go figure), both refis were about to explode - no ifs, ands, or buts about it. Ed McMahon and Lynn Nastasio were a great team to work with. Ed was the loan officer who was completely honest with us on everything. Prior to talking with Ed, we had withdrawn an application with a bank in our home town due to the lack of integrity with the loan officer. I should have realized immediately that the loan officer was dishonest when he would call me instead of answering my questions in an email. Lynn was the loan processor and her response time and efficiency was amazing. I am very efficient so I don't tolerate people who are inefficient and waste my time.
