It truly feels like a family the staff always wave and great everyone by name. Plenty of fun activities for little ones, including movie night so Mom & Dad can have a kid free night out (or in), crafts, swimming parties weekly in the pristine pool and spa (they take great care and attention to detail in the entire property), and holiday fun events! Let's not forget the adults also have Adult only time to socialize with our neighbors/friends. And don't forget the prize winning chili cook offs and so much more! The beautiful cabana offers tanning, a gym, and a lounge with beverages and snacks. I have recently become a Mom and love all of the opportunities for our daughter to interact with children her age (with special reminders the night before left on our door). If you need any help from maintenance it is handled quickly and professionally from changing a light bulb to more difficult problems. There is truly no other place I'd like to raise my family.

Almost had my car towed once even with a parking permit. Main front gate has not worked during the entirety of my stay. Work orders did not get completed in a timely manner. Lived with a hole in my living room for 4 months because maintenance team is understaffed (see picture below) lastly we had many problems with mold on our walls, on our personal belongings that management did very little about essentially putting a bandage over the problem and would not let us leave the complex without breaching the lease contract even though it was a ongoing health issue.

By January 2024 (yes, the next few days) I was seeing ants. It started out as just an ant here or an ant there, but then it started to become multiple ants in multiple areas throughout the day. I informed the community in February about the ants, they said they have pest control every Wednesday (sounds like they have known pest problems) and scheduled pest control for Wednesday 2/14/24, pest control never showed up (they have already violated Washington states RCW 59.18.070 with taking more than 24 hours to respond). They apologized and had pest control come the next day 2/15/24. He left small beads of bait. Ants increased and I informed the office, they said pest control would come back 2/28/24. No one ever came. The ants got worse and worse and worse. With it being obvious that they were aware of the issue, I made sure to take plenty of photos and videos as in Washington state RCW 59.18.060 states that it is the landlords responsibility to control infestation of pest. Pavilion apartments failed to do so. On May 29th I sent another email explaining these laws and their failure on taking care of this issue. The same day management called me and said that pest control could stop by (it was a Wednesday). He came by and again left small drops of bait when he should have indeed sprayed the home. This did nothing. Of course, because the ants are everywhere in the apartments. They sent me an email and said pest control would come back on June 12th. June 12th came and went and no one ever showed up. Luckily for them, I work remotely on Wednesdays and was home on February 28th and June 12th when pest control was supposed to come and never showed up. How bad were the ants? When I would take an item out of the closet to wear, there would be a couple of ants on it. Couldn't use the shower/tub without washing the ants out first. Want to use your pantry? Nope! Because the ants will get to all of the food. What are those black things on the carpet? Oh! It's ants!! Gotta vacuum those up! Can't leave bread on the counter because by the morning, the bag has ants on it. I legally broke my lease on 6/27/2024 based on RCW 59.18.070, RCW 59.18.060, and RCW 59.18.090. The regional manager looked at a few of the photos and said that it's not an infestation, it's just pest....it's interesting that she feels she has the jurisdiction to decide what is an infestation and what's not. With that, they're attempting to charge me an early termination fee. So of course, here we are we legal issues arising. The regional managers mistake is not contacting me and asking for additional photos or videos. But it's okay. We will be in court over this matter and anyone reading this review can watch the video I posted on tik tok about this issue. Tik tok- y0udontkn0wmeeeee

It's tucked away in it's own little cubby, which makes it feel quiet and private. It has an amenity for everyone - dog park, half basketball court, parcel lockers, 24-fitness center, office center with coffee/popcorn, a playground, and my personal favorite - a parking stall with a commercial vacuum for your car :O How special and unique! The homes are very spacious, with huge balconies, fireplaces, and both the non-renovated and renovated options are gorgeous. To put the cherry on top, the current staff is INCREDIBLE. They are present and actually care about the community. I just recommended one of my friends to live here, and they're currently running some amazing specials. Highly suggest reaching out ASAP if you're interested - you won't regret it!

    Upon moving in, it was great. Well kept clean and quiet. Our unit was newly renovated, bottom floor…read morenot preferred but had more closet space for 1bd + 1ba. Being on the bottom floor I could never open my windows or go out on the patio because it was infested with bug and spiders. No matter how much I sprayed, maintenance sprayed or did frequent power washing they always came back. Mostly because there is a trail surrounding the complex. Only desperation between the complex and the trail is a ton of bushes and trees. This trail also has multiple unofficial entrances to it leading wild animals and people to come in and out of the bushes at any time of day or night. The parking is horrendous. You are only safe if you have an assigned spot which is covered. There is a long waiting list and those who have first dibs to parking are those units with 2+ bedrooms. No guest parking either. My first night I drove around for 30mins looking for a spot. Most people just park in the fire zones on the sides and how to not get towed or move before the office opens. Summer times are a bit wild here and the units are uncomfortably hot. The winters are a bit more quiet weather can get pretty dangerous in the snow. The Main Street is also very unsafe, and dark many accidents coming in and out of certain areas in and surround the apartment. Some have even come off the road and into the complex or turned too late at the entry and hit a pole or chip the curb. This complex not too far from pacific highway and near the bus lines so many homeless people and drug addicts frequent the parking lot. It is a super dark parking lot not well lit at all, and not safe after night fall. Many drug addicts asking for jumps after their cars have died from them being in running all night or just harassing you when you are either driving or walking. The office and management is well aware of the issue and has reported it to the police which is right down the street but that doesn't make it any better. Lots of dogs in this complex, and lazy owners not picking up after them. A small dog park that not many use it's on the other side of the complex behind some building. Maintenance is nice and friendly. Amenities such as the pool and gym I never used. Chairs and tables are few and not the best. Lots of kids in the summers at the pools and the gym wasn't as clean as it could be, pretty small for the size of the complex. Overall management was ok, some friendly. Lots of change with the assistant manager who is always there. Kind of hard to obtain contact with the property manager. Most effective through direct email. No issues getting deposits back in timely manner. However, I solely don't recommend this complex for anyone with a vehicle and no assigned parking, the safety after dark.
