Upon reluctantly signing another lease for the year, I began seeing cockaroaches!!!!!! I clean my home daily and the office emails to me were insinuating that I had somehow caused this problem! Even th pest control company came and said this property cheaps out, no longer pays for the regular visit for prevention or sealing the cracks due to poor construction and only puts sticky traps down. I'm infuriated as covid has myself and my child with special needs stuck at home with barley any income as we are high risk. Feel stuck with nowhere to go due to covid-19. Incredibly disappointed and disgusted. Now must worry about bringing these pests to a new place or having to leave our belongings and start over. Looking into an attorney to help with this. I need my security deposit for a new place!

    Lived here for two years, and I can honestly say this was the worst apartment complex I've ever…read morelived in. The rent was outrageous for such a severely outdated apartment. To make matters worse, when it came time for our lease renewal, we were told our rent increase was to match "market prices." However, after we moved out, our exact unit was listed online for over $200 less per month than what we had been paying--even at the time we first signed our lease two years earlier. That made the explanation for the rent increase feel completely disingenuous. The office communication was terrible from start to finish. I emailed multiple times asking for move-out instructions and never received a response. I called several times and never got a callback. We still moved out on our scheduled move-out date despite having to figure out the process ourselves. Then, around 4:30 p.m. the following day, I got a phone call asking if we had moved out. Yes...we did. After all of the unanswered emails and calls, that phone call perfectly summed up how disorganized the office was. To make communication even worse, the office would sometimes lock its doors before the posted business hours, making it impossible to speak with someone in person. They also switched to an AI phone system that made it nearly impossible to reach an actual employee. Between the unanswered emails, ignored phone calls, early office closures, and AI phone system, getting a simple question answered became unnecessarily frustrating. The maintenance staff was always friendly, and I genuinely feel bad for them because they seemed completely overwhelmed. Repairs that should have been simple would sometimes take days, making it seem like there just weren't enough people to keep up with the property. On more than one occasion, maintenance acknowledged that many of the appliances were outdated and due for replacement, but nothing was ever done about it. It was frustrating to hear the people doing the repairs recognize the problems while management continued to ignore them. The apartment itself was in rough shape. The weatherstripping around the doors was completely worn out, allowing outside air to pour in year-round. This made it nearly impossible to regulate the temperature inside and caused our heating and cooling bills to skyrocket. The bathroom was another issue--the drywall literally started peeling apart, and instead of it being properly repaired, we ended up having to fix it ourselves. The air conditioning was another huge issue. It ran practically 24/7 during the summer because it couldn't keep up, yet the apartment was still warm. We ended up paying higher electric bills just trying to make the place livable. The roads throughout the complex were in terrible condition. Massive potholes went unfixed for nearly two years and were more than capable of damaging your car. On top of that, people parked in designated no-parking areas every single day, making it a maze to drive through. Management constantly threatened to tow vehicles, but in the entire two years we lived there, I never saw a single tow truck. The same cars continued parking there every day without consequence. We also had an awful downstairs neighbor that we filed multiple complaints about, and they were either ignored or never addressed. At one point, she even attempted to carve her initials into our outdoor garbage bin. Nothing meaningful was ever done about it, despite multiple complaints. Overall, this property charges premium prices while delivering outdated apartments, poor communication, neglected maintenance, and little enforcement of its own rules. The only positive thing I can say is that the maintenance staff was kind whenever they were able to help--they deserved much better support than they appeared to receive. If I could give 0 stars, I would. Save yourself the frustration and look elsewhere.

So for the price, I can say with authority that this is the best you'll find immediately outside Albany. I'm not going to say it's a five-star luxury apartment, but for the price. The rooms are big and have a convenient layout. The hot water takes a few seconds to kick in, but you can literally get it up to boiling temperature from the faucet. The closet space is ridiculous, enough to give you and your friend your own dressing rooms, and they give you a storage locker on top of that. The maintenance crew is great. Some apartments have a balcony, not mine, but I assume you can see the Corning Tower and the Hudson River from some of them. The excercise room is decent and is never totally crowded. They've got four tennis courts and the swimming pool should be opening for the year soon. The community is in a weird little place on a hill, between the strip mall of Broadway in Menands near the river and I-787, and the super-expensive houses of upscale Menands and Loudonville. So you can pretend you live in an old factory town, or a gated community! There's little not to like about Park Hill and Lane. I'm paying $655 a month and I highly reccomend it.

She is consistently rude, dismissive, and completely indifferent to tenant concerns and the surrounding community. The lack of ethics and basic respect shown by management reflects very poorly on the property owners. For anyone considering living here, be aware that you will have to deal with unacceptable management. I strongly advise looking elsewhere.

    PROS: Great neighborhood...animal friendly...close to Universities and hospitals...on the bus…read moreline...full basement with W/D hookups...maintenance is mostly responsive to requests... CONS: The walls are thin so unless you have decent neighbors you'll get sick of them ( I can hear mine pee in the morning from my bedroom). Shoddy upkeep as far as the grounds are concerned. Gutters haven't been cleaned in the 3 years I've been here so the rain water just kind of pours down our back door and steps. Snow removal is a crap shoot and depends on which guy does it (we lose off-street parking spots to mounds of snow in the winter). The paper thin walls, lack of insulation and unsealed doors and windows mean your National Grid bill WILL be ridiculously high in the winter and likewise high in the summer if you expect to stay comfortable inside. (I was actually told that the reason our drywall cracked upstairs was because there's no insulation in the attic where the HVAC exits...really?!) You can tell the walls have been (poorly) painted see earl times between tenants. The only ventilation in the bathroom is the window so in the winter it's a job keeping brown spots off the walls and ceiling (unless you open said window and freeze.) there is no range hood in the kitchen so: 1. The smoke alarm WILL go off EVERY time you cook/pre-heat the oven, etc. 2. Everything in your kitchen/dining/living room will be covered in greasy cooking by-product and will need to be cleaned and wiped down often. Basements get wet when it rains so your washer/dryer will have to be kept up on wood pallets (if you're lucky enough to get them) that will grow mold and need to be replaced often. Also, on maintenance, for all their responsiveness they don't actually do very much to fix what's wrong in the apartments. They show up, take a look and MAYBE do a patch job...maybe. Also, your lease renewal paperwork will be late every. single. year. It will however be "your responsibility" to give a prompt 60 days notice of intent to vacate, or you WILL LOSE YOUR DEPOSIT.

Lisa called me to ensure my maintenance requests were taken care of and even provided me a credit for a shower-head that was damaged in the process. Thank you and I hope this good relationship continues.
