This estate agent has four branches in Manchester, and really capitalises on the student population…read moreby offering hundreds of student lets. These lets are never honestly advertised and the landlords are rarely decent. As students, my friends and I let our first house through homes4u and had an awful experience. I would definitely say that homes4u put their profits ahead of the comfort and safety of the students living in their 'managed' properties. The houses we viewed in our second year of uni were all with homes4u, because we wrongly assumed that the most advertised estate agents would be the best, and they were all horrible. The standards at homes4u are clearly very low, because we viewed some really nasty houses, one with black damp mould covering the entire living room ceiling and a bathroom that was rotten. We ended up in an OK house, but with the worst landlord ever. I really felt that homes4u totally side with the landlord, because they own the property and hold the cards. Our landlord would 'pop in' three or four times a week, totally unannounced, and got us to cancel our direct debits so he could come round and collect our rent as cheques or cash. As four girls we felt really threatened and uncomfortable, and homes4u paid absolutely no attention to our complaints. In the end, one of our number dropped out and we were in the process of looking for another housemate for her room, when our landlord evicted us and kept a lot of money from our deposits. Again, homes4u did not want to hear about it. Unless you're ready to fight against laziness and bad property management, steer clear.

Where do I sign? Apartments of Manchester keep it simple. They offer flats for sale, rentals, all within the city centre to reduce complexity. I've never found quite as many cheap properties as I have on that site, from neighbouring apartments in my building The Royal to a number of options in Castlefield, places just off Deansgate, Northern Quarter gems... you get the picture. It's all about the service with Apartments of Manchester. They assure you that because flat hunting is stressful, they're neither pushy nor incompetent. They do have over ten years experience in the biz so presumably they've seen a heck of a lot of changes over the decade. When I called them out of curiosity enquiring a little more about the place becoming available on the 10th of May, they were friendly, accommodating and helpful. But they didn't push too hard or ask if there were any other areas of interest like many do, or spam me with emails regarding properties far outside either my budget or my intrigue. If I was to move to a two bedroom, I'd definitely make Apartments of Manchester my default browser for properties. It's small, simple and perfectly formed.

Student Castle makes me wish -- why the hell am I not a student! Seriously this is definitely the…read moreposhest, nicest and cleanest student accommodations I have seen with the most amazing view! It looks like a 5 star hotel from outside and gives tough competition to Hilton as far as the height of the building is concerned (Of course if the rooms were like Hilton then the students living there would have to be billionaires). I have been here so many times, yes I still have tons of friends who are students (Thankfully post grads, no I don't hang out with teenagers and I am not a pedophile). My friends live on the 29th floor and the view is absolutely breadth taking and their flats look nothing like student flats I lived in. The flats are while, with modern furniture, bean bags, central heating and they have a cleaner every week (how I wish I lived here). They are 2 bedroom flats, more like modern apartments but there are also studios available. There is a gym and common room in the ground floor too besides a super fancy lift! The price is not much higher if you compare it to other post grad accommodations in Manchester and the location could not have been better! Seriously its located right in the center of oxford road, near all the pubs and walking distance to the university as well as city center (what more does a student need?) Verdict: Definitely the best student accommodation I have ever seen!

I had read some bad reviews of Shepherd Gilmour online, but had unfortunately fallen in love with a…read moreflat they were marketing. I now wish I'd kept looking. After I moved in, I found that the gate to my "secure parking spot" had rusted over and it took them nearly two months to repair it and send out a replacement key. More than annoying considering the flat was in the city centre of Manchester and parking on street is prohibited between 8am - 8pm unless you pay for it. On top of this whilst living in the property the locks were changed on the gate as part of routine maintenance, however I was not provided with a new key for a further two weeks. I had numerous issues with the plumbing and lack of hot water at my flat, whilst the majority of these were sorted speedily, two months before moving out I had a problem with the plumbing backing up. Shepherd Gilmour sent round a handyman NOT a plumber who proceeded to knock three massive holes in the bathroom wall and use my personal property ( a couple of towels and a facecloth) to mop up the foul smelling water that poured out. The handyman then departed leaving these scrunched up on the floor as a lovely welcome home gift for me. I dealt with all of this with as much good humour as I could muster, however upon moving out I was sent an email stating that I had not informed the agents in good time that I was due to move out (despite several emails and about 30 phone calls saying that I was not renewing my tenancy) and that there would be a charge for the several days it took to find a new tenant. They also charged me with a cleaning bill despite the fact that I spent an entire day cleaning the flat and REPAINTED it before moving out. (a year earlier I had repainted it upon moving in after they had told me that repainting the flat would incur an extra £25 a month increase to my rent!!!) I'm still hoping to get my deposit back, but honestly I very much doubt I'll see a penny of it from them. AVOID AVOID AVOID!!!!!

Abysmal company - Initial emails breached GPDR and were so…read moreincompetent and a lot go back of forth, a lot of asking the same questions when the answers were in a previous email. I then ages completing their forms after they were finally sent over, they came back to say I hadn't disclosed a CCJ, which I was unaware of - I asked for some clarity on this and they were blunt. With the time they took to reply and this, they've left me finding somewhere else in such short notice after getting excited about the properry. Their pending fees seemed extortionate too. Avoid!

We ended up using Lawrence Copeland because they were looking after a flat we wanted, not because…read morethey were an especially good estate agent. When moving to Manchester last summer we contacted lots of estate agents to get some flats to look at. We had really specific requirements in terms of location and also with the fact that we were looking for an unfurnished property to rent, which is a difficult thing to do in Manchester's crowded lettings market aimed at transient young professionals. Lawrence Copeland didn't suggest anything good the first time we spoke to them, and it was only when we randomly bumped into one of their agents outside another property the next day that we realised they actually had a couple of properties that were perfect for us. The person I'd spoken to on the phone before was obviously clueless or just didn't care. After we made on offer on our flat, it quickly became apparent that it would be difficult to rent because it was owned by a mortgage company represented by a company in Southend who were using Lawrence Copeland as an estate agent. Crazy! This wasn't Lawrence Copeland's fault, However, throughout the whole drawn out, two month process of renting the flat, Lawrence Copeland were really difficult to talk to. They have a web of answering machines and extension numbers when you call them. It seems like you're just leaving a message for no-one to listen as they never call you back.

WARNING: PLEASE DO NOT USE THIS COMPANY…read more We were left without hot water (taps or showers) in our student house for nearly a whole month. 27 days having to shower at friends / wash with cold water is ridiculous, and we are still waiting for compensation. Like the previous reviewer, I have had a horrendous time with EdenVale. I am still living in a property managed by this awful, useless company and have had ridiculous amounts of problems which are still outstanding now (at least we are near the end of our tenancy). When we first moved in, our burglar alarm, smoke alarms, extractor fans, heating and several items of furniture were broken or partially broken. This was not visible when we viewed the house for obvious reasons, and took weeks for them to sort out (still no burglar alarm after 9 months). Our washing machine then broke, which took several weeks for them to bother to fix (again, using friends houses for washing). Then when autumn came, we tried to use the heating and found it was not working. This took over 6 weeks for them to fix, despite phone calls almost every day and emails. October 2010 was the start of a very cold spell where it went below freezing, and Edenvale didn't seem to care that we had not functioning heating on one of floor of the house. Then in January 2011, our dishwasher broke. This was finally, after at least two months, replaced (ripping the door off of the fitted kitchen and now an ugly eyesore) in March 2011. In early February 2011, a leak started in to one of the bedrooms from the roof. We called the emergency team, who never visited and said it had leaked before. When the office opened after the weekend, we called to report the leak, and they did not visit until April, choosing instead to spend their time arguing with the property development company over responsibility. As of now (Late May- 2011) the leak has still not been fixed, with water running past light switches and plug sockets. In March 2011, during the wait for the roof leak to be fixed and the dishwasher to be replaced, our boiler stopped working properly and we notified them that we had no hot water in the house, except for a few seconds of warm water from the kitchen tap before it ran cold again. This took several weeks for them to fix, and threats of court action from us to get them to finally attend and fix the boiler. For 27 days the house was legally uninhabitable, and they did not seem to care. We made a complaint this year, and got a response from them after the 21 day deadline had expired (they claim to have posted a response after 16 days, yet conveniently have no proof of doing so). We are almost certainly now going to have to escalate our complaint, possibly through the courts. Please, if you are thinking of using Eden Vale, do not. They use an incompetent property management company called Future, who tried to change a shower valve to fix our broken boiler even though we told them it was both showers and all hot water taps that were not working. It also took this management company 6 weeks to top up the water in our boiler, a job which eventually took a few minutes using a key which I could have ordered online for next day delivery.

VERY HELPFUL AND EFFICENT! I am currently renting with…read moreEdenvale and have found them to be very good. I had a leak in my apartment and called them at 1.20 in the morning and one of their contractors was out to me in 15 minutes. When the contractor arrived he was very good. I then received a follow-up call at 8.15 the following morning by Edenvale and everything was rectified within 48 hours. I would highly recommend - I have used two other Agents in Manchester and they were terrible.
