They charged my wife for everything they possibly could knowing shes a Green Card holder and she wouldn't complain. They gave us a Apartment that was only used 2 days a week and charged us as if we used a phucking wrecking ball on the unit. They are Green Card predators and they will burn you when you leave and force you to pay for their construction projects for your old unit. Look at the photos and ask yourself would you leave it any more clean then this and see your move out bill for everything they can charge you with to better the unit with your money. read more

pacific heights are very bad apartments.. there is no security, everything hets stolen from the house to breaking into cars very often. The insides of the apartments are breaking down and having everything unfixed, but there is no one to come ever fix them (for months at a time) they don't give more options for parking, and the manager lets your cars get towed without a warning beforehand fir the people who cannot get a parking spot. read more

I have lived here for 4 years and we have had about 4 to 5 different managers who have not done anything for our housing, parking and ways of living. We have had break-in things stolen from porches that people even keep locked up, there is no ability to think you are 100% safe when going to take out the trash. Even having to over worry about the cars not just from getting broken into by homeless but by the pacific heights management to tow your car when they don't give many available spots and paying hundreds of dollars to get your car from the pound. Having your house feel and look like it's falling apart, having everything the walls the wires and light break down is not worth the amount they keep raising every couple months or renew your contract. The management here is very disappointing and has gone down every manager. I wish I could give 0 stars and wouldn't recommend to anyone. read more

Manager Jeanne is a bully & she pointed her fingers in my face & yelled at me during a party @ the cabana during a party for a family member. Look @ my reviews, I do my best to be neutral & un- biased. DO NOT RENT HERE The apartment manager here is a bully & uses excessive power & control against her tenants. I'm sad to write this but when my daughter moved into these apartments a friend of mine happened to live there & had explained to me she was having a terrible time with the apartment manager Jeanne. My friend is aware I study & read up on tenant rights/laws & was seeking assistance. She told me about several notices that she had received, three & ten day notices accusing her of everything from misusing the handicap parking, her guests visiting, to not paying her rental insurance. My daughter had already signed a lease here & so by that time it was too late for me to warn her. Today was my grandson's first birthday my daughter rented out the Cabana. There is literally NO PARKING & you must park on the street. Jeanne came in & was quite rude when addressing my children that had apparently climbed the fence to gain access at the pool as we are decorating the Cabana. When I asked her why the kids were not supposed to be in the pool area she was quite Brash and rude in her response and said "do you know what it means when a door is locked?"Instead of being polite and approachable she was rude & very condescending. Apparently my children had to climb the fence to get into the pool area, I had no idea. I politely apologized & let her know the kids would come into the Cabana area until the office assistant was able to re-check the chlorine levels after her lunch break. We continue to decorate the Cabana area and before Jeanne left she let us know today was her day off so I thought it was a bit odd that she was still monitoring the office &what was going on within the Cabana. I did find out from other residents that she lives on property & monitoring everything constantly. We seen her several other times after this & I did let her know we were unloading and loading several things for the party into the Cabana area & she seemed okay at the time my car was parked in future resident parking. Jeanne returned to the office again to find out why I had not moved my car & at that time her approach was very rude & she clearly was trying to create conflict in front of the party guests. We had a verbal altercation & she threatened to tow my vehicle & trespass me from the property IN FRONT OF A FEW GUESTS. She was pointing her fingers in my face & attempting to demonstrate some sort of power over me & bully me BUT I AM A HOME OWNER & WILL NOT BE KISSING ANY A** TODAY, i DONT HAVE TO. ass bully of a manager . This woman clearly had nothing better to do on her 3 day weekend aside from harass & bully her tenants& their guests.I had a gentleman explain to me he's been there a few months & after signing his lease,she has harassed Him &given him several notices& has even told her employees what she plans on doing to tenants she doesn't like. We watched her go through the property five separate times that day looking for trouble. She was walking the paths & walking around Cabana standing around & making her presence felt. Her minority tenants mention they feel she is a racist & harasses them. Now, everyone knows I write both positive and negative reviews, this woman is a horrible manager. Jeanne is a bully & uses excessive power & control & white privilege. It's sad that Olympic management is allowing this woman to disrespect & mistreat their tenants this way. My recommendation to everyone or anyone considering renting here,get your credit right & buy property & own it.I would make this the last place on planet Earth I would rent from because this is the woman has nothing 2 do pay than pay attn 2 U. I can't wait to move. I've lived in several different apartments, both in King County and around Las Vegas, NV along with some houses I've rented and owned and this living experience has been by far the worst I've had to deal with in my 18 years of dealing with a monthly housing payment. This place constantly invades my privacy, has accused myself and my family of not cleaning up after my dogs (lacking evidence mind you) and is regularly behind in having trash collected. The dogs portion of things is a minor issue. When I first moved here, one of my big reasons for picking this place, aside from cost, was that it was pet friendly. Its hard to find an affordable place that will let you have two dogs. They even provide doggy pick up bags which, for a place that allows dogs, is far from uncommon. The troubling part is that repeated times the building management has made assertions that we do not pick up after our animals which simply isn't true. Trash collection is disgusting. That is, unless you have an expectation of privacy. I've live here for 13 months and in that time, have gone under not 1, not 2 but 3 annual inspections. First was to get the serial numbers of the washer and dryer, 2nd I don't recall, most recently is to verify that straps exist on all water heaters. This is information they should know. It wouldn't be such an issue if they were willing to work with me on the timing of these events. We get the broadest stroke permitted by law which is 48 hours notice with a 9 am to 5 pm window. It would be more bearable if I could narrow this down to a 2 hour window but this wasn't provided as an option what-so-ever. Not even the cable company has time windows this broad, and you want them to come by and take care of business. Now after all this, if you really want to consider living here, by all means. There will be a vacancy in the next 11 months for sure but there are plenty of vacancies here anyway so you'll have your options. read more

I am new to the complex, but visited 4-5 times, at different times of day to get a feel for what life would be like here. It's a quiet, smaller complex (which I love), well groomed, and pretty. The fact that it is a non-smoking property appealed to me because I do not smoke, so living on the top floor, I now do not have to worry about someone below me stinking up my living space. The management/maintenance staff is friendly, accommodating, and lives on the property, so they take ownership in how things are taken care of and maintained. I appreciate that. My only qualm (if you could call it that) is that it is 1.5 blks off Hwy 99. I have not felt it was been in issue, and have even walked the 1.5 blks to check out all the authentic Asian restaurants around the corner. It is nicely wooded and set back away from the hustle. Very convenient to shopping, eating, and walking your dog. I think I will be very comfortable here. read more

Where should I start..... I've lived here now going on 7-8 yrs. and I love it!!! The so-called "x-mas garage sale" is far from it. We do a "presents for parents" event that most of us enjoy doing. It let the children come and get gifts for their parents. As for the office staff, they are AWESOME. I've never had any issues regarding my dog. Rules are poop and scoop, simple. The homeless people around are neighborhood, you find them all over Federal Way. The parking is very limited, but if people wouldn't have 2-3 cars and 1 driver it would be better. The Pacific Heights apartment complex seems quite nice and quiet and it generally is, but we had two water pipes burst in our ceiling in the last 6 months and the complex, and Olympic management, will not do anything to help us. They said that since there is running water in the apartment that it is "habitable" even though we can't use our living room, dining room, or most of our kitchen since the floor has to be completely replaced and the same for our ceiling (the entire ceiling has water damage). When talking with the complex manager, we were told that they won't do anything since it is "habitable" and when we asked if she would live in this she refused to answer, she also got very defensive when I asked for the maintenance records for the last two years with regards to pipes bursting and water damage). We were forced to leave our place and go stay with friends and family since our place is not habitable at all. Water pipes bursting seems to be a regular thing here as our neighbor told us of one that happened to him, and another two residents in a different building were describing one that happened to them too. The pipe bursting wasn't even our big issue, it was the fact that the manager and Olympic management doesn't seem to care about the issues this bring up. Our apartment will be in different phases of construction for the next 3+ weeks according to the people doing the repairs, and we are supposed to live through that with no use of our apartment outside of our bedroom (which is housing all of our furniture and electronics, so we can't really move around in that room). This experience is the worst one I have had in a lot of years renting, and I have never been treated this way by a leasing agency or property company before. We are very disappointed in our experience at this complex and warn anyone thinking of moving here to do so with EXTREME caution and skepticism. read more

I've lived here for almost 5 years now and plan on staying for many years to come. I love that the complex is close to everything in town yet off the main road so it is not very loud. The management here is great! Jeannie is always friendly even when my nephews are yakking her ears off! There are a few community events throughout the year that makes the residents feel welcomed and appreciated. The apartment is a good size and each unit has its own washer and dryer which is great for those of us with allergies. read more

Ohhh there is so many things about this apt that I disliked. But I wasn't a resident my mother was and boi ohhh boi did she have issues. Ok so first off this a non smoking apartment complex. Soo there was always a neighbor, mind you there's 6 units in each building, my mom would constantly get notices about smoking. Soo my mother is disabled and would drive off the property to smoke and so she would call me saying she got a notice on her door, from management about this specific issue... all the time. And to me by the 4th/5th time it was harassment from management. Because when you share a common hallway/walkway with 5 other units whose to say where the "smell came from" but somehow they always accused my mother of being at fault. Also after she moved they did not give her $700 deposit back and also had the nerve to say she owed an additional $900!!!! Are u kidding me??!!? She lived there maybe 2 years. In a one bedroom with no kids. So not only did they not give her the 30 days with an invoice with repairs cost they sent it to collections agency. I could go on & on about this complex as far as the lady being stalked and assaulted to the not so safe neighborhood in this specific area but I have things to do lol read more

Be careful at this place, if the manager asks you to help at her little xmas garage sale, she is still going to make stuff up on your move-out if you have a pet. Their "nonrefundible pet penalty " will not be used for anything but to line their pockets. She is a very pet phobic personality-in other words a pet hater. So be sure to photo your place under and over carpets when you move out, you will need the proof-to counter their doctored made up receipts, You will need them for the judge because they are likely to lie under oath. This place has a homeless problem, so watch out there-they sleep and use drugs under the stairways. I caught them 3 times in 2 years, Also when they enter your house under the cloak of "an inspection" check your doors to make sure they lock them on the way out, Mine were left open multiple times. Incredibly dangerous area and careless manager. While living on this property, my neighbor was brutally attacked, there were 2 shootings about a block away and homeless individuals either sleeping or using drugs in the entry ways of buildings. There was CONSTANT drug activity and gang violence in and around this property. There were six vehicles broken into in ONE night. The apartments themselves are nice inside but the amount of violence and crime isn't worth it, especially if you have children. On top of all of this, there is absolutely no where for the children to play except in a pool that is constantly shut down due to being poorly maintained. Maintenance issues get done by a favoritism scale and the most important ones are declared by the manager. All other issues may take months to get fixed. The manager is extraordinarily rude and works her staff to the bone which explains why she cannot keep an assistant or maintenance tech more than a few months or even a few weeks. Property is covered in drug paraphernalia under stairs and along side walks. There is discrimination and broken safety rules. Yet the prices seem to be increasing dramatically. Do yourself and your family a HUGE favor and do not give this property the time of day. Find a safe home where your family can be outside without fear of being hurt or robbed. Rant over! read more
