We needed service at our rental property. PSS charged us $400 to change a shower head, after not even checking to see if it was broken. We asked them to clear a drain and they said they do not clear drains. $400 for 1/2 hour work and a $50 shower head. Refused to break down costs on the invoice. The value just isn't there with this company. I had them replace a ceiling light/fan fixture in my bathroom. I bought the new fixture, I was charged $99.00 to come out which I knew about, and then I paid $169. to diagnose the problem, and then labor. The bill came to over $500 for less than an hour work. The fan still makes the same noise as the old one did, do clearly it wasn't diagnosed properly. I was also given the total cost of the job after they had the old ceiling fan out. I also emailed and have gotten zero response. And this isn't a little bit of mess in a couple places - it's 8 vents and each of them spat out a black mess. I've been cleaning walls, doors and windows for a month and there's still little grey black streaks everywhere. They don't even care enough to find 10 minutes to call me back. Be forewarned, Pine State is an investor-owned company, and acts like it. I would never use them again for a project (mine was ~$12,500). Well over $400 per hour for lead electrician and trainee; embedded in total cost estimate. Hour estimate calculated after subtracting supplies cost. Pine State uses brief descriptions in contracts to reduce services actually provided (see below). They did not do all the work discussed during the estimate. Rather, after electrician left job site, the company claimed that their brief description of work did not cover everything discussed during estimate visit. Also, Pine State office tacked on a diagnostic fee for the phone discussion of what was in the estimate. We paid for estimate visit, then they did not reimburse (as promised) the cost of the estimate when Pine State electrician did the work. They scheduled the work the same week that the electrician had a baby due. Then, replacement electrician refused to do work that was discussed during estimate visit, and only did what their office told them to do. read more

In 2018 they installed an on demand hot water heater that cost $10K. Replacing the working water heater the house had had since the 40's. The model they sold us had a bunch of known problems, to the degree they stopped selling it. Over the last two weeks it started leaking, I had them come to take a look today and it cost $800 to fix, after only 4 years having it. As well, because they didn't do their due diligence, they didn't realize that the city of Portland has high water pressure, so they are now recommending I get another thing put in for an additional $600-700 to mitigate that issue. I will be certain to NEVER trust these people again. They will smile and take your money, but they absolutely won't take care of you. read more

Not only did Pine State Services give me an astronomical price for 1/2 day of work (nearly $4,000 to install a bathtub), the guys who came to do the installation left BOTH bathrooms in my home absolutely disgusting. One guy used my downstairs bathroom (#2) and did not even have the courtesy to flush the toilet behind himself. There was also a ton of phlegm in my kids' bathroom sink that was just left there. I was just disgusted to find both messes and have to scrub them clean myself (yes, both required scrubbing). I really expect a higher level of respect for my home when hiring professionals to come in. Even my kids know better than this. The guys also didn't even bother to hook up the bathtub train (which was explicitly included in the estimate's scope of work). But my husband finished the job because I will not be inviting Pine State Services back into my home ever again. I could have overlooked being overcharged because in all fairness I did receive and agree to the estimate ahead of time. I just wanted the job done quickly and most other businesses are booked solid. I was quoted an hourly rate,trip charge plus materials on the phone. We had a slight drip in our pipe in the bathroom ceiling. My husband had already removed the drywall. They used our old pipe and added a rubber grommet to fix the leak, the bill was over $500, not knowing what they quoted me my husband payed it. Upon arriving home he told me what they charged him, I immediately contacted the company. I spoke to a gentlemen (which was condescending and rude) on the phone thinking there was a mistake. He said there's a "flat" rate to fix a pipe no matter if it's 2 inches or 10 feet, so why wasn't I told this on the phone?? I explained to him what the lady from his company had told me about the hourly rate plus materials. He said there was no way anyone from the company would say that???? We scheduled an appointment this fall with Pine State Services to have our fireplace serviced. We explained at the time it was not working. We called late, so that was on us that we couldn't get an appointment until the end of January. I'll gladly own that. Yesterday I called to confirm today's appointment. This morning I get a call that our appointment is being canceled due to emergency calls. Ok, I understand that too. Offered to be rebooked to the end of March. After waiting several months without our fireplace, now we have to go the entire winter!?! Our fireplace is supposed to be a backup source of heat and to relieve some of the effort the furnace needs on below zero days and now we have to go the entire winter without it? We had an awful experience with Pine State Services. We needed plumbing work done, moving a sink 7ft. The quote was high, but we needed it done immediately and they could do it the fastest. The hourly rate ended up being almost $400. Absurd! Then we had an inspection and there were two issues. The work was not up to code and they never pulled a permit. The supervisor blamed us for not asking for a permit and not telling them we wanted the work to code. Then he told us that to remedy the two issues, we would need to pay more for another visit. Well, they responded as "quickly" as they possibly could. Times are tough right now with the demand and inability to find workers. I had a leaky pipe, and it took a month to get an appointment (understood). The worker, Jason, showed up and came, saw, conquered. Got it done in under an hour, and cleaned everything up wonderfully. Absolute five star service! This was a strange leak, and difficult to find. Two other plumbers had no clue (after charging me $67 each for the diagnostic, which was ass. One of them ruined my toilet flow). The previous "owners" lied to me about the pipes all being new Pex (King Real Estate). The one hot water pipe was, in fact, 20+ year old copper. When the tech was within an hour of arrival, we were called with an update, and Tristan arrived shortly. Although I could not be there for the re-scheduled installation, apparently the work was completed as planned. They just randomly decided to install an electric one for $2,300 (which is outrageous). Then they charged $450 for a boiler maintenance they didn't do correctly. Quoted $8k for ONE heat pump, and $45k for a new system. No one has called me back about the sub par service and bad product placement in NINE months! We have a beach house in Camp Ellis, recently we signed up Pine State for an annual maintenance service contract. Within a week of our annual maintenance we had an issue with the AC. We called PinE State, they sent a service man with a day. It was a puzzle why one of the bedroom units was working only intermittently. Pine State used to be my go-to company for plumbing. I used them for years but will never use them again because: 1) they installed a generator at my home that their own technician later told me was not powerful enough for the size of my home. Consequently, I had to have them back out each time the power went out because the generator wouldn't kick in. 2) they charged me nearly $1000 to install a new toilet that I later found out wasn't even bolted down to the floor. Be very careful. I needed help getting my hot water heater re lit after being turned off for a lengthy period. I was informed that the service call would be $79.00 plus extra for parts, labor, etc. It took the technician less than 10 minutes to get things up and running. No tools used, no parts. Total cost $204.00. Outrageous fees charged. It would have helped if I had been informed that their minimum charge is $204 if the technician has to get out of his van. Never again! Beware. read more
