Peaceful Towbes Group complex with beautiful grounds, featuring lots of trees, a stream, and pond with Koi fish...plus, great amenities as well, including a pool, clubhouse, and 24 hour access to gym and laundry rooms. In addition, recent renovations, such as new windows and fresh exterior paint have given the property a nice, updated feel. The complex is conveniently located with easy access to freeway, and is walking distance to fabulous resturants and shopping, such as Costco, the weekly farmers market, and more! In addition, they allow pets. Your dog will love the pleasant surrounding neighborhood and close proximity to Girsch Park! Management are super friendly, and they regularly hold special events for residents to help build a strong sense of community. Nice community setting, But not worth the price. The windows shake when people move up stairs or open or close doors. You can hear everything thing. Windows and walls are paper then. Layers and layers of paint on cabinets. They will take you for every penny and tell you the wrong thing. Don't not rent here. Such a disappointment!! read more

Pacific Oaks is a haven if you're not down with IV living. It is managed by the Towbes Group--a professional company (not like Ron Wolfe). The apartments are located behind Albertsons and Rite Aid, so you're really close to shopping. I'd often walk over to go grocery shopping, coffee-ing, and mailing. They recently renovated the club house/rec room, I'm sure it's another nice amenity. There's a small pool and hot tub in the middle of the complex, which was surprisingly not busy considering how many residents the complex has. There's a referral program...If you referrer someone in, you and your referrer both get a $100 or $200 credit. Despite the artificiality of the pond and stream in the center of the complex, it's surprisingly nice--with fish, ducks, and turtles. Each apartment gets 1 covered parking spot. Downsides? Somewhat close to the train tracks, but isn't that the case with most of Goleta and SB? It's under SBA's incoming flight path, so there's a bit of air traffic overhead. There are quite a few families--not that many young people. You also have to have an income requirement of 3.3x your monthly rent...to make sure you can pay, and to keep the UCSB kids out. Overall, it's a great Goleta apartment complex. read more

I have lived on the central coast for about 18 years. This property is by far the best one I have moved in to. The amenities are great, distance to schools and shopping is superb, and the staff is so helpful, thorough and treated me like I was their number one tenant. They take the word "community" to heart. After 4 years living here we can say with confidence that these were the best landlords we ever had. Although the management team changed over time, we only had great experiences. They organize free tenant activities every month or two, like eater egg hunt, Octoberfest, Christmas party, paint night, etc. which are always a lot of fun to participate in. The property is clean and well cared for and the few maintenance requests we had were resolved in a timely manner. Also, the location is awesome (being close to nature and shopping opportunities). I would, if it were possible, give Pacific Oaks and its sister housing complex, Mariana Village, zero stars. One month after moving in to our unit, our downstairs bathroom flooded, and we were told that there were cracked pipes underneath the concrete-slab below our floor. To avoid having to jackhammer through the concrete, Pacific Oaks hired contractors who, without any protective clothing or masks, cut open our asbestos-containing cottage cheese ceiling, and left it open. When we saw this and told Pacific Oaks of our concerns, they sent out a worker who, again with no protective gear, stapled plastic over the open parts of the ceiling. We complained further, and were put up (with our three-year-old daughter and our cat) at Motel 6 for a night. Then we were told that Pacific Oaks was probably not going to do the asbestos testing we'd asked for, because they didn't think our building would have a problem. They tried to tell us that post-1978 buildings didn't need to be tested; this was a lie. The cutoff date is 1981, and cottage cheese ceilings are always presumed to contain asbestos, even in later buildings. Now, a week later, we're still living out of Motel 6 (although we did have to drive to Lompoc last night to stay in a hotel, because Pacific Oaks only made our reservations one day at a time, so they were unable to find us rooms in town for Saturday night), and our duplex unit may not be finished until next week. We're not even sure we'll be reimbursed for all of the expenses caused by this ordeal, and we're running out of money. Judging by the number of phone calls we've had to make (5-10 per day), the letters we've had to fax, and the number of times we've had to remind Pacific Oaks--and its parent company, the Towbes Group--of their legal responsibilities to us, we've got a lot of work ahead of us before we can move back in. We did, after requesting that they put their denial to do asbestos testing in writing for us, succeed in getting them to do the asbestos testing. And guess what! Our ceilings are 3% asbestos. Which the Towbes Group wasn't even going to warn us about before they started the major repairs that involved cutting into our ceilings. They just didn't care, apparently, about following the law. At this point, we don't trust the Towbes Group to treat us like human beings, and we have no faith at all that the work being done on our unit is safe, or that the asbestos dust will be cleaned up by licensed contractors. I'll be sure to come back and leave another review if we or our child get cancer from asbestos. We're worried about the probably-unlicensed construction workers who were exposed to the asbestos, too, but we'll never know what happens to them, or their families, to whom they may have done major damage by bringing home asbestos particles on their clothing. Short version: Don't rent from Pacific Oaks or Towbes. They absolutely do not care about you, your health, your children's health, or anything at all aside from cutting corners and saving money at your expense. read more

My partner and I lived here for our two years of grad school. It's a great place to live, study, work, and live a bit quieter/more studious life. The units are super-well maintained, and the staff is SERIOUS about keeping them that way! Joe, the facilities manager, is on top of his work. Bus stops to the UC and other areas are super close, with a Costco, Albertsons, BevMo! and a bunch of other necessities nearby. The price is a bit high, but you really get the quality you pay for. Pacific Oaks has been a wonderful place for my family to live. Melissa, Kristen and Tyler work very hard to maintain the property and follow through with requests, help facilitate conflicts that may arise, in a diplomatic and fair manner. Each staff member has their own unique gifts, and they make an effort to understand their tenants. Great place to live! I love the location right near the bike path and the beach. The office staff are terrific. And I love the fact that they do all sorts of little extras... like little notes on your door on your birthday and valentines day, and putting a garbage can out by the mailboxes, so you can throw away your junk mail. The ONLY reason I didn't give 5 stars is because inconsiderate neighbors let their DOGS BARK constantly! I am even in a "non-dog" building, but it doesn't matter, as they are all around me. These inconsiderate dog owners leave them out in their little patio areas to bark non stop at all hours of the day and night. To the point that I can hear them even with my windows closed and my TV up loud! No matter how many times I complain, it continues. Such a shame that doge are even allowed here, as they really ruin this otherwise very peaceful community. Edited to add that I am close to changing my review to 2 or 3 stars, because the BARKING dog situation is just out of control! They are now allowed everywhere in the complex, and that is all I hear, all day and all night, is LOUD barking dogs. The people that own them obviously have no regard for their neighbors, and the management is not doing ENOUGH to make sure that these people control their dogs. Don't live here unless you enjoy listening to barking dogs non stop day and night! read more

I do see some bad experiences here and I can certainly understand the frustration of those situations. I'm writing to acknowledge an exceptional experience I recently had at the Pacific Oaks site. Recent changes with my job required us to relocate to the Santa Barbara/Goleta area. Weekend after weekend for about 5 weeks straight we drove up from LA and viewed a number of areas and a number of apartments. As you well know there are very few rental options and even fewer that provide the opportunity to have pets. Needless to say the process was exhausting and emotionally taxing. We toured a number of Towbes managed facilities and found everyone to be professional and courteous but the staff at Pacific Oaks was head and shoulders above the rest. One person in particular was quite possibly the sole reason we chose to sign a lease with the company. We met Kristen Rich with the Pacific Oaks team after about 4 weeks of searching and we had yet to identify even one apartment that felt like it could be our new home. Her warm smile and genuine concern for matching us to the right apartment immediately put us at ease. She took the time to learn about us and to educate us on the culture of the apartment community. It was the first time we didn't feel like we were either being sold or given the right to apply and compete for an opportunity to rent. We truly felt Kristen's authenticity and agreed that this is the type of person we want as a neighbor. We also believe that the leasing staff, although objective, are the keepers and representatives of a communities culture. Very simply, Kristen made us feel welcome and we knew without a doubt Pacific Oaks was our new home. Tyler managed our paperwork through the remainder of the process and everything went very smoothly. The experience has been every bit as wonderful as Kristen said it would be. We enjoy the amenities on a daily basis and are slowly meeting more of our neighbors. I even drop off my rent in person just to get an opportunity to chat with the staff and share a couple laughs. In an industry where the demand far outweighs the supply it is hard to find a company that cares about the customer experience. Kristen and Tyler are fantastic ambassadors for Towbes and truly brings a personal, caring, human touch to a daunting and emotional process. read more

I've never lived at Pacific Oaks, but wanted to for a while, but now I'm thinking of looking elsewhere. I've contacted the management office multiple times either by phone, email, Yelp request, messages thru Apartments 4 rent website, and NEVER received n e kind of response....EVER! They don't return calls, messages, inquiries, of any kind. These requests were not sent en masse, nor did these inquiries span over a short period of time. (This happened over a period of over 1 year). They just DON'T care about nu clients! read more

The stay is whats expected for Santa Barbara. The price is overblown two fold, everything is in a constant state of half working or broken, parking is horrible and not friendly to any unit with more then one care (which again, at the price is expected cause hardly one person could afford it). It's only up side, walk to the store is convenient. My biggest personal gripe, they ripped me off for and extra three hundred dollars on my sec deposit, claiming there was tire tracks in the carpet from my bicycle. The carpet was ran every day or every other day, so bullshit. read more

Just celebrated two years of living in this little slice of heaven and I cannot speak highly enough about the staff. With any apartment complex you are going to have your routine maintenance issues but the staff is extremely quick to respond. For example, had a minor ant invasion a few weeks ago (my own fault for leaving food out). Within hours they had a professional exterminator out there to deal with the issue. The front office staff always greet you with a smile. I often see one of the managers out walking her dog and she always takes the time to stop and chat. They are genuinely interested in your well being and how you are doing. Bottom line I cannot recommend Pacific Oaks any higher! Absolutely the best place to live and cannot imagine being anywhere else! read more

Moving out of IV after 10+ years, I gotta wholeheartedly agree with the first review-- "haven" it is. One of the positive things that immediately struck me was the cooperativeness and professionalism in dealing with the office staff. In one instance, our rent payment was somehow lost and the manager was quick to allow a 'grace period' for the MO to cancel and be reissued which could've taken months (thankfully it didn't) but they were graciously willing to wait for our payment. They even reimbursed us for the MO fee! Repair orders have been handled in a timely manner (usually within 48 hrs. unless otherwise stated) and an emergency phone number is also available. Aside from a decent interior, the patio is a nice addition for plants and some patio furniture--as we live on the first floor and have a bit larger space than upstairs balconies. Planes and trains can be a nuisance but mostly during the day when I'm at work (*works* for me, haha). Pool and gym are nice tho I wish the gym were a bit larger. Overall atmosphere of the complex during the day and night seems remarkably peaceful, even with kids playing about... but then again perhaps any place would seem that way after life in IV. read more

Very bad management. There is no privacy as a tenant. Anytime they will come to your apartment for the inspection and disturb all things such as beds, tables, cloths, etc. They don't even care to at least keep it right when they have done the inspection. Every time they had complaint about the bed bugs as they should understand that no tenant wants bed bug in their house and we are not here to pet them. It is the apartment complex which is at fault, they are not doing their own jobs and blaming on tenants. So people think before you move here as the management will keep bugging you until you finally decide to leave the apartment. read more

My company rented an apartment for me at Pacfic Oaks and all I can say is "go somewhere else!" The office staff was extremely rude when I called to arrange to pick up my keys. They informed I couldn't move in because they didn't have the correct paperwork even though my company had already sent them the paperwork and the check. They eventually "found" it but didn't bother to even call me back as they said they would. When I was finally able to get my keys, I walked into the apartment and immediately became extremely nauseous because apparently they had just resurfaced the countertops with some material with fumes that were quite overwhelming to say the least! I couldn't even stay in the apartment but had to go outside to be able to call my company to find out what else could be done since I certainly could not stay in that apartment with the fumes so very strong! I had a major headache for the duration of the day just from the few minutes I was in the apartment! When I had my company call the complex to find out if there were another apartment I could switch to since it could take several weeks for the fumes to clear, my company was informed there was not another available apartment and they would not refund my company's money for the three month lease. The apartment was not livable by any standards and yet they refused to either provide other accommodations or refund the money. My company had to pay to put me up in an extended stay since it was not possible for me to inhabit the apartment. In addition, it should be added that even though there is NO A/C in the units, there are also NO ceiling fans in the second floor apartments and the complex refuses to allow anyone to install them. The kitchen cabinets aren't nice wood or even white laminate but rather appear to be something from the sixties that have been painted over with an off-white laquer multiple times through the years. The apartment I had been rented was situated on a four lane road with quite a bit of traffic in the few moments I was standing outside on the balcony. I cannot imagine that for the price of these apartments that there is not something newer, nicer and with more professional staff than this place. Two thumbs DOWN for sure!! read more
