Essentially we worked with Team Esther 3 times, because after failing to buy a home and taking a break, each time the financials would have to be reprocessed given our life changes. Twelve years later, here we are again with the Alex Aung Cupertino Real Estate Consultant team…read more In a world rushing toward AI for every answer, what stood out this time is something no algorithm can replicate: human judgment, patience, and care. Alex never once pushed us to make an offer. He did the opposite, asking quiet questions that helped us figure out what we actually needed in a home, and what we could live without. Yuchi made sure our finances were rock-solid before we wrote anything. She reminded us to budget for the nice-to-haves and steered us clear of money pits. Before submitting our offer, Alex walked us through the comps he'd prepared and, surprisingly, suggested we go in lower. In a moment when ceasefires get torn up every other week and the world feels uncertain, that lower number turned out to be exactly right. Behind the scenes, Alex paired our written offer with a strong verbal follow-through. We were shielded from the rest. Accepted as written. Two offers with Alex and Yuchi, 12 years apart. Both accepted on the first attempt. Yuchi is now voluntarily and unofficially project-managing our Sunnyvale home upgrade, taking time out of her schedule to visit stores and walk through options with us like it's her own place. Whether you're house hunting in the Bay Area, casually browsing, or just uncertain about whether now is the right time, reach out to Alex. You'll know right away you're in good hands.

Buying/selling a home in the Bay area can be crazy and stressful and we couldn't have done without…read moreAlex Aung Cupertino Real Estate team. We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers . This again gives us great confidence in deciding whether to proceed with our offer or not. There were a few times they stopped us from proceeding further with offer due to costly foundation repair although the home is visually appealing on open house visit and other time with city's natural gas pipeline being too close to the back yard. There are many other incidences where their unbiased input was critical to our decision making on offer. They make sure that we as home buyer make the ultimate call on what price to offer with best of our interest. They work very transparently and truly have their client's interest at heart every step of the way in our home buying journey. From the get-go, they introduced us to a loan officer, proven track record of closing many home loans in a given time with best interest rate, from a competitive mortgage lender to get our pre-qualified loan approved, identifying our desired locations based on our family needs, help reviewing the reports and disclosures for red flags or negotiating and presenting relentlessly with seller on our offer to get it accepted in this multiple bid situations. What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Overall, we had great experience working with them every time. We will definitely go back and ask them to represent as our real estate agent next time whether home buying or selling comes along. We would not hesitate to recommend them to anybody.

We recently had the opportunity to refinance and without hesitation, Stephen reached out directly to us as soon as he noticed rates were coming down. This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you. Anyone interested in connecting with the straightforward broker we ultimately used is welcome to send me a private message, as I'm not allowed to include that information in my review.

I had one of the worst experiences here working with a lender. I will not name her due to respect,…read morebut she was not very good in communicating or double checking every one works. The underwriter is horrible as well they made me write statements for the wrong amount about me paying my taxes. First of if you do not know what the closing cost will be then just telling me, I had other lender give me a list of what the fees will cost and this lady just said it could be 40k in closing cost. Now this is during the first conversation I had with them. My heart dropped already because 40k is a lot and that will cut into my home renovations. She kept emailing me about getting these files in right away or this will delay the process within barely the first 10 minutes. I had uploaded all docs within a few hours. At this point buying a new home is already stressful having her push me and talking about delays is putting more stress. She kept asking for more docs over and over. I would have hoped she had given me the list in the first place instead of asking me for the extra docs almost everyday. When I wired the money to my escrow she emails me back with why are you wiring money from an account we have not validated, this bank she was talking about was the bank of the escrow company not mine. Again not reading and putting more pressure on me. After a long 30 day process everything was completed and I get a call from her boss asking me about my experience which was horrible. She told me shes part time and she had over 11 loans to work on, this is not an excuse for bad service if she is over loaded then tell me and I would went with someone else. Fast forward to today. I now get another email from her about a document that I had already provided I'm sure shes lost from the 100s of documents she made me send and it would be easier for her to make me resend it then to look through everything. TIP: Make sure to get someone experienced, Ask them about the process. luckily my closing escrow was 30 days. If this was 17 days I would have been F'd.

Lee Chieng emailed back: "sorry, we cannot offer you the deal we agreed. But you have choices! a) pay off $70K more of your loan, b) give us $1000 more for closing cost and a 0.125% higher interest." If you were me, which choice do you make? The third one: walk away and never trust them. I told Lee that I have multiple properties and I disclosed the exact number. And when I questioned why they walked away from their offer after I uploaded all financial data, her response was: "we have a pricing engine. We go by what the computer says". Then what do you do besides the computer, Lee?? My guess is that the market rate has changed in just a couple of days and they are walking away from the deal. This experience really leaves a bad taste in the mouth. Stay away from Adeline and the team. No apologies, no concession, nothing!
