I also noticed roach traps and asked about that and she said that she hates bugs and wouldn't want her tenants to live with them but the bugs that were in the traps were ants and they were literally everywhere no matter how much we cleaned. Then the hot water heater went out and they wouldn't fix it either. They then sent a message saying we were in breach of our lease and to provide proof that we fixed it within 7 days. We just found a place and moved again. We could barely afford it after she took all my savings and when she grabbed the money she slammed her hand down on it. I almost said nevermind we don't want to buy then and I should have but i didn't. DEFINITELY don't do the rent to own option because they are a screwing people over soooo bad. She said she was going to evict us because there were MULTIPLE INFESTATIONS WHEN WE MOVED IN. I hope every person in West Virginia (because they are trying to monopolize the whole state) sees this and thinks twice about living there. Go look at the reviews everywhere else because I was stupid enough not to but we have a really good rental company now because they come the very next day to fix the problems. I am going to include screenshots so everyone can see that she did us so dirty. And I'm pretty sure Cherie Peacock is a stage name and her legal name is Miranda something it's in my paperwork. I have pictures to prove it too! the messages are ruthless. im starting a class action lawsuit against them if they don't cooperate with me.

Moved into apartment in middle of April of 2026 and one week later got water leak in…read morebathroom ceiling that wasn't "fixed" until three months later when the whole ceiling became a rainy, moldy fire hazard nightmare. They finally "fixed" it and put a new ceiling in only to have the leak return. Still haven't been able to use my bathroom. On top of this now got cockroaches and rats. Plus, the srove/oven is so NASTY inside and out it will require a sandblaster to clean up. Requested a newer stove/oven only to have the work order designated as "completed". None of the windows have screens in them so had to swelter in the summer heat with the windows shut all day and night long. Ain't one floor level and always getting charged fees for stuff no one explains and late fees on top of those. I don't want to have to see Legal Aid over this but I must and risk being homeless. One thing's true, and I'm an honorably discharged army veteran, if the property management and owner end up in he'll it won't be an accident. I give them a 0 out of 5. Way to take the best care of your tenants! Never again!

It took several days of phone tag with Troy to get them to come out. He finally scheduled, then rescheduled. When he sent his technicians, out they were on my property for MAYBE a total of 30 minutes, and that's being generous, just to tell me the hot water heater needed replaced. The tech left his tools in the apartment and had to come back. They charged $291.50 for 2 & 1/2 hours of labor. Claiming it took too long for us to let them in. The water heater wasn't replaced by them, we installed the new one, and it was still under warranty. Seems like over charging is a habit Modleys has.

Not only did they deliver above-and-beyond service, these guys assisted me in the late evening hours, impromptu mind you -- after they had worked their regular schedule all day. I simply cannot say enough about how fast they worked, how carefully they worked to tear down, transport, reconstruct and rearrange my furniture, plus assisting me with unrequested help once they assessed and pitied my situation. Who really shows that kind of human compassion in business today? And I have to add here, I got a clue about how genuine the entire team is when the owner begged that I not over-tax his guys who had worked all day already. So, no I am not happy at all ,,, I paid the $200 deposit (plus a 10% tip to secure the move), but then my wife had to Pay well over over $800 at the end of the move... WTF ?? So, no I am not happy at all -- I got screwed, totally. Your company owes me maybe $200 overbilling -- and they forgot to take some of the furniture they promised to take ... and so there you go -- no I am not pleased at all.
