I moved here in May of 2023 and the problems started. The asphalt pads were terrible and cracking…read moredue to being installed incorrectly, so i wasn't able to ever keep my trailer level. The wifi was ifie at best, the water was shut off it felt like every other week for hours at a time and we would be told that it was the water company, but it wasn't always. The plumbing in the park wasn't installed correctly and so they had a ton of breaks. Marybell was the biggest issue and a terrible person to have to deal with. Kathy wasn't any better as a manager and I'm saying that the nicest way possible. The electric was priced way to high per kwt at .14 cents, only so the park could make money off of us, when they already were with our high rent. PEC only charges .10 cents a kwt, so they were way overpriced. The office would be closed for days at a time when Marybell would go out of town and Jennie, who only worked weekends and was amazing wouldn't be asked to work. The washers and dryers weren't maintained and were always broken, as was the coin machine. They didn't have ice most times and they advertised propane, and yet had no one to sell it. Marybell lived rent/electric free, as would her friends, but everyone else had to toe the line. When I left in August of 2024, I barely got my deposit back because Marybell hadn't read the meters right. Jennie was the best person in the office and should get a raise or promotion or both. If Kathy and Marybell were no longer there, I would move back in a heartbeat. I loved the location and Jennie.

Today at a Yelp event one of the guys said I should write one for sure after just mentioning a little of what I experienced. So this will be a warning for everyone that goes there. I went there on multiple occasions and talked with the owner and the general manager several times. And the owner is a very difficult person that can explode on you for very little things. He did so ones on me in person and he also send me a very disturbing email that was very offensive and insulting. If you read some of the reviews on Facebook and Google you will see how he is. He doesn't believe in many laws so the property has open holes and unsecured drops all over the place, this includes a mine shaft if you want to call it that way that goes I would imagine 50 to 100 feet deep into the ground and is unsecured. He invites people to take mud baths in there. Next is the GM, he also only follows the laws he likes to apply, so I personally know that he flew his drone illegally next to an airport in a manner that is quite questionable. The indention of the owner is quite nice, he takes old materials and build new things out of it, but he doesn't follow any laws and is very rude to everyone. His property is a mine field of dangerous spots that are just waiting to injure visitors that want to see the houses. I don't give one star ratings very often but after what I had to endured and the fact that I am still waiting for a payment from them, I finally had to write this review.

Hot water. Comfortable beds. They have Kuerig coffee makers in the hallways, not in the room. They have pods as well or bring your own. An Italian restaurant is attached, but not sure about breakfast options. Large free parking in parking lot across street so if you have a trailer, shouldn't be a problem. Reasonably priced, but some high additional fees. Definitely worth the stay.

The staff Amy, Ronnie, Paul, Chef Dustin and the few others whose names I didn't get were awesome, they were extremely helpful and hospitable. The ranch is aimed at hunters, but is also multi-use for weddings, conferences, family reunions and such. Even for just a weekend getaway, or during the week getaway the 4-D Guest Ranch is awesome. What is so awesome about this place is that they have many exotic species of animals on the land, and for someone like me who enjoys taking photographs it was a pretty sweet experience. Paul and Ronnie took me out to go shoot some pictures on two separate occasions and we spent a couple of hours just driving and looking at all the different animals, some that are native to Africa! I got a lot of great shots and was very happy with how nice and informative they were. Last but certainly not least is the food, it was extremely delicious. Chef Dustin, who I found out is only about three weeks in at the ranch, cooks up some amazing food. He, and Paul and Ronnie who took care of the breakfast I believe, catered to some dietary restrictions we had without hesitation. I will definitely be staying here again, 5 star experience all around and the price wasn't bad at all either. If I had to constructively criticize something it would be the website, it just needs to be a little more informative IMO, would like to see rates, activities, and more photos (I'll add a few on here).
