I feel safe, secure, and happy here. I love the view of nature from my window. Parking is no problem. The apartment is easy to keep clean and the rent is affordable due to the town and federal government provisions. The only complaint I have is that some of the residents smoke outside and the smoke goes into my window. I think NO smokers should be allowed. Smoking kills people and it certainly keeps non-smokers away from all the places they go. The nice gazebo always smells like a dirty ashtray so I don't go in there. The people in the apartments vary in senior ages. Some spend their whole day sitting around, smoking cigarettes and making others uncomfortable with their gossip. But after a while I did find several who didn't smoke, had interesting lives, and were fun to visit. I am very grateful to be here. I think you have to make the best of places. If someone gives you bad time and you are treated unfairly, speak your mind and think of ways to get along or move on somewhere else.

Vicki told our friend that we were wasting the apartment because the blinds are down. This is harassment. Vicki also said that we were living in seclusion & shutting out the world. My husband & I both have developmental disabilities and cannot work. Our friend told us that Vicki said that we could work if we wanted to. This is of course disability discrimination. We were harassed in our own home living here. This is a lousy place to live.

The walls and floors between apartments are not very soundproof and, depending upon the habits of neighbors, there can be noise issues, but otherwise the facility and its residents comprise a comfortable living environment. Alas, the wonderful facilities manager "Bob" left after the complex was sold to new owners in 2019 who then contracted with new property managers in early 2020 just before Covid struck. Management has changed hands again since that time, so I cannot comment on new business arrangements.

There was a nice property manager who left after a year, then they fired the next one. Now they are looking for a new one... And the ones who come to fill in the shortage in staff from corporate not communicating, ignoring requests, not friendly, etc... This must be the corporate culture. They play with prices of apartments online like airlines play with airplane tickets.... They were advertising the same size apartment (1bedroom), on the same floor, next to mine, and above mine at $130.00/m less than they offered me for lease renewal. They ignored me, didn't want to hear my complaints or didn't want to negotiate my renewal price for almost 2 months, until it was just 2 weeks before my lease was expiring and prices went up because of demand in the month of May. And then they settled to renew with me at 7.4% higher than my previous lease. Prices are going up every year in 6-7.5% rate, but quality of living is going down: water from the faucet comes yellow or brown, dogs are barking early in the morning or left alone in the apartment and barking for most of the day, dogs have accidents in the elevator and in hallways, people are smoking near the side exit doors ( it supposed to be non-smoking facility), some are non-conscientious neighbors who make noise after 10pm (play with their dogs in the apartments in those late evening hours) or talk loud or put music on early in the morning at 6am. The walls here are not 100% soundproof, especially between the floors when there are no area rugs in the apartment.

This is a hidden gem when it comes to these kinds of apartments; you're tucked in the woods near the wonderful powder mill walking trails instead of being stuck in a parking lot somewhere. I also have to shout out the amazing maintenance team. They are nice and helpful, and on numerous occasions have promptly respond to our requests for upkeep assistance, including a well organized and managed snow removal service.

Also valet trash service from Sun. through Thurs. night! The employees at the leasing office are always very courteous and friendly, and I've had very positive experiences with the manager so far. I liked the vibe of the place from the moment I stepped through the front door of the leasing office. It is a much newer community than some of the others (e.g., Avalon, Royal Crest) that I looked at, and I really appreciate their *truly* dog-friendly policy. It is an apartment complex, yes, but its location makes it less sterile than it probably would be in a more urban locale. I can take my dog for walks on the surrounding roads that are rural and that are home to a beautiful horse pasture and conservation land trail. The residents whom I've met so far have been very nice and friendly. Maintenance is very quick to take care of any incidents/service requests. I recommend this place to everyone, and especially those who have dogs whose breeds are not accepted at other communities.

The care and services provided residents in top notch. I have one personal issue that frustrates me; there is not centralized WiFi/internet for residents New Horizons offers a few community PC's which until three to five years ago would have been adequate. Today however most families and seniors are very connected. Tools such as Zoom allow social interaction even when a visit isn't possible. During the COVID pandemic during serious influenza, visits may not be an option. Use of communal area PCs would greatly increase risk of virus transmission to the general population. New Horizons negotiated a price per resident for seniors to get internet ($30 per month) per resident. This is no bargain, and generally seniors are very concerned about any extra expenditures which makes the cost a battle. I hope New Horizons will upgrade their technology to equal their other service delivery
