Dec 2020, i started the process for buying a home. I was told mid to the end of May for completion…read more My closing date was pushed back 4 times finally closed end of Aug 2021. I was told it was because of COVID. I was forced to have my rate locked 4 times which cost me almost $2000, and when I asked Richmond American to reimburse me that money, becuase ultimately it was their fault for building during a pandemic, i was told NO. Buying a new home was not fun at all for me. It in fact caused way more problems during the build, i prepared 4 times to move, meaning planning time off from work, arranging for movers, and had to adjsut 4 times. The expierence, was depressing, and way to exhausting. When asked for compensation for having to rearrange my timeline four times i was told no. I didnt want money just a ceiling fan installed and still told no. The communication was horrible. I was not told about the dates being pushed back until the very last minute, which made it very inconvient for me. The expierence of buying a home from Richmond American Homes was depressing and my anxiety was to high. If you are planning in buying a home dont not use Richmond American, especially during the pandemic, you will incure excess costs because of this company, and honestly its like they dont even care, at least thats the impression i got when i tried multiple times to get compensation.

So, I wasn't primed to love this place. The house is nice enough, but the customer serviceis atrocious. Nicole, our warranty contact person is rude, dismissive and on a mission to prove that every single thing wrong in this house is the resident's fault. My front door lock failed during the week between moving my pets to the house and me meeting my movers. I was told this was not an emergency and would need to wait until business hours for a locksmith to be called, but of course that can take several days. My pets were locked inside the house. I shelled out more than $800 to replace the failed front door lock before I even moved into the house. Then, come to find out the back side of my fence is untreated. The reason? Apparently, they didn't have access to the greenbelt property behind the house. I guess it never occured to them to treat the wood before installing the fence. Now I'm being told that nothing will be done about it and besides, fences aren't covered under the warranty. When I submitted a proposal to the HOA (corporate run) for some work to be done on my house, I asked how long it would take to hear back. Rather than providing me with some kind of professional answer, Trinidy directed me to the section of the covenants where it reads submissions will be approved in "a timely fashion." What the heck does that mean and would it have been so hard for her to actually behave like a human being interacting with another human being? I hope this company and everyone that works for it takes a major hit in a housing downturn. What bunch of arrogant, self serving individuals who think they're super important for basically feeding the greed of large homebuilders. I don't know if they are better or worse than any mass produced housing construction company, but, for me, I'm keeping my eyes open to get the heck out of this Edward Scissorhands neighborhood as soon as financially possible.

I picked Capital Appraisal Service to do a rather complicated real estate appraisal. It was…read morenecessary to determine the value of a home in Seattle on the day of death which was 6 months prior. Also I live in California, which made it harder. Robert went out to the home, picked up the key from a neighbor, and did the appraisal. I've had appraisals done before where they give a price. However his appraisal was much more thorough, 12 pages long, with photos. It enabled us to price the home correctly, and in fact the home sold with no glitches. I highly recommend Capital Appraisal Service for anyone that needs to know the value of their home, particularly if the home will be sold. Knowing the market value gives the seller peace of mind that the home is competitively priced. Also once an offer is accepted, there is no worry that the house won't appraise for the selling price. Robert's experience led us to price the home thousands higher than our realtor suggested. I was so satisfied, that I had him appraise a lot on the Green River in Auburn. It was difficult because it is a one of a kind property. It was covered with blackberry bushes and I couldn't even walk down to the river. Somehow, Robert walked off, measured and photographed the whole lot. Not only did I get another long appraisal, but he also got vital information about the local requirements for building, septic tanks, and environmental issues. It saved me many hours of research. I've been in contact with Robert several times over the weeks since then, asking questions, getting clarifications. He always responds back quickly.
