Having the inspection completed 2-3 weeks before closing was extremely valuable because it gave the builder time to address the punch list before our final walk-through, which gave me much greater confidence in our home purchase. Michael was very methodical in every part of the inspection. He checked outlets, switches, airflow, paint touch-ups, the breaker panel, attic insulation, the exterior, and even used a drone to inspect the roof. His reports are same‑day, incredibly detailed, and he explains everything clearly. The inspection package includes HVAC and pest pros who are just as sharp and professional, all for one great price. By the 3rd house, we finally found "the one," thanks to his vigilance and still were able to get a credit from the seller based on items he detailed! Hiring Direct Inspections multiple times was far better than hiring the wrong inspector once and finding yourself in a money pit. Truly a master at his craft and the best you could possibly hire. Seth arrived about 20 minutes early for a 10:30 appointment (as we were leaving) and was still here at 12:30 pm when we arrived back. We asked if he would mind if we came "home" and his response was "I'm almost done and it will be about another 30-45 minutes, and I would prefer you not be here". With that being said, we left and waited until he departed. Upon entering our home, which he had for over 2 hours, there was insulation over the furniture in the family room, the sliding glass doors were not secured, the French doors in the master bedroom were ajar (don't think of locking them), as well as taking pictures off the walls and unplugging lights and appliances and not returning them to the way he found them. Florida law states that they are only to inspect whatever is in sight, legally stating nothing is to be moved, no rugs, nothing. Not only did he leave our home unsecured, messy but he did not follow the laws written for any and all inspectors. I would highly recommend finding a reputable company or at least one that is returns the home in the condition it was found. We do wish we were here to see what else he moved/inspected, as we had R38 in the attic, but now there is a pile in the garage. Doesn't seem to matter, the realtor for the buyer was not happy, but one would expect that the company, Banyan would have made an effort to make the matter right. Nothing. Please, find someone else to do your inspections, as he was responsible for any damage, repairs or replacements should something had been broken or stolen while the property was not secured after his inspection but he nor the company was concerned enough to reach out to us. In response to the owner - our agent did contact the buyer's agent, and "the buyer's agent was very upset the inspector left your house unsecured. She let him know the liability it places on the buyers and was thankful you were home immediately following him leaving"... with that being said, you should have done a little bit to follow through on this complaint, but once again, you are so busy that you waited for me to reach out to you and left me a snarky remark that you have left "several complaints"... the outcome would have been far worse for you and your company.

This home inspector pulled the wrong roofing permit for our home before we bought it, showing the roof was installed in 2013. The inspection also stated that the roof was in good shape with 17 years of life left, however 6 years from the time of closing, we were trying to renew our home insurance and the insurance company stated our roof needed to be replaced because it was installed in 2003. We have all the documentation and the inspection report which states the roof was installed in 2013, with a manatee county building permit number. However when we pulled the permit number from county records it was for another house located at 1919 82nd street NW, not 919 82nd street NW. (A huge error on the inspectors part) This error has cost us a new roof, almost $20,000. The new roof had to be permitted/installed in 1 months time in order to satisfy our new home insurance company. We have contacted Hodge and Associates and have several emails from Charles which we also have on record. He admitted the error but is not willing to work with us in anyway. I don't believe he carries insurance. A dead end in the worst way. Devastating for us! Do not use this service! SB

When I called this company for an explanation of why an inspector would do this they played dumb and never even offered to fix the damage Or return a phone call. He also removed our panel box cover inside the home , not sure why ? Very unprofessional. This company needs to be suspended from Charlotte County!
