    Our experience with Conser started after we signed up to pay the inflated, and hopefully someday…read moreillegal $700 appraisal fee (Was $350 2 1/2 years ago). Shortly after arranging this we were contacted by our broker who said an the appraisal company was demanding an additional $150 because we lived in a county area and had a pool. We were told the now more inflated fee was due to the need for more research. Conser eventually made it out, past our locked-in rate time we paid extra for, and Milo (Trey) Phillips came. Trey told me he would only be at the house for twenty minutes or so. I walked around with Trey and told him about all the new updates that had been done since we bought the place two and a half years ago (new water lines throughout, all new electrical, Quartz and granite countertops everywhere...basically a 95% complete remodel/restoration of the house and with all high-end options). Trey made note of what I said was done, but didn't ask for any receipts, which I had ready for him if he wanted. Trey spoke to me at the conclusion of his visit and basically dissed my home, saying things insinuating it was below average and wouldn't score well on paper. Trey also admitted he wasn't all that familiar with the area and wasn't hopeful that he could find good comp's. We ended up getting our appraisal report later on. The estimate was at least $40,000 below where our previous real estate agent and broker suggested it would be at. Looking over the appraisal in detail, there were options and amenities left out and not checked. The land value itself was also VERY under estimated (based on the other smaller plots for sale on our same street). Our comp's chosen were laughable. They included smaller neighborhood homes inside the city limits of a town 5 miles from us, one foreclosure and one home that was half the size of ours with two less bedrooms and a bathroom. These appraisals were collected by searching over a three year time span. Though Trey's training and experience is well touted in his report, he appears out of touch, but more than likely, just doesn't care. I wouldn't recommend this company to anyone; but it doesn't matter because you don't have much of a choice when it comes time to putting your name in a hat for an appraisal.
