Quiet and clean small RV park. Appears that most tenants (half - 2/3) are permanent, but they are polite. Leaves some availability for the rest of us. Very clean bathrooms. I was surprised at how clean they were. The camp managers were extremely nice...thank you! No bells and whistles with this place, but a good basic base camp for future visits. read more

This is probably the smallest RV Park or Campground that we've stayed. There are total no more than 20 sites and at least 1/3 of them are residents. There are restrooms and showers, and a laundry room. That's it. No other amenities. However, our family enjoyed our stay here. It's peaceful and quiet. No loud music playing all day long. Everyone is respectful and keeps their site neat and clean. Some facts about this place: - Each site is spacious, easy to back in our 25ft trailer. - Each site comes with a fire pit and picnic table. - Quiet time is 10pm. - 3 mins drive to the Discovery Center and Alpine Pedal Path. - 5 mins drive to the Big Bear Blvd, which leads to the village. If you are looking for a big camp ground with pools and fun activities or you plan to throw a party, this is definitely not where you should choose. But if you want a place that's quiet but still convenient, you will like Pine Tree RV, just like we do. read more

I'm still rather steamed about my recent experience at this 'RV Park' (I think they use the term loosely) however I will try to keep emotions out of this and not be insulting. Which is more than can be said for the female Manager of this place. Here are the facts: The Bathrooms are closed from 10PM-8AM Ten hours. I was told on the phone when I made the reservation that they could leave them open for my GF and I since our RV does not have a bathroom. When I arrived a week later to check-in I was told that wasn't possible and was given two reasons by the two Managers: 1) They have had a problem with homeless people coming-in late at night and using them. 2) They've had people get confused late at night and end-up in the wrong one. If you look at my reviews you'll see that 1) I almost never leave 1 star reviews and 2) I have camped at every single campground around the lake this summer. Despite what the Manager of this place told me (then accused me of "Questioning her word" when I refuted her) this is the only campground which locks their bathrooms at night. Serrano, Lighthouse, Holloway's all seem to do a better job of keeping-out non-guests than this place does. Aside from the bathroom situation the park is very sparse; very few trees, no shade to speak of, no view (or access) to the lake, sites are close together and many of the rigs look like their full-timers. Needless to say after being mis-informed about the bathrooms, being lied to about the policies at other parks which we've stayed at within the past 60 days and being yelled at by an angry woman who reminded me way too much of my ex-wife, we left. 20 Minutes later we set-up our vintage trailer at a beautiful site right on the water at Holloway's. read more

We were able to get a really nice space last minute on the 4th of July holiday week when everyone else was booked. We felt like we found Big Bears best kept secret! Park was small, quiet, close to the lake and boat launch with full hook ups and free wifi. Location is great, just a couple of minutes to grocery store. Managers are very nice and Ben, the owner who answers phones and takes reservations, is sweet and accommodating. We went for our first trip out with our new RV and didn't know what the heck we were doing. The manager came, helped us figure out the basics so we could plug and hook up sewer. We ended up storing our motor home with them for a very reasonable price and returned a few times. Nothing fancy, but very clean. Definitely the place to stay for a nice stay in Big Bear! read more

We are staying here for a month + while we are house hunting in the area. This RV park is so close to everything! There are only about 20 spaces, and more than half are full time rvers and mobile homers. We are able to walk to the lake, the East marina is right across the street. Within a few minutes drive is all Big Bear has to offer...the slopes, Village, restaurants, and right now...Oktoberfest at the convention center! New owners have been doing a lot of work since they bought it in June 2017. The park is very clean and well cared for by the on-site managers. It has a laundry room, and bathrooms. One shower stall only, but again, it's not crowded here. Each space is paved and relatively level. Sites are spacious, most have trees, and each has a firepit and picnic table. The park is very quiet! There is some road noise from the main street in front, but it's not bad. Lots of blue jays, bunnies, and squirrels for your entertainment! They have daily, weekly, and monthly rates. All sites are full hookups. Cable T.V. is great, and the Wi-Fi has been strong and reliable. We love the privacy, proximity to the bike path and lake, and being able to get to the Village and market in 5 minutes. Very nice, comfortable, safe little RV park. read more

Pine Tree is the best private RV Park in the Big Bear Area. We have been staying here on occasion during winter months over the last 5 years. During warmer times of the year we prefer dry camping at one of the areas many public camping areas. During winter we appreciate the utility hookups to keep from freezing up! The new owners have been sprucing things up over the last year. They have resurfaced the ashphalt, remodeled the restrooms, improved the included Wi-Fi, and improved the landscaping. Keep in mind this is a small park and in my estimate is usually occupied with up to 75% full-time/seasonal residents. That leaves maybe up to 5 spots that can be reserved by the of us "weekenders". Reserve well in advance, I see no weekend availability through the next month even in February. The new owners have also added online reservations, quite handy for those wanting to plan trips without having to call. Pine Tree is a very quiet RV Park, if possible stay as close to the back as possible for the most quiet sites (away from highway). We recently stayed in spot #8 in back near the RV storage area, very quiet. The owners have clearly taken a high level of pride of ownsership in their Park with the many improvements that have been made. Kathleen is very personable and called to check on us as we had a late start on our arrival day. Kathy, the park manager, is also very friendly and greets her guests immediately after arrival. Pine Tree remains a very good value at $55 weekends/$50 weeknights. read more

We have been RVing for over 20 years now and have stayed at many places with never an issue. We decided to try Pine Tree RV Park on a whim and boy, did we regret it! The park itself is very basic with zero amenities but that was not the problem as we knew that going in. The problem was the on site manager who seemed to have an issue with us from the minute we checked in. Although, we followed all of the park rules and were respectful, she harassed us continually and was extremely unwelcoming. She also falsely accused us of breaking the urinal in the restroom. We watched her scream at other incoming people with reservations and knew that this was not a place we would ever patron again. If I could, I would give this place zero stars. The only reason that I awarded 1 star is because the owners were extremely nice and gave us a 100% refund. Stay at Big Bear Shores, Lighthouse RV or Holloway's instead. As I stated, we followed all of the park rules and the owner also agreed that we did and were very respectful. I did not know that it was against the rules to arrive separately or to use the restrooms. Your manager was your witness and completely inaccurate. Ask the gentlemen who pulled in across from us and was also verbally abused by the manager. read more

After purchasing a newer RV we excitedly booked a week's vacation at Pine Tree RV Park in Big Bear. Unfortunately, our excitement quickly turned to disappointment when we were told that we could not pick up our RV when originally planned because of a seatbelt recall. We called the owner, Kathleen and notified her that our arrival would be delayed. We also asked if we could add an additional day to our stay. She was so sweet, kind and understanding. She gave us another day free of charge. What a nice gesture! It really lifted our spirits. We truly appreciated her kindness. In addition, Pine Tree RV Park is centrally located and close to the Alpine Pedal Path and downtown area. It was clean, quiet and well-maintained. Jimmy, the site manager, was polite and cordial. Overall, we had a great experience and definitely plan to return! read more

My family & I stayed here for a long weekend a couple years ago and liked its proximity to everything and friendly atmosphere enough to come back for a two month stay this past summer. The management and owners were extremely friendly and accommodating. Backing up a towed vehicle is clearly not in my skill set, so one of the owners took the wheel of my truck and backed our RV into the space for us. I enjoyed the tranquility as well as the lake and alpine bike/walking path just across the road. The bathroom/shower and laundry facilities were always clean. The on-line reservation system made booking fast and easy. Beware of posts in which the reviewer finds it necessary to repeatedly claim they followed all the rules, when in fact they actually ignored basic rules that are common in most RV Parks regarding site occupancy and vehicle limits, and quiet hours and were verbally abusive and defiant to management. We loved this RV park and people in it, and would highly recommend it for short as well as month long visits. read more

This is an average campground. Bathrooms were clean. Small quiet park close to the lake and only a couple of minutes to grocery stores etc. management is nice but I don't like the fact that they advertise cable and then tell you it's down right now. Another yelp reviewer was told the same thing in Feb that was 7months ago. Not that I go camping to watch tv but it's an "Amenity" they are advertising and you are paying for but not getting. Personally I think we all know it's just a little more money for them if they don't have to pay for cable and just tell people it's "down". read more

We went to the park with last minute reservations, as Serrano had no spaces with hookups. This is a very barren park, very few trees and no shade. We were given a spot for our travel trailer, got it all set up, then hooked up the electricity and it didn't work, after several hours, we were given a new campsite, which was next to the laundry room. It was a noisy and hot campsite.. The good points were that the park and its facilities were clean but still will never return to that rv park. read more
