I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

Don't be fooled. The Max Plus aren't just random words added to the name because "Re" would be too…read moreshort. It has a deep hidden meaning. If you take the words Remax Plus and shuffle them in Ancient Greece, it gives you a combination world has never seen.. It also has a meaning in binary. If you take the name "Remax plus" and multiply it with your house number and add 0010, it predicts the name of your first born. The reason I'm padding this review with lies is because there really is not much more to say except that Matin and his team possess the definitive bad assery you should expect from your real estate agent. I closely worked with Matin from my first call till the day we signed closing to our dream house and I found out the man never slept (I had conversation with him past 11 pm) he negotiated like hell and was super patient in an industry that's filled with incompetent agents. Instead of handing me off to his workers, Matin diligently worked with me and guided us through a process that's super stressful. To say I'd refer him to others is an understatement.

They did tours with little notice, often in the mornings on weekends with no regard for our schedules. One realtor did a tour of the unit by walking around showing the unit to a guy on FaceTime. She proceeded to open my closet and show this random man on FaceTime my underwear drawer, to "show the storage space". Extremely unprofessional and violationg. After cleaning the entire apartment for two days straight, they still had the nerve to charge a $150 "cleaning fee". I would avoid properties that are managed or owned by the Haghkar group all together. The realtor who showed the place to us (I think his name was Thoma?) was great, so maybe it's just a problem with a few people, either way, avoid them if I was you.

I have had the most wonderful experience living at Village Square in Bensalem for the past 3 years…read more The grounds, pool & clubhouse are beautiful and the staff are always so helpful and friendly. My apartment is also very nice and spacious. I was so sad when Noreen, the property manager moved up in the company and was no longer the manager at Village Square, but as soon as I met the new manager, Annamarie, I was really relieved because right away I knew that they filled Noreen's spot with another great person. Anyway, I just thought I'd write a review because I've had some really bad experiences with apartments in the past (bad staff, unsafe area, etc.), and it's refreshing to live somewhere that I'm treated right and feel safe (I'm single & live alone). I figured I'd let people know because in my experience, there aren't too many complexes that care about their residents the way they do at Village Square. :)

I've been living in this apartment for over 6 years. I would HIGHLY recommend NOT moving here…read more Korman bought the building about 3 years ago and it went down-hill after that. Before Korman owned the building, I loved living here. Now, I've had never ending problems here and the list keeps growing. The main door to get in the building is not very secure. Anyone could break into the building, and many tenants come and go and don't secure the latch when they leave, and I seem to be the one who notices it EVERY time, but I can't manage it for every single tenant. So days will go by where the doors are open until I secure it again. There is no where to park, without having to move your car every couple of hours. non- stop tickets ALL year round, and there is NO permit you can apply for. It's a game to be on top of it. After Korman bought the building they charged $400 per pet, so my cats that were family all had to go. Korman raises the rent about $80 every year. Most people moving in now have loud barking dogs and poop is all around the building. There is paint that is constantly chipping away, and mold that keeps growing and is hidden behind every piece of furniture. A storm came over in the fall and the wall was falling down. They came to check on it weeks later (after taking forever to respond to a maintenance issue) and then wanted to wait until it was FULLY dried. It took 2 months, in my sons room, so his NEW bed for Christmas could not be put up. It's now been 5 months and it's still a problem. They finally came to fix it about a week ago after telling them I was going to report them to the BBB, and all they did was put a big piece of drywall to cover it up. I believe my son and I have lead and mold poisoning and Im going to take us to get tested at the doctors. From the poisoning, we have been sick every couple of months and it is hard to have a consistent life. There is no sunlight or air circulation here. It took 3 years to figure out how to keep it cool in here in the winter. Being inside, you don't know if its winter or summer. I don't know how we're going to get out of here, but it now HAS to happen. The piping system is over 100 years old and the drains get clogged all the time. They are trying to turn it into a Luxury apartment, but it's too old and would need to be re-built to do that. My neighbor had a robbery and my toddler and I went over to see what was happening and I told the police my situation, and he said I had a law suit. I will see what to do next. There is little sunlight here as well, and a gas smell down the main hallway and in the kitchens quite often. There is NO storage space either, so everything must fit in your tiny home. The laundry machine and dryer is tiny, and you're sure to need to do at least 3 or 4 loads every time you wash. There is no washer and dryer and things sometimes go down the drain and then maintenance complains it's our problem. And NOW, the management is taking in A LOT of college kids and they are partying quite a bit at night, with kids hanging around outside, sometimes all night long. Because the building is so old, the windows are EXTREMELY old and if you want to open or close a window, you have to call maintenance, but they don't respond to your needs for days later, very rarely the next day. For the most part, the neighbors in the building are friendly though and its in a nice neighborhood, if you like to be around people who won't look in your eyes. there's probably more...
