Instead, Jon educated us on 1031 exchanges and net lease corporate properties. His advice was a game changer for our family. Jon's knowledge of and instincts concerning the commercial real estate market were top-notch. He determined that we would not need to make cosmetic upgrades or repairs, but mentioned aspects of the property that would detract from its value. We collaborated on promotional materials and had open, honest communications about pricing and the market. Jon provided regular status updates and followed up on every lead. Thanks to Jon's business acumen and negotiating expertise, the building sold for a high price in a tough market. While marketing and selling the San Mateo property, Jon simultaneously began to orchestrate the 1031 exchange process. He and his colleagues at Hanhan Commercial helped us identify replacement properties with first-rate single tenants in economically strong locations to purchase using the sales proceeds, with no out-of-pocket expenditures. Once we settled on an out-of-state property, Jon adeptly negotiated the letter of intent, conducted deep due diligence, and managed a complex transaction including legal counsel, property inspections, and a voluminous set of documents. Jon has kept in touch, and we have continued to count on him as a trusted resource long after the transaction closed. We check in periodically about the 1031 exchange property. In addition, he has provided referrals for insurance brokers and residential property appraisers, as well as out-of-state real estate attorneys and commercial property appraisers. Most recently, Jon proved that he not only is an outstanding real estate agent, but a wonderful friend. We came to him for help and advice when a residential listing of our family home became a negative experience. The property sat on the market for 45 days without receiving the offers and attention enjoyed by other houses in the area. In an act of remarkable kindness and support, Jon spent more than an hour on the phone with us on a Sunday morning, providing guidance and reassurance. He then referred us to a real estate firm that successfully relaunched and quickly sold our home, garnering 7 offers and almost 12% over the asking price. We've both purchased and sold multiple properties with them all in Silicon Valley area and every time it has been nothing, but smooth experience and they exceeded our expectations. They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. They also took their time to thoroughly review each inspection reports and disclosures with us, prior to each offer we make to make sure the property of interest has no hidden major repairs or red flags before proceeding with our offers . What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind.
