Then the day I was supposed to arrive rules and regulations changed and I just felt something was not right. I ended up not going and having to find a last minute hotel. Come to find out he has been sued in the past for same issues. Just posted today on cbs8.com another lawsuit against Ali for fraud. I'm glad people on yelp has reported it also. I wish I saw these yelp reviews before I picked this place on Booking.com. Always do your research is the recommendation.

The building keeps getting refreshed to keep pace with the extraordinary development of the surrounding community and fresh carpeting, painting (both inside and out), common hallway baseboards and lighting, new gym equipment, common room upgrades, etc. have it looking well kept and modern. We have been lucky to have had great management for many years including the current manager. I appreciate that there are many owner-occupied units, a prohibition of short-term rentals and that most who rent to mid and long-term tenants have been selective, choosing individuals who care for our common space. Yes, community living brings about some challenges with barking dogs and urban noise, but for the most part, it remains a really comfortable building in the heart of a vibrant neighborhood.

Units are great for what they are, what they cost to build/buy, and location-location-location... Walkable to all the new restaurants and pubs in NP. Gym, 24/7, sauna 24/7, and hot tub 7a-10p due to folks like Anna L. (below... ha!). 90 percent of the people in this complex are very nice. The other 10 percent you never see or just keep to themselves. Management is nice. They do have a lot to deal with and are managing a community of 224 units so don't expect them to jump to your whim, they have real things to deal with. Renters vs owners. There did used to be a larger number of owners. Some like me have rented their units and returned. Most of the renters are good people. I think the high cost keeps some of the bad people out. From other Yelpers comments it seems that some renters are not aware that this is not a "rental property" but condos, the HOA does not own these units, nor do they vet the renters. Owners rent to who they want. This means 224 separate interest deciding who lives in this property; not management. I have never had an issue with pet feces in the elevators or hallways (maybe some bum-piss in the alley). The cleaning crew is onsite and cleaning common spaces nearly everyday....so maybe I missed it. Could also depend on which building you are in and what elevator you are using (there are 4-5 elevators in the two buildings). I am on Ohio st and use the south elevator. Everyone is super nice and considerate in this building. Some units (mine) have epic views from the top floor. Which makes up for the following negative thoughts.... Streets do stay lively in the evenings due to 21 y/o's out for their first legal drinks walking back to vehicles at 1-2am. Understand you live in the city. Negative air pressure causes front doors to slam if the occupant does not mind the door when coming/going. BOOM! Occasionally heard anytime of day or night. There have been issues here with security but personal due diligence solves that. I would not suggest you keep priceless heirlooms in the storage cage no matter how good a lock you put on the thing bc the cages are weak. The private parking is not secure parking (never was sold that way even) so be sure to lock vehicles properly just like you might in the street. The BBQs are nice, but the few times I've tried to use them, cockroaches have come out from the bottom where propane should be. Also, the HOA has made changes so that the doormen are no longer allowed to open the door for you, you are not allowed to leave your bike in your own apartment or in your parking spot (you have to pay for a pass), you aren't allowed to have lights on the balcony, you can't have a doormat at the front of your door, you can't have deliveries sent to you over 50 lbs, etc. etc. I was also recently made aware that when my roommate moved out some of her personal items, we were fined $150 because we didn't reserve an elevator. Instead of talking to her about reserving an elevator for future use, they watched her move her stuff then slapped on the fine. Furthermore, since living here I have had four separate incidents of severe water damage to my apartment due to faulty plumbing within the building. Yet the property refused to take on any liability, despite the fact that the damage did not originate from our unit ever. They were very unhelpful when trying to get the damage fixed. Overall, the property is making steps to improve aesthetically, the security guards are all friendly and as helpful as can be, but the changes made by the building owner/HOA have made it difficult to enjoy living here with all the new rules and regulations.

Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

    Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.

Modern amenities on the beach, fantastic views, very relaxing…read morewith no parties or loud neighbors, and one of the best locations I could imagine on Mission Beach. The Surf Rider is a building on Ocean Front Walk (a long beach boardwalk that connects Mission Beach to Pacific Beach) with about 12 private residences that range from $1M to over $2M in price. They are all privately owned and operated, but most (if not all) are rented out regularly and used as vacation rentals. What makes the Surf Rider different from the literally hundreds of other beachfront options is the fact that they have a gorgeous courtyard complete with an in-ground hot tub and two outdoor grills. Sitting in the tub, watching the sunset and ocean waves while people on the boardwalk pass by is a fun way to spend at least one evening. The interior of the property is gorgeous with marble counters in the full kitchen, updated bathrooms with lovely showers, comfortable beds, washer and dryer, outdoor patio, and all of the utensils you need to cook and clean during your visit. See photos. The beach, which is just steps away, is lovely. Great waves, clean beach, not crowded at all, and friendly people. There is a beach market less than a block away where you can get all of the essentials for your trip. They have everything from cereal and sandwiches to sunscreen and beach chairs. Ralphs is a short driving distance if you want to do real grocery shopping. Just down the boardwalk in one direction is the heart of Mission Beach and Belmont Park, which is a really cool facility complete with a roller coaster, other carnival type rides, and a man-made surf wave that was really cool. In the other direction, you hit Pacific Beach, which is full of bars, restaurants, and a great breakfast spot called Konos. The best way to find a condo at Surf Rider is to search on Google or VRBO. The owner of the unit we stayed in was really wonderful to deal with. I am not 100% sure about the pricing of some of the units, but the ones we saw ranged from $250-500/night for accommodations that sleep up to 6. One parking space was included with our rental, which was very convenient.

However, they are let down by ineffective leadership and a company focused on increasing profits rather than genuinely maintaining the property. Regular maintenance and annual inspections are simply not enough. Tenants are left to deal with ongoing issues and a noticeable lack of effort in maintaining both the units and the surrounding areas. Trash and furniture are often scattered around, particularly near the dumpsters, which fill up within hours of trash collection. There seems to be no accountability for residents who improperly dispose of large items or leave their trash bags on the ground. This neglect has led to problems with bugs, ants, and even coyotes, creating an unpleasant and unsafe environment when trying to dispose of trash. I loved living here until the last 1.5 years. Now, it feels poorly maintained, and tenants are treated as just another dollar sign--paying over $3,800 for a rundown "condo" with a brick patio wall that I cannot see over. The LVP flooring is cheap, impossible to clean, and separates easily. Management seems more focused on justifying rent increases with superficial improvements like outdoor paint and electric charging stations, while there have been no real upgrades to my unit or those of my neighbors. When issues are raised with the leasing office, we often receive generic emails from the property manager addressing concerns, but there is never any real resolution. For example, coyotes have torn up both a grocery delivery and an Uber Eats delivery, and despite promises of resolution, nothing has changed since March 2025. In the last 6 weeks, I experienced mold and water issues in my laundry room, preventing me from doing laundry or accessing my attached garage for days. Less than a month later, my garage flooded due to a malfunctioning water heater, ruining many of my late husband's belongings that were being packed away. When I reported this, I was told that I could only have a car in my garage. Apparently, it's my fault for having anything other than a car in there, even if it's within the lease agreement. Meanwhile, about 70% of residents have overstuffed garages that pose serious fire hazards and should be reported to the county for clear violations. They do not care until something serious happens, and even then, it's swept under the rug as if it's no big deal. Additionally, for a 2-bedroom, 2-bath home with one adult and a baby, having an SDGE bill consistently over $700 for 3 months--when it was always between $140-$200--is unacceptable. Dozens of residents are experiencing this issue, but everyone is so burnt out that it rarely gets addressed. This property is starting to feel and look like low-income condos but with a high sticker price. As a loyal tenant for over 3 years--never late, never a bother, and always keeping my space clean while respecting my neighbors--I feel my efforts are overlooked. The ongoing decline of this property is deeply disappointing. Nowadays, having a roof over your head is seen as a privilege, so I shouldn't complain, right? Even if I pay over $4,000 a month, I shouldn't have standards or expect anything, right? That's what this complex treats us like.

From there out, everyone across the board has been just as great. Whenever we've had an issue (usually small maintenance stuff), Jackie & Gustavo have taken great care of us to make sure we get the problem fixed asap. Love the surrounding area, fun community events, tasty food trucks, great neighbors, and every amenity you could want. Plus, our home is spacious and beautiful. We love it here so much and couldn't be more happy with our little community!

They email back right away and respond with care and tact. Although there are 400 units, it is a quiet community -- a mixed crowd in age, ethnicities, families, couples, students. I love the diversity. If you have multiple cars, it can be tough finding permit parking or street parking after 4pm I must say. Especially if you have guests over. All the amenities are available when I want to use them. We've been able to rent the clubhouse, use the gym, outdoor grill, play tennis, play basketball and use both pools with never any issues. Everyone seems to be considerate here. There is a homeless issue though and that's because we live near the trolley, but I'm confident that will change once SDSU mission valley is complete. The clubhouse is a bit outdated. If it was upgraded along with the sauna and restrooms, I believe it would be used much more. Other than that, I could see myself here for a long time! Great community for the $$$ and very convenient location! Freeways at both ends of the street, minutes away from Mission Valley and Fashion Valley mall, Costco, IKEA -- insanely convenient!

Instead, the guest parking here is abused nightly by residents treating it like permanent parking. Some vehicles sit there for days at a time. Expired permits are ignored. Some cars don't even appear to have permits at all. Management is clearly aware of these ongoing issues and continues to do nothing about it. After coming home from a long day of work around midnight, I was forced to wait for hours just to find a single available spot. No resident should have to sit in their car until nearly dawn because parking rules are not being enforced. I'm posting this here because I currently don't know where else to escalate the issue, but once I find the proper channel, I absolutely will be filing a much more detailed complaint. The parking situation here has become completely unreasonable.

I'd say 49% of the homeowners are awesome, but 51% are terrible- as the majority vote for anything stupid is usually passed by them. Pool: The pool looks okay from a distance, but up close it's a big old mess. The tiles around the pool are a cheaper light-weight version of Spanish tiles. From personal experience, the tiles are super slippery and get blistering hot. They are obviously not meant to absorb heat. The hideously cheap plastic pool furniture gets very hot. The tables are housed in a militaristic configuration under a filthy awning that probably has never been washed. If you try to move the tables, they are immediately moved back by someone who obviously has nothing better to do with their time. Let me just say, hardly anyone ever uses those tables. The lounge chairs are spread around the pool without any umbrellas for shade and if you actually get an opportunity to relax, the plastic backs of the chairs pinch and get caught on your hair. Other than the awning there's little to no shade. There aren't any shady plants around the pool, instead there are bushes that serve no purpose. The best part (sarcasm) is that if you are female and you happen to go down to the pool on a hot summer day, you can count on being watched by a creepy employee who only seems to water the plants at high noon when there are women at the pool on hot days. FYI- plants are supposed to be watered at sun up and sun down. Employees (opinion): I still don't know the role of the main contact person. Is it scheduling move-ins, filing complaints with the board, sending complaint emails? I certainly know that it's not supervision because employees wander around the building unsupervised. The board complains about saving money, so how about saving 40k and offering the contact position to a part time volunteer homeowner and in return eliminate their monthly HOA fees? I'm just thinking out of the box here... One employee (non valet) should definitely be fired. While taking out the trash, this person said "cochina" as I was walking into the elevator. That's a filthy word that shouldn't be used at work (period). He obviously said it to me, as I was the only one there. His excuse: he spilled trash on himself and said the word because he was upset. It was reviewed by the board and concluded to be a misunderstanding. I speak Spanish and that wasn't a misunderstanding. SURPRISE! It's the same person who waters the plants at the pool on hot days! On the bright side, all of the valet guys and gal are all 100% awesome. Security: There are cameras here and there, but none in common areas, such as the laundry room. For over a year, panties have been stolen from various women. I noticed my collection dwindling and realized I was down to like 5 pairs! Recently, I bought 25 pairs and I'm down to 13. The solution of the HOA was to add flimsy hardware to every floor (probably cost .89 cents per door). Now you can use your own lock or a combination lock that they provided, but listen to the brilliance of this bandaid solution! They stuck the combination code under everyone's doors with the sheet sticking halfway out into the hallway! I'm pretty sure those locks won't protect against the panty thief! HOA fees cost over $600 per unit and at over 80 units, surely they can afford to provide for the safety of their tenants by purchasing cameras for the common areas. It makes me question where all of the money is going. Windows/ Paint/ Renovations The windows are filthy and have not been washed in the 2 years we've been here. The paint is chipping and falling off the walls of the exterior. There's some kind of new wood flooring in the elevators and new carpet on each floor. The carpet is burgundy and so loud it will make you queasy with motion sickness. Gym: No Wifi or cell phone service. Enough said. Jacuzzi: AKA- Enclosed Chlorine Gas Chamber. Weddings: Parking is awful already. I don't know why this hasn't been brought up to the city. When we got married in La Jolla, valet was required, as to not take up the residential spots in the neighborhood. The El Cortez should also require valet. If you're parking on the street on a Friday or Saturday night during a wedding, forget about finding parking because there are an extra 60 cars parked out there. Not to mention, the El Cortez is a terrible and overpriced venue for a wedding. We can all see your wedding! EV: There is EV parking. It's the only thing in the building that meets today's standards and it didn't come easy. Wifi: Many buildings have wifi in the lobby, but not this one. I'm sure the HOA can't afford it. Final thoughts: Under the right management, this place could be great. Unfortunately, management is a joke. Don't spend your money here.
