In reality the cap rates and cash on cash return numbers are all wrong. The reason is because the numbers they are using are all wrong. The prices are low because the properties are not in good locations and they all need substantial repairs. They will require at least a 10% non -refundable deposit upfront before you can even view the location of the property. That is a red flag right there. After you make the deposit it's a non stop sequence of lies and manipulation. The property that you were first interested in will not be given to you. You will be bounced around to different properties. You will have to finally settle on a property because they have your money which they won't return. They will lie and tell you anything to get you to buy the property. The properties are in such bad shape, and I mean needing a full rehab with new HVAC, water heaters, electrical update, plumbing issues, etc. In the end the price that you thought you got a good deal on is totally not worth it. Then they will convince you to let them do the renovations. But they use unqualified people to do the work, and the results are terrible. I can say alot more but learn from my mistake and do not associate with these people.
