We have been on both sides of real estate transactions as the buyer and the seller and Lane shows that he can put aside his own gains for the client and get the job done. We applied for probate, and since probate is public record, we received all kinds of phone calls, letters, notes at our front door, etc for real estate agents. We kept them all, and after months of cleaning the house, choose 3 that we appreciated their frequent, but not so often as to be annoying, follow up, and their knowledge of special requirements regarding sales through probate. We met with all 3, and Joseph was the hands down winner as someone we wanted to work with. Joseph did not live near, I don't know for sure, but I think he normally works 45-60 miles away. But he was so thorough!!! He investigated the neighborhood, poured through comparable sales, paid attention to local news, and in the end suggested a sales price that was much higher than we originally thought we should ask for. Because of the house condition, this would have to be a cash only sale, but we received 12 offers in ~ 5 days. He researched all the buyers to make sure they had the financial backing to close the deal the first time, without delays, and came back to us with a risk evaluation on each potential buyer, and recommendations on whose offer to accept. I have been involved in several house sales and purchases, this one was so incredibly smooth. The sale closed in 24 days, and would have closed sooner, but we had to give 15 days' notice to allow the beneficiaries time to object, the last 5 days everything was done, we were just waiting for the time clock to run down. I would be happy to use Joseph again, and highly recommend him.

In the sea of Specialist, I was lucky to find ALEX VARGAS! I started to navigate the process of selling my fathers house with no clue of any of the particulars or legalities of that process. Alex is a true professional and knows everything regarding selling real property and specializes in Probate properties. I can't emphasize enough how HONEST and FAIR Alex is! During this emotionally trying time, Alex was beyond patient and caring! He listened and showed such compassion at this difficult time! He maintained a balance between seasoned professional and empathetic human being beautifully. Because there was decades of accumulated "stuff" in my Dads house, Alex agreed to get rid of the last few items in the house at the sale. He had also offered with donating to charities the things we could not sell. Alex goes over and beyond what a normal Real Estate Gent would do! He is responsive and gets things done. Even during periods when I felt overwhelmed by the court probate process, Alex saved the day and streamlined the sale of my fathers home by providing all the necessary paperwork so I did not have any additional expense and time wasted! I am completely happy with the hard work Alex put into the sale of my fathers house and the stress relief he provided to me. All I can say is thank you God for sending Alex my way! Judy Bender

In that time he made himself 100% available as a seasoned probate real estate specialist to answer any questions and concerns. When we at last signed on the dotted line, Alex jumped in with sleeves rolled up (literally). Alex joined the front-line helping my husband and me work our way through the PILES of objects, clothing, furniture, etc etc left behind after our loved one's unexpected passing. It was an overwhelming job (posting two succinct photos to illustrate the task), and he guided us though every decision, financial and otherwise, that were seemingly endless and many were risk taking. Alex maintained his steady, reliable nature through nearly a year of massive clean-up, massive remodeling to final sale (which came in very near his original estimate!) We are so appreciative to have found Alex at a very stressful time of our lives, he really proved his integrity, honesty and sincerity from start to finish!!! Thank you Alex!!!
