My experience working with my realtor, Rubin milshtein, during the purchase of my condominium was…read morenot what I expected, and I encourage prospective buyers to conduct thorough due diligence before making a purchase. During the transaction, Rubin referred me, during my first viewing of the property, to the president of the condominium association. He was not present during the showing. The association president showed me the unit and discussed the plumbing work that would need to be completed before I could begin my planned renovation, as well as other matters related to the unit, including permits and financial issues. At the time, I was not aware that the association president and my realtor were in a personal relationship, nor that both had served in leadership roles within the condominium association for several years or if the other party was an agent as well. I only learned about their relationship after purchasing the property. Had I known this information beforehand, I would have asked additional questions and evaluated the transaction differently. Based on the information I received during the purchase process from the association president, who had been referred to me by my realtor to explain the plumbing work before my planned renovation, I understood that the work would be relatively straightforward. Instead, shortly after closing, I encountered significant building-related plumbing work behind the walls of my unit. Although the permitting process was ultimately completed in approximately four months later, I was initially informed that the work could extend from March through September because of financial issues on the building's side. During this period, my unit was left without a functioning toilet, sink, or running water due to the building-related plumbing work, preventing me from using the property as I had expected when I purchased it and delaying my renovation for months as I couldn't put a toilet on the risers conditions. Throughout this period, my realtor, Rubin was aware that I was dealing with these issues and the ongoing impact they were having on my ability to use my property. He also served on the condominium association's board during this time. I also learned after purchasing the property that demolition work had previously been performed in my unit before the sale. As a result of issues related to that work and its permitting status, I was later required to pay for a portion of the demolition-related costs and incurred additional expenses, including municipal fines extras. This was another unexpected issue that affected my experience as a purchaser and Rubin and the president of the board mentioned they did it themselves with the previous owner of the unit. This review reflects my personal experience and is based on my own observations and communications during the transaction. I am sharing this information to describe my experience and encourage future buyers to independently verify the condition of the property, ask detailed questions about any ongoing or anticipated building infrastructure projects, carefully review the condominium association's records and financial information, and document the answers they receive before closing. Even when conducting due diligence, I believe it is important to independently verify the information provided throughout the transaction. My experience reinforced the importance of making purchasing decisions with a complete understanding of the property's condition, any relationships that could present a potential conflict of interest, and any issues that may affect the property's use.

I am shocked when I read positive reviews of this company given the experience we had. If I could,…read moreI would scream "run the other way". We had an extremely disappointing experience with this realty company and their agents during our home purchase. Although they represented both buyer and seller, they repeatedly misrepresented facts, resisted reasonable due diligence, and created unnecessary conflicts with all parties involved. Routine requests were challenged, and issues only moved forward when escalated. We were left to handle the purchase blindly as we couldn't trust the agents or the information we were receiving. After closing, we learned the seller shared similar concerns. In one case, both parties preferred a repair credit, yet that option was never communicated. In a dual-agency situation, transparency and neutrality are critical -- and those standards were not met. Instead of facilitating the deal, their conduct caused unmeasurable stress, delays, and distrust. I would suggest going with any other company.

Dealing with this listing agent was by far the worst experience of my life when it comes to real…read moreestate and I used to be an agent myself but no longer hang my license anywhere so it's beyond me he even has a job! My husband and I went to see the property for his mother and her boyfriend for multiple reasons. With COVID-19 on the rise she didn't feel comfortable going to a tenant occupied listing to avoid the chances of contracting the virus. She also doesn't speak much English and lives in Coconut Grove so it's a hike to get there! We currently live in Boca raton which is about 15 minutes from there so everything was perfect, until we met Harry! We showed up with a former coworker (active agent) who got us the showing and Harry was late. When he arrived he seemed pleasant so we went inside. We took a tour of the house and made a video to send my mother-in-law to see if she was at all interested. She was ready to make an offer after discussing with her boyfriend so I helped her prepare the paperwork that day. Being that I know what I'm doing when it comes to real estate, being a former agent myself, I reached out to Harry with a completed Zumper report, completed lease agreement and proof of income explaining our friend requested the showing and ran the reports as a favor and that I would be happy to have the full commission paid to Harry as he wouldn't be considered the listing agent and the realtor since we weren't actually going through anyone to submit the offer for my MIL. He was very grateful and excited to hear. Two days later I texted to confirm he received everything because I had NOT heard from him. He said he did and that he had some questions. I called him and it was all downhill from there!!! First he asked me how I was looking for my MIL when it appeared we were in the same age range (30's) and I kindly said maybe the handwriting isn't clear or you're reading the wrong contract cause she's about to be 50. Hr apologized and then said well would I be able to meet "this mother-I-law of yours and her boyfriend? I said not a problem. Then he said he would review everything again and get back to me. He called me back asking why my MIL doesn't show much income, which quite frankly is none of his fucking business because her boyfriend makes $125k a year as a base salary on a rental property listed at $2800 a month. That's more than 3x the monthly rent which is required. The credit minimum had to be 680 and hers is 772 so yet another requirement met beyond its needs. I then get a text later that day saying the following.... copied and pasted from my iPhone! "I don't know why you & your husband pretended to be looking to rent the house for yourself but submitted an offer yourself for someone other people I don't need to know why, this offer is DENIED" I then asked if he would prefer to have a deal submitted through my lawyer and shortly after I was ignored and blocked! This guy is not only a terrible realtor but a terrible person in general and I do NOT recommend working with him.
